    I contracted with Elite Group Inspections to inspect a home that I was in the process of buying…read morebecause I got the impression that while they cost more than many of the other inspection companies, they claimed to do a more through inspection and would look out for my interests. The inspection was performed approx. 45 days before close of escrow. It took 1 1/2 - 2 hours to complete. During the inspection the inspector mentioned that the house was pretty tight and pointed out some items that were a concern to him. The report then listed various items in red print as "are of immediate concern to this structure and should be further evaluated before the close of escrow". It also lists other CYA clauses for them, i.e., "if an area is inaccessible, it can't be inspected." But the report continues over and over to stress that the red letter items as needing attention. The item I have a problem with, the inspector did not attempt to access the area (I'm 70 years old and I could access it) where the dryer vent piping is located and missed a couple of major defects in the vent piping. In one section of the report, in black print, it stated for the dryer vent that the inspector "Could not locate the exterior vent - all dryers should have a vent to the exterior of the structure - consult the seller for dryer output . . .". This is the ONLY mention of the dryer vent piping - NO RED PRINT & NO OTHER LISTING for this item. The report did list on the summary page and in the proper sections IN RED PRINT other non-life threatening hazardous items such as: torn window screens, a flexible waste pipe on a sink, missing or defective light bulbs, a loose cover on a fan, missing window screens, damaged or loose spout extension on a roof gutter, and other items not in dispute. Because the dryer vent piping was in black print, only listed as a by-comment and the stressing within the report that RED ITEMS are very important, I was led me to believe that this item was NOT IMPORTANT or of concern, so I did not address it with the owner. After close of escrow, I contacted a company to clean my dryer vent piping and I was surprised to hear that there was a large hole in the vent piping, loose fittings and a plugged and inaccessible vent termination. I directed the contractor to make it right and paid him for the work. When I contacted Elite Group Inspections, they ignored my first attempt, responded to my next contact attempt with a standard worded "It's not our fault" and "you should have had it inspected before close of escrow" email. I replied with a more detailed letter explaining my position. I mentioned that the "It's Not Our Fault" clauses condition the customer to the idea that "If it's a problem it will be listed in red print". I did mention that I was not looking for a complete payment for the work the dryer vent cleaner did, but what I thought was a fair amount. After nearly three weeks of hearing nothing from them, I am writing this review. Elite Group Inspections doesn't seem to care about their misguided wording in their contract, they don't offer to come out and look at the situation, they seem not to care for their customers after the ink dries and the check is cashed.
