Upon doing the official walkthrough with the rent check app I noticed that there were dead bugs throughout the inside of the property, cobwebs, the baseboard were filthy and there was dirt and debris in the master bathroom floor and in the tub. We've had an issue with our AC throughout the length of our lease, and after multiple requests stemming from the inability to cool our home below 82 in the summer and taking the entirety of the night with the ac running nonstop to cool to 72, they've proven they do not remotely care and are fine to send someone out, point a thermostat at the vent, and say it's fine. The company promises a great picture until you sign the lease. The maintenance is questionable. Customer service is rude and not worth the time. All in all save yourself and walk away from their rentals. Smart home services are additional fee and you will be charged even if they are non-functional even after you have a service ticket open. Underground plumbing issues will turn into a resident renter responsibility if the service tech refuses to investigate. Didn't stop them from sending me a bill for 4k even when the house was left in prime condition, even better than when I moved in since I had to paint, pressure wash, and hire professional teams for this plus cleaning per their request. Our service tech Homero was very polite and punctual. He accessed the issues with the drain pipe and shower head, went to the store to got the parts needed, and repaired the issues in a fast and timely manner. He cleaned up the areas he was working in and even wiped down the shower even though he didn't have too. Super happy with the service he provided. read more

We fell in love with several homes and were ready to apply, but one of the people on the lease is 88 years old and has an infected eye. Because of this the AI verification system was not working for him. I called the next day to see if he could come in and verify a different way, and they told me no, if we can't use the system, then that's it, we can't rent from them. No work arounds for the elderly, nothing. This is age discrimination, and they are losing good tenants by being so uncompromising. read more

Service is horrible. They try to cut corners on simple repairs. I asked for the fence to be repaired, I come home to find that they reused the damaged rotten wood and added a few new boards. I took for me to nearly get attacked by stray dogs for them to even try to repair the fence. I also asked that the roof is repaired due to the loss of shingles after the storm. Every time it rains I get a lot of water stains on the ceiling which will eventually cause mold to form. I have been in this house for years they refuse to take accountability for their properties. Can't cook until the sun goes down or you will be miserable because the house gets extremely hot, the unit that they are using if too small. read more

Progress residential is absolutely abhorrent. There should be ashamed of being slumlords. The rent is paid info on time every month they choose to disregard you. There are so many horrible things going on in this house and I would never recommend this company to anyone. We have been burned and lesson has been learned to never rent from them again. We have had AC cooling issues from the first month. We've had them come out multiple times to address the AC issue. They know that that AC unit is far too small to cool this house as of today, August 16th of 2024 they've basically told us as long as it is hot outside, the house will never be underneath 77°. This is not true because the house is never under 77° whether it's 30° outside or 100°. None of the doors can be closed because there's so much humidity in the house. The door stick and we lost our food the first month in our pantry because everything developed mold and mildew. There was gaping holes in the doors and the windows we had to buy. Install weather stripping for the doors and we caulked all the windows. We have reflective insulation and all the windows to block out the heat. It feels like we're living in a dungeon or a basement. The floors dip in weird places because the we're obviously not installed correctly. Instead of cleaning the mold and mildew in the house they've just painted over it to to rent it and it's all bleeding through and it gives off a very weird odor. We have an entire wall of outlets in our kitchen that have gone out for no reason and we have yet to have anyone come and fix it. And it's been a month and a half since the hurricane went through and 80 ft of fencing is still down and we're having issues with our neighbor allowing his dog to go in and out of our yard. It's just not safe. It's gotten to the point that we've had to buy a great deal of kitchen appliances because it gets too hot to turn on the stove in the oven. We have a AC window unit, a dehumidifier four floor fans in the living room of fan for the kitchen. Each bedroom has two floor fans and that's in addition to their ceiling fans. We have black owl curtains plus two other layers of curtains behind the blackout curtains just to survive in here. Please don't waste your money moving here. We moved here for financial reasons. Will never do this again. I would rather live in a day-stay hotel than to live in a progress residential home. This has been heartbreaking. I lived in a town home in the galleria that was built in 1994. It was better maintained then this progress home. Progress residential should be a shutdown. read more

Our internal flooding issue is happening again. In the past year this issue has led to our downstairs being entirely flooded no less than ten times. This amounted to us having no ability to bathe, wash clothes or use the bathroom for a collective two months. On multiple occasions our floors were covered in raw sewage. We had half a dozen plumbers come out to "fix" the problem. Four or five holes were cut out of various walls to test for water damage. The patch jobs on those were horrendous. They even dug up the back yard and replaced a pipe. This worked for a short time, until it didn't. The same problem is now back. Our downstairs flooded, a plumber came, he told us there was "hair in the main pipe" outside that allegedly caused this, and he claimed to have cleared it. Now, three days later our floor has flooded again. In addition, this past year when the floors flooded we also pointed out multiple spots in the ceiling with water damage that was collecting at the same spot where a previous shotty patch job had clearly been done, rather than fixing the underlying issue. We asked them to address this, but they did not. That damage is still actively getting worse. These people are a nightmare from front to back. Nobody you call is ever on the same page or has information about your past repair cases or complaints. I work in a customer service based industry and the way their staff navigates interactions is abhorrent and embarrassing at best. Our next steps will likely be legal action and formal complaints with the housing authority. I only hope the next potential renter reads this ,and the thousands of other similar negative reviews, in time to take their business elsewhere. I'm also familiar with SEO stuff and scrubbing negative reviews to keep a site's rating inflated. That is absolutely what's happening here for them to still be maintaining a 4-star review. They require you to do a floor cleaning, as well as a move out deep cleaning, as well as pressure washing the house upon move out or they will charge you. They do not do any of these things to the homes they put on the market, they look like someone just moved out the moment you go look at them through rently also they will Mark your case as resolved despite doing nothing to resolve the case. Never rent from this rental company. We are moving out of our rental home in the middle of this month, and Progress Residential took out our full rent payment of $1,700 plus our prorated amount. So instead of paying the $700 prorated amount, we paid $2,400. Progress Residential is refusing to refund us and has told us that they will apply the overpayment as credit and deduct any move out fees and then give us whatever amount is remaining, which will take a minimum of 30 days (isn't this what a security deposit is for?). Progress Residential then said that our only option is to dispute this charge with our bank, but our bank also said it would take about 45 days to investigate. We are in the process of moving out of state, and we were relying on the additional $1,700 in our bank account in order to cover necessities and moving expenses, as we both are not earning any income due to our move. We are now about to overdraft this bank account due to Progress Residential's error. Progress Residential is refusing to rectify their error and is wrongfully withholding our $1,700. This has happened to hundreds of others, and might happen to you too. read more

I just moved into this brand new house, only been 4 months and it's been a constant headache ever since. From day one it's been an up hill battle with this company and it's not getting any easier. Upon moving in I took pictures and annotated in emails and texts of all the defects examples as such, broken light globe, master bath vanity frame busted inside, a long deep scratch from the entry door down the hall from them installing the fridge, nicked up the front door frame doing so and scratched up the front part of the stainless steel door. beat the HELL out of the microwave trying to get it to fit inside the space that was provided, scratched up the cook top stove glass, Had a broken blind valance lying on the floor in one of the upstairs bedrooms, Glue all over all the carpets upstairs and in the master bath, plaster dust was all over the ceiling fans, window seals, banisters, flooring, "x" marks and arrows" on the walls and ceilings in another bedroom, NO DOORBELL INSTALLED, (took over a month to get that adjusted) so they gave me a wireless one that only works downstairs, so if someone comes to the door I won't hear them upstairs. fencing boards were loose, and a steel pole sticking up in my yard, tripped over it an broke my pinky toe, still haven't addressed this issue 4 months later. the brand new A/C unit not working properly raising my electric bill to almost $300 (not even summer). Trying to contact this company is a joke, if you're a resident. You will be on hold for hours with no answer, you can contact the property manager and assistant, however don't expect them to do a DAMN thing about it, once they notice your number they will NOT answer or call you back. Charges on account that are total BS. HOA will charge $45 if your grass is not cut when they want it done (not accounting for weather, wet grass or an EMERGENCY). I should be still paying, a water bill from October and November, just because they can do whatever they want. Not to mention, the rat problem, We moved in and saw where holes were filled in, from rats. They said, we had to fix that or be charged for someone coming out. Far too many issues dealing with Progress Residential from the get go. From the worst rental experience ever to issues with circuit breakers and electrical, I am not sure this will get any better. House was move in ready and circuit breaker kept throwing off with refrigerator. Took a week for that to get fixed. Now not even 3 months later, main breaker keeps throwing off. Called Sunday, someone came over, did nothing, and we didn't get email of work order until Monday which means they did nothing until next day. This company is a joke. I was applying for a house to rent last week and didn't finish the application and the next day I went back to finish and the location was not on the website. I call the main line and they tell me they only take one applicant at a time. A couple days later the property is back up so I put in the application and pay the $50 fee. The same day I get a call from Pam Reyes the leasing specialist and we make plans on move in date, deposit cost, who else will be staying, which were my two young sons and later on I get an email saying that they have everything they need. Not even 24 hours later I get a call saying that somebody has already signed a lease and put down a deposit and that the house is no longer available. Even after I was initially told they only take one applicant at a time. They offer to use my application for a different property if I like but I refuse to do business with a company that treats their customers this way and want my application cancelled and my fee refunded. I'm then told they do take multiple applications at a time for a property and it's a first come first serve on applications and app fees are not refundable. They were quick to make a buck off my application and wasted my time and money and refuse make it right. I'd give zero stars if I could. DO NOT LEASE BUY OR RENT FROM THESE PEOPLE. read more

This company is very untrustworthy to begin with. We rented from them since 2021 and left the place in September 2023 in better shape than it was when we moved in. Progress Residential deducted 1200 dollars from our security deposit for what they called inadequate notice on move out. It's a good thing I keep records as I can prove that I gave them more than the required 2 months notice, however, they still seem to have no intention of correcting the matter. Also, they said we left trash at the curb, however, we paid for the trash pickup for that month ( and they knew that ) and it was picked up the following Wednesday. In addition to the lie regarding the advance notice claim, they also lied stating that we left trash in the house, however, we recorded our move out and went through each room in the house showing that we not only cleaned the house, there was no trash left inside the house as per their bogus claim. We were also denied the opportunity to be present at the walk through, so the company can now just make up things ( and they did ) as to the condition of the house. I've spoken to others regarding this company and I'm told that they rarely if ever refund security deposits. They just make up some fake list and require the tenant to prove otherwise.
