If you already live here, keep records of everything. Save rent receipts (they've "lost" payments and added late fees months later). Always communicate by email so you have written proof. Management constantly changes, and communication is inconsistent. You'll be told one thing, then later told something completely different. Maintenance is also extremely poor. It took 3 years to replace a broken dishwasher that couldn't be used due to smell and stagnant water. We were told it was "normal." We also dealt with a broken toilet for nearly 3-4 years. The handle kept breaking due to improper repair, but maintenance ignored our explanation and blamed us. THREE YEARS we had to manually flush it by reaching inside the tank. It was only fixed after it started leaking. Our most recent issue involved rent. We were told in person that a new lease rate would start in April. We confirmed this multiple times before signing. However, the paperwork (received late) listed May instead. We didn't catch it until we received a 10-day eviction notice for underpayment, plus late fees. When we contacted management, they denied ever saying April and refused to fix the issue. Follow-ups with higher management were ignored entirely--even with an active eviction timeline. After maybe a week to two weeks trying to get an answer and being told they would contact us back, we finally called again, and was told by reception, that they had decided earlier that they weren't going to do anything and we owed what we owed. The only time they responded quickly was when we asked where to drop off the money.

During the sale of her home, she was required to address a long list of issues that cost her thousands of dollars to fix. On the home she purchased, the inspector reported that everything was in excellent condition. However, since moving in, she has had to spend thousands of dollars repairing numerous problems that should have been identified during the inspection. If the inspection had been thorough and accurate, many of these costly issues could have been discovered before closing, giving her the opportunity to negotiate repairs or reconsider the purchase. Based on this experience, I would not recommend using this agent or inspector.

Since the first phone call to Katie at the beginning of this year to today, the day of closing. We have never experienced two real estate agents that have had such high professionalism as we have with these two throughout the entire process. Day one, they worked their butts off for us, following through with every detail efficiently. They were willing to travel to outlying areas of Eugene to look at homes without the slightest bit of hesitancy. They stayed positive through a couple lending mishaps without saying one negative word about other professionals in the area. As well as not losing hope right along with us, encouraging us the whole way. There really wasn't a time we felt like they weren't willing to do what we asked of them. They worked hard on our behalf to get us the best purchase price possible even if that meant not as much would be going into their pocket. They are true advocates for their clients. I have to say, I was a bit surprised by this because our purchasing power was quite limited in the amount of home we could purchase. It seems that if you are purchasing a home under $225,000 these days, many real estate agents act as if you are not worth their time. That wasn't the case with Katie and Jake at all! They made us feel like their priority at all times! They maintained positive attitudes with outstanding professionalism clear to closing, with hugs, smiles and well wishes in our newly purchased home. Thank you again, Katie and Jake from the bottom of our hearts! Warmly, The Harnden family
