    Service is horrible. They try to cut corners on simple repairs. I asked for the fence to be repaired, I come home to find that they reused the damaged rotten wood and added a few new boards. I took for me to nearly get attacked by stray dogs for them to even try to repair the fence. I also asked that the roof is repaired due to the loss of shingles after the storm. Every time it rains I get a lot of water stains on the ceiling which will eventually cause mold to form. I have been in this house for years they refuse to take accountability for their properties. Can't cook until the sun goes down or you will be miserable because the house gets extremely hot, the unit that they are using if too small.

    Progress residential is absolutely abhorrent. There should be ashamed of being slumlords. The rent is paid info on time every month they choose to disregard you. There are so many horrible things going on in this house and I would never recommend this company to anyone. We have been burned and lesson has been learned to never rent from them again. We have had AC cooling issues from the first month. We've had them come out multiple times to address the AC issue. They know that that AC unit is far too small to cool this house as of today, August 16th of 2024 they've basically told us as long as it is hot outside, the house will never be underneath 77°. This is not true because the house is never under 77° whether it's 30° outside or 100°. None of the doors can be closed because there's so much humidity in the house. The door stick and we lost our food the first month in our pantry because everything developed mold and mildew. There was gaping holes in the doors and the windows we had to buy. Install weather stripping for the doors and we caulked all the windows. We have reflective insulation and all the windows to block out the heat. It feels like we're living in a dungeon or a basement. The floors dip in weird places because the we're obviously not installed correctly. Instead of cleaning the mold and mildew in the house they've just painted over it to to rent it and it's all bleeding through and it gives off a very weird odor. We have an entire wall of outlets in our kitchen that have gone out for no reason and we have yet to have anyone come and fix it. And it's been a month and a half since the hurricane went through and 80 ft of fencing is still down and we're having issues with our neighbor allowing his dog to go in and out of our yard. It's just not safe. It's gotten to the point that we've had to buy a great deal of kitchen appliances because it gets too hot to turn on the stove in the oven. We have a AC window unit, a dehumidifier four floor fans in the living room of fan for the kitchen. Each bedroom has two floor fans and that's in addition to their ceiling fans. We have black owl curtains plus two other layers of curtains behind the blackout curtains just to survive in here. Please don't waste your money moving here. We moved here for financial reasons. Will never do this again. I would rather live in a day-stay hotel than to live in a progress residential home. This has been heartbreaking. I lived in a town home in the galleria that was built in 1994. It was better maintained then this progress home. Progress residential should be a shutdown.

    Our internal flooding issue is happening again. In the past year this issue has led to our downstairs being entirely flooded no less than ten times. This amounted to us having no ability to bathe, wash clothes or use the bathroom for a collective two months. On multiple occasions our floors were covered in raw sewage. We had half a dozen plumbers come out to "fix" the problem. Four or five holes were cut out of various walls to test for water damage. The patch jobs on those were horrendous. They even dug up the back yard and replaced a pipe. This worked for a short time, until it didn't. The same problem is now back. Our downstairs flooded, a plumber came, he told us there was "hair in the main pipe" outside that allegedly caused this, and he claimed to have cleared it. Now, three days later our floor has flooded again. In addition, this past year when the floors flooded we also pointed out multiple spots in the ceiling with water damage that was collecting at the same spot where a previous shotty patch job had clearly been done, rather than fixing the underlying issue. We asked them to address this, but they did not. That damage is still actively getting worse. These people are a nightmare from front to back. Nobody you call is ever on the same page or has information about your past repair cases or complaints. I work in a customer service based industry and the way their staff navigates interactions is abhorrent and embarrassing at best. Our next steps will likely be legal action and formal complaints with the housing authority. I only hope the next potential renter reads this ,and the thousands of other similar negative reviews, in time to take their business elsewhere. I'm also familiar with SEO stuff and scrubbing negative reviews to keep a site's rating inflated. That is absolutely what's happening here for them to still be maintaining a 4-star review. I will probably add a call to the BBB to my list.

    If only I could give negative stars. They will find anyway to charge you extra and keep your deposit. Scammers at best.

Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

The latest incident was today when I decided to go to the office and inquire about a work order that I put in on November 1, in which nothing had been completed to date. No phone calls, no emails, or notices left informing me of what was going on. I walk in the office and I see all 3 office staff sitting in Mrs. Pats office eating chips and dip. The manager comes out and ask How am I. I responded not good... because I put a work order in last Friday and nothing has been done about it yet. I let her know that water comes into my unit every time it rains. So much water damage exist that the wall is starting to crumble and fall down. I also told her that I was supposed to have a viper done for the pest and nobody called to let me know the date. She starts looking thru the computer I'm assuming to see the actual work order as though I would make that up. Then she comes up with a story about someone coming out to repair the window. I'm I really supposed to believe that when you had to check the computer for the work order. The story now is I have to pay for the viper out of my own pocket because I've already had 1 treatment. For months I've complained about the pest and they were offering the viper then when I finally agree suddenly I have to pay for it. She then proceeds to tell me the Pest Control guys are not finding any pest. I then respond because I sweep them up I can't possibly leave roaches, spiders, insects just laying around until Tuesday when pest control comes. She then shrugs her shoulders and says that's the only way they can see them. I offered to show her my phone as I had taken photos of some roaches crawling around. I couldn't believe what I was hearing from a Office Manger. I asked for the corporate number because I can no longer deal with the lack of respect, eye rolling, attitudes, and the coverups going on in that office. She gave me a number however its not to the corporate office. So I will come here and hope that a member of the corporate office will see this and reach out to me.

I have to be on them to fix things of their apartments for future residents and/or maybe myself again. But no this place is lazy like every other apartment they don't care they care about getting through the day. Don't live here.
