We've only been in this house for 6 months but so far everything has been great. We've had a few issues pop up. The half bath toilet leaked when we moved in, they fixed it immediately. Our furnace started short cycling, they fixed it immediately. During the snow storm that Charlotte got, one of the gutters pulled away from the roof, they fixed it immediately. That's really all I have to go on so far. The house is nice, the neighborhood is great, we have an HOA but you'd never know it. I'm a little skeptical/nervous when it comes time for a lease renewal, I'm hoping our rate isn't jacked way up. That will determine whether I'm happy or not. So far so good. read more

Christopher Rodgers the technician I did NOT request to come to my property, caused me more stress than relaxation. Almost did not install the dishwasher the technician I DID request to come out had ordered for me. Marcelo Espinoza is a great technician and I specifically requested him when scheduling my service. To my surprise, Christopher Rodgers showed up with no notice it would be a different technician. He then told me I was basically wrong about what was wrong with my dishwasher and bad mouthed Marcelo in the process. I said if he wanted to argue and wasn't going to install the new dishwasher I had been waiting for for a month than I would call the company and he wasn't the tech I asked to come out in the first place. He said "well the new one is here, so I guess im going to install it" Then after he leaves, I get 3 different voicemails about my dog (who I pay rent for and was fully enclosed at time of service), a message about scheduling a another maintenance appointment for my garage door as soon as TODAY without my permission. (I've already taken 3 days off of work for the dishwasher appointments) and one to clean up the debris in my yard that Christopher had filed a complaint...he also never sent me a review request when I get one every time a technician leaves my home so that is why I'm writing my message for invitation homes corporate because this is the only communication I could get. He made me feel racially profiled, incompetent about the issues going on in my own home, and gives your company a bad name by speaking poorly about other technicians. I've lived at the same property for 2.5 years and honestly due to financial issues. I'm going to have to renew and live in this predicament even longer so hopefully invitation homes can figure their stuff out and treat their tenants appropriately. read more

WARNING: DO NOT RENT FROM INVITATION HOMES IN NORTH CAROLINA If I could give zero stars, I would. Renting from Invitation Homes has been one of the most frustrating and stressful experiences I've ever had as a tenant. Since moving in, I've had multiple unresolved issues--broken light fixtures, a dangerously clogged dryer vent, and now a completely broken AC unit during the peak of summer. My home reached over 90 degrees inside, and I was told to just wait. I went a full week without air conditioning while trying to live in this unbearable heat with another tenant and our dogs (who I pay monthly pet rent for, by the way). Maintenance finally scheduled a visit--then canceled it last minute. When they do come, they just take pictures, claim they need "approval," and leave. Then I don't hear from anyone until days later--if at all. It's a complete cycle of neglect and delay. In the meantime, I was forced to spend over $400 on a temporary AC unit and buy multiple fans just to make the house somewhat livable for myself, my roommate, and our pets. Still, the heat and humidity were so bad this past week that the vinyl flooring is now lifting throughout the home. I can't even use the dishwasher, washer, or dryer without overheating the house more. I've spoken to countless representatives and even a supervisor, all of whom simply repeated, "I understand, but there's nothing I can do." I've never missed a rent or pet rent payment. Yet this company clearly doesn't care about its tenants once they have your money. They are slow, disorganized, and show zero urgency in fixing even basic issues. Dear Invitation Homes Team, I am submitting this letter as a formal complaint regarding the unresolved issue involving the trees located at a property owned and managed by Invitation Homes. These trees have grown over onto my property, causing damage and creating ongoing maintenance and safety concerns. Since August, I have been in communication with Patricia Conner regarding having the trees properly trimmed. Despite multiple follow-ups, the issue remains unresolved. The last contact I received from Ms. Conner was on October 3rd, when a crew was sent out. Unfortunately, the work order (prepared by Misty, last name unknown) lacked key information and resulted in the wrong side of the tree being trimmed, leaving the problem unaddressed. This situation has now become worse. The acorns from your tree have caused visible damage to my driveway and vehicles, and my driveway now requires pressure washing due to the debris. Additionally, a second tree in the backyard has extended onto my property and also needs immediate trimming. I have lived in my home for 18 years, and I have never experienced such poor customer service or lack of accountability from Invitation Homes. In the past, similar concerns were addressed within a week, but this time I have received empty promises, poor communication, and no resolution. What kind of neighbor are you. I am requesting: Immediate trimming of both the front and back trees that are encroaching onto my property. Beware of Invitation Homes 1. They want to sell, not provide service. This is most apparent when you become a tenant and no one will communicate with you. And if you are so lucky as to actually get someone after multiple calls, they will be so apathetic and useless you will wish you never wasted your time... and will be writing reviews on Yelp to warn others. 2. If your rent is "listed" at $2000/mo, plan for an additional $3-400/mo in addition to this in *required* fees. 'Smart home' fee (Ring & thermostat); monthly air filters (that actually only come every other month); internet/cable; non refundable pet deposit AND monthly rent; utilities; and any other dreamed up administrative fee they feel justified in charging to your rent. None of this is disclosed until you are sent the lease to sign... and there will be pressure to sign and return ASAP. 3. You will be forced to use their "online portal" to pay your rent. This includes linking a bank account. They do not accept any other method of payment. 4. You will have mandatory "maintenance" visits (inspections). You can reschedule, but you can not avoid them. They will *require* you download the maintenance app to your phone during your walk through as that is the only way to submit a work request. It can't be done online or through the portal... 5. Emergency maintenance like a broken A/C or leaking water heater may take 5-7 days (or longer) before anyone is dispatched to address it. It will get done, but no one is in a hurry. 6. When you go to move out, if you want a shot in hell of seeing your security deposit, you have to provide a receipt of service for a professional carpet cleaning and last 3mo receipts for pest control service. 7. Just find a private rental or reach out to local realtor that handles rentals and save yourself the headache of living in an IH property.. and the hassle of moving multiple times. read more

So here's her review because that's most important to her . The rent is never the same price.Theres are ghost charges that they said would be removed. The charges are still there months later and it shows up as a past due payment. Which will eventually show on my credit report as a negative mark. I'm trying to avoid that and there is no urgency with this Charlotte office. I am also being double charged for renters insurance, the PMs and customer service reps are rude and treat us as we're the ones stealing money.One lady wouldn't even let my fiancée in the office. if you get a response, it takes WEEKS, and when you use to the call back option, they'll let it ring once and hang up. We have lived in a Invitation Home for the past 2 years and have had a mix of good and less than pleasing experiences with them. Our work orders are addressed but not all are in a timely manner and some of the subcontractors that they have hired should be reconsidered. We received an email about a change in portfolio managers and if we had any questions or concerns, to reach out to them. We had emailed a few times and never received any response from them to this day. Thankfully, Lynsey Simmons was able to address our questions and concerns with great knowledge and confidence. Derek James Tyler is the worse maintenance supervisor I have EVER worked with in my whole life!!! He doesn't communicate, follow direction, respond, reply, follow up, call or do any of the things he say he's going to do. Or at least he hasn't done it for us. Why give us your number and say to call you directly with any issues if you don't answer your calls or emails. Nor do you reply back?? It's been a month of no contact from him and I've sent several emails and left several voicemails. It don't seem like he values having great tenants like us. Going on 4 years here, never a late payment, never an issue with neighbors, taking care of the property and identified SEVERAL issues with the crappy remodeling that was done prior to us signing a lease. We tell him we're only available for maintenance visits Saturdays and Mondays but he makes appointment for every other day of the week, even unexpected pop ups when no one is home. Unacceptable! We have been dealing with a back door that is the wrong size for the frame. Already had about 15 techs out to unhinge the door, move it to the left, move it to the right, take off the extra wood added to make the door fit, replace the weather stripping over 5 times, lift up the bottom of the frame with extra wood and just about everything else you can think of. Each one saying the door and frame had to be replaced. We've gotten locked out of the house in the backyard because of a" fix " that was done and I had to shimmy thru the fence to get back into the house. They've left the back door unsecured with the inability to close all the way. In another "fix" the door was stuck and couldn't open. I can't tell you how many hours one of us sat here in the house freezing our bums off while the door was completely off the hinge the entire day!! It's so drafty in here causing us to use the gas fireplace AND turn up the electric heat. I won't even tell you about the $400-$500 gas and electric bills in the fall and winter ugh!!! We get an email saying ticket xyz is for the back door. Then get text saying ticket xyz is for the rotted fence that separates us from 5 hella aggressive dogs. Then we get reminder text with the same xyz ticket number for a pro care maintenance visit. I call and email him several times to understand WHAT the ticket is for so we are prepared and STILL no reply in any way over a week. Three techs said the fence is rotten and need to be replaced. They keep sending people out to add more wood to the wood that is rotten. Make it make sense Can someone help get this door and frame replaced asap please!!! You're spending more money than necessary with all of the unsuccessful attempts to "patch" up things. This company is nothing but a scam. We have had multiple problems with the home that were not properly handled and just band aided. This company has zero interest in spending money to maintain the homes that they charge a ridiculous fee for. The Charlotte office? I am almost positive no one actually works there. Can never get someone on the phone, they say they will call you back but never do. If you email one person you get emails from eight different people all with different responses all adding up to "I am unable to do anything" Back door case has been ROTTING for over a year, door will not properly seal so our energy bill is extremely high, bugs are constantly in our home, oven element broke and started a fire in the oven. Reported it to invitation homes that made us wait over a week for someone to come look at it, then the vendor spent less than 10 minutes in our home and said they need a "second opinion." Fast forward two weeks later with no response on next steps they schedule another appointment two WEEKS later. Not only is the oven unsafe to use due to a chemical fire they make us wait just to say "it can be fixed." The burners on the stove top do not work properly either but they say it is not worth replacing. Not to mention the vendor said themselves the oven is OVER 10 years old and well used. They schedule maintenance visits every six months, but never ask if to pick a day and time that works for you but just expects you to be ready. Want to reschedule? It'll take half a day and three transfers to another department before anything is done. They take notes of things that should be fixed in the home but nothing is ever done. Other issues include; hidden fees in rent, double charging for renters insurance, rent was almost $400 more than listed, crawl space door broken and rotted (observed but never fixed), and to top it off mold in the HVAC unit. They sincerely do not care about their clients or their properties, we really are a number paying them. Our AC unit is once again not working - this will be I believe the 3rd or 4th time we've had to have it serviced and this is strictly on AC not the HVAC unit as a whole which was serviced for heat issues numerous times over the winter. I could cry out of frustration with this company and will honest to god never sign a lease with them again. I'm sure I'll get a message from someone at the company after I post this wanting to make it better, which I appreciate, but that only works for 1 week with this company and then they go back to treating you like complete garbage. HORRIFIC EXPERIENCE! Moving into the home is a breeze; definitely a 'wolf in sheep's clothing'. If your repair is costly they will put a bandaid on it or simply leave you, HOT. My family went without A/C from July 27th-Sept 2nd. Temps were over 90 in NC for several weeks. My children started the school year uncomfortable and hot as the 3 A/C portals provided only put out air in the immediate space it was placed. Please note the home over over 2000sq ft. I was not able to cook meals for my children on the stove nor dry laundry for over a month. Invitation sent out 2 companies, multiple techs over this period but no resolve until 9/2 as 'the repairs were under review'. Despite repeated request there were no calls or emails from management. My family received 1 weekend stay at a hotel during this entire ordeal. My tone has always been pleasant and I've never responded in a disrespectful manner as I simply wanted the issue fixes and to be compensated for their lackadaisical response or lack thereof. After physically going to their office on 9/3, I learn on 9/5 that they want to offer 150 credit towards my rent.....I'm sure I spent that at the laundry mat drying clothes for my children this past month. Please note I begged for these portals and hotel stay, no one ever called me to offer these services to us. Ironically, I received 3 phone calls after my work order was closed requesting to pick up the portals.....I thought to delay this as they did my family but unlike Invitation Homes, I care about people and didn't want another desperate family to go without. I have roughly 20 emails to validate this. It is clear to me why the office only sees renters by appt and is locked down. I understand companies need bids, 2nd opinions, etc but what I don't understand is how you don't care enough about your tenants to at a minimum communicate with them in real time nor provide adequate resolve on the back end. i have been trying to obtain my $1,400 security deposit refund from my local office here in charlotte since the beginning of November and this has still not been resolved. i have called multiple times for months and every time have been told that my "call will be prioritized" and that a message will be left with one person or another (a different person every time, never one consistent person handling an issue at this place) and that i will receive a call back, and it never happens. i never received my originally mailed check although i left my forwarding address as requested. so i asked that a new one be issued to the local office for in person pick up, and since then i have not been able to get in touch with anyone to simply confirm that the check has arrived so that i can come pick it up. how will you resolve this? i worked very hard, alone, at 7 months pregnant, to do everything i possibly could concerning maintenance and repairs to get as much of my security deposit back from this company as i could, and after doing MY due diligence have been unable to receive the money that i let this company hold onto during my lease, and that is now OWED back to me. yelp is my last resort since it is virtually impossible to get a call back from you guys, so i would really appreciate a response from someone who will actually be able to resolve my issue and not just say they're "escalating it" to yet another person. my experience overall with this company as a tenant (for two years) was already less than satisfactory, and i was not surprised at all to learn about the class action lawsuit that needed to be settled for junk fees and unethical practices. this is just the cherry on top for me. read more

I'm currently living in one house and they are in charge of rent, maintenance, etc. I am disappointed of their staff and service. Their customer service is NOT FRIENDLY at all. They need to be more organize with their paper work and not take it on renters for whatever is going on. I was without AC for almost more than week; they haven't finished all the work orders; my dishwasher, which they supposedly fixed, is still leaking water; they haven't painted the smoke stains in the kitchen, and the list can go on. The only nice people we have met so far were the first lease guy, the one that gave us a tour, and one of the maintenance workers. Whenever we talk to any of their customers service employees, we ended up having a really bad they because they are very unfriendly and make you feel uncomfortable.
