10421 Henbane Court (White House / Black Door)…read more 1. Invasion of Privacy from the Neighbors If you are facing the house, the neighbors on the left were extremely intrusive. One incident in particular really crossed the line. I had guests over for an upcoming birthday celebration and asked some of them to leave through the back door so my Ring camera wouldn't record them leaving through the front. Why I chose to do that is nobody else's business. Unfortunately, the neighbors decided to make it their business and called the police. It is broad daylight. 1-2pm in the afternoon on a bright sunny day. I was still asleep when my guests were leaving and I woke up to loud banging on my front door that literally shook the house. I went downstairs while one of my guests was still inside preparing to leave. When I opened the door, there were two police officers questioning me about who lived there and what was going on. I told them I was confused about why they were there, and they explained they had received a call about "possible squatting activity." Apparently, the neighbor called the police because they "hadn't seen me in a few days" and assumed someone was squatting in the house. At the time, I had a backyard tent that had been destroyed in a storm. I left it in my backyard temporarily so I could break it down and throw it away. Because the damaged tent sat in my backyard for several days, they assumed my friends were squatters. What made the situation even more frustrating was that the other neighbor texted me afterward explaining that they thought someone was squatting. If you truly thought something was wrong and you already had my phone number why not simply text me first and ask if I was okay, still living there, or at home? Instead, they immediately involved the police. Our daughters had even played together before this happened, which made the entire situation even more confusing and disappointing. I was extremely embarrassed because it was the first time those guests had visited my home, and suddenly the police were pounding on the door. After that incident, both neighbors constantly watched our house as if they were waiting for something to happen, despite us never causing disturbances. They would remove decorations from our mailbox, the neighbors to the right would open our mail and then return it, and they would monitor us constantly. If I was outside doing yard work, one neighbor would suddenly walk over from the other neighbor's house just to observe what I was doing. Whenever we had family over and sat in our backyard, one of the neighbors would immediately come sit in his own backyard tent and watch us the entire time. Yes, people are free to sit outside, but it always felt very intentional and uncomfortable. The tent was dark enough that you couldn't easily see him unless you looked closely, which made it even creepier. My daughter was genuinely uncomfortable around him. Also, be aware that there seemed to be a strange sense of competition. If you cut your grass, they would suddenly cut theirs the next day. If you enjoy decorating for holidays, expect them to quietly compete with your decorations as well. 2. HOA Communication & Maintenance Issues The house is white and there is no grass along the side of the home, whenever it rained, the dirt would turn into mud and splash onto the siding, leaving orange-colored stains on the panels. We purchased a pressure washer and tried cleaning the siding ourselves, but the stains would not come off completely. I contacted the HOA and explained that we were attempting to resolve the issue, but the panels were stained and, since we were renting the home, I wasn't sure what else could be done if our efforts weren't working. About a week later, a random truck appeared parked in our yard. The worker connected a long hose from his truck directly to our outdoor water spigot. We received absolutely no notice about when they would arrive or what time they would be there. At first, I genuinely thought someone was stealing water until I went outside and asked what he was doing. Afterward, I took photos of the cleaned siding and emailed them in as proof that the issue had been resolved. Later, we received a bill for over $400 stating that we were responsible for paying it. When we called to ask why we were being charged, they explained that our lease stated we were responsible for exterior maintenance. While I understand that responsibility may fall on us according to the lease, the issue was the lack of communication. Why weren't we informed about the cost beforehand to see whether we could afford it or possibly hire someone less expensive ourselves? Instead, the charge was simply added onto us without warning. This felt very blindsiding, especially because the issue was mainly being pushed by the HOA not something we personally considered urgent enough to immediately spend $400+ on.

My property manager ha been changed 3 times in a year. The existing one never replies my emails at all even with some critical requests. 2. They have increased PM fees from 6% to 7.5%, but service is getting worse. I cannot provide inputs or communications in their Portal, but just deposit money for repairs, etc. 3. The repair fees increase significantly because of their outsourcing their maintenance to other local companies so they have multi-layer chargers. Overall, this is not a good company to work with at all.

Kenneth was a super nice landlord for 4 years in NODA, but while I lived there several things…read moreweren't old, yet they were not new and got to be in need of repair or replacement. The refrigerator I had to call and pay service for, it then leaked and warped floor. I wanted my deposits back and bought a brand new over $4,000.00 refrig at Lowe's and had it delivered after Mr. Branham with Trafalgar, LLC picked out which one he preferred for his rental home. When the bedroom ceiling fan died out, he picked out the fan, and I purchased and paid the electrician. The summer of 2023, I think, (lived there February 2021 to April 1st, 2025) the A/C needed attention, and the request was ignored or overlooked by Kenneth and Mr. Branham and after a month of smothering indoors I had a company come out and service the unit for over $400.00 to never be reimbursed. I spent time putting in a raised garden bed, enclosing the front to back yard so dogs would not escape the yard playing. Even had gate closures fabricated and installed at front and back entries of home at porch point so dogs could sit on porch and not run off. I repainted their fading storage shed, mended the white picket fence as well as painted it every so often. When it came time to move out, I had a broken ankle and foot bones. I have had spinal fusion, shoulder surgery, and cervical disc replacement. They had said when I moved in I was welcome to garden and plant, which I did and had been the yard person that last year because neighborhood yard guy was a weirdo. Kenneth and Mr. Branham totally were okay with me mowing the yard and doing things that they usually have done after someone moves out with my broken ankle and foot. The gravel in driveway had sunken over 4 years so I had 2 large 200 lbs. delivered from Lowe's and spread one out in back yard to where I could hardly move the next day. I have Fibromyalgia and Lyme's disease, and they were aware I was sickly when I moved there as I was traveling for Hyperbaric Chamber sessions in Mooresville when I moved in for that first year and a few months. I I also had the worst moving company show up and ended up having to move a lot by myself out of the 3 story house with steps in front and back entries of house. I was worn out, exhausted, having PTSD, panic attacks, and not healing my ankle or foot, but desperately wanting my deposits back. I payed for another girl who never moved in and they never reimbursed that, so it made more pressure to do everything possible to get deposits back. The day of Walk Through I waited until 6ish p.m., only to be finally informed Mr. Branham was at Chef's Table shopping so Kenneth couldn't make it and they would be in touch. That was April 1, 2025. I texted 1 time weeks later to be blown off and when I reached out on 53rd day I was told they were at a funeral. Nothing that I left behind like the ladder, a vacuum for the storage shed, plants, a fold up table I forgot, cleaning supplies, and a few things were never brought up, nor did they reach out after WALK THROUGH. They complained about it in final letter I got that I never would have if I had not made him aware that I know they had 60m days and after that no communication with former renter/client would have them feel as if they did not need to do the Deposit Return, which I never got the deposits I paid for Ms. N. Bowers. They were nice when I lived there but treated me as if I am a dummy and do not know rules. There was also an issue with the neighbor slandering me and misusing her Ring Doorbell 85 feet back in the driveway and over 3 to 8 feet in the driveway recording me and playing games. They were aware and could have told the Family that I had a Trust Fund and could afford to live there when they first started the Defamation, but Mr. Branham did not want to bother. No attorney had time for that so my $20,000.00 worth of treatments at the Hyperbaric Chamber in Mooresville was all undone. There was also an issue when a lady kept going by with her dog and mine jumped the fence 3 times in 2 weeks so I had to put ivy privacy border which wrecked my ribs installing alone. Mr. Branham did not like me having DOGS ON PROPERTY signs butr if you ride by there is now the tallest wood fence I have ever seen and Dog Awareness signs. They definitely discriminated against me once I moved out or they would have had the integrity to reach out as soon as they did the walk through and I could have fetched those things or my friend down the road dying with cancer could have.........the Sunday after I moved they did not "get their guy" to pull trash out. They called me and my friend Big Al with cancer came and did that. That's really taking advantage of my kindness and trying to still be a good responsible person. They took advantage of my goodness and giant wallet. Kenneth is nice but having a broken ankle/foot and them having me do all that work knowing darn well it was a liability I have lost all respect.

My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.
