    Gaping hole in entrance way of residence.

    Title: Progress Residential Delays Repairing Dangerous Stairs -- Unsafe Living Conditions If you're considering renting from Progress Residential, please read this first. I currently live at Charlotte, NC 28269, in a property managed by them. The entry stairs to my home are broken -- with one step completely missing -- creating a serious safety hazard. I reported this issue on May 27, 2025, and despite multiple follow-ups, it has remained unrepaired for days. This isn't just poor service; it's neglect. I've had to begin contacting housing authorities just to get a dangerous issue addressed. I've also discovered many others have experienced similar delays and unsafe conditions under Progress Residential's management. If you value safety, timely maintenance, or professional property management, I strongly urge you to reconsider. Document everything if you're already a tenant -- and be prepared to advocate for yourself.

    Beware Do Not Rent From This Company: I hate to have to write this bad review but these pass 3 days has been living h*** for me and my family. We have been living in a progress residential property since last year April 2022. Everything was going smoothly at first until we started having issues with our a/c unit last summer June. The a/c lines will freeze up and we have had multiple techs with progress come out and claim to have fixed the issue since last year summer. An here it is summer again the hottest month of the summer. My family and I have been without a/c for 3 days straight now due to one of progress residential service maintenance techs came out 2 days ago to look at it and ended up overcharging the a/c unit when the only issue was the lines keep freezing up like last summer issue with this a/c unit. Now the result from that the a/c unit won't come on at all now nothing is blowing out no cool or hot air come out. We had a second tech come and he put in work order for an outside hvac vendor to come fix our a/c unit and no phone call no show from this vendor also. We have made multiple phone calls to progress just to wait over an hour to get someone on the line. We have spoken to multiple reps and supervisors with progress and nothing has been resolved as we make this review which is going on day 3 of no air in the house and we have two kids in the home with one being a 6 month old baby at that. My babies shouldn't have to suffer like this in the heat the temps inside our home is 93 degrees upstairs and 82 degrees downstairs and that is with 3 fans and a portable a/c unit that the last progress tech gave us to us on Thursday night until someone comes fixes the unit. Oh as for hotel accommodation from progress residential is a whole joke we were told from one of the supervisors we had to come out of our own pocket for the days we stay in the hotel until they get someone out to fix our a/c. Which supposed to been this morning at 8:00am but here it is after 9:00am and no one has called or even showed up again. So here we are left to figure it out on our own again when we it's not our fault that we in this situation to began with. So now our next resort would be to reach out to our lawyer and to contact our local news to see if something can get done because no resident and their family should have to suffer in this almost 100 degree weather with no a/c. But they make sure to get their rent money on time each month but can't make sure to keep up the maintenance on their properties. Progress really needs to do better with their customer service and with hiring service maintenance techs that knows what they are doing when they come out to do maintenance on the properties.

    This company is the most disorganized, money hungry, dodging company I have ever done business with. I rented from them for 6months. From the second day I was there, the problems in the house were never fixed right. The countertops were busted, Drawers broken, cigarette and cigar stench in the garage, and holes all over the front and back yard. I called and emailed at least once a week about fixing the problems. Then the HOA violation notices starting coming in. Turns out I was told from the HOA that I was smack dab in the middle of a maintenance war between the HOA and Progress. It would have cost me nearly 150 a month to pay someone to tend to the weeds and grass problems. PR told me I was responsible for it, even after I showed them pictures from google earth from past years when the problem existed. The management does not return emails and calls, the maintenance guy only does what he is told, and the local reps take messages and "file them" into a server somewhere. I had enough and filed to leave. Now they want to charge me 2 months rent penalty, on top of holding me there for 60 days before I could leave, then now charging me for repairs to the house that I filed maintenance requests for while I was there. Now I moved out and they want to charge me for painting the walls. They weren't painted when I moved in - why is this my problem again?? The district manager and the corporate are amanager hide behind emails and their local reps. Noone was professional enough to even call or come out. This is a home for someone and you guys treated me like a piece of my boot heel. I hope someday someone treats you as badly as you have treated me. Maybe then you will recognize that treating people with respect and courtesy goes much further in your bottom line than the way you did. Underhanded, low, disrespctful, and money hungry. It's all about the bottom line - not the people. STAY AWAY - FAR AWAY. THESE PEOPLE DO NOT CARE ABOUT YOU, ONLY YOUR MONEY.

    Disgusting. Stain clearly evident. Photo doesn't do justice. They wouldn't clean again or replace carpet.
