Just when you think there are good people out there that want to help, Then you have to realize they really just want to help their pockets. Now I will say they did have maybe 3, I mean literally 3 customer service reps, out of 18+ that we talk to, and the 3 that we did interact with took the time and patients to help and explain due process. For the people, that said the house were move in ready, and that the homes we looked, they and told my mother she qualified and got one of the homes, they should be retained on due process. My mother moved here from Arkansas, in June she has all her ducks are in a row with this company and for almost two months they made her jump through so, so many hoops it was unprofessional, lack of knowledge and no decency of common curiosity. After all the back and forth with sending emails and signing paperwork, talking to different people, who were and weren't knowledgeable, its unprofessional. All that said and done a week has gone by again, and for them to not even have the decency to call and explain why now she didn't get the home they emailed her, and told her she didn't qualify. when they mentioned she didn't qualify for the first home, and rep told her she needed a co-signer, which she got, then was told she got the second home she looked at. Again they need to do a bit better with training on due process and knowledge. If you don't want the headache or stress or the run around don't go with Progress Residential. read more

***Caution*** Please beware that this company will take all of your deposit for charges you have listed on your Move-in Inventory sheet. I recently moved out of a property that is now owned by this company and they charged me for everything possible. When we moved into the property it was then being managed by Huntahome. Once Progress bought the property they should have done a walk through to evaluate the property. I did dispute the charges after receiving a refund of $234 out of $1250. I would like to say my family lived at the property for over 4 years. The house was is good condition when we moved into it and when we moved out of it. Carpet is normal wear and tear, paint on the wall is normal wear and tear. The home still had all its original added customs from the homeowners. (including the carpet from 2004) We cleaned the property once we moved out. However, the carpet wasn't cleaned because I was told it was going to be pulled up. So, why spend money cleaning carpet if it is going to be removed?? That's just simply wasting money. Please make sure you know what your up against with this company prior leasing. They offer a Pre-Move-out inspection don't trust it!!! Richanda Davis Former Tenant of 2745 Cameron Way read more

I looked at a lot of houses before finally leasing from Progress Residential and I am so satisfied. Everyone that comes to visit me are Wow-ed by the quality of work in this house! It's like a new house and they even had a maid service to clean the house before I moved in. All the appliances are new, they did an excellent job in preparing this home for a new tenant. While I'm looking for a home to buy if I ever decide to lease again Progress Residential would have my business in a heart beat. I have nothing but good this to say from the beginning they were and have been very professional...Hats off to them! A happy tenant, read more

I would rate this company 0 stars if it was possible. Probably the worst customer service I have ever encountered on multiple occasions. I set up my auto pay through their rent cafe program with a Progress Residential rep on the phone. After months of checking the website and showing that I am enrolled in auto pay, I received a notice of demand to vacate premises. I could not figure out how I had a remaining balance with both my utilities and rent on auto pay. I called their customer service to figure out what was going on. On the first call, I was told that I would receive a call back in 1-3 business days. You could imagine my shock with such a sensitive matter. I called back and asked for another rep because surely I could find someone to help me right?? An employee walked me through statements on the next call and long story short- I was enrolled in auto pay for rent and utilities, but there was not an end year on the end date of the utilities. Instead it had auto populated to 0/0/00. I don't even understand how this is an option when setting up. The way their system is set up is that the most outstanding balance is paid first up to current, regardless of if it is rent or utilities. Extremely confusing since you set it up separately. So it was paying my utilities (which was not correctly set up), but not the total of rent and then adding $125 in a late fee each month because of the shortage. This went on for 4+ months without my knowledge. I assumed it was coming out since I was receiving emails with statements and I was showing that I was enrolled in auto pay. A huge misunderstanding and miscommunication on both ends. I asked if there was a way to omit the late fees and I would pay up to current at the moment. The rep said they are not waiving late fees at this time regardless of the confusion and "that yeah there has been alot of complaints for the same issue". If it's a continual problem then why not address it?? And why bring this up in such a casual manner to a frustrated customer trying to resolve the issue at hand. So I was totaled to pay $625 in late fees on top of the amount that was due. I paid over 70% of the $1450+ to keep from any kind of eviction. I was told to set up a payment plan for the remaining and transferred to a long wait. I prompted the option to call me back and went on with my day. No one ever reached out, no voicemail, email..nothing. I called back and spoke with "collections" on a payment plan- they said they have no record of a request to call back by the way too. Their payment plan is only on current payments. Meaning they will give you a couple extra days to pay but still charge you a late fee. Why even call to hold for 20 mins to get the same late fee with a plan as without?? To my understanding, they can't waive the past late fees or future ones on a misunderstanding on their rent cafe. This isn't the only problem I have run into with Progress Residential either. It took them over a month to come and fix my unreachable garage- structural damage which is immediate according to their policy. I was locked out of my home due to the garage spring not opening and was told to call and pay for a locksmith out of my own pocket because their emergency response team couldn't help me. Again, what's the point of having a service you cannot offer? I was initially told I would be reimbursed for the charge...and then told that they would not reimburse because I should have left my top lock unlocked on my front door. Guess I should have anticipated that the garage door would break???? Whatever. Another time our pipe burst in the front yard and raw sewage was coming up the shower. I called with no answer and created online service tickets without a response until the following week. (this was during the insane freeze of 2021) I get that it was a very chaotic time, but to not respond that long was negligible. I had to call the city to help and was lucky enough that they did since it was the homeowner's responsibility and not the city's. It has been a complete nightmare renting from Progress Residential. I cannot wait for our lease to be up. I will NEVER return or refer such an unprofessional, greedy company to anyone. read more

Let me start out by saying I am not even a tenant of Progress Residential, I am a neighbor. During their refurbishment of the house next door the painters over sprayed and covered my house, gutters, downspouts, and trashcans with bright white paint. I spent over $29k in 2021 painting my brick, adding new siding, soffits, facia, and gutters which are now coated in a fine mist of bright white paint. My gutters are dark bronze! Going through the Customer Care center is a joke...even with a case number. Their tactic is to put you on hold long enough that it rolls back to the beginning of the phone tree. Any alleged direct number that you are lucky enough to get from one of their Customer Care reps automatically rolls to voicemail. The CCR's must be their first line of defense for their shady operation. No wonder you cant find a direct line to anyone on their website or searching the internet! I have been at this for 7 days without one callback. I cant imagine if I was a tenant with a true emergency.... Hopefully any perspective renters have done their research prior to signing their rental agreement with Progress Residential! read more

**Update from my previous review** **Long Read, but worth your time if considering renting/buying from this company. Since posting my first review about Progress Residential's unethical, unprofessional, and quite frankly, childish business practices, I was contacted by a member of a closed Facebook Group. This Facebook group has close to 100 members, all of whom have had horrible experiences with Progress Residential. The fact that the Facebook group even exists should be a HUGE red flag, but if it's not enough for you, please join the group and read through some of the terrible, awful things this company has done to its tenants. Here is a link to the Facebook Group: https://m.facebook.com/groups/410801142596532 Just so others don't make the same mistake I did, let me list off a few of the lease provisions they try to slip past you during the signing process: 1. They will charge you 10 dollars a month if you do not maintain renter's insurance. (most renters insurance policies, when bundled with auto insurance, are less than 10 dollars a month) 2. They charge a 20%(!!!) "Administrative Fee" on all repairs, regardless of how small or insignificant. These "Fees" are also "subject to change should costs increase" meaning that Progress can basically charge whatever they want to when you request any repairs. They also charge you for each and every service call. 3. They charge $55/hr for any repair service they do. That's equal to about $110,000/year. They better be the best, timeliest, and knowledgeable employees if they're worth that much, but of course, they're not (refer to the Facebook group and my previous post for citations). I'd almost guarantee you they don't pay their maintenance staff that money, either. 4. They try to control all repairs themselves and use their own preferred vendors so they can control the costs and inflate your bill in any way they can justify. If you live in a state that allows it, use your own providers and demand they credit you in rent. In most states, they are legally required to do so IF the damage is presenting an immediate risk to occupants (think AC repair during the summer). Threaten legal action if necessary, and read the lease off to them over the phone. They love when you do that. It's paragraph 3.1 if you live in Texas. 5. They have a hold harmless agreement relinquishing each party's right to a jury trial. Also, If you do threaten legal action, make sure you're aware that you will have to pay for you attorney fees and Progress's. However, when you win your suit against them, you can sue for damages and get your money back that way. If you chose to buy it, most personal umbrella insurance policies will cover your legal fees. I could go on, but I think that's enough to deter anyone from renting or buying from Progress. Its a horrible company, with awful, unprofessional employees who have no business being in a service-related industry. Do yourself a favor and steer clear at all costs, and tell everyone you know to do the same. They're a joke of a company and should not be allowed to stay in business. read more

If I could give this Agency zero stars, I surely would. New Perspective tenants, be warned! Applying for a home with them has been the worst experience ever in the highest regards. They won't even explain as to why they are unwilling to lease their homes. They lie and advise you to contact Saferent solutions on the reason for any denials and your rent score only for Saferent Solutions to tell you that they do not provide any approvals or denials and the qualifications are based solely on Progress Residential. Very misleading! They complete the screening and provide the score to PR. It's all a run around game which is why their homes continue to show back and forth on the market impacting other applicants I'd assume. Even if you have a guarantor, they will give you the same BS. Don't waste your money if you don't have to. They won't even tell you what their rent score qualification score is. You can't speak with management and they do not review for any possible exceptions. I would not recommend anyone here ever! Beautiful homes, horrible applicant experience! The BBB needs to look into these practices. This is unacceptable and I don't even have bad credit. read more

BEWARE. Reached out to a home Progress had listed in end of January. They advised the ready date would be 2/5. I paid $50 application fee for both my husband and myself, as well as a $250 holding fee (total of $350 which has yet to be returned to me) so that no one else could apply for the home. We were approved same day. Upon ready date to view home, it was pushed out to a later day. This happened 3 times until finally, the ready date for the home for us to view (not sign a lease, just for viewing!) was 3/31. During all of this, it was myself constantly following up as I had to be ready to move out of our current home. Upon viewing the home, we notated several dry wall damages that were repaired poorly. I was advised these would not be fixed (even though we were told rent would be $2k!) and to notate these when signing the lease. After 2 months of waiting, we were sent the "lease" to sign. The rent was not $2k as stated, but closer to $2100 (+ a $35 convenience fee to pay online). The amount of hidden fees from this company is a complete scam. Electric has to be paid through them, with you guessed it, a convenience fee. Upon reading the reviews and after 2 months of waiting, we decided not to go with this leasing company. The employees due not have any customer service, and clearly are not required to. The company itself is a complete scam and will try to take every penny from you. Complete waste of my time, but thankfully dodged this bullet. read more

RENTER BEWARE, this company is absolutely dreadful!! My husband and I applied for a home and were approved within a few days (that initial process was fairly easy). But then it came time to change our move in date. On the night we were sent an application link our leasing agent, Erica told us we could push our move in date 12 days from when our application was approved. We called, sat on hold for 30 minutes, was then transferred to another department and sat on hold another 15 minutes. The person on the phone told us they could only push move in dates 12 days from when our application was submitted. We asked them to adjust our move in date as we were provided inaccurate information. They said they would put in a request but we would have to pay an additional $100 fee for the lease change. FYI, our lease hadn't been generated yet, so there was absolutely NO need to charge this fee. A few days later Erica called and said our request to change our move in date was approved but she had to transfer me to another department to change our move in orientation date and time. So again I sat on hold for 20 minutes and made the new appointment. The associate said I would receive a lease to sign electronically and a move in statement in a few days. Which we did, however the move in date was still incorrect. I responded to the email letting them know the lease was not changed. A day or two later Erica called about my email and said it was approved but she had to transfer me again to another department so I could let them know the change was approved and get a new lease created. Mind you Erica is our leasing agent and the one getting paid for our lease, so realistically SHE should be the one making sure these things are done and correct BEFORE they are emailed out. I waited a couple more days, and still did not get a lease or new move in statement. Because I knew payment was due 4 days before move in I emailed again asking for corrected paperwork and stating I wanted to make sure we could make payment that day. Erica called my husband 5 hours later telling him she had to transfer him so he could tell someone else to fix the lease. He didn't have the patience, so I called. I was on hold for 20 minutes before speaking with someone who said they would be able to help me. They put me on hold for 15 minutes only to tell me they had to transfer me. So again I was on hold for another 15 minutes, this person told me that while they had emails proving I was told our new move in date was approved, it didn't come from the right person so he had to get approval from someone else. Then on top of that he told me because it was 4 days prior to my move in date I had to pay with a card. I said ok, but I should not be charged a card fee (or the fee should be credited to our account), because I wasn't provided the opportunity to pay online via ACH (their portal will not allow you to pay UNLESS you have a signed lease, which we obviously were not going to sign given the information was not accurate). So not only did we have to constantly follow up with them, and waste our time sitting on hold, we were lied to and charged erroneous fees due to their lack of communication between departments. This is the type of rental company that will keep a $2k deposit due to one small scuff on the wall. It is obvious they delete their google pages after multiple poor reviews. The few reviews they have were clearly made by either employees or their friends and family members to try and fool new renters. Needless to say we will be canceling our lease and losing time and money (however the money lost is worth it knowing we will not be under contract with these crooks). read more

I received my moveout statement and there were false charges I was charged. I cannot be charged for a non working garage door remote when I was never given one to begin with when I moved in. Your rep that did my move in brought me two and said "not sure if this is them but that was all we had in the office so you are welcome to them." I returned exactly what he gave us. Also you are charging me for non working batteries in a thermostat when the thermostats were working as were the batteries. I have proof. Also you charged me for broken baseboards however I have evidence once again that proves the baseboards were in perfect condition when I moved out. I think it is sad that a company as large as this one could perform such illegal acts. read more

Do yourself a favor and just stay away. We've lived in this house a solid two months and have had SIX maintenance requests. Sinks leaking, AC unit not having any power, and no hot water, just to name a few. Want to get in contact with someone to resolve these issues that's not a customer service rep? Good luck. You won't get a call or email back. read more

We have rented with this place for years. We have never been late on rent or anything, not once, ever. Everything we owe is drafted from our bank account, as required and by agreement with them. This includes utilities as well, and we have to pay their stupid Conserv every month too. We renewed on April 27th, and that included a rent increase and us paying for the monthly pool service (oh, and if they come twice a month you're lucky because they're all sick with Covid and the ones I spoke to won't get vaccinated). Progress or Alan Fahrenkrog provided no Move-In or renewal summary, no updated requirements, nothing except saying "you're renewed". Now, 6 months later, we get a demand letter for over $2,200 for being late the last 6 months, and to pay up or move within 2 weeks. No call, no text, no email, no letter, no message in the online portal, absolutely nothing to tell us we were late. Absolutely nothing. Just tacking on late charges and other bogus fees. Jessica in their Collections Dept has no problems telling us we owe the money but cant explain the math. Instead she tells us "the computer is right". She had no problems putting us on hold for 5 minutes and then hanging up, and putting us on hold to speak to her supervisor when we called back, but when we ask to speak with her, she's suddenly on a call. Then she keeps going and tells me she's talking with her supervisor, and when we again ask to speak to her, we are again told she's on a call. They want $2,200+. $125 × 5 and $123 × 5 does not equal over $2,200. They draft everything out of our account in the due date, including utilities, but then tell us they don't have the authority to take out anything expect the pre-specified amount. When we asked why no late notice was ever sent, she told me they quit doing that last year because of Covid. Progress's inability to manage their own affairs and handle basic communication, or do anything in a timely fashion and then blame it on Covid will not be my problem. read more

I have to share feedback regarding the move in process because right now I just feel like crying!!!!! I first want to say my leasing agent was great. All that has happened and is happening is above her control. During this applicant and move in process I had to switch homes because the one I selected to be ready by August 3rd wasn't going to be ready. I was told the process of transferring my application to a different residence that was move in ready was a simple application transfer. Well, it was NOT. They ran my credit an additional 2 more times and for what!!! That really was upsetting!!! I received all the leasing paperwork at the 11th hour, causing a very stressful experience. Their system is unable able to take large payments for some reason so my payments were broken up. I had to pay twice and their service charge for credit card payments is 35.00. I have to be out of my current home today (8/3/2021). I was scheduled an orientation for 9 am this morning with David Gonzales! It's 9:38, I have emailed him twice no response! Held on for customer care for 20 minutes, lady that answered sounded like to she was sleep and acted as if she could care less about my frustration and anxiety. This has been one of the worst experiences I have EVER had moving into a new place. I'm still on the phone waiting to figure out how to get this KEY in time enough to be there for my first service connection at 10:30 am. I'm terrified about what the next 12 months will be like as my first 2 months just as an applicant has been terrible! Most stressful, HORRIBLE experience every. read more

DO NOT RECOMMEND... 1.07 Stars on Better Business Bureau Long Review but please read fully! Below are two of the major problems we had with Progress Residential (PR for short) Issued #1 PR is very willing to just ignore you & your concerns. I emailed them back in august of 2019 about a loss of work, looking to possibly work out a payment arrangement... or something. Unfortunately they did not bother to even reply. Update 11/12/20 We have had much better customer service with Rich M. & Veronica, the two contacts we were put in touch with as a result of posting this review. Issue #2: Insufficient 60-day notice Fees (Resolved) - Updated We received a text message from PR on 03/04/2020, 60 days before the end of our lease, asking if we would like to renew, to which we replied, "We will not be renewing." We did not receive any information back at that time. As there was no information in our lease regarding how to submit a notice other than it be in written form, we assumed the text was sufficient. Especially since PR reached out to us in this format. It was only over a month later, on 04/08/2020, that we received a "reply" from PR by email, wanting to "check back in" with us about our renewal. We replied with the same answer as before, only this time PR decided to send a link to submit a notice, where as before they did not bother. This was the first & only way we were every informed about needing to submit a notice at a specific address, as again, it was not specified in the lease. We emailed PR and provided proof of the text with time stamps, they did not accept this as a notice at the time. We were charged around $2000 in fees for a late 60-day notice. Update 11/12/20 We provided our new contact, Veronica, with proof of the text message that was sent on 03/04/20. After reviewing all our documentation PR will be sending us a resolution agreement which will reverse the late 60-day notice fees. There was a 3rd issue, however: I have removed it as we finally recived proof that it was not the fault of PR. However, the proof was only sent after 16 months, 6+ requests, and posting this review. it should not have been this hard to get this information. read more

I've been noticing the terrible reviews on this company and should have avoided them in the first place. Now that we're in this Cypress house, we now know why the reviews are so terrible. Even though I setup my account for automatic payments, their system deliberately processes my payments late so that they can continually trigger fines. It appears to be happening again this month even though we were told the proper way to setup automatic payments and have documented everything, their system still keeps processing my payments late. We were also told that we would get a refund for the late charges, however, that never happened either. Companies like this are being run by hedge funds that must continue to increase profits for the shareholders. Their system is setup in such a way as to make it nearly impossible to pay your bills on time, thus, generating late fees on a continuing basis. read more

ABSOLUTELY READ THIS FOLKS.. READ ALL THESE REVIEWS SAME STORIES, DIFFERENT CITIES.. our problem began when we rented our home from 11/2016 to 11/2017. .First we complained about items left at the property when we moved in.. no reply. 2. we complained about outside doors and columns that needed to be painted.. they replied and guess what ?7 months later after mutliple complaints, they finally got the painting done that took them 10 minutes ! wait til you hear more.. When we moved in, we complained about stagnant water in the back yard, most likely from a previous swimming pool that was there. You could see the dead/no grass area that was the shape of a small swimming pool ( now I see why they don't allow them) We were told, OUR PROBLEM.. so we took on the problem, Hired a lawn company to re seed it.. In the meantime during our lease, we paid for a lawn service to take care of our yard monthly.. yep, a property we don't own, we did it. .We are both Professionals.. husband is an airline pilot, I'm a Paramedic. we didn't want to stay another year. Not happy with them. So about 2 1/2 months before our contract with was a FIXED TERM LEASE they call us wanting to know if we're interested in signing another lease.. Well, lets see what ya got ? ( actually we had already found the other home we were moving to but we let them try and educate me on just how valuable their home is ( which was surrounded by empty homes they owned) and I quickly gave Jonathon an education on real estate in the area and what the market is bearing.. being as he wasn't anywhere near the area,( god forbid they have an office in a 100 mile radius) Anyway, as he was trying to get us to stay by increasing our rent, I reminded him of the many empty homes all around me. So hubby and I just laughed it off.. But I did tell my husband, go on and give notice. WE DID. We gave notice sept 24th 2017. 2 months before we were moving out. Even though, when you have a fixed term lease, it ends at the end of your 1 year lease. However, because they had already breached our trust and obviously don't want to keep tenants who have never been a day late on rent, we were over it but emailed the notice to protect ourselves. Also, we sent the email to their accouting dept which was told by us over the many phone calls we had with them. After that, we received an email from them notifying us about our moveout inspection.. Ok no problem, I replied to the email asking what all would need to be done to assure we receive our deposit back ( ours was 2350, 1.5 times the monthly rent ( not sure why, our credit was fine.. matter of fact we bought a lake home months afterwards and if you know FHA, its hard to qualify these days when you're spending 185,000usd. but we did:) The reply I got from PROGRESS employee is to fill and patch any walls where we nailed anything, clean the home and clean the yard. Yep. got that done. Also, I hired a cleaning company to the fine tune of 500.00usd and move out day, last day of our lease mind you, Que.. Inspector Jerry.. He tells me that we were supposed to paint and how he wishes that we had not filled and patched the walls.. Well Jerry, tell me who this Avis Adams is and why did she send me this email ? I showed him the email and his story changed.. "she's a receptionist who never should of replied to your email". Well thats not for me to know ! well today is the last day of your lease so if you stay, you get charged more rent.. Then Jerry says.. well they should of went over all this with you when you had your Pre Inspection. PRE INSPECTION ? where is that ? we never got it Jerry said he's not surprised.. anyway i recorded the whole conversation. Fast forward to December.. We were never contacted by them, but they replied to me when I asked where our deposit check is.. then they replied with the same BS accouting sheet you all get where thousand of stupid charges are. Thankfully I had pictures.and videos and the conversation with Jerry is recorded. So I let them know all this.. I replied to their accoutning dept about their charges. I hear nothing. We take them to court. First time, they denied being served. sent a lawyer to court. He gives us the correct LLC( so many of them) We go to court, again..Judge ruled in our favor. just give us our money lets be done.. Nope.. they are appealing the judge's decision. So a 30 year serving respectable and fair judge, saw our notice, ruled on the evidence and instead of just paying us, They are appealing. They are dirty and don't care folks. So now, more atty charges for them, bad publicity and its going nationwide folks. It already has. All for 2350.00 for a home we lived in the full term of the lease, left it immaculate, recorded conversations, videos etc. .judge rules and they still want to keep our deposit ? Well, see ya'll in court again!. I beat this lawyer on my own in small claims, now we will b lawyered up and adding charges of harrassment and scare tactics! read more

Over the years my husband and I rented from several property management companies due to us moving often for his career. We have NEVER had an issue with any of them until now! From day 1 we had problems! We got to the house late as soon as we walked in I was sadly disappointed the house was not clean, there were several corners of the house with spider webs, baseboards were filthy and after my kids played in the room for a while the bottoms of their feet were extremely dirty so I know the carpets were not shampooed if they were it was a poor job! The knob on the bathroom sink was broken in two and laying on the counter there was a hole in the bathtub and there was missing fence post where the gate locked big enough for my child to walk through. I called first thing the next day the lady who I spoke to was extremely rude! She actually told me that anything that breaks is the tenants responsibility to fix, which I could see if we had damaged it but we just got there the night prior, so we're responsible for fixing things that were broken before we moved in?? After a while she finally said they will go ahead and send someone out. He put a new knob on the sink and filled in the hole in the bathtub with caulking. When I asked about the fence he said that's something they send a third party out to fix & someone would contact me. It took quite a while and several phone calls from me before they finally sent someone out. It was like this the whole time we lived there! They hardly ever answer the phone, they ignore maintenance calls and when you do talk to someone they are rude and unprofessional! They force you to use a third party billing for utilities of course it's at a charge to you..Fast forward to putting in our 60 day notice that we would be vacating when our lease was up. They tried to discourage us from being at the final walkthrough The guy who did the inspection said the house was very clean. when I mentioned the condition of the house when we moved in he said it happens sometimes that they miss a house here and there and don't get them ready properly for the new tenant. We left the house completely move in ready: The house was cleaned, carpets shampooed, grass freshly cut, trees and bushes trimmed, and we put down fresh mulch. 43 days after we moved out we still hadn't received our deposit back, I had to call the office a few times, When I finally talked to someone she just said it was mailed here's the date and tracking number. I checked it and it said our check was on its way back to the sender so I called them again. After 2 days they said we can't do anything here you need to contact our accounts dept. After calling and realizing they are just like the local office & don't answer the phones I emailed them. I gave all the information, our address we rented the move out date the tracking number everything. They respond with here's the date it was mailed and the tracking number...basically what I already had so I had to email again. A few emails later they finally say they will reissue a check, Great! Or so I thought. After 4 days I reached out and asked if they had an ETA on our check. They email me the tracking info when I checked it stated it was delivered the day prior, huh not to me, I look and they sent it to the address we moved from the house for which we're waiting for the deposit from. I emailed again left my phone number and said some needed to call me about this with no response. I called them she claims that it was sent to our forwarding address and that she will take a picture of the label and send it to me to prove it, okay do that. Well she couldn't because yes they screwed up and sent it to the wrong address so she says they will see if fed ex will pick up and redeliver and "don't worry we won't charge you to redeliver it" ?? I should hope not you screwed up not me why would you charge me... she says she will contact me and let me know what's going on with it. I finally get an email saying they are cutting yet another check (3rd one) and resending it. She states that she will call me as soon as it's ready to be mailed and verify the address and also give me a tracking number. Of course that doesn't happen I emailed her twice to see what address they sent it to with zero response yet again! When it finally arrives, almost 2 months after our move out, our deposit is short and there's no move-out statement saying why they kept our money, so another call to get the statement. They took money out for "late charges" which is bull since we were on automatic payments with them since we moved in they drafted the money from our account every month so how can we be late? Plus other bogus charges such as cleaning and drywall/ paint damage to every room in the house as well as other items. Well we have pictures! The house as I stated before was completely cleaned and move in ready unlike when we moved in. I have sent emails to dispute the charges they are completely ignoring me. read more

DO NOT RENT FROM THIS COMPANY!!!!!!! First of all, you will never get any service requests fixed. Second, they will do anything to add a charge to your account. This company is terrible! read more

Horrible company, will do anything they can to milk you for every dollar but if anything is wrong with the house they won't even respond. If I could give negative stars I would. Be sure to not rent with this company. read more

We moved out of a home we rented from Progress Residential one month ago and just received our security deposit refund in the mail: $85. Wow. This was after we had the home professionally cleaned, carpets cleaned (also cleaned by them a few months ago), interior walls painted, etc... We were charged for plumbing issues that we have made multiple calls on, window damage that was present upon move in, trash removal (?), HVAC cleaning (filters were changed the day we moved out), interior cleaning, misc damages, and the list goes on. I am beyond blown away as the house was more than move-in ready upon move out. I have never had an experience with a rental property where I had not received 90+% of my deposit back based on the condition I have left a home/apartment. I, along with my husband, will be strongly voicing our concerns with the company first thing in the morning. If we do not come to an appropriate resolution, we will expect to see Progress Residential in court. UPDATE: when trying to contact the company this morning my husband was hung up on! Wow. The last of basic customer service skills is appalling. read more

This COMPANY SUCKS!!! We put in an application and was approved and then we had a issue with our account being hacked and the deposits came back I called and told them that and they did not care. i called and asked what they wanted to do and if we could come give them a card to run when money came back they said no so I told them I would come up to office to give them check and when I did they would not take it they wanted certified funds and when I was supposed to bring the money we got into a car accident and we called to tell them that we would be there the next day we were told that our applocation was expired and we would have have to reapplie which was fine we did that and we were denied and when I called to asked why the stated that the documents would not work and we did not make enough and I asked then why were we approved and they stated that until you move in to property they can denie you So now we are out of house and lease was signed and the manager SHARON IS A BITCH SHE WOULD NOT HELP US AT ALL. SO DONT RENT OR RECOMMEND THIS COMPANY AND WHEN I ASKED FOR CORPORATE NUMBER THEY REFUSED TO GIVE NE THE NUMBER ONCE AGAIN THIS COMPANY SUCKS AND IS NOT VERY HELPFUL read more

This was the absolute WORST experience I've ever had with a housing company and if I could give them 0 stars, I dang sure would. From the random additional fees, to the random charges added on to the rent, I'm unsure which was worse. They did not work with you if you needed more time to collect rent. Not even a few days (which was all that was needed)! Which says a lot. I am so glad to be FREE from them. This was my first home in a new state and the horrors from this company have just caused me to be weary and cautious of all housing companies because I fear they won't come fix problems in my home, they'll add fees to things, and they won't allow you to dispute the fees that they've added on. They even planted two trees in our yard, that THEY wanted there and expected us to water them everyday & grow them. For one, my name isn't Johnny Appleseed. I don't know how to grow a tree. So the trees died because we didn't "tend" to them. I worked every single day, as well as everyone that occupied the home with me.. when we get home at 6/7/8pm, we are NOT going outside to check on a freaking tree plant. The trees died, and they charged US $600 for trees THEY WANTED. We tried to dispute it and they declined the dispute immediately and said it was our responsibility to pay the $600 and take care of the trees. That should've been the first red flag. Then they plugged up our water system to a sprinkler which would go off for hours. And WE STILL HAD TO PAY THE HIGH A$$ WATER BILL. In closing- don't rent here. Thanks for coming to my Ted Talk! read more

Victor came to our house on time as scheduled and replaced our ceiling fan and dish washer. Fantastic, friendly customer service. Bravo!

Here's a first - charged for a new toilet! Yep, even though the upstairs had a spa bath, and the downstairs had a perfectly functioning toilet, somehow, some genius at Progress thought that I should buy the new tenant a new commode. You're welcome new tenant! I'll have to call them, since we're friends and verify the new toilet situation.... UPDATE: Called the new tenant and she said they had left a receipt on the counter for a new toilet and confirmed she'd not asked for it. The previous owners confirmed (via neighbors) the toilet was EXPENSIVE and less than 5 years old (we lived there 2 years). Here's some other highlights of my move out sheet for your entertainment: Replace 1 vertical blind (it was noted at move in) Replace 3 light bulbs that tenant left behind (NOT KIDDING!) Replace 2 outlet covers (6.00) and I got mine for my new home for a whopping 27 Cents a piece. I actually had them replace over 12 downstairs outlets due to sparking and he installed NEW outlet covers...so I'm suspicious. Trash removal 75.00 - what trash? I had the city pick up every thing and paid for it on my last bill??? P.S. Progress - I don't pay for your landscaping so if you count that as trash, nice try. Interior Clean - 230.00 That's BS, I have videos, photos to prove that house was spic and span Carpet Clean - 225.00 Ditto Bottom line- Progress Residential will take your money. They will charge you for crap they are too cheap to pay for (like carpet cleaning which is NOT in my original lease they decided to spring the pro carpet cleaner and house cleaner on me 2 weeks before move out) Here's what you need to know BEFORE you sign a lease. They will keep your deposit or as much as they can mine was noted at 1650 but I actually gave them 1700 even. They will charge you for every service call (light bulbs come to mind) if you can't reach the light 20 feet above at 125.00. Is this even LEGAL???? They will only manage pests (it's their home) for the first 30 days so if you have critters or bugs, they best move in and make themselves known quickly! And most importantly they will FORCE you to use their own utilities (which I'm pretty sure is illegal here in Texas). If they know of any defects in the home - THEY WILL NOT DISCLOSE it to you, you will just get dinged for it when you move out (like broken locks) My name is Annmarie D. and the property address was in Bedford, Texas. DO NOT USE THESE PEOPLE! I have been a renter off and on since I was 18. This is literally and I'm being 100% honest here that a landlord has not returned my entire deposit. long read ALERT**** I am usually not one to post reviews but please beware!!! I applied for a home October 11,2019 the home was ready for move in Nov 12,2019. I was working with Beth young, Tammy Thomas, and Michelle. So when I applied my name did not match my social I rushed to the dmv update my name (I needed to do it any ways no biggie) ok so last week a week before move in mind you they never kept in touch... but anyways Beth sends over the lease with the incorrect name so I reach out and ask before signing this my name needs to be corrected remember well she told me she forgot to rescreen me with the correct name( the name that's in my social that she had for a month mind you) they just screen me less than 30 days ago I was sooo livid but ok.... once again one week before move in... my things are in storage I am staying with family... ok she rescreen a me and boom denied no explanation she was afraid and had her rude manager call me and all she said was you'll dispute it and it will take 30 days it's our normal process. She said that it could just be that core logic had already screened me and it was looking like a duplicate so they denied the second one and I would have to wait.... WTH I am living with family I told them I would need to stay two weeks not an additional 30 days... I said ok and found an apartment (cheaper) no biggie. However before applying I have read reviews there is even a Facebook page regarding this company one of the group me ever is an Ex employee warning people not to rent from them and I ignored all the bad reviews took a blind eye but I am glad I dodge the bullet... I will be getting my holding fee back even if I have to take it up with my bank! Please please I beg you DO NOT RENT FROM THEM... communication is terrible... last issue I was suppose to view the property with in 24 hours Tammy told me to call and text her so she can give me the code I drove 45 mins to the property for her not to answer I called and called it's cold outside I drove all the way back home and at 9:00 pm she is returning my call... I urge you it's in your best interest to stay away from this company read more

Progress! I want to love you and give you 5 stars, but today has made it difficult. I love how easy it is to pay my rent online, and I love, love, LOVE my rental home. It was clean, well rehabed, and in a great location... Even when I was looking on your website before renting, everything was so nice and you had GREAT selections. I loved the way the home looked online, I filled out my application and put my $500 holding fee down before even seeing it (which in TX you have to do!). I was so impressed by the house when I arrived to finally do my walk through. Everything in the home looked exactly like the photos. I was not disappointed or let down at all. Everyone I dealt with up to the walk through was so nice and professional. It was a great experience. My problems are customer service and vendors lately. I have had several issues since moving into my home. I was told that I was the first person to live in the home, so I get it, I am like the test dummy, I can't be mad about that. I have to say, the sewage back up issues were taken care of so quickly, which I greatly appreciate! The issues with the pool vendor on the other hand, those were a nightmare. In the few months that I have lived in the home, I wasn't able to use the pool for about 50% of that time. I know, I know, first world problems, but I rented the house because it had a pool, and its Texas, and it is hot! Not to mention, the vendor just sucks, and when I questioned his horrid quality of work, I was almost attacked. But hey, if you want to pay him weekly to barley do his job, that is on you! The guy blew the pool equipment because he closed all of the skimmers and told us to turn it back on, which left a lot of water and pressure with nowhere to go but out of the pipes :) Yeah, it was an interesting sight to see all of the water drain from the attached spa and shoot 20 ft in the air... it was also so awesome that I had to pay the water bill to fill that back up! I do have to say, the best part was watching the stagnant water sit for almost 2 weeks, praying that mosquitoes wouldn't come and spread their Zika and West Nile. I was also a little concerned that it took several days for my water heater to be addressed, not having hot water made for really cold showers, and dirty dishes. All of those issues are moot compared to today. I have called your office 6 times now, and all 6 times I have not been able to reach anyone! Instead I have been transferred back to the 800#, and while everyone I have talked to there has been very kind, they can't help me. I was especially concerned when one of them told me they didn't have a number for the local office and could only ask that someone call me back through a message they send in their system. I had to explain to him that I was a very frustrated tenant, and that still help at all. THAT part scared me, scared me to the point I had to find a customer service mail address on an old email I had, and here I am still waiting to hear back... I mean, what would I have done if there was a serious emergency????!!! I wish I could have given you 5 stars, I really do love living in my home, and I think you are very reasonably priced, and I hate apartments, and minus the above issues I really do like your company.... but this Conservice vendor you use for utilities, they are a serious joke. If you didn't use them, I would give you 5 stars all day long, even with all of the other "issues" I have had. Conservice is awful, and it makes me sad that they represent you... And that their service has made me knock off a star. Today they sent me a bill over $700. As you could imagine I was taken back that my monthly utilities were over $700!!! YIKES!!! When I called to discuss this with them, I was treated like down right trash. The woman I spoke with was rude, condescending, and just a snotty human being. I hope to never speak to her again! I was told that they received 2 bills and it was probably because "sometimes things get lost in the mail"... oh, well.... isn't that lovely. So you are billing me for 2 months straight because things get lost in mail? I was also attacked by a statement "Well we didn't send you a bill for almost 2 months after you moved in"... You know what, you are right. However, I did call several times asking when I would receive my first bill, making sure I wouldn't miss it, and making sure that it wouldn't be too high. But you are right, I am a horrible person because you didn't bill me for a few months :) So this brings me back to the calling your office 6 times today. I wanted to make a partial payment for the utility bill. When I logged on, I found that I couldn't enter a payment amount, the website wanted me to pay the entire thing. So here I am, waiting, and waiting for a response on how to send you money. All and all, you are a good company, and I recommend you any time I can. read more

This was a wonderful experience. My agent Regina White was wonderful. We had scheduled an appointment to rent the house on a previous day and cancelled. She was willing to rearrange her schedule so that my husband and I could still view the property and since she was willing I sent her a text asking her to show the house. So guess what, my husband and I will be moving into the home tomorrow. I also corresponded with Heather that's in the Arizona office and Synove that's in Farmers Branch. All these ladies made my husband and I experience with this company worth while. I wish that all of the people I deal with on a daily basic was equipped like the women that works for this company. I also like the people friendly website that allows you to pay the rent and put in a work request. I'm so happy that I choose Progress Residential to rent from. read more

They have this terrible requirement that you pay your utilities thru Conservice. The lease does not give you an option to decline this service. Then they charge you a $25 Conservice startup fee and $9.99 monthly fee to pay your bill thru them. Are you kidding me you make me use a service and then charge me to use it. Before signing the lease I told them I didn't want to use this service I'm perfectly capable of paying my bills without a 3rd party. The walk through person told me that it is not a requirement in Texas. So I turned my utilities on in my name and a month and half later they had them transferred back over to them just to charge me the fees. Now that the lease is signed everyone I speak to says their is no way to not use this service, there are no waivers to it. Well actually I can get my electric in my name, but not my water, trash, and sewer bill, so basically I'm going to pay the fees rather I want to use them or not. This sucks it's just a rip off. I can't recommend this company because of this practice. It should be optional not forced. read more
