Do not use this company unless you want an incorrect report. The inspector that inspected our crawlspace reported "Possible Evidence of Friable Asbestos". Then hides under the guise of "not being a contractor"but then blows up an entire deal. The "Possible Evidence of Friable Asbestos" after further inspection by a qualified contractor and crawlspace specialist turns out to be plaster! He didn't even go under the house! This inspector should be fired. Terrible experience I don't suggest using this company. Will be filing a complaint against this company with DPOR. read more

I have waited a few months to write this review hoping that a reason would come along for me to understand how so many things could be missed in one home inspection and I would put my complant to rest, but that never happened. My husband and myself assisted my son and family with their home setup as they were living overseas in the military. They purchased their home from video walk through and totally trusted their real estate agent, the home inspector and a handiman hired by the agent to help them. The report looked beautiful and very professional but it was so wrong and misleading on so many levels and there were so many things overlooked or reported in error. Numerous cookie cutter comments suggesting further services to protect this "professional" inspector. These are some of the obvious missed items. The inspector miss that the electrical outlets in three of the four bathrooms did not work? Somehow they were all linked to one GFI outlet and not wired correctly. Not like he had to move a couch to get to them. How did he miss that there was no hot water in two of the three bathtubs? This alone was a big repair job due to the age of the home and lack of parts. How did he miss the rodent activity in the attic that cost $7000 to make it so kids could live in the house. Broken doors and lock and water leaks. A corroded fan in the heating system (I am not 100% sure of all this as I live in Florida and our heating is different) but this was $1700 to fix and obviously missed. I could go on and on. Though some of the work they needed done was cosmetic and my son and his wife were well aware of all of that going in, but the amount of major issues overlooked just to get the report written were so bad and uncalled for, that it was insane. The inspector was a man named Ken (I will leave off his last name). I called the Procraft office twice and spoke to a woman named Karen and she told me to file a claim as there is such a thing as insurance to protect the inspectors from errors that cost the homeowner. WHAT?? A wasted $750 on the inspection and about $12,000 worth of repairs that my son should have known about prior to agreeing on the home purchase. It was one disaster after another after closing. We ended up with handimen, plumbers and electricians helping us and what do they all say...."we have the worst inspectors here in this area, not like the old days when they took pride in their work". Maybe Ken should seriously think of another career or retirement as people depend on his services when they make life changing home purchase committments based on the report of what is supposed to be an expert inspector. read more

I used procraft to do house inspection for the purchase of a home. Price is expensive $425, job was done simi-thorough, Agent Carl did not go over in detail of major issues with images or point out the problems while on site or the gravity of the repairs. Agent was not very open to answer questions or concerns while inspecting, just wanted to finish the job and be done. He did not use latter to inspect roof, which is the major cost of the house. Agent simply verbally tells you what is wrong that he found while on site. There for I do not know the extent of damage to the house until looking over his report, even then I do not understand how severe the damages are. read more

I am a Realtor, and I have worked with Brad on several transactions. The latest was when my husband and I were buying our primary residence. Brad was easy to reach on the phone to make the initial appointment, and when we had to reschedule, he was understanding and flexible. The day of the home inspection he arrived early with his colleague and started on the exterior inspection. Moving indoors, they split up and were able to complete the interior inspection efficiently and quicker than if there had only been one person doing it. Brad answered our questions throughout the process, and explained their findings in detail at the conclusion of the report. We had a great understanding of the issues that needed to be addressed, and other items that might come up in the future because of the age of the house. A couple weeks after we moved into the home, we smelled gas near the gas meter. We called the gas company and the rep told us that there was a gas leak on our side of the meter, and they disconnected the gas and said we had to have the repair made before the gas would be turned back on. Our plumber explained that the leak was from a corroded pipe going from the meter to the wall of the house. The pipe fell apart as he attempted to move it, so it was really bad. Since we had just had the house inspected a few weeks earlier, I contacted Brad to find out if this type of thing was something that should have been addressed on the report. I sent him pictures of the issue and info from the plumber. Some of the pipe was visible, but there was also a PVC sleeve on part of the pipe. Brad said it probably wasn't something they could have seen from their visual inspection. But, even though he thought that is wasn't anything they could have found, he offered to pay the invoice for the plumber. He went above and beyond to make sure things were right, and even though he wasn't at fault he insisted on helping us pay for the repair. He is a stand up guy, and it's an honor to do business with him! read more

It's sad that I have to write a bad review. Promoted as Veteran Owned, but doesn't take care of Veterans.. We used ProCraft Inspections for our house that we bought. We were buying a house sight-unseen (found the house after we were already here for house hunting) In the beginning we thought we did everything right. We expressed our concerns, what we were worried about, asked for an inspection as if the inspector was buying the house as their own.. Inspection came back with some minor repairs..Inspector have it a good report, owners "fixed" the things we asked for so we moved forward, feeling we did everything right. Closed on the house, had some water issues right away from the rain that our friend notified us about, ok we will replace the back door see why the rain was coming in... Started our move 4K miles to our new home. Upon pulling up to the driveway my heart sunk. I could see some things that didn't look right. My porch wasn't level, walked in the house, floors uneven, and much much more. My agent was there with us.. Over the few hours I noticed more and more. 2 days into the house, major storm passed, major flooding in the back door again.. Contacted the owner Brad, he agreed to come look at my concerns, my agent again agreed to be there.. Brad came to the house, showed him all my concerns, he acknowledged them, said his inspector failed us. Offered to give us a "refund" of fees but wanted us to sign a waiver of liability so he holds no responsibility of the inspection... I asked him to file a claim under his company insurance for all these issues his inspector NEVER WROTE UP!!!!!, IF the inspector doesn't write it up, it's not their issue... wasn't looked at... SO basically inspector didn't do his job.... needless to say there are foundation issues, Window repairs, cracks in walls, all things he his company didn't note.... we will have to hire many contractors to fix things that we were not aware of. Nothing is covered under homeowners insurance. read more

I'm in the process of trying to buy my first house and Procraft did my home inspection. Carl was my inspector he did a excellent, efficient tour of the home. Anything he found that may be an issue he pointed out to me and took great notes to give me my inspection list later. He took good pictures, checked every single outlet, ran the heat, air and water. He even made sure the dishwasher and oven were in good working condition. He made sure the wiring wasn't in disarray checking each light and moisture condition. Brad was selected by my Realtor and inspected my townhouse on 4/1/2014. Unfortunately, I was moving from Texas and unable to be at the home inspection. I am a first time home buyer and novice on all things home buying/owning and felt he and my Realtor took advantage of me and the fact that the state of Virginia makes them almost unaccountable for shotty work. On 12/23/2014, I opened my garage door to grab something for my neighbor. The front quarter of my garage was wet, I looked up at my ceiling and parts of the ceiling drywall were coming down. I put a tarp over my roof to protect it (which has been up over a month). I called my homeowner's insurance and they denied my claim due to it being a result of a defect in the flashing/caulking and improper weaving of shingles. They also cited some black staining of the pegboard over the garage and structural deflection as evidence of long-term water damage. I looked at the inspection report, specifically at 2 sections Flashing, Shingles and Ceilings/Walls. ---The flashing was cited as "Good. Visible areas appear functional at time of inspection." -The roof shingles was cited as "Good. Within their first third of their life cycle." - The ceilings and walls was described as "Good. General condition of walls and ceilings appeared satisfactory." Within that section he had a picture of the garage from the outside with the door open with the caption "Cluttered garage," presumably suggesting he were not able to inspect it. I then looked at my appraisal report with photos that happened just 10 days after his inspection and came across a picture of the interior of the garage from my kitchen door. On that picture there was obvious black staining of the pegboard over the garage to the left, right underneath areas of heavy caulking which were present just above it at the corner of the flashing as well as patchwork drywall that is sinking, right at the areas where it are caving in now. I had a contractor come out to give me an estimate and he found multiple areas of water intrusion including improper shingle weaving with the neighboring roof, lack of caulking or improper caulking around pipe collars and sky light, lack of flashing on roof to vertical surfaces, and incorrect material used on the flat roof area. All superficial things Brad should have seen. I contacted Brad to see if he had any warranty or insurance to cover the miss of superficial evidence of water damage. He was kind enough to come back out to look at the house again, but refused to acknowledge that he made a mistake. He even told me that he saw the black staining but made a judgment call to not put it in the report of refer up to a specialist. He told me he doesn't have errors and omissions insurance (as the state of Virginia doesn't require it) and won't provide any assistance in the cost of repairs. Repairs that should have been done as a result of his inspection before I purchased the house. He may have a good track record, but when he makes mistakes he has no credibility or liability. read more

just purchased a home under procreant inspections warranty and had sewage water spewing out of my toilets. I called them up and they told me don't worry we will cover this just hire a listened contractor to do the work then email us the invoice at submityourclaim.net. after doing this process they said they will not cover this at all and that they are sorry that the representative I spoke with was in training and did not know their policy. I am out hundreds of dollars over this issue after being told over a recording line that I would be covered. Worst experience with a company ever and the supervisor could only say she was sorry and she could talk to that representative and let them know what their policy is. ill be needing my money back or I will be slamming this company any and everywhere I can possible to everything I know. do not go with this company for anything. read more

The Worst decision we made in our first home buying experience. These guys were nice and pleasant setting up the inspection. Promising professionalism and integrity. The only "equipment" that the "inspector" brought with him was an outlet tester that tells if the outlet is grounded. Available to the layman for about $5. He completed the "inspection" and found a few outlets not grounded, a wire on the disposal that needed a coupling, and stated that there was NO PRIMARY SOURCE OF HEAT on the first floor. Aside from the fact that there IS RADIANT HEAT running throughout the first floor, which made us look really smart when we confronted the sellers about it, he failed to detect the 15 Ft. wall THE LENGTH OF THE ENTIRE KITCHEN that was ROTTED OUT from about waist level to the floor. All of the cabinetry, drywall, insulation, studs and framework ROTTED to the core. My wife discovered it a week after we moved in when she went to line the cabinets with shelf paper. The exit pipe from the sink and dishwasher had a 2 in x 2in gash in it emptying straight in to the wall. They said because it wasn't easily visible that they weren't responsible for not detecting it. The entire house smelled of what I now know is MOLD, but at the time I thought was just "old house" smell. The black mold was everywhere when we removed the cabinets and soaking drywall. Yes the leak was behind drywall under the sink cabinet but the floors of the cabinets showed signs of mold and moisture, the exposed drywall would be visibly wet when the water ran, and the water could be heard running down the wall once we "inspected". We paid almost $500 to have some peace of mind in this monumental process of homeownership, by getting this inspection, and it was the worst part of the entire ordeal. Not only was Brad (owner) defensive, he was very callous about it all. Saying things like, "it may have happened after the inspection" only the wood was like paper from decay. Or "if we can't SEE it, then it's not our responsibility" Why would I pay someone that kind of money to just "look" under sinks and plug in a tester? Bottom line I didn't sue, or pursue the $2000+ of repair costs, I just wanted what we paid THEM returned as clearly they did not do a satisfactory job. He refused, never stopped by the house to see for himself, and continues to believe they did just fine by us. PLEASE PLEASE PLEASE do yourself and your family a favor and HIRE A DIFFERENT COMPANY!! There are companies that use probes and meters to detect water and water damage. Anything these guys can do, your wife hanging shelf paper can do BETTER. He may respond, as he did on the Google review, that he never denied us a refund. Guess I'll keep an eye on the mailbox for a few more months while I hold my breath. read more
