To letting mold growing in the laundry room and closet for over 2 months and doing nothing about it, to know not returning my deposit because my professional carpet cleaner didn't clean up to "their" standards (left receipt showing it was done by a professional) so they charged me to clean again! The bought this house as a for closure and did nothing before moved in. Water heater, stove, garbage disposal X2, microwave, AC, heat pump, garage door opener ALL failed in first 8 months.......and on each occasion took multiple requests and multiple weeks to get anything done! In all my years of renting all over the US I have never in my life dealt with such a company. This company doesn't care about its tenants at all and garner zero respect for them. I have an outstanding credit and rental history and take a lot of pride in that but this company has really blown me away. I sent numerous emails and made tons of calls to accounting and customer care without any information or response. I reached out saying I never received any information, never received my deposit back, nothing not a single shred of anything from this company. Now, after 6 months, I got a settlement notice for past due balance. I paid in full every month, SUCH A SCAM! Cause if shes over weight it can cause leaks"....my husband couldn't believe what he heard! Extremely rude and unprofessional, to be clear NO I'M NOT FAT. Second, a technician didn't even bother to knock or ring the doorbell when answering a service call but instead tried to call while in his truck, since I did not answer (i was at work husband was at home) he slipped a "Sorry we missed you" notice in my door and left, CHARGED ME $75 for NOTHING! Customer care did nothing and required me to pay anyway saying he showed up and we weren't home. My husband was on the couch, we have 2 big dogs who bark when someone knocks or rings the doorbell, NO ONE DID! I will forever avoid them at all costs and I let me fellow service members know the same so they don't have to deal with this treatment like we did. They are the worst! They are quick to want and take your money then come up with excuses. We tried to rent a home in Schertz Texas. They wouldn't lift a finger till money was in hand. Then they wouldn't approve us on the very next day. They have been refunding the hold fee they came up with for nearly 2 months now. They are keeping all the other fee's though, app fee, background check fee/ per adult to be on lease, the list goes on. Should have realized sooner that this was a bad idea but my wife is disabled and our choices are limited. Both my wife and I are retired and in our 60's. We get social security and my retirement from 40+ years in law enforcement so money is tight. Forgot to mention our 43 year old disabled son lives with us as well. Any how one excuse after another, they finally sent a refund check for $250.00 to the wrong address. More phone calls, when the finally got around to re-sending the check it shows 3 names on it. Their checks aren't accepted as a mobile deposit. The local bank insists that all named parties be present to cash the check, my wife is bed ridden and as mentioned our son is disabled. The going to the bank isn't going to work. More phone calls. My wife has even been hung up on! By the way if you try calling expect to be on hold for a very long time. They don't respond to emails. Needless to say we are waiting again for them to decide to call back with a answer weather or not they will issue a refund check with only one name showing. I'm not very optimistic about the outcome. They are in Arizona and I'm in South Texas, I'd drive there and see them face to face but I'd probably get arrested and still have nothing more that delay and excuses. I reached out to our leasing agent in August to try and get our lease change so we could avoid any extra fees that come with a month to month rental. I finally got in touch with him in October after many attempts and he informed me that since I had in fact attempted to reach out prior to my previous months rent being due the late fee and month to month fee would be waved but that I needed to let him talk with collections. I waited and never heard back. After a few weeks I attempted to call multiple other times and left voicemails and never heard back. I sent emails as well. Then finally spoke with a corporate rep last month and she informed me our agent would reach out soon but he never did. I spoke with a Progress Residential rep yesterday (December 10) as well. Each time I have talked with someone from your Progress I have been very clear that we have the funds available to pay our balance, we simply need to know how much to pay since our balance is still showing the fees from going month to month and also late fees, both of which we were informed would be waived. We are currently in the process of purchasing our first house so as I'm sure you can imagine, I was not pleased to see that our balance had been sent to a CREDITOR. Certainly after I have constantly tried to have someone tell me how much I need to pay this entire time and have made it clear we have the funds. Progress Residential is the worst company to rent a house. The process of moving out is fine but when you follow it to a "T" to try to get your deposit back. They will find someway to keep your whole deposit. I assume they wanted the house giving back in a better condition in which they gave it. Because the house is old and everytime something stop working or fell part because their patch up work didn't last. I reported it and Abraham came out took pictures try to fix things and some things out of his abilities he left as is.. And never fixed them. I was asked by Jesse Sanchez on these issues to forward work order emails to him to prove their work didn't hold up or if it was something there before we moved in. This is long but worth the read! If you have to go with this company, document absolutely EVERYTHING! I was told several times that my complaints were documented in my file.... Our experience in dealing with this company ever since it took over our property has been nothing short of horrific. This company is money hungry with shady business ethics. During the first month after we moved in, I cut my hand on glass from a window that had obviously been broken and replaced but there had been no clean up from the broken window. My entire family has had countless cuts on their feet due to carpet not installed correctly. I've never had to buy so many socks before in my life! Six months after moving in, I called Progress to complain about the paint coming off of the walls. I offered to pay for new paint and all painting materials if Progress could get painters out to the house. This amazing deal was declined. After one year of living in this residence, the paint started coming off of ALL trim, railings, etc. Yet again, I called to complain about this issue so it could be documented in fear that we would be charged for the worst paint and paint job I've ever seen. I was told it was documented in our file. I later discovered that it was never put in our file. I wanted to move but the price of the house was decent so we were waiting to see if the rent was going to stay the same. I called about 4 months before our lease would be up to inquire about renewal price. Never got a response. At 2 months with constant inquiry on the price, I had to get a little more than rude just to get "you will receive you lease renewal shortly". I received the renewal THREE WEEKS our lease was up and past the date we had to have it signed. Not only is that an unrealistic time for us to make decisions, but Progress tried to charge us a late fee stating we didn't sign the documents by the designated date. We didn't receive the renewal documents until 18 days after the designated signature date. This forced us to sign the renewal with the raised rent and all types of hidden fees. The main fee we have been dealing with is the Maintenance Fee. Examples of maintenance fees are as follows: 1. The water heater busted and leaked from the attic through the ceiling in our master bedroom. It's just one of those things that happen. After calling this needed repair into Progress Residential, it was eventually fixed. Then to my complete and utter shock, I discovered the hidden maintenance fee added to the next bill. Progress was unwilling to take this off of our bill even though I explained the late renewal notice we were forced to sign. All I received from anyone and everyone I talked to was nothing but unbelievable attitudes. I don't understand how this treatment is tolerated by employers. I would NEVER speak to my clients or possible clients the way I have been spoken to on several occasions. 2. We have been slowly fixing the rotted fence from the very first day we moved in to make sure our dogs stayed in our backyard. In 2016, our fence finally fell down after a really bad storm. When I called to get workers out to replace the fence, I told them over the phone that the whole side fence was down and there was no more room for patch jobs on it. The side fence needed to be completely replaced. This was not a risky "patch job" situation due to our having dogs. The workers came out, dug the fence holes deeper (I guess), lifted the fallen fence off of the ground and put them in the exact same spot. The fence fell AGAIN! I got a call from my neighbor informing me that it was down again and the dogs ran off. I had to leave work to search for my missing dogs that could have gotten hit by a car or attacked by another dog. They were missing for a day and a half. I spent so much money on gas looking for the dogs that should have never gotten out for the second time due to a terrible patch job. To my amazement, we again received maintenance charges on our next bill. The fence should have been fixed properly to begin with. 3. There are several more issues that we have experienced but this is already too long. We have NEVER been late or missed a payment in the 3 years we have lived at this property. We were great tenants. Yet, every renewal comes with a higher monthly rental price and more hidden fees. After moving out, I expected Progress to keep ALL of my deposit money due to the previous shady dealings we experienced with this company. I was completely floored when our Move-Out statement showed a balance due! Charging us for things that shouldn't be on there in the first place and charging double for (what seems to me) the same thing: Charges include: paint- $896.28, Month to Month fee for 25 days- $208.33, Rent for 5 days- $231.17, Rent for 25 days- $1,207.50, etc. What in the world? Again NEVER late! All payments made! And I've made several complaints about the paint! read more

Current resident. Multiple terrible experiences with the corporate and local offices. Firstly, refused to clean the house before we moved in despite the fact that the house was vacant for 4 years and very grimy. But, they require you get the house professionally cleaned when you move out and must show a receipt. Second, the contract is over 10 pages long with fault and costs falling on the tenant even for things like vandalism. Third, in the first two months of moving in, the hot water stopped working and after a ridiculous amount of back and fourth, third party companies, months of work orders, and days of loss work to be home when people were working, they (third party plumbers) finally figured out that a hot water pipe burst underneath the foundation in the kitchen. Progress decided to do the cheapest fix to the house and just repair the burst pipe, despite the fact that the house has copper piping and this was likely to happen again. Low and behold the exact same thing happened last night. There's water leaking through the tile again and I have to turn off my water until it is fixed. I am able to turn it on for very short periods, but now the showers don't have enough pressure so they aren't working. According, to the third-party plumber who just left, the whole house needs to be re-piped to get rid of the copper piping, but he says that he has seen this before with Progress and that they usually go the quickest and cheapest way possible aka not re-piping. This company only cares about making money or saving money. They have no care for their customers, or their customers' time, who pay good money to live in a house owned by them. The violation was for white columns and border on the house. The company decided to power wash the entire house, driveway, AND the sidewalk. And who had to pay the bill? US! Not the homeowner, the renter. Also, they charged us $60 to cut down literally four palm fronds. We never were aware that they sent someone out to do this. AND $80 for fertilizer for the lawn. This company is horrible. The more people I talk to, the more I realize how deceitful and scam-like they are. I had a very tight deadline to rent the property and Rebecca Romano, the agent in charge was extremely helpful and expedited the process so I could sign the contract in one day - A+. The inspection went smooth and Pam was patient and kind A+. At the office Nellie Muniz was the most helpful, kind and patient with all my questions and requests for assistance. She even helped me upload documents as my skills with computers are far from good. Since I rented the house 2 weeks ago, she has been my guardian angel and I could't have been better assisted - A++. Angela Hawkins was quick to respond to a request to check an air conditioning problem and assisted me all the way with the intricacy of the paperwork - A+. DO NOT RENT WITH PROGRESS! The home you rent may be nice but they will screw you at move out and then no one will reply to your emails or return your calls. You'll sit on hold calling the corporate number just to have someone say I'm sorry you've experienced this we're in a completely separate department this is all I can do. I had to pay almost $500 to use one of their preferred vendors to clean the house prior to moving out vs just cleaning the home myself or finding my own vendor as I was warned by the move out inspector that had I not they would most likely take it from my security deposit and I'd be charged for randomly things as they have a standard for how their homes should be. Ummm which is funny because when I moved in there were nasty stains on the carpets and I purchased a $200 carpet cleaner and got that carpet spotless. They have high standards but would move someone into a home with carpets stains, a patch on the wall that was not repainted, ripped and bent screens,holes in the ceilings where the previous residents must have had a some kind of racks installed and at the front the house there was a randomly blotch of paint smeared across the wall where it looked as if they started painting and realize it didnt match but they have high standards?!?!Prior to move out I had questions and sent numerous emails to two employees that had reached out to me stating if I had questions reach out. I called left voicemails sent emails and received not one reply! I moved out officially and hadn't received my security deposit after 3 or 4 weeks. I called them to find out where my deposit was and the guy confirmed it had been mailed to my new address which yes great however confirmed that someone had received my emails or voicemails because that's how I left my forwarding address so they chose not to reply. Still no check after a month I called again the girl I spoke to also confirmed it was mailed to my new address, I made them FedEx a new check to my job as I was tired of waiting. 6 wks from my move out date the postman shows up at my door with a certified letter from Progress they put the address for the property I was renting on my check and it kept getting returned until finally being forwarded to my new address. My ledger had all these ridiculous charges, microwave light $6 it was working when I left!, door stops$6 why would I take door stops?!?!?! screw removal $15(which were there at move in) cleaning garbage disposal ensure proper functionality?!? $10(again working when I left remember I paid almost $500 to have their vendors clean that home) screen door damage$95 (there was no damage velcro residue left from one of those magnetic screens as they don't replace screens or screen doors so I moved into a home with ripped and bent screens on the windows and no screen door. Well in order to dispute any charges you must submit it in writing to the email provided , it's going on 3 weeks and I have not heard one word!!!! Painted the home white because the color that the home originally was they did not have the paint color for Plus the walkthrough guy said it didn't matter anyways because they were going to paint it a different color anyhow. Still got charged for paint. All in all I'm glad I got out from underneath that rental and it said and done with but I would not recommend them to any friends or family. I have been renting in Spring, TX for 2 years. I had to relocate from Katy after Harvey. The breaker at my property triggers off on its own every month. I had to go buy a microwave at Target because it took 1 month to get a new microwave. Keep in mind I have a newborn and toddler as well so a microwave is essential. The power goes out every time it rains. I receive HOA violations out of my control. My neighbor rents with Progress too and complains. Appliances are old. I once had a period when birds would fly in through the laundry vents and it took them forever to fix it. DECENT EXPERIENCE worth 3 stars but WILL NOT BE RENEWING AND will not recommend. They charge you for utilities but they never show you an electric bill with kilowatt hours. I was the only one in the house and my utilities were over $200.00. In order to get the money back that they owed me I had to sign a release that I would not take any legal action or make any further claims against them. Be careful if you decide to go for auto pay. They will delete your auto pay settings every year you stay with them. Even if you set it back up, they will delete it and when you are late the following month because they didn't charge you, they will claim that you never set it up and there's no record of you doing so. We were already residents when Progress took over the lease so I cannot say anything about the leasing process. However, I can tell you about our experiences with maintenance and lease renewals. It's very easy to put in a trouble call request. However, after that, there is no follow up. I have to keep calling them to get the status of someone coming out, did they approve the repairs, how many times are they going to bandaid a problem? Not returning calls from a Thursday evening and several times over the course of a Friday going into a holiday weekend (in the summer when the as went out). Once things have been repaired/replaced the only follow up we received was an email and even after leaving a low review of the work no one contacted us to make sure the work was complete. We have renewed our lease with Progress twice. The first time they were in the process of taking over for Crye Leike. I was overcharged and went ahead and paid it so it would not be late then took my proof to Progress. After months!! of me calling to check on the status because they would never return my calls, 4 months later I told them I was deducting it from the next month's rent and they could figure it out. Fast forward to the next resign. They overcharged again! This time I wasn't going to pay it but my husband didn't want us to be late. Here we are, 4 months later (again) and I haven't seen the credit yet. The houses are in nice areas and they charge high rent. They are majorly lacking in the area of communication. Even an email with a status update would be appropriate. They need to add to their staff if they don't have the ability to keep up with calls and emails. read more

Except he never answered any of my questions so Im curious as to what he was suppose to help me with? In addition he kept asking me repeatedly for information I had already sent him, I began to get sketched out once I had to email my social security card 2+ times to him. After trying to send all the information more than once that they apparently required they began making up reasons as to why the application hadn't been submitted. So when I requested to cancel the entire thing they claimed I would still have to pay 45 per application THAT LET ME ADD THE APPLICATION NEVER GOT PROCESSED OR SENT OUT BECAUSE KEVIN DEAN TOLD ME SO ON THE PHONE, and 35$ for a service fee. I lost 125$ and I dealt with a bunch of crap for 4 days and got delayed on my rental process. Worst experience of my life. Not only was Kevin Dean neglectful and unresponsive but so was everyone else through progressive residential. I was always on hold for 45+ minutes just to get transferred and hung up on. I am a single mother of two children, a nurse, and working two jobs. I know that isn't anyone else's problem but it does mean that I have a tight schedule and I schedule everything I do. I had placed a deposit (total of $585.00) for a coming soon house. The house was scheduled to be ready on August 5th but ended up being ready 5 days earlier than planed. This is great but it didn't mean that I had the ability to go and see it right away. I was able to go and see it two days before it was originally scheduled to be ready and I decided that it was not what I wanted. I emailed the so-called "leasing specialist" and to my surprise, two weeks later he had still not responded to my email about getting my deposit returned to me. I am still waiting on a response...... However, the realtor I was working with continued to send me options so I didn't push to hard. I was still hoping that I would find something I would like. Three weeks after I had declined the initial house I found one that I really liked. I sent a message to the realtor and she sent a message to a completely different "specialist" of some sort. I was told that Progress Residential decided to keep my deposit because I didn't see their house within the "24 hour viewing period". All of it. All of my money because they finished something before the agreed upon date and I couldn't jump when they wanted me to. Nowhere did it say that they could decide whenever they wanted to start that 24 hour window. I even explained when I was first notified that is was ready to be viewed that I couldn't see it for a couple days because I was working 13 hour shifts. No one found it necessary to inform me that I would lose the money if I didn't at that time. Nor did they find it necessary to respond to my emails to inform me that I had lost the deposit. The saddest part about all of this is that it is very sort-sided from their side. By reading all of the negative reviews I am assuming they probably could've made a lot more money off of me had they let me rent it. I do wish I had read the reviews before I applied in the first place. In saying that, I am thinking it's a blessing that they told me no. I am so very sorry to those who have already been and will be taken advantage of by this company. Just FYI, I have read a few reviews regarding the tenants having to pay for cleaning, sod to be replaced, and so on when they move out. I had actually brought those exact things up when first looking. I saw one house that had a huge dead spot of grass in the front yard and I was told that Progress would not fix that unless the HOA complained. I'm a neighbor of a rental property in Cordova and I've called multiple times and other neighbors have as well, since the last tenant has moved out and no one has come to clean up the mess of trash the last tenant left outside. Broken glass all over the sidewalk, garbage rummaged through now by dogs, so food is now all over the yard. This is a very nice neighborhood and it's sad to see how poorly they are allowing this to look. I've asked people who were there working on the house to clean it up or get rid of it, but to no avail. 3 calls in and still nothing. After the 1st call, someone should have been out with a pick up truck or trailer to get rid of it. Poor management. Our roof still leaks and they say that cannot find the leak, even whenever they can see who the water has run down our walls, plus whenever you call them in reference to a sink that has been slow draining ever since we moved in and we put it on our check in sheet. They sent someone out to look at it and fix it then they sent us a bill for 100.00 for the service call. So if you want a company who charges you for every little thing and still wants you to pay their rent then go ahead and get screwed...... otherwise go somewhere else and rent from a real company. I rarely will take the time rag on anyone's business, but I too have had a terrible experience with this company. I have talked to many representatives from this business, and they have all had the same thing to say..."we don't do business like that..." but yet and still, everyone in this piss poor business lies. I drove 12+ hours non-stop just to do a move in inspection when low and behold, no one shows up from the agency. It was by God's grace that someone random guy who was from their agency saw me sitting on the curb with 2 kids and decided to stop by and offer some help. Super unorganized and lots of hidden traps. Now, 2 months in advance to the end of my lease, they offer me a sweet deal of promising to raise my rent every year for the next 2 years on a 2 year lease...NO THANKS! Don't even get started on the repair issues and the threatening terms of the lease. Honey, you get ripped off with the place. Do yourself a favor...RUN!! read more

If there was a negative review I would submit it. AVOID AT ALL COSTS.... Progress has been the worst experience when it comes to renting I've ever had. I thought apartments were bad no they are the worst. It was so easy to sign up and take the money but once that contract is in good luck. Service orders lock you up for visits during the week only in windows that would take half a day either morning or evening, being a single dad needing to work as many hours as possible that's a huge inconvenience. They send an inexperienced tech out to estimate try to bandaid the issue before saying they'll have to get an estimate get an approval then hire a 3rd party cheap company to try and do a touch up. Reached out to management, no follow ups. Lived in a house with an unbalanced air system that had me paying ridiculous electric bills in the Tx summer, mind you a 10 year old daughter who needed her own space having to move rooms depending on temperature that day just to sleep comfortably. After about 3 different visits from the same contractors coming to look at the house (mind you 3 days of work having to take paid time off) I finally went to see the issue and noticed right away what was wrong. The duct work had holes all over from what was probably squirrels from what I was told, due to the acorn trees in front and back of the house. I had questioned when moving in the reason for insulation hanging out of the vents inside the house thought it was odd and they said it was from changing out the old into new. When a real AC company came out they said the duct work was probably the same from when the house was built. Out of date popcorn ceilings that were falling apart in the bathrooms due to humidity, entire roof ceiling probably needed to be fixed but only the parts that the texture had completely fallen on the floor in chunks could be replaced, event though you could see cracks and the potential for more to fall coming. I would call ahead of time send pictures describe in detail what needed to be done to avoid confusion or wasted time expecting different results but the same issues would happen. They would come out state the obvious and make me take another day to waste time. Even in posting this review I reached out to management about communication to terminate the contract and requested they go back to the recorded calls, manager said they would do that follow up, still haven't heard anything back yet. I've never been one to write bad reviews or complain but I would hate to have this happen to another family. read more

After moving from Florida to Georgia, we have lived in a Progress property for almost a year with NO SCREENS on our windows. Open windows are life in Florida and we expected to be able to do the same in Georgia. Gotten the run around about them the whole time, only to be told after finally getting a hold of someone, that screens on windows are the RESIDENT'S responsibility! Really? We don't own this home, and apparently Progress doesn't want us to be able to open our windows. I have never in my life of renting experienced such ridiculousness. Not to mention my rent will increase hundreds of dollars in the next 2 years as my lease won't be up til 2020. This is no way to give residents a personal living experience, and I would never suggest anyone rent with them. read more

Applied for a property in the Charlotte NC area. This company is fraudulent at best. They do not honor their commitments and ignore requests when questioned. Angela Meeker-Glass their leasing specialist does not return emails or calls but is more than happy to take your $ before going silent. This company should be investigated for fraudulent business practices. I believe they cast a wide net of applicants for the same property. Then accept multiple applicant fees for the property & then make excuses to delay applicants from completing the move in process. They're either deceptively dishonest or completely inept. I am SO glad I did NOT rent from this company. It's been 2 months and I STILL have not received my refund for my holding fee OR application fee, a total of $350. I can only imagine how much of a HEADACHE it would of been if I rented from them. They sent my refund with NO tracking number and all I receive is a run around. Then on top of that I have 4 credit inquiries from them on my credit report but my application was declined because they couldn't pull my report. HOW IS THAT POSSIBLE??? Ridiculous!! Renting with Progress right now and I could not be happier. The house we are renting is in fantastic shape, not once did I have to get with maintenance to fix something. Almost a year now, if the rent doesn't go up too much, we are extending at least another year, for sure! read more

What a company! So money hungry and unfair. I rarely write reviews but I had to write this one. So we kept the house clean and you charge us $1075 because you do not want to give us our deposit? What a shame! Please keep away from progress residential. We found some of the items you have charged us damaged. We called you to fix them you didn't. And now you have charged us for those too? No wonder your houses stay empty for months! No wonder most of our neighbors have run away from your houses in 3 months without even caring about the damage it would do to their credit. We had wanted to move out in 6 months but according to the contract, you don't move out unless your contract ends. If not, then you stand to pay the remaining months. I decided to write this long review to warn anyone. I had read the remaining views before signing a contract with them, but unfortunately, there are few house rentals around. Progressive, you know that the way you do business is so wrong. Please change the way you conduct business. It is so unethical! read more

We have had the most awful experience. A/C went last week . Sent tech on Thurs . He could not fix it . Sent outside company on Friday worked 5 hrs . The a/c worked till Sat .called Emergency # . Someone would be here Sunday morning .Called Monday no help . Here it is 11: 45 p.m. 84 degrees and sweating our tales off .
