We used Sunnon Property Management for several. They charged us $189 per month and claimed they would check on the property regularly to make sure the tenants were taking care of it and would let us know if that were not the case. upon move out we were given a repair bill of $8200 in damages. Sunnon managed an investment property of mine for a little over a year and the experience began poor and ended badly. Chris Claflin immediately reneged on his 42 day rental guarantee after taking 60+ days to find a tenant for my property. When I asked for an e-mail confirming the intent of his guarantee he refused and stated, "real estate agents get in trouble for providing legal advice and trying to summarize a legal document can sometimes be construed as providing legal advice." This seemed off, as we were discussing a company guarantee, not a legally-binding contract. He did, however, offer a small credit to my management fee for the "confusion". Property inspections were of poor quality and not regularly spaced. I also constantly had to remind Chris that I was missing my inspections. I paid for 4 inspections, I received the first immediately when the tenant moved in (of no value as the unit had been vacant previously), the second came 5 months later, the third 3 months after that and the last about 3 months after that. Communication was very poor. I was initially not provided a point of contact, besides Chris, and the main office number. All calls went to voicemail, and I typically did not get a call back, so I was required to call multiple times to get assistance. E-mails were also very slow in response. Towards the end of our partnership he did provide another point of contact, unfortunately this contact was equally difficult to reach, and incapable of resolving questions without having to ask and call back. Repairs were handled simply by calling Blue Chip Maintenance - without any additional quotes. I was charged very high amounts for minor repairs ($200 to swap a wire on a circuit in the breaker panel, $500 to nail up a vinyl soffit channel that was damaged). When I asked about how they solicited prices, I was told they have a handy man, and if he can't do the work they just use Blue Chip, which I felt was a weak answer. Yet again I find myself wishing negative stars could be awarded via a review platform. Let this be a warning to all other potential tenants: Do not waste your time with a property marketed by Sunnon. Like many other reviews have stated simply getting anyone to answer the phone or an email is tantamount to summiting Mt. Everest. When you do finally ascend through the clouds to get a person on the phone, you feel as if listening to the elevator music while on hold drained less braincells. Sunnon will hold you to some unattainable standard of criteria to get approval, all while ignoring their own posted criteria, but only informing you of this after taking your application fee. Then they will disappear with the wind and answer your caterwauling no more. It leaves nothing to the imagination figuring out why they had to downsize from 11 employees to just 5. With a reported revenue of less than 300k in 2021. In a time when real estate is the hottest commodity available currently, I can't fathom why they would treat people the way they do. One article cites them as being one of the best property management companies in Charlotte for 2020, yet notes their small stature in relation to other companies on the same list. For my wife and I's situation, I had a government subsidized student loan showing in collections on my credit report. Yes, I was a very bad boy in my younger years. After working for the last year to repair my credit, bringing it from a 530 to over 680 across all 3 bureaus, this was the last loan standing. I have had pending rehabilitation paperwork in with the US Dept of Ed since September of 2021, but thanks to President Biden's executive order on the stay of student loans, this program had not started. When initially denied for a property application, my wife and I took savings given to us from our wedding in 2021 and paid off the account in it's entirety at the suggestion of Sunnon's own 3rd party application team at Resident Research. Side bar: The other reviews mentioning "Mady" and her ineptitude are spot on. Be sure to be nice and relaxed before initiating any form of communication with this person. After submitting payoff documentation, again as noted by Sunnon's application criteria page on their site is required for proof of debt payoff, we were STILL denied. When asked why it wasn't accepted, we were still told it was showing in collections status. I paid for an Experian Premium membership and refreshed my own report and submitted that. This new report showed 0 accounts in collections and the US Dept of Ed accounts as closed. Still. We were denied. After escalating things up to Chris Claflin, we were then told that past collections accounts prevent us from being approved. This is not noted anywhere on their website. Now. I know private businesses are allowed to uphold their own application criteria for property they are contracted to market. I get it. However. Once you formulate a criteria, you should probably stick to that criteria for any and all applications. Not arbitrarily make it up as you go along. The team at Sunnon also employs other marketing tricks such as removing a listing from the web only to shortly re-list it in an hours time so it shows up as "new listing" generating buzz. We watched it happen 3 separate times with this property we applied for. It makes one wonder how every other rental listing we have toured is gone in less than a weeks time, yet this property stays vacant...almost as if the property management company can't manage a property out of a wet paper bag. read more

This company is fraudulent. They have you apply for an "available" property, pay the fee and have your credit checked, and then pull the property claiming someone else rented it. This house was on the market for over 2 months and they claim someone applied and rented at the exact same time as me? Ok...sure lol. They are in the business of stealing people's money and committing fraud. I wouldn't recommend this company to anyone- leasing your own home or looking for a rental. We are very disappointed with Sunnon as to how they approve or deny applicants. I guess their standard is very high. no wonder the house we applied for has been in the market for 60 days and 133 contacts. We have been approved with two other property management except for them. They are very strict with their policy, wont bend them. No consideration. They wont even call you to ask for reasons. Will just rely upon what has been reported to them. Do not rent from these people! I'm writing this review in hopes that we can save at least one family from going through what we are going through. When we started renting though this company, we had a bad feeling about them. They NEVER answer their phone. Ever. If you leave a message there is a very slim chance that they will call you back. But anyway, getting to the reason that I'm writing this, we had a tenant with them, and they make a demand for cleaning things while everything was perfect cleaned, and even without our acceptance they bring some unprofessional guys to break our blinds and other damages to the house. Then billing you with some none sense ! Also asking to replace all detectors and other things asking for some none senses as well! They keep billing you for no reason and trying to make money out of your pocket for any reason that you could imagine ! They are some frauds and don't deserve even one star I've forced to give them any ! Please don't make the same mistake that we did. read more

They always find something wrong with the property and expect you to fine immediately but when it's their turn to acually fix something they drag there feet and Chirs comes up with the most ridiculous excuses! He never answers his phone and it's a couple days until he gets back to you. read more
