I wish I had read the reviews before I signed. I have been renting for four months and have had the same horrible experiences with additional fees, late fees, and them not returning calls. Last month while trying to pay the rent, I realized that the system was down for the online payment. My husband called and was told it could be paid on the following Monday because the system is down. We paid the rent on the following Monday as was instructed. After logging in to pay this month's rent we were slapped with a late fee of $125, service fees, insurance exemption fees, and utility fees (with no breakdown of charges for utilities). When you call for explanations for all the fees, they are extremely rude and claim they can not reverse late fees. This company operates like mercenaries because they know they have people trapped. I've been without air conditioning for 4 days, there is a 3 hour response policy in the lease agreement for emergencies, AC in Florida is considered an emergency. We lived in a progress residential home for 2 years. Only complaint was the customer service side when we had questions about move in and move out. I don't think they have enough man power. However, the house was very nice. Originally I was concerned at moveout, based on some BBB complaints and reviews that said they gouge your deposit. But my husband and I got a carpet cleaner and professional cleaning done for a total of 250 and it was worth the investment. We got our entire deposit back. The person who came to review the house before we left (cbrook) was very friendly and upheld everything she told me, so my husband and I were very happy. This company is shady at best. We ended up loosing a little over $100 (credit check fee +tax) which to us is no more than a rounding error. I had to review to warn others of the shady practices of this company as $100 as it did to us many years ago might mean a lot to some people. First off we have not rented houses in a long time as we have bought our houses. The reason we were renting this time is we were moving across the country and wanted to check out the area and get acclimated before we buy or build. With our credit being outstanding I thought no problem. So I filled out the app and sent the credit fee. You think that would have been it but everyday it was something new. The copies of our drivers licensing wasn't good enough. They wanted pictures of us holding our licenses. I thought that was odd. The next day they wanted more. They then wanted pictures of us holding our Social Security cards. We were not going to do that as at that point I was wondering if they were trying to steal our identity and not being legit. They canceled our agreement. I started looking at other options. There were many but not with the inventory of Progress Residential. We dealt with a local company instead of someone 2000+ miles away. They ran their credit and background checks on us and to quote them they said "as far as the rental world goes you guys are golden". Hmm. What was Progress Residential doing that is so far removed from this. After reading all the 1 star reviews and complaints and how they try to scam you at the end of your rental I am glad I only lost $100. It would cost more to go after them than it would be worth not to mention my time but I am really considering it anyway as at this point it is not about the money but about them taking advantage of people. Companies like this should have some light shed on them. I hope they continue to have a high inventory and people read these boards as not to make the same mistake a lot of us have made. My sister passed right before her 40th bday on February 19 and I've been so depressed on top of that my daughter and I returned back to Florida in the beginning of March from funeral etc. We returned sick and then found out about covid-19. I kept them posted about everything. Spoke to a lady that did my acct manager's job. She told me to heal and relax and not to worry so much about rent because I spent a lot on funeral arrangements, travel and time off work. And when I returned from traveling through airports too sick to work as well as depressed along side my daughter as well. I didn't trust the lady I'd spoken to so continued to try n scrap up $ for rent. Then learned that since it was after the 3rd I could NOT make partial payments. Due to my anxiety n multi tasking I pressed full payment button by mistake. Called the office they informed me that I would NOT be charged for stopping the check. Later I was charged. Then unknowingly my bank stopped all payments from them. I kept trying to pay my rent and ended up w 6 returned check fee charges. Mind you I never gave them any problems w this before. I've always paid my rent on time n only 2 late charges in 2 1/2 years which I paid w/o a problem $125.00 . All this time has passed I never heard from my account manager nor the lady I spoke to back in March. They said the returned check fees were valid $40.00 a piece, when I disputed them... also sent me a notification letter and charged $40.00 for that and later demanded I pay a payment arrangement 3 days later for almost $1200 after I paid $1500.00 without asking me what's more convenient being my car payment was on the same day they demanded 1st payment .. another lady told me not to worry then a wk later they sent me a letter while calling them constantly and not getting any calls in return telling me if I don't pay the balance due that my daughter and I will have to leave the Premises while my daughter is sick again at that!!! We have no family here in Florida and both are just depressed and mourning and also dealing with COVID-19 madness. I've been a very good tenant. Did I mention I had to break my 1st lease w them n move into this house and paid full price for the whole process last year because they allowed me to move into a home that had mold, out dated with huge pot holes In the backyard and wasn't move in ready???? While inguring about a rental, I mentioned I have dogs. I was told the deposit would then be 1.5 times the rent to accommodate having dogs. Sounded great... I called Brandy to begin the process. At this point I was then told the deposit would be 1.5 times the rent PLUS a $300 Non-refundable pet fee, as well as the fact I would be charged pet 'rent' each month, per pet. When I mentioned that is not what she told me previously, I was told that "the agent" I spoke with informed me incorrectly. I SPOKE TO HER! During all of this I noticed the rental rate had gone up. I found this odd as others were going down. I mentioned this to Brandy, and she said it is normal to fluctuate. SURE.... We ended up NOT renting from this company. Why would I? Why would I allow someone to charge me excessive fees for a house that I would need to spend a week cleaning before move in? Why would I allow someone to charge me non-refundable deposit on top of extra rent? And now that I have seen the many bad reviews, I consider myself blessed to have walked away. I have had a bunch of complaints with this company (things look cute but they quickly fall apart and high price inflation over 1 yr) BUT this one takes the cake. We have been out of hot water for 3 days now. We called for emergency assistance during this pandemic, but the first thing they could do was to come out today around 1 pm. Then they proceed to call my boyfriend around 5 ish stating that they can't come until tomorrow around 1-5. That means 4 days without hot water. I work in the health field and with the COVID-19 epidemic cleanliness is HIGH PRIORITY. This is UNACCEPTABLE. We have had to heat water over the stove which barely gets Luke warm. We are basically quarantined and can't go anywhere other than work so this will not do. DO NOT RENT FROM THEM. read more

I'm a 42 year old wife, mom of 4 and grandma to 1. I have interstitial cystitis, degenerative disc disease, fibromyalgia, MS, Migraines and Bi-Polar. My family and I moved to AZ from Wisconsin in 11/2018 due to my health. We moved into a Progress Residential home on 11/28 and found all of the food we put into our new refrigerator spoiled because it wasn't cold at all. I was a property manager for a townhome community in WI and I know how these unfortunate events can occur. It SHOULD have been caught prior to us taking occupancy by their maintenance team AND by the manager who did the pre-move in inspection but it wasn't. I assumed I could call their emergency number, explain my special circumstances and they'd fix my refrigerator as soon as possible or provide me with a used one from a vacant unit. A refrigerator is a necessity, especially in our home. I called the maint. staff on 11/29 and spoke with a maintenance employee who is a SUPERVISOR and he said "Lady, if you don't stop repeating yourself and get off the phone you'll never get your fridge fixed." He denied my requests for a replacement or to take my request more seriously due to my health so I notified him and approximately 7 other progress residential employees that I am LEGALLY disabled and am on a very strict interstitial cystitis diet and need the use of a refrigerator for my health. I told them they will have a FAIR HOUSING discrimination case if they refused my REASONABLE request however they still took 15 days to fix our refrigerator!!!! The problem was that there was no Freon in it!!! We are a family of 5 with two big guys who eat more than their own weight and we depend on leftovers. I have to eat cleanly so MY food is way more expensive. Every day we would have to drive to the store at least three times to get breakfast, lunch and dinner. We threw out so much good food that I would cry because it was so wasteful. It cost my family over $2,500 in food for 15 days! Just think about 5 people, 3 meals per day) this does NOT include the three snacks that my children think that they are entitled to everyday!) $150+ per day for 15 days per person!? Who WOULDN'T expect to be reimbursed? Their staff was rude and not helpful at all. I called the person who leased to us and all she could say is "It's not my job to deal with resident maintenance issues once they move in." We have documentation of all of our phone messages and emails that were ignored. They continue to lie about dates cuz they can't even get THOSE straight in their computer system. Maint closed out a work order saying it was COMPLETE for a repair to have our water hooked up and they said it was completed on 12/5. The water still hasn't been hooked up to this day and not one person has come to look at it. We also had a major plumbing leak under our kitchen sink which they took forever to repair. My husband had to rig the dishwasher hoses to the faucet with zip ties, and we had a bucket that would fill immediately when the water was turned on. Maintenance finally came to fix it, put in a bad garbage disposal and when we reported that it didn't work it took forever to fix it again. I had to call and basically yell at them about creating more property damage and I will NOT be held accountable for it before they called a vendor to fix it. To get back to the refrigerator, I withheld our January rent because they were in the process of researching our case and receipts and I was waiting to see what they were going to offer us as compensation. They sent an email basically saying too bad, so sad...fuck you, pay me. I would call their Phoenix number and would be put on hold for 20+ minutes before someone would take my call. We had scheduled phone calls with managers who never called back then we just get a nasty email saying no reimbursement will be given. We had 2 scheduled phone calls with Director of customer care Eligio Torres on 2 dates and he never called us back and refused to accept our phone calls when we tried to reach him. Now, during the process in which they were investigating our receipts, we received a 5-day notice, an additional $125 late fee plus a $40 fee for printing out a piece of paper and placing it on our door which our 16 year old daughter had to see. They have charged us an additional $400+ in court fees. I was thinking of reaching out to Reputation & Customer Experience Manager Richard Martin to explain our case and notify him of his company's violation of very clear fair housing and AZ Landlord/Tenant laws however I feel like dealing with these crooks is a lost cause. They obviously train their staff poorly. Our family had a HUGE financial setback due to their failure to provide a service that we paid for, and we are still the ones to suffer. Went to view some of the properties listed in Charlotte with this company. Was ready to rent one until I realized that in addition to the rent priced above the market value for the property the pet rent/ deposit was going to total nearly $1500. This was non refundable deposits/ rent. Usually if you have both pet deposits and rent the deposit is refundable. In addition to the lack of response from the company we decided to rent a different property. After reading countless reviews of negative experiences from this company I am glad we made the decision not to do business with this company. read more

As an outsider looking in, I would agree with all of these negative reviews. I do not rent from progress, and I never intend to do so. I do live near several progress residential properties. Progress only cares about one thing, and that's the rent check. They are going to milk these properties until there is nothing left. I've had some concerns with current renters of a progress residential home. They installed an above ground pool in the backyard, they smoke cigarettes on the premise, they constantly do car maintenance, spilling fluids all over the driveway, they babysit several children, they park in the front yard grass, keep other folks cars at their residence for days/weeks at a time, even had other people stay with them for months at a time just to name a few concerns. I had pictures and video evidence of all of this, and it still goes on today. I was finally able to speak with the property manager briefly after about a month of trying to reach someone on the phone. She acted like she was so busy and was very rude, and told me that I only needed to send concerns that had to do with property damage. So I just let it go. I'm sure she didn't want to address these concerns, so she could keep her overall occupancy rate up in order to get her bonus. I have also witnessed maintenance on these properties, and they patch issues, not repair. I feel for anyone buying a property from them if they ever decide to sell some properties. I'm not advocating doing anything against your lease terms, but based on my experience, progress could care less what you do as long as you pay rent. read more

Bottom line- the potential tenant must conduct a thorough inspection of the house before completing an application. The houses are maintained at the lowest possible cost. Once you sign the lease, you will realize all the issues with the house will become a major headache. Do not rent 3383 Cypress Point Circle, St. Cloud unless you are willing to deal with ANTS. Some of my issues at move-in inspection (which I notified the company the very next day): -The windows were all moldy and dirty, they expect you to turn in a professionally clean house, but they do not give you a clean house. Bythe way, they never addressed the mold issue. I included my concern in my first email and they never addressed it. They wanted me to give them a chance so they can clean the windows, why weren't they already clean? -A trail of ants in both bathrooms - I learned later on that the company was aware of this issue, a customer service rep inadvertently told me that they had a work order for the house a month earlier and I stated that I had just moved in. I submitted a pest control work order 3 times, 2 times they sent Ken, who by the way was a little upset that the problem was still happening. The 3rd time, I was told that it is the tenant's responsibility to work on pest control. I hung up the phone. I've decided to ignore the ants, I clean and make sure to take all trash out ASAP, but they are still there----I find long trails at random times. -The master bedroom closet shelves were barely hanging on, and I had to wait 1.5 weeks to hang my clothes. - The patio sliding door has never been fixed, it takes tremendous strength to close, this was an issue I emailed to them the day after my inspection and 11 months later have not been addresses. -The bathroom sink needs to be replaced, it is rusty. I managed to live with that. I have pics from day 1. Actually, we don't use the second bathroom. I had put in a work order to recaulk the bath tub a month after move in. -The AC filter was not changed, their person who came out to check for ventilation issues in one the bedrooms decided to take out the AC vent and kindly remind me that the AC filter needs to be changed, it had been 1.5 months since I moved in and there was no way that a filter can get so disgusting in that amount of time. Their visit was because one of the bedrooms had a "smell" and it was always a warm room while the rest of the house was cool. I have pics of every issue from this house at move in, some issues are big and some are small, collectively they are a headache. read more

I am EXHAUSTED trying to get things resolved with this company. I inquired about a rental property I saw listed on HAR.com in August & their homes appeared to look pretty nice & in gated communities and they also had a promotion going on for the 1st month free. 1st there was the 500.00 holding fee, the original agent I was dealing with gave me incorrect information, changed my lease length without my knowledge, then stopped responding after I was approved and expressed my concerns about changing the length of my lease & someone else started to communicate with me saying that in order to get the current promotion then i had to sign a 15 month lease in which the last 3 months are increased rent, this was never apart of any of our conversations nor was it stated no where in the promotion itself. Then I made the person I was dealing with at the time aware that i had to undergo an emergency c-section but I was told if i didn't sign my lease within 5 days I would lose my 500.00 and the house will be put back on the market. I didn't move in & get my key from progress residential until September 2nd due to the availability of the leasing agent but they have charged me pro rated cost for august. The walls were painted different colors, the towel rack in the bathrooms just fell when you touched it, i didn't get my garage remotes until 2 weeks ago, I still have not received my gate remote to enter the subdivision so the agents tell you to wait across the street until someone comes to let you in. one of the neighbors gave us their code to get in & out 500.00 is supposed to go towards my first month rent & they have taken other fees out of the 500 thats making this month's rent higher than it's supposed to be. my call log is filled with me calling them, I send them emails but they either don't respond or respond right before the office closes so it prolongs the issue. I'm getting annoyed writing this review but its so much more. After all of the negative reviews I found here, I was compelled to post my experience. We leased a home from Progress for about two years, and I truly believe that Progress Residential runs a fair and honest company. This review will be in three parts...move-in, duration of stay, and move-out. Move-In: The unique thing about Progress is that it is very similar to leasing an apartment. They have a lot of properties to choose from, and the application process is very similar to applying for an apartment. When we first started looking for a home to lease, we found that most of the individual leases out there from independent owners engaged in a very deceitful application process. All of them would take your application fee, along with all of the other application fees from other people, and they would then choose the best tenant. If you are not chosen as a tenant you lose your application fee. This came across to me as a very deceitful way for the property owner to make extra money. Progress Residential only deals with one applicant at a time. As soon as you pay your application fee, they take the property off the market while they process your application. Of coarse you still risk losing your application fee, but at least you are not competing with others for the property. Our credit was not in great shape, but Progress was still willing to work with us. We were required to put a double deposit down (which was fine by us). Our application was approved, and before we moved in we met a Progress agent at the property, and they thoroughly reviewed and photographed the property with us. Progress holds onto the photos for you, and will send them to you on move-out for you to use as guides for returning the home. We found our move-in to be smooth, and uneventful. The home was clean, the lawn was cut, and everything was in-place. Duration of Stay: We leased the home for about two years. During that time we had a few issues with the home. All of them were fixed without incident by Progress. There are some items that Progress will charge a fee to come out and fix. Please pay attention to these details in your lease agreement so that you will not be surprised. Keep in mind that you are renting a home, and you will need to have some handiness skills to keep it maintained on your own, and avoid these fees. Overall our duration of stay was a positive one, and uneventful. Another positive thing about Progress is that they are very versatile with their leases. After our initial 12 month lease, we were allowed to re-lease in increments of 6 or 3 months if we chose, or we could even lease on a monthly schedule. Keep in mind that shorter lease times will come with additional fees. Move-out: After almost two years of stay my family was able to purchase a house. We submitted a notice to Progress that we would not be renewing our lease. They congratulated us on our new home, and we were sent detailed instructions for moving out. Progress is very specific as to how the home needs to be returned to them. The home must be completely ready for a new tenant to move in. You will be required to have the carpets professionally cleaned, the home must be professionally cleaned, walls need to be touched up, exterior of home and all concrete needs to be washed (we bought an inexpensive power washer for this), and all garage remotes and keys need to be returned. We spent about $600 following their guidelines. About 30 days after our move-out our entire deposit was returned to us. Summary: If you are looking to lease a home I think Progress makes it very easy to do so. Just as you expect them to be considerate of you and your leased property, you also need to be considerate of them and their company policies. Some highlights of items to consider when leasing: 1. Pay attention to the lease agreement and all fees. Some notable fees are maintenance fees, and late payment fees (Progress has a hefty late payment fee, and they are unforgiving if you are late). 2. Thoroughly check the home before you sign the lease agreement. If their is anything about the home you do not like, ask them to add a condition on the lease to remedy the issue, or simply do not sign the lease. 3. On move-in make sure everything is photographed and any issues noted. Photograph or video the entire home including all walls, floors, and exterior. This will be invaluable when you move out. 4. Be sure to follow their move-out guide precisely. In fact, ask to see the move-out guide before you even sign the lease. This way you will know what you are getting into beforehand. read more

I would never recommend or refer anyone to Progess Residential Property Management Services EVER! Applied for a property listed on Trulia that is handled through Progress 17230 Marquette Point Lane, Humble, TX listed for $1710.00 per month. We have been looking for homes for months and we either wait too long to apply and it's gone or we see a lot of homes for lease that are not maintained. I have viewed two homes in the EXACT same subdivision as the one listed with Progress so I know the homes in this area have great updates and are very nice inside! (WRONG ASSUMPTION TO HAVE THAT ALL ARE) So with my infinite wisdom after seeing the pictures and description I decided to apply for the property in advance since the home would not be ready for viewing for another three weeks! We were approved (application and hold deposit was paid in advance to have property removed from further application submissions), we were elated until....... This home became available for viewing on June 23rd 2018, I was advised to go view the home then decide within 4 hours if I wanted to proceed with leasing or withdraw my application and receive my $500 hold fee refunded. We did go to view the home on the first date available to view with our realtor, problem one before entering already saw simple things that shows the home was not well maintained, problem two realtor had to call several times to get a second approval code since the first one was not working (keep in mind we were approved three weeks prior so they are aware of time and date we will be going to view property). We enter this property there were so many signs of this property not being properly maintained that can be a simple fix (for $1710 that should be a given for simple upgrades to match similar properties in the neighborhood). I advised the realtor even after seeing some things I wasn't pleased with at that point seven days before I need to vacate my current residence I still decided to continue with lease. From Saturday June 23rd up until Thursday, June 28th my realtor emailed, called, and left messages to my so called assigned agent Megan Renz in reference to moving forward with lease, when does depost and other fees need to be paid, when will the walk through occur etc SHE WAS UNSUCCESSFUL AND NO ONE EVER RETURNED HER CALLS OR EMAILS!!!! On Thursday June 28th I am at this point extremely upset cause I am down to two days to move and not sure WHERE I WILL BE GOING!!! Finally, my realtor calls a local Progress Residential office finally gets to speak with someone but guess what?!?! NO ONE WANTS TO SPEAK WITH HER SINCE SHE IS NOT THE APPLICANT!!!!! (KEEP IN MIND ON MY APPLICATION SHE IS LISTED AS MY REALTOR/AGENT SHE IS ALSO LISTED ON THE CO-APPLICANT'S APPLICATION ALSO!!!!) I was in a training at work at noticed my realtor calling several times so I figured this must be important I exit the office to speak outside, my realtor is informing that she has a representative from Progress Residential conferenced in on the call because NO ONE WILL SPEAK WITH HER AGAIN BECAUSE SHE'S NOT THE APPLICANT!!!! At this point, I AM EVEN MORE UPSET, I got a realtor to avoid me having to deal with calls, email etc in finding a home !!!! I am inquiring why can't my realtor get information if she's listed as my agent on my application? "It is against the law for us to speak with her since she's not the applicant" this is the representatives exact words!!!!!!! THIS MADE NO SENSE WHATSOEVER!!!!!!! SO WHAT IS THE PURPOSE OF HAVING A REALTOR?!?! After speaking to rep he NOW tells us that Megan Renz HAS BEEN HAVING PHONE PROBLEMS RECENTLY!!!!!! So I am finding this out Thursday June 28th my move in date listed on my application states Saturday, June 30th!!!!!!!! Prior to this I nor my realtor has ever spoken to Megan Renz the prior two communications were received via email!!!!! SO IF HER PHONE WASN'T WORKING WHAT HAPPEN TO SENDING ANOTHER EMAIL, OR BETTER YET REPLYING TO THE EMAIL SENT BY MY REALTOR OR EVEN BETTER USE ANOTHER PHONE (EVERYONE HAS A CELLPHONE THESE DAYS EVEN MY 75 YEAR OLD FATHER!!!!) At that point I decided I didn't want to go forward again with leasing from Progress Residential that was an unacceptable explanation (especially since miraculously right after speaking to the rep I get an email from Megan Renz stating "Hi SherryAnn! I am having some phone connectivity problems but wanted to reach out and let you know that our Customer Care team informed me you called. Is there anything that I can assist with via email while I wait for my phone to correct itself? Our entire family is sick because Progress Residential will not fix our ceiling. The situation is unlivable and they should never have rented this house. My husband and I have been taking antibiotics and Benadryl. Most recently, our dog was diagnosed with a severe eye infection. He is now on antibiotics and pain meds. The vacuum cleaner is full of particles that have fallen from the ceiling. We have contacted the company numerous times with no response. We don't know what else to do but warn others. Beware and do not trust this company. They do unethical business practices and do not care for their customers. The messages below are just an example of what the company only cares about and it's only cares for the property not the people that reside in their houses. They do great professional work when it involves the house repairs and they came to help but trust me the day those people below move out they would be deleting their 4 to 5 stars review and here's why from my own personal experience I moved out of the property in November and you must notify them 60 days in advance because they want to bill you for the utilities for 60 days in advance it's absurd and bazaar because how will they know how much you will spend in light and water! So they bill you this ridiculous amount which is an estimate that they believe you will consume. When you ask they will state that you will get a refund once they receive the final utilities bill which is a lie! Do not fall for this scam and fraud they are stealing from their customers. It's February when I am writing this and I am still waiting for my refund. Another scam is the person that responds to the yelps He doesn't help he pretends to but in reality he doesn't. They throw tons of fees on you every month and good luck ever getting anyone to return a call. I've been trying to reach Ashley Adams at their Dallas TX branch for weeks without her calling back or returning my emails. ( there is no voicemail so you have t go thru a call center every time!). If there was a way to provide zero stars, that would be more accurate. I would strongly encourage you to look for another rental company. You are basically not renting the home, you are buying the home for the period of time you live there, you are responsible for everything from filters, light bulbs, weatherstrips, landscaping etc. When we moved in there was a company which provided landscaping for the entire community, however they did not "cut" the lawn inside of the fence, nor did they cut the bushes in front of the home. We called three times about the a/c leaking and they came out and "cleared" the leak but did not repair the damaged ceiling and told us that they would come back out, which they never did come back to the home and repair it. So we lived with water damaged spots in the hallway. However, upon moving out we were charged paint touch up of $211, carpet cleaning of $250, house turn cleaning of $250, weatherstripping of $20, plumbing drain test $15, pressure washing of $100 and I am positive I saw a charge for $13.06 for lightbulbs, but the tenants are responsible for them. I have lived in several rental homes and apartments. I would highly recommend you FIND another leasing company. They are slow to come out to answer any calls for assistance and that is when and if you finally reach someone locally. I rented in the Nashville/Murfreesboro area. What seems even more discouraging is not once, but twice during my last two days of the month a progress residential representative came to the house used the access key to come in and do the inspection, after we paid for the entire month of Jan. 2019. When I asked why he was there, he stated he received paperwork which stated the property was empty. After reviewing the account not only had we paid for that day, but we paid for an additional day of Jan. 31st. We never received a call back and was just told to email the company?????!!!! Get ready for dealing with 2 HOA's, 2 separate rental companies (Progress and whoever owns the property; for me it was Towers Reality), and all the lovely phone conversations trying to pin down who knows what. I'll give a brief example, I get a violation, I call my neighborhood HOA who then tells me to call Towers Reality where they file the violations, I call Towers Reality who informs me of 4 violations I never knew about, I call Progress Residential to make a service request about the violations, they only have one of the violations on file, I get told to email their HOA email to file a service request. I do so. For some reason my hedges that are 8 feet tall are eligible to be trimmed for free, but the drip edges below my shingles that are 15 feet tall are not eligible to be cleaned for free. worst company ever in Tampa I applied for a home i rent always have never have i been asked for a higher deposit paid my 545.00 then i was told 2 X deposit could not get my money back signed lease after a very unforeseen situation something happened never moved nothing to the house asked if they could help with the second deposit they wanted was told absolutely not mind you i never moved one thing in the house cause i respected the fact they did not want to help me but then i am told they filed eviction on me when they clearly knew i did not move in I told both Stephanie and Kara and other that i had not taken possession of home as far as moving anything in. I called the customer service number because i got an email that stated if they could help me to call them i did the girl in customer service said yes they have worked with those situations before she was going to send a message to Stephanie to call me that they most all be in a meeting in Tampa cause there color was yellow did not receive call and was told we have filed an eviction against you what really yes so now i cant rent anywhere when you have 545.00 of my money yes sorry then she called me back when i told her i was going to really let people know how bad they are that they are handling as a skip so i said i found another home can i apply and use my funds for that home no you can never apply with us again.. said a higher up would call me and no call still waiting will give it this week if not i will be going to the media and letting everybody i know and dont know about there treatment to people/ read more

I would give them A 0 If I Could. I got my house from Haven who switched hands with Progress and they never inspected the shape of the house. I moved into a not ready as is rental and I moved out and today I got my statement saying they are keeping my security deposit and I would owe $550 well in TX we have renters rights. I decided not to move forward with the property managed by them and never even signed the lease then I receive an email that they were keeping the 1900.00 I paid for the deposit and the 500.00 starting the application. They are crooks and the positive reviews online are completely fake. No company ask you for money unless your approved remember that . If you look at my yelp profile you will see I do not give out 1 star unless they have TRULY earned it. Please heed my caution and stay away from this company. If you're already doubting me...take a minute and Google the company. They have over 100 reviews and most of them are 1 star. Then look them up on BBB. They have had many claims against them. We are military and we got last minute (I'm talking a couple weeks notice) orders to move to Tennessee. So, I quickly started looking for a rental home. I found one I liked online and called to set a showing. After several calls and emails, I finally got someone to call me back. I told her we were out of town, but my sister lived there and would like to view the house for me. So, my sister went to view the house. She even facetimed me on her phone so that I could see the tour. We all agreed it was a great house and we were ready to submit the application. It is an online application. You pay an application fee and a $500.00 holding fee (to hold the house while we go through the application process). You have to pay this when you submit the application online. In fairness it does state on the application that if you are approved the $500 will go towards your first months rent. If you are not approved they will give you the $500 back. But if you are approved, and if for any reason you decide not to sign the lease or move into the house you do not get your $500 back! I put on the application we are requesting a two or three-year lease. At this point I did not have any reason to not move in. Until, they called me to tell me I was approved. This is when I hear for the first time that after 12 months your rental rate goes up. A good amount!!! Then, I find out that they are sending me the lease online and I needed to sign it, send one months rent security deposit, and my first months rent. So I go ahead and open up my lease through an email link and start reading it. Here is where all my major issues lie. First and foremost, they require you to pay them 9.99 a month to process your utility bills. It is their policy that you have all utilities (Electric, Gas, Water, Trash) in THEIR name. First of all I've never heard of a renter not having their own utility bill. I have heard of some apartment communities doing that but even then that is rare. And to top it off they want you to pay them for it! This was a huge red flag! MLGW (Memphis Light Gas & Water) is the company that provides for the Memphis area and I have a contact there that I decided to call and ask whether this was even allowed. They immediately responded with do not sign that lease. They said it is MLGW policy that a renter (tenant) have the utilities in their name. As we speak, MLGW is looking into this company and they will put an end to this. So, I contacted my leasing consultant and told her about my phone call with MLGW. She tried to tell me I have been misinformed and that it is their policy and they are doing nothing wrong! I gave her the name and phone number of who I had been speaking with at MLGW and asked her to call them. I told her I would not be able to sign the lease knowing that it is against MLGW policy and that it is illegal to resell utilities. I told her I would want to have the lease changed to show that I would be putting utilities in my name. She said she would ask her manager about it and get back to me. I then brought up my concern that it stated that I had to sign the lease by the end of the week before I have physically even seen the house. And in this lease it states that you except the house "AS IS". It also has a lengthy list of all the charges they have for damages and repairs in their homes. Why would anyone sign a lease stating they would except the house in the condition they have not even physically seen. I called her again and spoke with her about this and asked why there was no addendum or mention of a move-in checklist when you do the walk-through to get the keys. She told me I would be able to do a move-in checklist when I get there and get my keys but it has no mention of this in the lease anywhere. So I requested that they add that into the lease somewhere as well. She told me they would not do that they do not make any changes to the lease for anyone. I then asked if she had contacted the person at MLGW yet. She said she had passed it on to her manager. So this is when I told her I would not be able to sign a lease that goes against MLGW policy and requires me to accept a house "AS IS" before doing move-in checklist/walk-through. She then tells me I will not get my $500 back because I was approved. I have sent several emails and made calls trying to get the $500 back. Bottom line just call MLGW and ask about it and you'll find it is 100% against their policy. Way more reasons to not rent from them but not enough room in this review. This company is absolutely horrible. I have called 5 times being on hold for 30 to 60 minutes at a time...trying to make my Mom's payment. My Dad just died 30 days ago . I'm my moms POA and MPOA no one will even listen to me...they say I'm not on the lease and hang up in my face. All I'm trying to do is make a payment. One more one star for you Progress. Even though I was told that NC has a 4 star average I highly doubt it. They will take all your money away once you move out. The move out inspection is a lie, they will tell you everything looks good and then you get the statement. We set up our utilities like we were told, when we moved out we were told that we had a gas bill that was never paid for. We had automatic withdraw and always paid our bills on time. When I called I was basically called stupid for not checking my account. We had no fireplace We had no idea we had gas in the house. Why no one contacted us about this for over 11 months is ridiculous. DO NOT RENT FROM THEM, they are scammers, rude and will treat you like they are doing you a favor.
