She was always responsive, clear, and kind which made a stressful transition a lot easier especially when I was sick and with walk-through tours that worked with my schedule due to my teen being home. I really appreciated how she stayed on top of everything and kept me informed every step of the way. I also want to mention the front desk receptionist she was incredibly kind and helpful whenever I stopped by or called with questions. It's always nice to be greeted with warmth and patience, especially during a busy time. I'll be adding another review once Bell completes the final move-out inspection but I wanted to take a moment now to highlight the positive experience I've had with Meahgan L and the front office team. Thank you both for making a difference!

    I will never rent from Emerald PM again after living in an apartment they managed for 4+ years…read more Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was.

I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Sounds like there isn't much property management going on at Emerald Property Management: they don't know the most basic info about the properties they are renting, they do not update the properties when they raise prices, and they cannot respond to basic questions from potential renters because they are too busy taking vacations.

    It's hard to find a good PM.... R.A.N.S. sucks. They will avoid hiring outside services at all…read morecosts, even when it came to my rat-infested little tiny house. They sent over the same bad-attitude maintenance guy for any and all issues (and he didn't know anything/care to figure it out). All he wanted to do was complain and give me a hard time for being scared of rats. (Mind you, these rats were 6 inches long not including the tail.) After 4 half-assed maintenance visits from Phil, the manager, Ray, looked around and found a hole where the rats were entering. They filled it in and decided that was good enough. By now, there are already rats inside my walls and getting into my house from the unfinished storage loft. Now the rats are alive and trapped inside. The poison bait they brought in would kill them in 2 weeks. They seriously expected me to live in that tiny little one room cottage as the rats continued to hang out under my stove and in the loft above my bed. I finally had to move out mid month because the rats had completely taken over. I kid you not, I would open a cabinet and there's a rat sitting on top of my canned ravioli. I'd look up from my bed in the morning to see a rat sitting on top of my suitcase in the lofted area (which wasn't fully finished and had huge gaps between the surface and the edge of the wall). Even when I showed Ray, he said "oh yeah, it looks like they never finished constructing that cause it's still completely open up there..." and never did anything about it. The front desk lady Denise was always very kind and prompt to aid in my issues, but Phil (sorry excuse of a maintenance worker) allowed my rat infestation to grow. Had they hired an official exterminator like I begged them to do, the rats would have been nipped in the bud before they began to multiply in my walls and loft during springtime. The stench of them dying in the walls was profound. I literally would wake up in the night to a rat trap setting off and screeching to it's death.... It was unlivable. Even after these encounters, they still refused to send an exterminator. They were completely unwilling to spend the money on outside help. My attorney brother in law encouraged me to take them to small claims court, but I was in the middle of my final semester of Architecture grad school and didn't have the time nor money. I really wanted to like them because it was very easy for me to get approved to live in that house, but the way they handled serious maintenance requests was abysmal. Another story: my friend was living in an apartment complex across the street from me and showed me her moldy walls. her bathroom wall was squishy to the touch. you could see mold growing in the holes and she found a sickening amount of different mold types in the bottom of her closet, under her bed, and on the backs of all furniture facing the walls. What was their solution? Slap a fresh coat of mold-resistant paint over it and call it a day. They didn't care. My friend and her dog had worsening rashes and everything smelled of mold and mildew. I was truly afraid it was only a matter of time before the walls cave in on the residents. That being said, there are good pm's out there, such as Kensington property management. They allowed me to move in several weeks before my lease started because they felt so bad that I was stuck in a rat-infested 300 square foot house. I'm forever thankful for Judi for saving me from such unlivable conditions. The standard for landlords in Eugene is so low, and you only realize how bad they can be once you experience one that goes above and beyond for you. R.A.N.S. hides behind a friendly face (Ray - he really is nice but he should reconsider who they hire as the primary maintenance person, maybe consider shelling out the $ for a professional rather than letting the problems fester and cause far more damage than necessary) and put's a band-aid over serious problems because they're too cheap to care about your safety. Not surprising at all, they didn't even return my security deposit. Ill betcha they turned right around and rented it out to another person as if the rats were never there.
