    If I could give ZERO stars I would!!! I have been a client for several years. It is almost 24 hrs later the ER maintenance still to call or arrive today..... After several calls to customer service and still no results. I expressed my concerns via an email on May 22, 2023, to Amanda Mejia. At that time we discovered additional damages to screens and fence. On last evening, a brick was thrown through the same window, and the fence sustained additional damages. I called customer service last night for maintenance assistance. I received a call back from (704) 318-5163. He refused to provide his name. He proceeded to tell me to go to Home Depot. He also stated, "I'm not coming out there, I'm at home". He also stated he was the supervisor. But the most shocking statement was I don't speak English. I placed another call to customer service to inquire about the process of ER maintenance. The Rep was not knowledgeable about the process. I placed another request for maintenance. As of 10:30 am on the 24th I have not received a call or visit. It is now 4:45pm several calls later still no return call or repair. So much for safety... I have lived in several Progress Residential properties with NO issues. In less than 96 hrs in this property, I have encountered issues that comprise my family's safety with no response from Amanda or anyone else for that fact. Then the totally inappropriate and disrespectful response of the maintenance worker. The lack of urgency from the property managers is ridiculous! I expressed my concerns of the following in a email to Amanda, requested ER repair and I also placed the worked orders prior to the attempted break in 1. I have placed an order to fix the fence (That was broken prior to my move in date. This can be seen on the inspection pictures.

    10421 Henbane Court (White House / Black Door)…read more 1. Invasion of Privacy from the Neighbors If you are facing the house, the neighbors on the left were extremely intrusive. One incident in particular really crossed the line. I had guests over for an upcoming birthday celebration and asked some of them to leave through the back door so my Ring camera wouldn't record them leaving through the front. Why I chose to do that is nobody else's business. Unfortunately, the neighbors decided to make it their business and called the police. It is broad daylight. 1-2pm in the afternoon on a bright sunny day. I was still asleep when my guests were leaving and I woke up to loud banging on my front door that literally shook the house. I went downstairs while one of my guests was still inside preparing to leave. When I opened the door, there were two police officers questioning me about who lived there and what was going on. I told them I was confused about why they were there, and they explained they had received a call about "possible squatting activity." Apparently, the neighbor called the police because they "hadn't seen me in a few days" and assumed someone was squatting in the house. At the time, I had a backyard tent that had been destroyed in a storm. I left it in my backyard temporarily so I could break it down and throw it away. Because the damaged tent sat in my backyard for several days, they assumed my friends were squatters. What made the situation even more frustrating was that the other neighbor texted me afterward explaining that they thought someone was squatting. If you truly thought something was wrong and you already had my phone number why not simply text me first and ask if I was okay, still living there, or at home? Instead, they immediately involved the police. Our daughters had even played together before this happened, which made the entire situation even more confusing and disappointing. I was extremely embarrassed because it was the first time those guests had visited my home, and suddenly the police were pounding on the door. After that incident, both neighbors constantly watched our house as if they were waiting for something to happen, despite us never causing disturbances. They would remove decorations from our mailbox, the neighbors to the right would open our mail and then return it, and they would monitor us constantly. If I was outside doing yard work, one neighbor would suddenly walk over from the other neighbor's house just to observe what I was doing. Whenever we had family over and sat in our backyard, one of the neighbors would immediately come sit in his own backyard tent and watch us the entire time. Yes, people are free to sit outside, but it always felt very intentional and uncomfortable. The tent was dark enough that you couldn't easily see him unless you looked closely, which made it even creepier. My daughter was genuinely uncomfortable around him. Also, be aware that there seemed to be a strange sense of competition. If you cut your grass, they would suddenly cut theirs the next day. If you enjoy decorating for holidays, expect them to quietly compete with your decorations as well. 2. HOA Communication & Maintenance Issues The house is white and there is no grass along the side of the home, whenever it rained, the dirt would turn into mud and splash onto the siding, leaving orange-colored stains on the panels. We purchased a pressure washer and tried cleaning the siding ourselves, but the stains would not come off completely. I contacted the HOA and explained that we were attempting to resolve the issue, but the panels were stained and, since we were renting the home, I wasn't sure what else could be done if our efforts weren't working. About a week later, a random truck appeared parked in our yard. The worker connected a long hose from his truck directly to our outdoor water spigot. We received absolutely no notice about when they would arrive or what time they would be there. At first, I genuinely thought someone was stealing water until I went outside and asked what he was doing. Afterward, I took photos of the cleaned siding and emailed them in as proof that the issue had been resolved. Later, we received a bill for over $400 stating that we were responsible for paying it. When we called to ask why we were being charged, they explained that our lease stated we were responsible for exterior maintenance. While I understand that responsibility may fall on us according to the lease, the issue was the lack of communication. Why weren't we informed about the cost beforehand to see whether we could afford it or possibly hire someone less expensive ourselves? Instead, the charge was simply added onto us without warning. This felt very blindsiding, especially because the issue was mainly being pushed by the HOA not something we personally considered urgent enough to immediately spend $400+ on.

I am currently looking for another home to move to that isn't managed by Progress. They do not put real effort into fixing anything. When I normally have requests they send the same technician, Homar. There has been times when there have been other techs come out but their work has been fine. It is only when Homar comes. Homar came out to look at the kitchen garbage disposal one time and when he reconnected the water, he reconnected the hot to the cold side and the cold side to the hot side. I did not notice until he left. Homar came to my home multiple times after that for other issues and I told him about it. He acted like he could not do anything and like he didn't hear me. It took a different technician when he paid me a visit for a differnt repiar to kindly switch them back. That tech asked me who did this and I told him. He gave me a sideye and said Progress will hire anybody which I am clearly seeing. Now here comes the bigger issue. The patio door also has a sliding screen door. I kept having issues with it coming off track. So Homar went and bought another one. The new one does not sit properly on the track. I can still see outside from some sides of it and it doesn't latch close correctly. Most recently, Homar came on a Tuesday to put the screen back up and it was back down by Wednesday/Thursday. I asked him after he put it back up if the issue is a tenant issue or cause by me because it keeps coming off. I already knew the answer but wanted to see what he would say. Homar said that it wasn't a tenant fault and that the tracking needs to be replaced. I asked him because I have cameras in my home and I wanted it to be recorded. Like seriously! I am 45 years old and it doesnt take a rocket scientist to open and close a sliding door. The screen patio door, the door to my garbage room and the door to my laundry room are very cheap doors. The brackets needs to be replaced which has been said by Homar himself. Instead, they keep coming back to bend the thin metal back and put the doors back up. Homar also just recently put the garbage room door back on track and now the door doesnt close all the way. All of this was mentioned today in the call to Progress. I also asked to have a master technician to come take a look to get to the root of the problem so that I can stop having to call for repairs. Progress charged me $75 today stating that there has been too many work requests for the same patio door. Like be for real! Let's use common sense here! If you have a tenant who keeps having multiple orders for the same issue with the same technician repairing it, why not send out a master technician or a different technicican to look at it. I was told that it could not happen. I was also told that they will take my request into consideration of not having Homar for future requests but they can't guarantee it. WHY KEEP SENDING THE SAME INCOMPETENT TECHNICIAN OUT TO REPLACE OR TRY TO FIX THINGS WHEN HE ISNT FIXING THE ISSUE?!?!? Make it make sense. They are charging the tenant for their incompetent tech instead of trying to fix the issue! And they wonder why I won't renew my lease. This is reason number 9. I am definitely looking for a place as I type. They just lit a fire under me. That is why they have low star reviews. They suck bad!
