I am writing this…read morereview to share how disappointed I am in the way Mrs Debra Johnson from KW Realty in Denton conducted herself in the management of a real estate transaction in Lewisville. I submitted a cash offer through my agent on Sunday 18 April to Ms. Johnson. We have been waiting for a reply, or at the very least an acknowledgment that she had received my offer. Nothing came. My agent sent further email messages asking whether we had an option to potentially counter an existing offer. Again, we were not afforded the courtesy of a reply. My agent then proceeded to try and reach her by phone but her voicemail was full and did not accept any messages. I then called the KWR office in the hope of being able to speak to her, to no avail. I left a message to whoever picked up the phone and resorted to text Ms. Johnson. I finally received a short reply from her last night at 10:50pm, by text, informing me that the sellers had accepted a cash offer. Clearly she was either not aware of my offer or neglected to present it to the seller (which I thought was the duty of all real estate agents). Mrs. Johnson also claimed that she informed all inquiring agents, which is a lie. My agent has no trace of Mrs. Johnson ever contacting her, or replying to her numerous emails. I am not a professional investor. Only someone who worked hard all her life and now has some savings to spend on the purchase of a home - in cash. I know very little about the real estate business but I do know that professional agents make it a point to keep their agents' buyers informed AND have a duty to present all offers to their clients, even the ones that generate potentially less income for them.

They're very good at their jobs, prompt communicators, and know the market inside and out. Selling, they helped me make more money than I thought I would, and buying, they helped me spend less money than I thought I would. Enough said there :)

Based on my experience, I would recommend against using Mark Cabal and his team as a seller agent…read moreor buyer's agent. We were trying to buy a home for our family and it felt at each step of the way, Mark would either not give us the information in a timely manner if at all or he even tried to bully us into signing a non-standard TREC agreement that said we also couldn't review him on yelp, BBB and that his broker and himself wouldn't be liable for lack of disclosure about the foundation or any single item on the sellers disclosure. The house we were trying to buy needed a lot of work and we were never allowed to talk to the previous foundation company for whatever work they actually did on the house. We had 3 people (2 roofers and an inspection person) say the roof needed replacing, but we kept getting letters from Mark's team and roofer that the roof was fine (one letter was 2 years old). After a lot of back and forth, Mark finally worked with his seller to get the insurance adjuster out and surprise, they will replace the roof. At the end of the day, we were offering 10% above asking, an option 5x the norm, and a 5 figure earnest amount, because we were serious. We even offered cash to make the deal go through, but at the end of the day, no closing was scheduled and the transaction didn't happen because we wouldn't release Mark's team and broker of liability for any and all issues that might arise after we buy the house.

BEWARE!!! If you are a buyer, be very wary of working with Mark Cabal. The house we are looking to…read morebuy from Mark and his seller has a lot of issues. The two major issues is the roof and foundation. The roof have severe hail damages and is uninsurable. We have two different roofers and a home inspector telling us the same thing. The roof suffer from severe hail damages and needed to be replace. The agent and seller colluded with a roofing company in providing us with a false report, indicating that the roof is in good condition and suffer no hail damages. As for the foundation, the agent and seller colluded in refusing to provide us with receipt and information on previous foundation work that was done. All around, if you are a buyer, be very wary of anything Mark Cabal provide to you in term of proof that the house is in good condition. Double and triple check everything he give you because more likely than not, he and the seller are being dishonest and providing you with falsified information. If you are a seller, why would you work with someone who is as dishonest as Mark Cabal? If he assist you in offloading a property with issues, be aware that you are still liable for the property when the buyer sue you failure to disclose and blatant fraud. You will have headaches beyond headaches even after the property is sold. Why work with someone like Mark Cabal when he will cause more problem for you in the long run? If you have already bought a property or know of someone who did and had issues, I would encourage you to file a report with TREC to make sure someone like him doesn't practice in real estate again.
