My review to express my disappointment regarding the condition of the home I recently rented through Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response. Sincerely, Cheryl Ann Snyder-Samuel Charlotte, NC read more

They advertise homes in communities with amenities. But won't upkeep those amenities. Their website is basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves. read more

I am extremely disappointed with my experience with Invitation Homes. This has gone far beyond a simple maintenance issue and has become an ongoing failure in communication, accountability, and customer service. For approximately two months, I have been dealing with HVAC issues. At one point, my two children, both under the age of 5, and I were left without AC for approximately three weeks during a heat advisory. Which caused severe health issues for me, despite expressing this NOTHING! I repeatedly contacted Invitation Homes seeking assistance and accommodations. Week after week, I was told that my request was being "escalated," that it was being treated as a priority, and that nothing could be done until a property manager approved it. I was repeatedly told that a property manager would contact me. To this day, TWO MONTHS LATER, I have still never received a call from a property manager to get this issue resolved. THERE IS NO URGENCY, but they're urgent to file evictions . What has made the situation even more frustrating is that late fees have been added to my account, which have prevented me from being able to pay my rent in full. I was told that the late fees would be removed, but they still remain on my account. I am WILLING AND ABLE TO PAY what I legitimately owe, but I have been trying to get the incorrect/disputed fees addressed so that I can make my payment. I was promised concessions on rent during our outage, that hasn't happened. Instead of receiving the promised follow-up or having the issue resolved, I am now receiving court documents regarding my account. I have made weekly calls. I have spoken with multiple agents. I have repeatedly been told that my situation was being escalated and that someone would contact me. I have done my part to communicate and try to resolve this matter, yet I am still waiting for someone in management to actually speak with me. I understand that issues can happen, but leaving a family with two young children without AC for weeks during extreme heat, failing to provide meaningful accommodations or timely communication, adding fees that I was told would be removed, and then proceeding with legal action while I am actively trying to resolve the balance is extremely concerning. I am not refusing to pay my rent. I am asking Invitation Homes to communicate with me, address the outstanding HVAC issue, correct the fees I was promised would be removed, and work with me to resolve the account. Two months of weekly calls should not be necessary for a tenant to get a property manager to return a phone call. read more

I agree with all these one star reviews. Moved across country last month and it is a nightmare dealing with getting information. Have 13 more payments on rent then good bye. Also, conserve jacks up prices so much more than what you would pay. Invitation homes charging us 154.00 for 2 months of trash after they said trash can be In our name and that trash cost is 60.00 for three months. Explain the math and fraud on this. But on rent day today, it's on my bill.. um no. Spent 45 min and attitude from them to get it off bill. On bill it said back charge which means they didn't pay their bill before we moved in and tried to charge us for it. So can't wait to be done with them!!!! Have to check what you're being scammed for. No wonder they got in trouble just two years ago for same thing of junk fees etch. F em read more

Updating my review to say that nothing has changed. That astronomical water chargeback is STILL on our account this month, and no one cares to do anything about it. That, or they're totally incompetent and don't know how to fix it even if they wanted to... I don't know which is worse, but we can't wait until our lease is up so that we never have to deal with this office again. read more

We've only been in this house for 6 months but so far everything has been great. We've had a few issues pop up. The half bath toilet leaked when we moved in, they fixed it immediately. Our furnace started short cycling, they fixed it immediately. During the snow storm that Charlotte got, one of the gutters pulled away from the roof, they fixed it immediately. That's really all I have to go on so far. The house is nice, the neighborhood is great, we have an HOA but you'd never know it. I'm a little skeptical/nervous when it comes time for a lease renewal, I'm hoping our rate isn't jacked way up. That will determine whether I'm happy or not. So far so good. read more

I had a very disappointing experience working with Aujahnae McMillan. Throughout our interactions, there appeared to be a lack of communication, professionalism, and property management knowledge. Rather than listening to concerns and working toward a resolution, conversations often felt argumentative and unproductive. What was most concerning was receiving another person's information via email by her. This raises serious concerns regarding privacy, confidentiality, and the proper handling of resident information. Sharing personal information with the wrong party is a significant issue that should be thoroughly investigated. I previously submitted a review regarding my experience and later noticed it was no longer visible. While I do not know the reason for its removal, I felt it was important to share my concerns again elsewhere. I do not believe Ms. McMillan is currently suited for a resident experience role without additional training and oversight. Residents like myself deserve professional communication, accurate information, and confidence that their personal information will be handled appropriately. I strongly encourage management to investigate this matter and take appropriate corrective action to ensure similar issues do not occur in the future. My AC went out on Thursday, May 11. Vendor came by to check the system and said the compressor has to be replaced. Invitation homes requires the vendor to electronically submit a quote. However, the system will not allow the vendor to submit the quote for some reason. One of the most unprofessional business organization I have had the misfortune to do business with They have not empowered any of there employees to solve issue the either tell you use one of the multiple apps they have for different issues. They will not let you speak to anyone who has a he power to resolve issues. They list a local office you can call all four times someone from somewhere far away. Each time the said the local office was probably too busy. Every-time I was put on to wait for a property manger (hmmm sounds like someone with authority to resolve issues) each time when the person picked up the were not a property manager and when I asked to talk to one I was told they would have one call me back. Still waiting for my call. Have been in the home for over two months and still waiting for my key fob for pool which asked for the first week. We been promised by at least three different people that it was being worked on. When I moved there was no garage can for trash service. I was told oh just call the city even though I am supposed pay with my lease payment. After four weeks I determined the city does not pickup in our area only private service. I called and ordered service. Two weeks later a mysterious can from another service showed up. Had to call and talk to two different people to insure that I was not charged for the second service. Still waiting for them to repair leaky windows though two different companies have been out measure. No screens so you can open windows and let fresh air in. Looks like we will miss the entire pool seasons even though we are going through a tremendous heat wave as the pool close after this weekend. Oh well maybe next season just before my lease is up. Nightmare experience leasing from this team. You will never really have a point of contact or a way to get assistance with anything at all. It took 4+ months for our tub to be resurfaced after it cracked and started leaking shortly after we moved in. After it was finally approved for repair (7 technician visits later) we were actually charged for the repairs the following month. After sending over the lease documents, they removed the charge. After a pet death last year, we signed a pet removal addendum and still have the third pet on our portal listed. We actually use Xfinity internet and WiF, and the company shipped us an AT&T box with no notice and we have paid for years worth of AT&T service that we have not once activated or plugged in. It's too much effort to get assistance so it's honestly easier to just pay. Our windows don't open. Our ceiling is cracking and falling apart. Our fence has been falling apart as well. Whenever we submit a maintenance request, I get a notification to schedule, and when I click the link to schedule, there are never any appointment times available. Invitation homes needs to really research the resident experience and touch points. Communication is non existent. I do love our house and yard. The location is the only reason we stay for now. Also, our renewal increase is over 13%. Averages right now are 0-5% industry wide. Get this - we also had a mid-year rent bump increase included in our last lease. Signing a longer lease-term will not help you. I do recommend deeply looking elsewhere for a home to rent if you are needing care, a pleasant resident experience, or professional service. There are a lot of hidden fees. I'm sure this will change soon with the push for fee transparency. We also received a random settlement earlier this year from a lawsuit. I'm thinking these aren't new issues? This leadership team and management must have genuinely no industry knowledge or experience. Maybe they are aware and it's just not a priority which is disappointing. read more

Been in their home a month now!!! It's a living nightmare dealing with these people! They charge you for things that you don't use or have! Why would I have a charge for gas and my home don't even have gas connected. It'll be connected at the end of this month (sept) but CONSERVICE (3rd party) is sending me a bill for gas, foh! Invitation is a horrible place to rent from, even trying to pay rent. They don't come out and take your payment neither do anyone in the CHARLOTTE location answer phone calls or emails! Like who can we really talk with? They threaten to take me to court due to they left the lawn growing out of this world and once I moved in, it wasn't even 30 days they were trying to threaten me with filing papers. It was on you guys to up keep the lawn!! They want to charge you for everything! I can mantain my own water lights and gas. I don't need a 3 rd party and they give you all these charges and you don't know where they came from! You can never get a hold of anyone as far as this rental company! Don't walk RUNNNNNNN AWAY! once my lease is up I'm gone and I wouldn't advise nobody to rent through them! read more

Trustpilot reviews Thanks for your review! Invitation Homes logo Invitation Homes Your review is pending.Read more Michelle Maldonado 5 reviews US Rated 1 out of 5 stars Invitation Homes is a SHAM! Although there are already numerous negative reviews...I felt inclined to share my experience as well even if just to save someone else from the headaches/he'll renting from Invitation Homes will cause. We have been LOYAL tenants for over 6 years now and have always made sure to put in work orders for maintenance promptly, as the hone we rent is older and constantly seems to have issues. This past winter our heat went out and it took almost TWO months for them to fix it! I have a medical condition making it difficult to maintain my body temp, which they are aware of. We were credited $500. Nevermind we had to purchase space heaters and confine ourselves to one room at night just to sleep! A month ago I put in a work order for rotting around the shower area along the baseboard. We have always had rugs down and shower curtains in place and done everything cheaper vent water from going outside but as I previously stated this home is very old and had barely any updating prior to us moving in. The towel rack had fallen off a couple of months after we had moved in and the drywall behind it had never been repaired/replaced but we never messed with it as we had hooks behind the door and figured we would have it repaired before we ever decided to move out. The towel rack had continued to fall off d/t the drywall so as a safety precaution we chose not to put it back up at this time. Well when I went to pay the rent this month what do you know...a $605 charge for bathroom repairs! Now mind you we NEVER even put in a request for the towel rack, only the floor. The scam husband/wife who did the floor took it upon THEMSELVES to put up a new towel rack! We never asked for that nor was it ever included on any work order which is why it is so unbelievable to me that Invitation Homes would have approved that! If contractors or so-called contractors are allowed to come in and do whatever they want well then they could have just easily walked around the entire house and found random things to 'fix' and charge for! There are so so many other things I could tell you about that have happened over the years and all the ridiculous things they make you pay for every month but of course that would require much more space lol! There is a reason Invitation Homes has already been sued by the government and also why they have such poor ratings on every single rating site. Do yourself a favor and steer clear of this sham of a company! read more

Christopher Rodgers the technician I did NOT request to come to my property, caused me more stress than relaxation. Almost did not install the dishwasher the technician I DID request to come out had ordered for me. Marcelo Espinoza is a great technician and I specifically requested him when scheduling my service. To my surprise, Christopher Rodgers showed up with no notice it would be a different technician. He then told me I was basically wrong about what was wrong with my dishwasher and bad mouthed Marcelo in the process. I said if he wanted to argue and wasn't going to install the new dishwasher I had been waiting for for a month than I would call the company and he wasn't the tech I asked to come out in the first place. He said "well the new one is here, so I guess im going to install it" Then after he leaves, I get 3 different voicemails about my dog (who I pay rent for and was fully enclosed at time of service), a message about scheduling a another maintenance appointment for my garage door as soon as TODAY without my permission. (I've already taken 3 days off of work for the dishwasher appointments) and one to clean up the debris in my yard that Christopher had filed a complaint...he also never sent me a review request when I get one every time a technician leaves my home so that is why I'm writing my message for invitation homes corporate because this is the only communication I could get. He made me feel racially profiled, incompetent about the issues going on in my own home, and gives your company a bad name by speaking poorly about other technicians. I've lived at the same property for 2.5 years and honestly due to financial issues. I'm going to have to renew and live in this predicament even longer so hopefully invitation homes can figure their stuff out and treat their tenants appropriately. read more

Nickel and dime approach to property management with minimal contactable customer service. A charge for everything. In order to get any form of maintenance or action will take at least 5-7 attempts and months of work for adequate results with very limited competent communication. Services that are advertised as part of the home are very hard to acquire and will more than likely come with another fee and waiting period for invitation homes to provide. Examples: The first house we started to lease in nc while we were living in Florida prior to moving was in a totally different location and neighborhood than what the description on the website stated. That should have been a red flag from the beginning. When we found the house we are in we immediately contracted an exterminator at our expense as the house was fully infested when we moved in. The exterminator suggested that the house be checked for termites as there are numerous signs of activity. Invitation homes said they don't deal with exterminators until there are maintenance issues as a result. A simple drawer in the kitchen took 7 visits until a tech Patrick came and was able to actually fix the issue. The toilet in the upstairs bathroom did not have a wax seal it took me calling multiple times to get maintenance to fix the issue while not being able to use the bathroom during the whole time to avoid damage to the property. The mandatory air filter monthly charge would either not send the correct size, amount of filters, or not at all after numerous complaints of said issues. The advertised community pool, you guessed it another undisclosed fee that I have been trying to figure out what the fee is and process for over two weeks so far. There are so many items to mention that are symptomatic of a corporation that does not communicate properly and has a primary focus to maximize profits as opposed to providing customer service or care for its properties. The whole experience with invitation homes has been a headache and catastrophe from the beginning. I suggest trying to find another location with a different management company. read more

WARNING: DO NOT RENT FROM INVITATION HOMES IN NORTH CAROLINA If I could give zero stars, I would. Renting from Invitation Homes has been one of the most frustrating and stressful experiences I've ever had as a tenant. Since moving in, I've had multiple unresolved issues--broken light fixtures, a dangerously clogged dryer vent, and now a completely broken AC unit during the peak of summer. My home reached over 90 degrees inside, and I was told to just wait. I went a full week without air conditioning while trying to live in this unbearable heat with another tenant and our dogs (who I pay monthly pet rent for, by the way). Maintenance finally scheduled a visit--then canceled it last minute. When they do come, they just take pictures, claim they need "approval," and leave. Then I don't hear from anyone until days later--if at all. It's a complete cycle of neglect and delay. In the meantime, I was forced to spend over $400 on a temporary AC unit and buy multiple fans just to make the house somewhat livable for myself, my roommate, and our pets. Still, the heat and humidity were so bad this past week that the vinyl flooring is now lifting throughout the home. I can't even use the dishwasher, washer, or dryer without overheating the house more. I've spoken to countless representatives and even a supervisor, all of whom simply repeated, "I understand, but there's nothing I can do." I've never missed a rent or pet rent payment. Yet this company clearly doesn't care about its tenants once they have your money. They are slow, disorganized, and show zero urgency in fixing even basic issues. Do yourself a favor: Avoid Invitation Homes at all costs. This company does not care about your safety, comfort, or well-being. You deserve better. read more

Update - Attention Casey E. - I do not have a message from you. How will this be resolved? I try to message you and it's giving me an error. Dear Invitation Homes Team, I am submitting this letter as a formal complaint regarding the unresolved issue involving the trees located at a property owned and managed by Invitation Homes. These trees have grown over onto my property, causing damage and creating ongoing maintenance and safety concerns. Since August, I have been in communication with Patricia Conner regarding having the trees properly trimmed. Despite multiple follow-ups, the issue remains unresolved. The last contact I received from Ms. Conner was on October 3rd, when a crew was sent out. Unfortunately, the work order (prepared by Misty, last name unknown) lacked key information and resulted in the wrong side of the tree being trimmed, leaving the problem unaddressed. This situation has now become worse. The acorns from your tree have caused visible damage to my driveway and vehicles, and my driveway now requires pressure washing due to the debris. Additionally, a second tree in the backyard has extended onto my property and also needs immediate trimming. I have lived in my home for 18 years, and I have never experienced such poor customer service or lack of accountability from Invitation Homes. In the past, similar concerns were addressed within a week, but this time I have received empty promises, poor communication, and no resolution. What kind of neighbor are you. I am requesting: Immediate trimming of both the front and back trees that are encroaching onto my property. Contact information for your insurance department to address damage caused to my driveway and vehicles. A written confirmation of when the work will be completed. read more

Beware of Invitation Homes 1. They want to sell, not provide service. This is most apparent when you become a tenant and no one will communicate with you. And if you are so lucky as to actually get someone after multiple calls, they will be so apathetic and useless you will wish you never wasted your time... and will be writing reviews on Yelp to warn others. 2. If your rent is "listed" at $2000/mo, plan for an additional $3-400/mo in addition to this in *required* fees. 'Smart home' fee (Ring & thermostat); monthly air filters (that actually only come every other month); internet/cable; non refundable pet deposit AND monthly rent; utilities; and any other dreamed up administrative fee they feel justified in charging to your rent. None of this is disclosed until you are sent the lease to sign... and there will be pressure to sign and return ASAP. 3. You will be forced to use their "online portal" to pay your rent. This includes linking a bank account. They do not accept any other method of payment. 4. You will have mandatory "maintenance" visits (inspections). You can reschedule, but you can not avoid them. They will *require* you download the maintenance app to your phone during your walk through as that is the only way to submit a work request. It can't be done online or through the portal... 5. Emergency maintenance like a broken A/C or leaking water heater may take 5-7 days (or longer) before anyone is dispatched to address it. It will get done, but no one is in a hurry. 6. When you go to move out, if you want a shot in hell of seeing your security deposit, you have to provide a receipt of service for a professional carpet cleaning and last 3mo receipts for pest control service. 7. Just find a private rental or reach out to local realtor that handles rentals and save yourself the headache of living in an IH property.. and the hassle of moving multiple times. read more
