Our A/C gave out in the middle of this Texas heat and I have a baby, our house was getting hot and they could not careless about getting that problem fixed as temperatures were rising they said it wasn't concerning enough, I have a baby! Once we took possession of the home everything changed. My family took possession of this home on July 4, 2026. Since the first day of our tenancy, the HVAC system has been unable to adequately cool the home. Despite numerous telephone calls, multiple maintenance requests, a certified written notice sent on July 12 and July 22nd, and repeated assurances that the matter would be resolved, the issue remains unresolved as of today July 22nd. We have promptly reported the issue, made ourselves available for service appointments, complied with instructions to submit additional maintenance requests, and repeatedly attempted to communicate with management. We have also been advised on multiple occasions that management personnel would contact us; however, those promised calls have never occurred.We are now having to get legal assistance because this company refuses to address the health and safety concerns of my family. the continuously operating HVAC system for the last 18 DAYS is expected to substantially increase our electrical costs through no fault of our own. We should not be required to incur additional expenses for excessive utility bills because the home's HVAC system has not been properly repaired. They don't address the problem, they don't offer a portable unit, they leave you stuck in a 85 degree home during a heat advisory and completely ignore all requests for assistance. We have their confirmations each time that they have received the policy and it meets criteria. They keep wanting to add $14.95 to the rent, as they "can't find a copy on record". We have now been in our rental home for 3 years and it's been atrocious since day 1. Our move in was pushed back by 2 months. we got here and it was a mess. We are talking broken toilet paper holder, broken dishwasher, refrigerator, cracked flooring. All had to be fixed and they were in and out for over a month. Fast forward to the first summer. AC goes out and it's over 100 outside. They say it's frozen just keep it off for a few days. Excuse me. No. But they refuse to fix it. Winter hits and we use the fireplace and it starts popping chunks of the insert out. We have them come out and do they fix it. No they screw a board over it so now we have an ugly board over a fireplace we can't use and they still to this day won't fix it. Next the electrical in the main bedroom keeps going out and you have to beat the wall to get it back so that one they fixed due to the fire risk. But the flooring is cracking again and it's because the foundation is sinking. Do they fix the foundation. No they throw dirt and cement around it so you can't see it from the outside and even the flooring company said this is a foundation issue so the foundation needs repaired. Now we are here at the 3rd summer and every single year so far the ac goes out. Once again the AC is out. It's 95 in the house and they are coming out today but I know they are going to refuse to replace it. I'm livid because they would rather cut corners than fix stuff properly. read more

Terrible company. Won't come fix their gate. If something happens to me or my dog while this gate is messed up due to stray animals getting in the backyard I will be taking legal action. Rescheduled my appointment with no notification after I took off work and moved the maintenance request date back two weeks. Completely unacceptable. Application process was the longest process I've ever experienced due to delays on their end. Tons of miscommunication, no one knows what they are talking about and all on different pages. Took a week and a half just to receive a lease after applying. Immediate red flag. It's a corporate company that tries to act like they know what they are doing but don't. I would go with a negative if I could. Starting with the application process. This should have been a big red flag. Unfortunately, I didn't have much time to find something different. There was absolutely nothing good about the 2 & 1/2 years I lived there. I would have moved a lot sooner but was prevented due to medical issues. The first day moving into the apartment, the air conditioner was broken. June in Texas is not easy to do without air especially with a medically compromised son and pets. Emergency maintenance didn't work because there would not be any call backs. It wasn't fixed for two days and my son had to stay elsewhere. It broke again in the winters and again this Summer. It took three or four times for the sink flooding the floor to get repaired. The stove door fell off while opening. This happened during moving out so no time for maintenance. I haven't seen my move out invoice yet but I was Likely charged for something that wasn't my fault. Then a huge Crack showed in the ceiling due to foundation issues that were never repaired. You can see where they simply patched abs painted over old cracks. The drains were all slow draining, which residents were responsible for drano. It was bought many times. Although the house was built less than 10 years ago, the appliances were the cheapest ever. The dishwasher was so scrappy you couldn't use dishwasher pods and everything had to be washed on heavy or nothing was cleaned. The backyard was only clovers and no actual grass. I readily admit this is the only rental I left messy because I couldn't wait to get out of there. I even paid rent on two places for a month as I was so desperate to get out of he'll. This home is definitely related to the Outlook hotel in "The Shining," it makes you angry and frustrated. If previous residents were charged for repairs, they were never done. That may be illegal, I don't know. This house was not worth the rent charged. It wouldn't be worth it if rent was free. I would never recommend the property or Progessive. read more

Unfortunately, ZERO stars isn't an option. Our experience with Progress Residential has been horrible. We were in a rush to find a home for my elderly parents and, unfortunately, were forced to settle for a Progress property. The application process felt like applying for top-secret government clearance -- tedious and overcomplicated. Once we took possession, it became clear how poorly maintained the home was. After my parents moved in, I had an HVAC company inspect the AC because it ran 24/7. The technician found that the return air vent was located directly above the shower -- a serious design flaw that could cause mold if someone showers while the unit is running. Then, we discovered a severe German cockroach infestation (look it up -- it's not something anyone wants to deal with, let alone elderly residents). When we reported the issue, the company's response was: "In regard to your pest control concerns, in your work order history we do not see that you have submitted a work order for pest control for the first 30 days of being in the home. This is resident responsibility at this point." That kind of response shows exactly where their priorities lie -- profit over people. It's disheartening to see such disregard for tenants' health and safety. I will never recommend Progress Residential to anyone, whether I know them or not. read more

I am a current tenant and I wouldn't refer my own enemy to Progress. I live in one of the Huntersville, NC homes and they are the worst. I am currently looking for another home to move to that isn't managed by Progress. They do not put real effort into fixing anything. When I normally have requests they send the same technician, Homar. There has been times when there have been other techs come out but their work has been fine. It is only when Homar comes. Homar came out to look at the kitchen garbage disposal one time and when he reconnected the water, he reconnected the hot to the cold side and the cold side to the hot side. I did not notice until he left. Homar came to my home multiple times after that for other issues and I told him about it. He acted like he could not do anything and like he didn't hear me. It took a different technician when he paid me a visit for a differnt repiar to kindly switch them back. That tech asked me who did this and I told him. He gave me a sideye and said Progress will hire anybody which I am clearly seeing. Now here comes the bigger issue. The patio door also has a sliding screen door. I kept having issues with it coming off track. So Homar went and bought another one. The new one does not sit properly on the track. I can still see outside from some sides of it and it doesn't latch close correctly. Most recently, Homar came on a Tuesday to put the screen back up and it was back down by Wednesday/Thursday. I asked him after he put it back up if the issue is a tenant issue or cause by me because it keeps coming off. I already knew the answer but wanted to see what he would say. Homar said that it wasn't a tenant fault and that the tracking needs to be replaced. I asked him because I have cameras in my home and I wanted it to be recorded. Like seriously! I am 45 years old and it doesnt take a rocket scientist to open and close a sliding door. The screen patio door, the door to my garbage room and the door to my laundry room are very cheap doors. The brackets needs to be replaced which has been said by Homar himself. Instead, they keep coming back to bend the thin metal back and put the doors back up. Homar also just recently put the garbage room door back on track and now the door doesnt close all the way. All of this was mentioned today in the call to Progress. I also asked to have a master technician to come take a look to get to the root of the problem so that I can stop having to call for repairs. Progress charged me $75 today stating that there has been too many work requests for the same patio door. Like be for real! Let's use common sense here! If you have a tenant who keeps having multiple orders for the same issue with the same technician repairing it, why not send out a master technician or a different technicican to look at it. I was told that it could not happen. I was also told that they will take my request into consideration of not having Homar for future requests but they can't guarantee it. WHY KEEP SENDING THE SAME INCOMPETENT TECHNICIAN OUT TO REPLACE OR TRY TO FIX THINGS WHEN HE ISNT FIXING THE ISSUE?!?!? Make it make sense. They are charging the tenant for their incompetent tech instead of trying to fix the issue! And they wonder why I won't renew my lease. This is reason number 9. I am definitely looking for a place as I type. They just lit a fire under me. That is why they have 1.3 out of 5 star review overall. They suck bad! read more

My daughter was a victim of harassment and had to pay for those leaving the premise. For example when someone moved out instead of property managers paying (revenue) for that person leaving (IEmarrage, better jobs, move back to hometown,), my daughter had to pay for even the grass to be mowed. This is a legal issue, even spun out of control since my daughter has lived there for years. What about the electric? They didn't want to pay that either! So all these ladies, if evicted, my daughter surely doesn't have to pay for that. We didn't get to that. She was hesitant to let me know, her mother. She told me that she calls them everyday! Talk about stress! Who wants to deal with people that don't care? From Revenue to Customer Service to the Billing agent. How has this escalated? She figured I couldn't handle it. Why certainly, that's what mothers do! Along with a lot of loving family and friends that don't yell wanting more from a lady. As a mother, I never have figured out why people like to play games, yell, and not play by the rules. I'm the one that does and this agency, I would vote -100 if I could. It just so happens that I have family that lives in Texas which aren't too happy to hear that my Texas Belle of her upcoming wedding has had to take on another problem. The legalities of this matter is horrendous. Oh, and her last landlord, sold the property out from under her so she had weeks to find another place. I'm curious why his boss would allow this type of work to ever happen. CONSIDER READING ALL REVIEWS AND OTHER OPTIONS OTHER THAN THIS COMPANY!!! RECONSIDER EVEN THE SMALLEST POSSIBILITY OF RENTING WITH THIS UNETHICAL COMPANY! The epitome of corporate greed in the housing market is called Progress residential and the employees here should be ashamed to know the type of business this is. Beware - you will pay an outrageous amount in rent - including the stupidest fees - in return for an regrettable experience. Do not be fooled by the initial cheer of the customer service team to reel you into living in one of their homes. Aside from the outrageous price gauging - the quality of your home will not be attended to as it should. Aside from MANY issues I could go into lengthy detail - the issue I am about to explain is where I have had ENOUGH. In the beginning January of 2024 - a leak started to appear on on the dining room ceiling. The home is a two story home and it was raining that day - upon calling to submit a service request - I was advised it would be sent over to the service team. Fine. Next day it rains again and the water spot/line gets bigger. I called again asking for attention to the matter before it gets worse. After a long exchange a technician finally calls me - asks me to text photos and then calls me back to tell me he can't come out because it is raining and he is far. He said he thinks it's a plumbing issue but if it is a roofing issue then they can't do anything in the rain. Fine. They send out Miguel's maintenance to "repair" the roof - they said they put sealant to keep water coming in.... Okay that doesn't seem like it will be enough but okay. Few weeks go by and more rain and a bigger issue arises - it's leaking again and then ceiling starts to open!! I call Progress and after hours of back and forth demanding this to be fixed asap they send a vendor - a day later - Carmona Contractors out to "repair' the the roof and ceiling - they do the job, supposedly replace shingles - then PATCHED the ceiling in the most SLOPPY - noticeable job I have ever seen and fast for what it seemed like a bigger problem. It holds up for a while - and couple months here we are again. SAME issue- leaking. They send out Carmona Contractors again and some guy and his kid shows up with him at the door randomly at like 6pm!! I'm not home .... They called me saying they came by to 'fix' the problem - WHY would you show to my home without confirmation I will be there??? And why would 6pm be a good time to fix an hours long repair?!? I call upset to Progress and their so called escalation is getting me connected to an "advocate" for me and my issues. This advocate or middle man is just a bigger waste of my time and a way to sugarcoat the BS that they are on my side. I don't need an advocate - I need the job to get done CORRECTLY! Here we are in DECEMBER - and the roof still leaking through ready to break open again. Not to mention there are now OTHER AREAS OF THE HOUSE WITH THE SAME LEAKS!!!! They still refuse to replace the roof per the all the contractors - and I quote "Progress only will do the minimum/cheapest work even if it's not fixed right". They send another vendor Varela - Progress is CONFIDENT can get the issue resolved. I set a time for them to "inspect" the roof and ceiling at a certain date and time - mind you I have taken off countless days off work for this ongoing issue - hours pass by - and NOTHING. I call to ask where he's at - and he says he's 30 min away. TWO hours go by and he arrives after I am gone. NO I will not be on your time. You can turn around and reschedule. So another time is set for them to inspect and then set ANOTHER date and time to MAKE THE REPAIRS at 10am. The day comes - 10am.... 11am.......... I call them - he's NOT COMING...... I'm sitting here like an idiot who TOOK OFF WORK. The excuse was they aren't coming because they can't work after the rain - YOU HAD A WHOLE DAY PRIOR TO LET ME KNOW - and his excuse was - oh I thought the lady that schedules told you. WHY Wouldn't THIS contractor who looked me in the eye THE DAY OF and set the appointment time be the one to let me know if he knew he couldn't come. The type of unprofessional vendors tracks for the type of trash company this is. Paying the lowest cost and trash service - resulting in broken down homes - overpriced rent and profit for Progress. To this day the issue is not fixed and I don't know how many more strangers in my home it will take before or IF it will get resolved. But this is headed down a bigger path for escalation. I've been renting the same house from Progress Residential for the past 3 years, and it's been a constant headache. The appliances are cheap and outdated. One day, the freezer handle literally broke off just from me opening it. I didn't yank it or misuse it--it just snapped. And instead of taking responsibility, they told me I had to pay for the repair. I have no idea how old the fridge is, but something that breaks from normal use shouldn't be on the tenant. Maintenance is a joke. I've made so many requests over the years, and either the maintenance guy shows up late or the work is poorly done. They patched a wall and left it a totally different color from the original paint. When I asked them to repaint it properly, they said it was "cosmetic" and refused to fix it--so now I'm stuck with a big, ugly patch on the wall. The dishwasher they installed doesn't even fit right. It's loose and wiggles around every time I use it. Some of the doors inside the house have started shifting too, so they're hard to close. The quality and upkeep of this property are seriously disappointing. And if that's not enough, they raise the rent every single year--despite all the ongoing issues! Honestly, if my kids didn't have to change schools, I would have moved out already. Save yourself the stress and look elsewhere. Progress Residential is only interested in collecting your rent. Our home was amazing, until it wasn't. A pipe burst which was promptly fixed but led to the discovery of a bunch of BLACK MOLD! So how did progress respond? They wanted to just reseal the wall, and if I hadn't stepped in and said no that's how they would've handled it. I give them props for putting us in a hotel until the issue is resolved, however, I've had to beg for hotel stay extensions because their workers aren't showing up to finish the job. They've dried out the area but now just want to reseal the black mold back in. I have a newborn with respiratory issues in the home and they seem to care very little about their residents. On move out, I did everything above and beyond what I should have done, including leaving the property beyond immaculate move in condition, and hiring a professional cleaning company as they require over and above the thorough cleaning I did myself. I provied receipts, a video and photos of the property which Progress acknowledged via email. Not only did they withhold the $450 cleaning fee from my refund, when I tried to contact them to resolve it, it took 5-6 emails and all they did was respond with "we have resolved your issue" with no mention of what the resolution was. I would call it imcompetence all the way around. The only time I got great service was during the two years when someone contacted me personally to renew my lease and try to swing me that way. Sadly, I didn't read yelp reviews on this company prior to renting. If you are looking to rent, chances are you'll be renting from a company and not actual homeowners. Unfortunately, this was the best place at a rate higher than we wanted but, it's only temporary. Communication with Progress Residential is horrible. When we looked at the home, we noticed a handful of discrepancies. Before signing the lease, we requested that they be fixed such as the rusted air vent covers, cupboard partially hanging off the wall, and re-caulking of the bath tubs and toilets. None of this was done and we were told to put in a service request after move in. We had a week before we moved in and we completed our application, got approved, paid the first month rent, and were given a time on the move in day to meet with a representative. During that week, we reached out to our move in representative (April Hughes), asked if there was anything else we needed to do before move in. It took her 4 days to respond and the answer was no. Not even 24 hours before move in and we get an email saying that we need to pay the prorated amount of rent either by mail or dropping it off at the headquarters in Dallas, TX. We drove to Dallas because it was an hour away. Our appointment on move in day was 10:00am. I am very punctual and do not like to was my time, let alone others. So, I arrived 15 minutes early. Next thing you know, it's 10:01 so I call. The representative said that she was not going to be there in person and that she will send a code shortly where we will be able to get the keys to the house out of a lock box on the side of the home. Pure laziness is what it is from her and this company. I asked where the mailbox key was and she said I needed to go to the post office. I went to the post office and was told that I have to go through my HOA seeing that we don't own the home. It took 3 weeks but I finally went to the correct post office and was given the key to my mailbox. Once again, pure laziness of the company because one, you did not show up in person let alone call on time of the appointment and two, you fail to let your RENTER know where to get something simple such as the key to the mailbox. Oh by the way, we put in tickets for the discrepancies I listed above and nothing has been fixed. Since we moved in, the A/C was leaking from upstairs to the main floor. When we called it in, someone was here within 24 hours since it was considered an emergency. Long story short, a fuse burnt out and one of the maintenance guys had the nerve to say "you could've fixed it yourself" to my husband. Uh, no sir. We are renting so I'm not going to fix YOUR house. Aside from the burnt fuse, whoever put in the vents left a bunch of crap in there blocking the filter which cause all the condensation for it to leak. They had to come 4 times to get it fixed and it caused water damage in our half bath downstairs. The maintenance man who they sent to " fix" the bathroom did a half ass job. The caulking on the toilet completely peeled off and he didn't recaulk it. He replaced the dry wall and spray painted the walls and left paint splatter everywhere. My family needed a home in a safe area, this is what worked best for us. I did not want to buy because we are only here for 2 years due to our occupations. We've rented a house in Lavon, TX for almost 3 years. Our customer service experience over the last 2 years has been really good. Our house was brand new when we moved in. We had a difficult time negotiating customer service initially, but that seemed mostly our learning curve with a rental company renting out a house. We did have one point where our bathrooms were flooding. We called customer service and they recommended the city's water works dept. The city water works sent a person over to our neighborhood and discovered the builders had blocked off a water pipe. They had them fix the pipe and we were good to go that day. My point is, they are normally here to help and at least guide people in the right direction. We had a couple of issues with our air con late on a weekend. They offered to put us in a hotel room or pay for fans if we had to buy some. Air con fixed next day. Overall, a really good experience. It's bit the same as renting an apartment where the landlord fixes everything, but there is help when you need it. Shout out to the repair crew who was always awesome, by the way. We are off to find another Progress house for our move in June. read more

The customer srevice is horrible. I have had multiple request but the one this week is inexcusible. The temperature has been single digits this week. I sent in an emergency request on Monday mornng that my heat wasnt working. On Tuesday I got an email that they got my request and would call when on the way. It is Wed now and paid somebody myself to fix it. Previous request were that a fence section was repalced and they just left the old broken fence is lying on the good fence instead of getting rid of it. It is making the new fence lean and is not safe. Our pool has been unusable all year - 9 months of complaints and over a half dozen different companies coming out to do nothing beyond toss in a handful of chlorine pellets and take a picture. Progress Residential responses range from "the pool company said they serviced it" (obviously whoever replied can't open video or photo attachments to see that the pool company didn't), or "you need to contact the pool department" (which you can't reach, when they exist, which isn't all the time), or basically silence (because why respond?). Did I mention that we are prohibited by the lease from contacting the pool service company directly? The lease specifically prohibits tenants from doing anything beyond adding water and skimming the surface for leaves and such. And running the pump - when it is working. I figure they don't want to upset whatever science experiment they have going in the concrete and tile sludge pit we're forced to look at in the backyard. Now we are being informed that the pool fee will be going up to cover rising costs. I guess doing nothing is more expensive that you would think. In the future we'll make certain that any lease with amenities such as a pool specify that they are usable amenities. read more

Nothing to write home about but it's a place to live. When it comes to ANY interaction with this company, that's when things go south fast. I will go into some more detailed examples, but to summarize it's like this company is ran by 5 different businesses that have no idea what each other is doing. Trying to get a straight answer from anyone in this company is a long fought battle. 1)While transferring from my first home into my second I almost lost the right to access the home I had signed a lease to. I was given several different dates from their "Customer Experience" team on when I was allowed to moved in. I was then given several docusigns with my lease on it and given multiple sets of instructions on how to complete my transfer into the new home. Through all this chaos and constantly calling on their hour long queues, I was told a few days before my schedule move in that I would not get my house for another week. When I asked why, no one had any idea what was happening. It took a manager over my area to call in and even he had no idea why things had gotten so ugly. I got into the house but it took weeks of me calling and double checking on agents who don't know what's happening and almost seemed trained to lie to your face instead of seeking assistance. 2)Upon moving into this new home I had a minor service request. One of the shower knobs was broken and needed replacing. Now I could go into a whole rant about their service support but I'm leaving a review not a scholarly essay. Long story short, the service member showed up, forgot to turn off our water, flooded the floors, and caused water damage throughout the house. Throughout this entire process, progress support couldn't even confirm with me that we wouldn't get blamed for this damage as the service member didn't go through proper channels to report that he had flooded our floors and I had to put in the request myself. 3)This water damage led to the floors of our house coming up. One bad crack appeared on my bedroom floor. Despite knowing the stress I was about to endure having to call progress, I wanted the floor repaired. The company they put me in contact with was just as unprofessional as Progress. They told me to clear out my entire bedroom so that they could redo the floor. They then failed to show up the entire day wasting my time and labor. Progress couldn't even be bothered to escalate the issue. the agents basically just shrugged it off and said someone will fix it. The contractor finally bothered to return my calls, didn't even acknowledge missing our appointment and pretended like nothing happened. Progress has also never addressed this issue as well. 4)I'm at the end of my current lease and as much as I despise dealing with their customer experience, I wanted to save some time with re-applying to other houses. This was my last straw, though. I attempted to engage in the same end-of-lease process as I've done a few years prior. I was not only given two completely different sets of instructions but I also have three different teams at progress arguing with each other. the home transfer "team" told me I had to cancel the required form to move out of my home so they could proceed with the transfer. My renewal "specialist" and the notices "team" said that if I followed the instructions of a employee of THEIR OWN COMPANY, I would be at risk of penalties if the transfer fell through. I would be punished for following the company's instructions. When asked for alternative solutions or clarifications, I was met with unwillingness to do anything and uncaring, emotionless responses. This time was my last straw. I refuse to fight with a company that clearly does not give a fart for their customers and are too busy collecting my rent on a monthly basis to address a single concern I have. You are being fairly warned whatever you do do not do business with company. It is going to be a nightmare. You will regret it. I'm sitting here in my home right now without a refrigerator. My refrigerator went out Saturday early and the maintenance man came last night just to plug my to different outlets to confirm that the refrigerator has truly gone out but do you think he fixed the problem and gave me a refrigerator to use overnight, no sir no ma'am he did not. I get a message this morning stating that they are ordering me a new refrigerator so remind you I just made groceries over $700 worth of groceries and I have no working refrigerator to preserve my food..... This would be the same thing as if I was a diabetic, where will I keep my insulin? This is unlawful, this is unhealthy. This is unacceptable. Please please please you've been warned if you would like my phone number so we can talk personally and person so I can go over other issues I've had just in these 3 months of being here, I will be more than able to share. After spending 2 years with Progress Residential, all I can say is RUN from doing business with this corporation !!!!! Also, make sure you have a lot of extra cash on hand if you do rent from this dishonest corporation because to make billing easier for them, they will bill you for four months of future utility charges at the end of your lease. If you can't pay for 4 months all at once, they will actually charge you late fees for future bills that haven't even been created yet. Also, make sure you save absolutely EVERYTHING !!!!! Especially make sure you save every payment you make and every penny paid through their system complete with with dates and invoices and screen prints This corporation is less trustworthy than gas station sushi. They will rob you blind through double billing ... Their 3rd party utility payment company is horrible and bills you sporadically. Progress uses the confusing billing process they have created to double bill you and add duplicate charges for sewer, water, and trash. You must prove to them it was paid correctly and if you can't prove it, they will take advantage of you. They will also double bill you for the smart home feature. It is charged both to your rent and to the utility portion of your monthly billing. To keep you from getting your bill corrected, they will put you on hold and just leave you there till you hang up. My record before giving up 1 hour and 36 minutes on hold. If you have any option other than Progress Residential, go with the other option. Progress is everything negative you can imagine about giant rental corporations and they will rob you blind. I only wish they could be given a rating in the negatives. I would also like to add how horribly they respond to maintenance request. This home has a phenomenal back yard with lights and a kitchen and grill and electric power everywhere but nothing worked. Also the fence is severely leaning. As a condition for our move in, we were promised that the fence would be repaired and that the other back yard features would be in working order. All work orders for the back yard were canceled. For the fence, we were told that despite sending pictures and a detailed explanation of the problem, there was not enough information sent to explain what a leaning fence was. If anyone can help me better explain what leaning means and what a fence is, please let me know. read more

My family and I lived at this home for over 3-4 years where do i begin , Cabinets falling apart, Microwave sparking, plumbing issues left and right , Let's not forget the AC going out in 100+ Degree heat in the middle of summer when I had a 2year old in the house and took them forever to get out to "Fix" the issue sadly it was always a temporary fix never an actual fix. The day my parents moved out .. in the short time of moving a load to the new house they were moving into. This house was broken into an stuff was stolen... reported it to progress they didn't offer to reimburse my parents they just continued to charge... So I go to look up a different house last night to see if it's for rent an this one popped up.. so I see it's for sale now (totally not worth 99k) an apparently the house had a fire while progress owned it... Can't help but wonder if it was due to neglected work on progresses part or if it was squatters or even arson.... I would NOT rent from this company ever , You will lose out on time. Horrible company! Avoid at all costs. I am writing this review frustrated and frankly disappointed because I though that my husband and I had found a promising rental company. Instead we found a bunch of automated emails and processes and ZERO help from customer service when we needed them. The company has stolen our $250 holding fee despite leaving the property that we applied for posted for the 5 hours for which we were approved. We decided not to move forward with our approval because we rode by the property in the evening and observed things that made us feel as though the neighborhood was unsafe. We quickly sent the email to inform our customer service representative (or robot because there was no reply). Calling them is a 45 minute ordeal and more than likely your call will not be answered. Emailing is just as unsuccessful. I sent 4 emails over the course of the last 3 days and have yet to receive a reply. I am completely frustrated because it seems as though the company's intent is to lock people into properties quickly with little regard for providing them with ample guidance and customer service. I feel as though I was robbed of my $250 holding fee despite the fact that the property continued to be listed on their website after my application was submitted and approved. My approval was received just 5 hours before I was able to visit the property and observe unsafe living conditions for my family. I would like to have my $250 returned but based on the countless other reviews about the company being a way to just steal money from tenants, I am not holding my breath. Based on their non-existent customer service, I am afraid that if I were to move my family onto one of their properties, I would only be setting us up to be disappointed with the lack of service. i wrote a review the day of my orientation praising Progress due to their team being so hands on and responsive about everything. please do not let that fool you. I haven't been in my home more than 2 months and this has been the WORST experience I've had renting. The home was beautiful during the tour but a disaster once moved. Constant leaks, constant AC issues, flooring issues. Within the first week of moving in the AC went out and we kept getting told it was the filter. (I had just moved in how could the filter be bad if it was supposed to be changed during their pre move in walkthrough). needless to say the filter looked like it hadnt been changed in years. Filter changed ac still not working just for them to continue to send someone every 3-5 days. finally we were told the HVAC had a leak. Home was at 90 degrees still no hotel accommodations was given even though the lease states if the home is deemed unsafe you will be placed in a hotel NOPE was forced to stay in a hot home with a son with severe asthma to the point I had to send him with my mom. AC finally fixed after a month just to have water literally squirting from our floor. after forever they finally start the process to getting the floor done. Once again hotel accommodations was asked for never received even after the company had to put 5 commercial heat blowers in the home to suck up the water causing the home to be 90 degrees once again in 90 degree weather. Oh yeah and the floor still hasnt been fixed. Yet they emailed once the company picked up their heaters after 3 days asking if it was still needed. If I could give this horrendous company a 0, I would! I rented from them for 3 years. Didn't have issues with the house the first year and if there were any, we just handled them. Left the management alone and didn't hassle for minor issues. The last 2 years have been an absolute nightmare! Had a pipe bust under the house and flooded my living room/kitchen area. Getting this fixed was such a problem. After we finally got it all fixed, they closed the case before anyone even came out and replaced the tile! I had to continue fighting them to get this done. They replaced the cushion of the carpet with a cushion thinner than the rest of the carpet. Clearly can see and tell the difference. The kitchen tile is completely different colors now. Had an issue with our AC and the company didn't want to help, even though the house was at 86 degrees inside. Took several calls and complaints before they would do anything. Had issues with our plumbing; was told they fixed the spare bathroom toilet, and we were good to go, even though it took a plumbing company to come fix a busted pipe in the front yard. Had sewage backing up for at least a week before that was fixed. Ceiling was separating from the walls, and we were told that it was a cosmetic issue, nothing we can do. Got an HOA violation for my grass and edging. They added $90 dollars to my rent, even though their HOA coordination section said they were working it. We had been getting rain daily, thunderstorms, had a tree fall on the fence in the back yard and all they care about is when we are going to mow our lawn. Never mind it had been thundering and lightening for days! Work orders are closed before they are even complete. I cannot wait until my lease ends, unfortunately we signed it for 2 years, and are stuck! Luckily it ends in 2 months, and we are out of here! Stay clear of this rental company, they don't care about your issues and put "band aids" on to make it look better! I'm sure when we leave, somehow all the half a** work they did will be our fault and reason to keep the security deposit! I have all the pictures though. I just wanted to update everyone since my initial review. We have officially moved out. We received over $1700.00 in alleged "damages". EXACTLY like I stated before, as soon as we moved out, we would be blamed for the horrible repair jobs and we'd lose our deposit, and I was correct. We received a charge for $450.00 for carpet replacement to the living room, $450.00 for PAINT, $130.07 for "cabinet damages" in the kitchen, $73.38 for cabinet repairs in the bathroom, $50.00 for drywall repairs, $450.00 for interior cleaning, $40.00 for trash in the garage, and $40.00 for trash in the house. They caused the damages to the carpet THEMSELVES. THEY ripped up the carpet and laid thinner cushion in place, which caused our carpet to be uneven. The only paint would have been the touch up paint that ANY rental has to do because of wear and tear. I have no idea where the cabinet damage came from. The cabinets looked exactly like they did when we moved in, all functional and all hardware attached. We patched all the holes when we removed our TV mounts, pictures, etc from the walls. I am not sure what repairs they even had. We hired a professional carpet cleaning and interior cleaner before we left. We paid $400.00 out of pocket for that and left the receipts as instructed on the counter when we moved out. They are claiming we did not supply receipts and that is why we were charged $450.00. There was ZERO trash in the garage or house! A few items were left because they were there when we moved in!!! The only thing on the property was the fence boards THEY left when they FINALLY fixed out fence in July, after a storm in May. I knew this was going to happen to us. But from reading other reviews, seems Progress does this to EVERYONE when they move out. This house has foundation issues, and I reported it back in 2022. I was told it was cosmetic, but now we are being charges for issues they claimed to be cosmetic. I called to speak with someone, and Edwards blatantly told me the lady for disputes closed our case in "error" and she has 2 days to respond to us. I emailed her on August 14th and it is now August 19th. I am pretty sure that is more than 2 days. I have emailed her 3 times with no response. He also could not give me any details on what I was being charged for, specifically. Everything is in code and nothing has a description. I then spoke with Michael, a manager, and he could not give me details either. Told me I need to be patient and wait for someone to contact me. How long do I have to be patient and wait to be contacted. Everything with the disputes is done through email. This company is such cowards, they won't even make a phone call and speak with you. I was told several times there were errors or mistakes made with my case. This company is absolutely the most unprofessional company I have ever dealt with. read more

DO NOT, I repeat DO NOT lease from these people. They are nothing but slum lords. They will not fix anything, and if they are forced to (by constantly calling and complaining) they'll send some idiot who doesn't know how to fix what he's sent to work on and has no tools. It happens EVERY TIME. Garage ceiling is caving in because of old, bowed sheetrock. Their solution? Screw it back up every few months while it falls all over my classic cars. They make you responsible for things like the fence and gates, which is ridiculous. The worst part of it all is that they WILL raise your rent $100 a year. They will cite "market changes" which are BS. Nicer homes on the same street will rent for hundreds of dollars less, and not go up $100 a year. This is by far the worst of the bunch. They are WORTHLESS. Update: Called and asked to speak with a supervisor. They told me none exist. Said they would create a complaint case and someone would call me back. Never did. I just spent $330 to fix the ceiling myself. I wasn't about to pay to have sheetrock replaced so I had them use plywood to secure it. At least it won't fall on my cars now. Paint over mold when you find it in your home, cheap paint in tub that will start peeling first shower! This company ranks right up there with the worst businesses I have ever dealt with. In my case, they "manage" the house next my my own property. Imagine my surprise when I notice a man in my fenced and gated back yard. (My gate has a lock on THE INSIDE to prevent the gate from being opened.) Without knocking on my door or ringing the bell (ring camera), this man casually gave himself permission to enter my property. This, I learn when I go out to inquire what the hell he is doing in my yard, is to replace a few slats of fencing. Which I have no problem with. Just ring the doorbell and ask!! Not only did he not apologize, he told me it wouldn't take too long. Further, I return to my yard later that day to find he has entered my property again and has screwed a larger number of screws into the fence line. Leaving about 10 shiny long screws laying in my yard along the fence line. I have dogs. They could have been killed if they ingested one of these screws. They could have been killed by leaving the yard if they had been in the yard when he entered without permission. Naturally, I reached out to the company for an explanation. Let me tell you, it's a sh*t show. I wasted my time trying to call and speak with someone. I spent a week emailing back and forth trying to get answers. Here's a clue - if a business won't respond with contact information, as in a persons name and a number where you can reach them, there is a problem. Even when asked, they would not give a name or number. I sent a detailed email of the incident. I sent photos of his van, my gate and the screws left on my property. One week and 11 emails back and forth later, their response was "this incident will be reported to the maintenance supervisor". Now I ask you, how would you like to have a rental home next to your home managed by a company you cannot reach out to for a clear trespassing incident? You can't call someone. You cannot email a person in charge to find out how this happened or how to assure me it won't happen again. Now I have to put up No Trespass signs on my gate and fence. I will need to get a Ring camera for my backyard. I will need to put up motion sensors by my gate and back porch. All to have a small sense of security for myself and my dogs.
