They let me know that If I supplied the water heater, they could install it for approximately $700.00 - but it was obvious that I wasn't in a position to pick up a water heater on my own. They returned with a Rheem (approx retail cost $750.00), which didn't fit on the elevated base correctly - part of the heater now hangs over the edge. The job was completed in two and a half hours. When I calculated the costs of the job, I assigned $1,000.00 to parts and supplies, which left a $1,425.00 labor cost. For a two-and-half-hour job (which included the time spent picking up a water heater), the hourly labor cost was $570.00 for both Alfred & Tobie, or $285.00 an hour each. IMO, the costs were excessive and I felt that I was taken advantage of due to the situation. I contacted Bryco, but I never heard from them.

This is a job for a professional. Inspecting vents involves climbing to the peak of your roof and visually checking for obstructions that interfere with proper venting. The usual suspects include bird's nests and accumulation of leaves or other wind-blown debris. What Can Be Done Frequently, the remedy for clogged plumbing vents is a jet of high-pressure water. This can flush material inside the vents down into the sewer line and out of your home. Most plumbing contractors have equipment designed for this purpose and can complete the job quickly and safely. Their technician, Raul, arrived and turned the water back on. He saw there was no runoff and explained that the issue likely resulted from a water pressure spike. He measured my line at 110 psi, confirmed water pressure was a concern, and pointed out that the water pressure valve regulator needed to be replaced. Raul then called the insurance company. In his initial report, he only mentioned that the failure was due to high water pressure, but he did not mention the faulty pressure valve regulator, resulting in my claim being denied. After I contacted the insurance company to explain, they reopened the claim so Raul could submit an amended report. This time, he included the pressure valve regulator but claimed that its failure was due to "abnormal" water pressure from the water district. Because he described it as "abnormal," my claim was denied again. I called the San Antonio Water System and confirmed the local pressure goes up to 150 psi, which is why a regulator is necessary, but my Watts valve is rated up to 300 psi. The city's water pressure is not "abnormal"--the regulator was simply faulty. Raul's failure to report the facts clearly and accurately--in both his initial and amended reports--shows a lack of prudence and professional responsibility. His actions led to my claim being denied twice. Why did Raul act as the expert on how SAWS manages its water pressure systems? What qualifies him to make such definitive judgments about city infrastructure? Homeowners expect technicians and their companies to provide fair, honest assessments that truly help resolve issues, not make the process harder.
