Living at the Falls At Borough Park has been an ongoing nightmare experience. I've lived here for more than a year now and things continue to deteriorate. The latest incident was today when I decided to go to the office and inquire about a work order that I put in on November 1, in which nothing had been completed to date. No phone calls, no emails, or notices left informing me of what was going on. I walk in the office and I see all 3 office staff sitting in Mrs. Pats office eating chips and dip. The manager comes out and ask How am I. I responded not good... because I put a work order in last Friday and nothing has been done about it yet. I let her know that water comes into my unit every time it rains. So much water damage exist that the wall is starting to crumble and fall down. I also told her that I was supposed to have a viper done for the pest and nobody called to let me know the date. She starts looking thru the computer I'm assuming to see the actual work order as though I would make that up. Then she comes up with a story about someone coming out to repair the window. I'm I really supposed to believe that when you had to check the computer for the work order. The story now is I have to pay for the viper out of my own pocket because I've already had 1 treatment. For months I've complained about the pest and they were offering the viper then when I finally agree suddenly I have to pay for it. She then proceeds to tell me the Pest Control guys are not finding any pest. I then respond because I sweep them up I can't possibly leave roaches, spiders, insects just laying around until Tuesday when pest control comes. She then shrugs her shoulders and says that's the only way they can see them. I offered to show her my phone as I had taken photos of some roaches crawling around. I couldn't believe what I was hearing from a Office Manger. I asked for the corporate number because I can no longer deal with the lack of respect, eye rolling, attitudes, and the coverups going on in that office. She gave me a number however its not to the corporate office. So I will come here and hope that a member of the corporate office will see this and reach out to me. read more

I live here currently conditions of this place are deteriorating and falling apart. I care more about the problems that needed fixing in this apartment that were here before I got here then the actually apartments. I have to be on them to fix things of their apartments for future residents and/or maybe myself again. But no this place is lazy like every other apartment they don't care they care about getting through the day. Don't live here. read more

Living in this complex for many years, getting worst each year. They take care of one thing then the other comes up. Parking is a major issue. .getting things are done well however always takes a few tries. would NOT RECOMMEND this place to anybody they had raised the rent a way too high, this place is close to Woodland and I think they feel they deserve to do that. the new management cares more for the front office and the new golf cart than the people who live there . Parking is a BIG issue . Very mixed crowd lives here I mean families and single people families with kids on the second or the third floor so whoever lives under them can't have a sense of peace from the constant noise from kids running around upstairs. read more

Pat and Tamara decided to evict me after only having one month left on my lease after I explained to them that I contracted the corona virus and was out of work for a few weeks with no income. I know tenants were getting a 6 month extension due to the pandemic but Pat stated I wouldn't get approved because I only have 1 month left on my lease so instead she charged me late fees and corporate office only contacted me through email. Now it has affected my credit and I decided to file a lawsuit against them so think twice about leasing at this complex. Which I really hope they shut down the complex for unlawful eviction. read more

I have lived here for 3 years. This place has some major flaws. They do not enforce the permit parking, parking is nearly impossible after 6, security is non existent mainly because there are 2 places in the thin concrete wall from Budde have been taken out by vehicles never addressed, the dumpsters overflow daily, they never clean the exterior windows but do half ass clean the sidewalks every 2 years or so, they had some cheap painter paint he exterior but it peeled off in 1 year, the office is closed on weekends, I could go on for days but this place is only where the desperate live. read more

The staff is friendly and very helpful. Location is quite handy being so close to I-45. Have only needed maintenance a few times but responses were prompt and service efficient. Nice facility, quality furnishings and nice wood floors. Never had issues with bugs, rodents or other complaints I saw on different reviews. Gym facilities were better than any other apartment I've lived in. Only complaint is for other tenants to pick up after themselves- like not leaving trash around complex or pool area for others to deal with. All in all, a nice place to live! read more

Honestly the worst experience of my life. These apartments are disgusting. The bugs are bad, and YES I'm a clean person. That doesn't matter. The grounds are unkept. I couldn't walk my dog without her trying to snatch food or trash up because it is EVERYWHERE. The staff is absolutely AWFUL. Rude and disrespectful. The are not willing to help, ever. They sure sound like they are, until it actually comes time to do something about a situation. I have lived in 7 apartments in my life time and never would I have ever thought about breaking a lease until I moved here. I left 3 months earlier than when my lease allowed. Don't regret it at all. This place has a beautiful water feature running through the middle of the complex. Very quiet and family friendly with good access to the woodlands. Appliances could use some updating but apartment layout is fantastic with a great balcony. One of the top selling points is definitely all the amenities available, like the movie room and office spaces in the office along with the pool and numerous little gazebo hangout spots located near the river running through the apartment. read more

I have lived here for a year it was a place to put my head down at night, nothing special, small kitchen, old appliances, and I tolerated noisy neighbors when there were people living next door; I always knew it would just be a matter of time before they would be kicked out and move on. Well, it looks like it is my time to move on too. I am currently writing this review in my car with my two dogs because my apartment is uninhabitable and the property management will not send anyone out after 9pm. I came home from work at 10pm, sometime earlier in the day the AC stopped working which resulted in my apartment being 100 degrees inside when I walked in. I called at 10pm then again at 11pm. Finally, when I called at midnight, I asked that the property manager get notified. At that time I was notified that they do not send out maintenance after 9pm for AC, even with temperatures over 80 degrees. So, here I am in the car, idling, with my two pups trying to cool us down at 2am on a weeknight the morning of my birthday; yay! As far as pests and security, I have seen multiple rats, normally they show up in the walk ways after they strip out vacant apartments. I have only seen tree roaches which are everywhere around here and are not the kind that cause infestations. Security is nonexistent, they count on the police officer residents to park their patrol cars in the complex to provide a false sense of security. My neighbor was advised that the "on call" security/ police do not respond after 10pm and do not patrol the premises. I think it is about time to put in my notice that I will not be renewing my lease. Update: 6 calls later and 14 hours (2pm the following day) after the initial call, maintenance was dispatched with the office blaming the answering service. You would think if they saw a resident sleeping in their car with 2 dogs, somebody would start asking questions. read more

My experience was mostly roaches, rats, noisy neighbors who smoke pot. I've seen drug deals happen here. The gym is a joke and there are always children running around the gym as well as the whole apartment complex unsupervised. People let their dogs out with out leashes too and they just run around. I'm giving it two stars because there's sort of a housing crises in The Woodlands now and I was able to get an apartment here. read more

This place is unprofessional. Unless you are in a bind and needing to live here, don't. Let me save you the trouble. They'll charge you $500 for carpet replacement at the end of your lease although the carpet was taken care of. These people charge low rates in the rent and then pick your pocket in other places. Other than dealing with Pat in the office, she seemed to be the only one who cared about her tenants, these people are a pain to deal with. On top of that, police were always at the complex responding to domestic disputes. My truck was broken into. STAY AWAY FROM THIS PLACE! read more

The parking situation is out of control. There are cars parked without permits for over a year and nothing is being done about. So if you want a place to store a car just know you will not be towed like the worthless sign leads you to believe. We often have to park on the far side of the complex. read more

The office and maintenance staff is ok. I have lived here for over a year and the 1 thing that bothers me most is that they go thru a big deal on giving out parking permits but never enforce the parking rules which is not good because parking is scarce at best. Other than that the appliances are outdated and the AC units are ancient and electric hogs $200 a month or more year round for a small 2 bedroom. I moved from a 3000 sq.ft house and the elect. bills were only $125 - $175 a month. read more

My name Krystal Allen me and my 3 children have been Harassed, discriminated, shamed, embarrassed by our apartment manager Teresa and because I called the corporate office to complain to corporate I was the reception that I will get a callback, but no one higher authority called me back. So, since they called back I got tired of trouble that this woman was causing me, so, I wrote a review. Now I am being evicted as of 8/1 / 2018 because I wrote a review online. This occurred at Fall of Borough Park Apartment spring Texas 77380. The manager of property suppose had a meeting with me, but never happen ,so Property manager by name Teresa didn't want that happen she didn't want talk and professional matter along manger because she didn't want truth to be told because I have plenty of evidence about to explain how she is discriminated against because I African-Americans and evidence on how she Handle me and my children and cause a huge problem at pool for no reason; she cause pool scene to try to bully me ). She wants to bully and belittle because I am single black and thought could get away in she did get way being a race because of this basically all white neighbors, and she once file illegally eviction on my under children 5, 8, 15 in when I confronted her she told me that did file eviction right . I kept getting information from lawyers; although I knew my instinct where right. I called lawyers and justice of the peace, and they said she did. She tried to get me evicted after lost my job, of 9 years, so she went to the justice of peace wrote paper on all four us knowing ; I was only live over age 18, and she's my walks my little home from the bus stop. Teresa the property manager stuck with that lie for about a week. I called in told her she did wrongful filed she continue to lie for about 7 days saying she made a mistake. I was fearful of Constantly having anxiety, and cause me health issue to flare up by having chest pains because have a heart condition and stress cause me to have chest pain and anxiety. Now she retaliating against me because I wrote a post about current situation retaliation is cause me health issue again Now finally found to evicted my kids about along with me. I would not recommend to live there. I moved in 2013 and the staff was friendly but promised everything inside the complex will be updated. I moved out May 26,2016 for the following reason. Nothing was updated until 2015, the buildings were so dirty that they finally received new paint. The gym was upgraded before that. The pool is falling apart. You will not notice it when you only walk by. However, tile is falling off and the inside of the pool is always dirty and bacteria is growing on the inside wall. Every time when they receive new umbrellas, they brake and they never update them until next year. The chairs are breaking apart and aren't as comfy. The staff and management has changed 3 times since i lived there. Bugs, especially cockroaches are crawling through the bathtub, sink or any other openings inside the apartment. They sprayed once each week for a whole month and these bugs still came through it was disgusting. The Trash is stacking up outside and people leaving it around the container or in front of the trash area, especially building 3. It smells awful in the Summer. Please do not use their utility company which is a rip off. I provided the keys to the complex May 26th and i have to pay still utilities until May 31st even though i didn't live there any longer. the location is great since it is easy to get on 45 or hardy, however some other new apartments down on Rayford or Sawdust opened up and I would suggest to rather check them out. This complex is outdated and on every visit for new renters they promise you the world but nothing will change in this complex. The rent dropped from 1100$ and lower class people are able to move in. The police was more often in the Complex than when i moved in. My whole bedroom was damaged with water since a pipe broke and all the water came through my bedroom and outside storage room. the washer and dryer are not functional and very noisy. i would not recommend this complex to anyone. read more

The maintenance crew is the best I've seen. The leasing staff is fantastic. The pool is a great place to hang out. However, DO NOT rent apartment 725 unless you're certain that the current resident in 735 has moved OUT. I have had non-stop issues since they moved in 3 months ago and I now have no choice but to move out. The noise that comes from upstairs is unbearable. It starts almost every day at 5:30 AM and lasts until well into the night. Running around, wrestling on the ground, loud music, arguing, etc. I have to call the after hours courtesy officer 2-3 times a week. There have been 2 instances of domestic violence, one which required a 911 call at 2:00 AM. I frequently get woken up out a dead sleep in the middle of the night by kids running around the apartment. There are 4 people living in a 1 bedroom apartment, which is illegal in TX and the management can't do anything about it. I'm being told that it is his word against mine, which is why I'm moving out. Also note that if you have an apartment overlooking the pool, it will be extremely loud during the summer. Do not leave your front door unlocked and don't leave anything valuable in your car. There are a lot of non-residents that sneak in to use the pool. But most important, DO NOT RENT 725 unless the resident in 735 moves out. Even though it has a view of the pool and gets a lot of sunshine, you will regret it. read more
