We are relocating from Orange County, CA, to Star, ID. We just purchased a home there. Our real estate agent recommended AAD. Our inspector was Blake Neeser. We went over the condensed report with our agent this morning. Blake was very detailed and included photos. Many things would not necessarily be an issue, but Blake included it all. For example, he found an outlet cover with a missing screw, and another outlet with a little paint on it. Weep holes in our windows lacked screens. A crawl space plumbing line needs to be better secured. Blake found it all! Our home is a new construction, and we've never purchased a new home before. There were about 10 minor things that Blake found that we can now go back to our builder to address. The full inspection report is extensive and more detailed. It contains an easy to navigate table of contents so the various areas of the home are easy to find. We are very appreciative of Blake and AAD for being a stand up company and doing their due diligence. My wife and I have much peace of mind knowing that our new dream home has no major issues and all issues have been identified. We definitely recommend AAD and Blake. read more

AAD did an exceptional job of performing home, sewer and radon inspections at the last moment when my clients' first inspection company wasn't available. Shanna scheduled Meg, who is certified in multiple inspection techniques, for a late afternoon appointment. Meg performed a thorough inspection. She provided a briefing to me in person and my client on FaceTime. The home inspection and sewer reports were available quickly. The radon measuring equipment must remain in place a minimum of 48 hours. The radon analysis company wasn't open on weekends so it took a few days longer to receive the report. Stan, AAD's owner, called me personally to keep us updated on the status. Meg identified a few potential safety items for the sellers to correct before escrow closes. Our inspection was very detail-oriented with written, voice recorded memos, visual capture, and links to potential service partners. I used these folks for a home inspec in Caldwell. Our tech arrived early and went through the house w a fine tooth comb. From on the roof. Attic, every room, under the house, exercised every system in the house. It was really strange to see every light, all faucets, the ac, furnace and fireplace all running at the. Same time but was exciting to see the house come alive. ( he was testing the main panel to insure it could handle the load) He worked every room in the house separately and worked his way through the whole structure . My request was simple. All I needed was an inspection for any problems in our home crawl space. We have lived in this home for fourteen years and I can no longer personally crawl around down there. The scheduling was simple. Keith showed up on time, was very polite and informative, and was very respectful of the property. We did a "walk and talk", but I couldn't accompany Keith in the crawl space so Keith took clear pictures and told/showed me what he found that might need attention. This company was recommended to me by my agent. She mentioned up front that they were a little more costly than "the other guys" but that they also did the best work. As a first-time homebuyer I wasn't ready to take the risk of not finding out something important, so we went with AAD. Our inspector was so kind and very helpful, knowing I'd never done this before. But, he was also meticulous in his findings. Even the tiniest cracks, scratches and dings were noted, alongside anything to "keep an eye on" and plenty of notes on how to maintain a house like ours. I am a first-time homebuyer and had a ton of anxiety about the entire home buying process, but especially the home inspection process. I actually used AAD Inspection twice during my house hunt. The first inspection showed some serious concerns with the roof. The inspection that Justin Love put together included photos of the most concerning areas and simple to understand details of what issues were present and the potential long term concerns. My second inspection was completed by Dustin Nicholas. After such an alarming result with the first inspection, I was worried about the second. Dustin went above and beyond to film parts of his inspection. It was a great thing to see the attic and crawlspace with his impression of the condition of both of those areas that I normally won't check on. I was very satisfied with both inspections and the reports that were provided back and the level of detail.
