If I could give zero stars, I would. I've lived here for about 6 years, and it has been nothing but a headache. If you're considering renting here--don't. Turn around and RUN. If you already live here, keep records of everything. Save rent receipts (they've "lost" payments and added late fees months later). Always communicate by email so you have written proof. Management constantly changes, and communication is inconsistent. You'll be told one thing, then later told something completely different. Maintenance is also extremely poor. It took 3 years to replace a broken dishwasher that couldn't be used due to smell and stagnant water. We were told it was "normal." We also dealt with a broken toilet for nearly 3-4 years. The handle kept breaking due to improper repair, but maintenance ignored our explanation and blamed us. THREE YEARS we had to manually flush it by reaching inside the tank. It was only fixed after it started leaking. Our most recent issue involved rent. We were told in person that a new lease rate would start in April. We confirmed this multiple times before signing. However, the paperwork (received late) listed May instead. We didn't catch it until we received a 10-day eviction notice for underpayment, plus late fees. When we contacted management, they denied ever saying April and refused to fix the issue. Follow-ups with higher management were ignored entirely--even with an active eviction timeline. After maybe a week to two weeks trying to get an answer and being told they would contact us back, we finally called again, and was told by reception, that they had decided earlier that they weren't going to do anything and we owed what we owed. We got 2 violations, that were out of our control, within 1 month of trying to legally break lease and then decided to not break lease. EWEB was transferred to the company, yet no one on either side knows how it happened (violation 1) and late payment violation when the rent was paid in full well within the time frame. I live in the Springfield duplexes. We have been there for 9 years. We had a foundation leak went without hot water for over 1 month. They added pex pipe in my bathroom. Since last year's ice storm, we had a tree branch on out roof that left a hole now we have water in the attic. They came out fixed the roof but still have water in the attic, also leaking in my neighbor's bathroom. My place is humid, I know we have mold. My son has asthma and was in the hospital for bronchitis 7 breathing treatments that day. The past few weeks we have all been sick and this happens when there is mold. They NEVER fix anything. Cabinets are rotting, carpet has been horrible from day one. One might say move but what about them fixing things and care about their tenant's, but instead they wait tell you move out then put in all new stuff, oh but they still raise the rent. W will be paying 1,700 this next month same as the new people. Who can afford to move when the rent keeps going up. We asked to be moved this is a health issue. But they refused. If they took the time to manage the property they would have turned the unit before you move in. If you refuse the property because of the shape it's in. It's court time. Rude, inhuman, unforgiving. I lived at Fountain Villa--formerly owned by Princeton Property Management--that Umbrella bought out. Previous property management was amazing and were very kind people. Umbrella took over, immediately raised the rent, started auditing accounts from before their ownership, and started hanging violations and notices on doors like that was their sole purpose. I did not have a single positive interaction with anyone in the corporate office, nor our site manager, Lesslie. Lessie was horribly rude, very condescending, and unwilling to work with me. As an example, my dishwasher broke and started leaking everywhere during a cycle. I did my best to clean up the water and shift around the dishwasher to try and clean up the water underneath. Lesslie decided that I had "disassembled the dishwasher" and charged me $150 for repairs because her maintenance tech took an entire day (about 6 hours) where she "tried to fix" the broken part that she ended up just having to replace. Lesslie then also charged me a $75 late rent fee from before Umbrella owned the property. This was all during Christmastime. When I asked for some grace on repaying the fees due to the holidays, I said to Lesslie, "I would hope you would be understanding that this fee will set me back and will make it much harder to get through the holidays," to which she replied, "oh will it?" in a snarky, condescending, mockery-like tone. To make matters worse, Lesslie, and her boss Kelsey, then tag teamed me and told me, essentially, that if I didn't pay the fees according to their timeline (which I tried to work with them on), I would be evicted after nearly 5 years of tenancy. I had no previous issues until Umbrella took over. All in all, I ended up moving out due to the treatment from the employees at Umbrella, as I no longer felt safe being a tenant. I never knew when the next notice would be posted on my door, or what charges/rent increases I would face. Not to mention that all of the amenities included in my rent were closed nearly the entire time Umbrella had ownership. They would even close the pool for the entire property if they noticed that one person was in violation of the pool rules. Felt a lot like "the entire class gets punished for the actions of one." Their "management" is laughable! This company is absolutely criminal, and their staff are nothing short of heartless and disrespectful. After returning from vacation, I noticed a pool of water resulting from a leaking toilet tank. I called the after hours service right away. More than an hour later, some maintenance moron named Dave called me back screaming at me about how I was going to be responsible for the charges. They have left me a notice to pay $3500 or leave. The complex we were renting from was bought by Umbrella in 2021. Since it was bought out, we have had the worst experience of any apartment. The management (in the main office in Coburg) was very rude when asking for simple things like receipts, and would talk down to us like we were beneath her. On top of that they lied about not recieving our payment, only to "find it" after we told them we could track the deposit since it was a money order. After we moved, we recieved less than half of our deposit. When we got the form back, the things they charged for were all lies. I actually can't believe how terrible Umbrella Properties was to deal with. Even after seeing all the bad reviews I still gave these people the benefit of the doubt and believed the mistakes being made were unintentional. After renting through them for two years I fully believe they are trying to rip people off. Rent being raised every year by $100+ dollars with zero improvements and a complete lack of communication is just ridiculous. Every property manager hired in the time I lived there were unhelpful and acted as though I was an inconvenience. I got towed from the parking lot because my pass had fallen from the rearview mirror and even after explaining what had happened and them knowing that it was the car I had given them to be put in my files they still made me pay the full $450... for ONE day! With no apologies. I've moved from apartment to apartment regularly over 9 years and have never been treated the way I was with Umbrella. Then on top of everything else when I finally decided to break free and move out they made the process stressful and confusing. NO move out instructions were provided and they never even gave me a final move out date on paper. Once I had finally moved out the property somehow "didn't receive" my forwarding address and when I called to give it to them they said I had to call Umbrella in order for it to be official. So that's what I did, but they told me they needed it in writing and to email it over to them. After emailing it and asking multiple times for a confirmation that they received it I got no response. A month later after my move my wife contacted them to check on the progress of our security deposit return and sure enough they claimed that they didn't receive it. My wife was told that she had to be the one to email it since she was the main one on file... but guess what?! Neither of us were ever told that! So now we're here waiting for a check that they mailed to our previous address and they're going to charge us $35 if we try to put a stop on the check. Absolutely ridiculous! However, due to their "policy" I would also need to pay market rent. $1095 for a one bedroom. That is a reasonable price for a NICE one bedroom. The unit they wanted me to live in smelled HEAVILY of mildew. The maintenance man told me not to have any furniture touching the walls, or it will grow mold. That is unacceptable. I could smell the dinner that my downstairs neighbors were cooking as if it were in my own apartment, and I could hear them even when they were whispering. It was so old there were barely even carpet fibers to the point vacuuming had to be done on "bare floor" setting. I rented from this property management at one of their apartment complexes in west Eugene - it was about four years ago. Three good friends of mine rented from them until recently. So read this with that in mind. I have quite a bit of experience and first-hand knowledge about Umbrella. Issue #1: In 2016 Umbrella sent out a sixty day notice to all tenants saying they were going to raise the rent substantially - it varied slightly with some tenants but the average raise was $110. Virtually everyone received a notice that rent was going up over $100. In past years, such as the one year I lived at one of their apartments, the raises had averaged $15 per year. As a result of the $110 rent increase, the vast majority of tenants were forced to move out. This included three of my personal friends who each had their own rented one bedroom at an Umbrella property. Umbrella apparently instructed the front desk people to give excuses, the most used one being, "This new amount is the fair market rate for this area now." Frankly, all you have to do is look around to see if $1000 a month is the "fair" market rate for Eugene for a one bedroom. It isn't as of 2017. The fair market rate for Eugene is currently $881. The most noteable is a friend who lived there for fifteen years and left the unit spotless. He was charged for installation of new carpeting and said he would lose his entire deposit and owe an additional 550 for the new carpet. . What does Umbrella expect from a tenant who kept the same carpet for fifteen years? He never caused trouble and was an easygoing man. He was so easygoing that he was well liked by other tenants and - even more impressive to me - was tolerant for fifteen years toward a lacking maintenance staff and yearly rent increases beyond the norm. I personally had seen the red flags after just a year there and moved out long before. I got most of my deposit back because they know I am a fighter and have attorney friends. Issue #3: Umbrella knows that people desperately wanting to leave California will pay the higher rent. Possibly more than half the new tenants are from California, where rents are very high. There are few apartments currently available in Eugene and Umbrella knows that. This is speculation, but they may be driving prices up by joining with other local property management companies to delay or stop new construction in some cases. Issue #4: Currently on Yelp, Umbrella has all one star reviews. Because Umbrella is owned by very wealthy Mormons, they are perfectly capable of creating reviews on Yelp and Google. You can expect that in the future positive reviews will begin showing up here, in response to the alarming amount of negative reviews. Issue #4: I had no personal gripe with Umbrella when I left one of their units for another unit which is owned by a much more reputable company. I left there because it is a dump and is poorly maintained. (See issue #6). Umbrella gave me back most of my deposit, and then gave a good recommendation to the new landlord, which I rightly deserved. This review is on behalf of three friends who Umbrella, three years later, almost forced out on the streets by, first, raising the rent over a hundred bucks with 60 days notice in 2016, and second, keeping their rent deposits afterwards for entirely unethical reasons. Umbrella has changed and become, to put it politely, greedy and dishonest. Issue #6: Umbrella properties are poorly maintained and their maintenance staff are slow to respond, and do haphazard work when they finally do respond. Most of their rental buildings are old. They repainted at least two of their properties in the last two years, in two tone paint colors. This was like candy coating crap - pardon the expression for lack of a better term. Primer was poorly applied and little prep. This was a gloss over to raise the rent $110. Carpeting is very cheap and mostly has little to no underneath padding. Heaters are old and not energy efficient. Many of their properties have windows that are two frames combined and not actual double paned windows. Mold an issue and renters are fully responsible for it - which is legal, but when the mold is between the two old window frames? Renter beware: When you see this kind of white wash taking place at your Umbrella rental property, brace for your rent to skyrocket way above market value. You decide. read more

Even after hours and weekend emergencies. The properties are older and def have wear and tear but they do whatever we need to keep everything in good working condition. They do raise the rent yearly, and it gets steep. Frustrating to get slapped with such high rent raises since the property doesn't get any bigger or better. DO NOT MOVE HERE. We moved to The Crossings when we first arrived in Eugene and the entire experience was a mess. The apartments themselves are fine, but really overpriced for what you get. They only accept money orders, meaning that you have to go and get a money order to pay them, even if you only owe fifty cents. Management is rude and unhelpful. My car got broken into within 3 months of living here (others experienced this as well). Our neighbors were incredibly loud and had domestic disputes constantly. The stairwell was full of garbage. The office charged us $50-75 at seemingly random intervals (but wouldn't tell us that there was a balance on our account until we needed something). My pool/gym key also randomly stopped working about halfway through the lease. We cleaned for an entire day when we moved out and got less than half of our deposit back. They took points off for ridiculous things too- the window tracks being dirty (I cleaned all of them thoroughly twice) and the closet "guide" being off center (whatever that means). Add in the fact that this place in 30 mins either direction from the center of town (so it's really inconvenient to get anywhere), this whole experience was truly just a nightmare from beginning to end. You do have winco literally right next door, which is convenient I guess. But that tiny perk is not worth living here. Stay far, far away. read more

I have lived in an umbrella managed property for over a year now. They did not clean or repair the property before we moved in, riddled with fleas, took three separate bombing to rid the infestation. Any maintainance request is basically ignored unless you call back and bother them, in which case they are very rude. The same repair has been made three separate times with no fix. The list of things I found wrong with the apartment didn't have enough room on the given amount of space and I continue to find damage that I missed upon moving in that I am afraid will be used against me when I move out. They let homeless people in trailers stay behind houses and on the street. Homeless people often rummage through my trash at my front door, there are constant break ins and crime including underage drug use and broken bottles in the park associated with their properties. This rental isn't even cheap almost 1200 for a two bedroom, for that price I would appreciate a sense of urgency when asking for important maintenance and repairs. read more

Horrible company all around. They are terrible about maintenance and their apartments have 70s linoleum/fixtures and dishwashers from the 80s. Not to mention I have an oven with a failed thermostat they'll never fix and a downstairs neighbor that vents cigarette smoke (which they allow) into my personal space. They even have allowed a tenant to remain who has verbally assaulted two senior citizen female residents on separate occasions!!! I literally had to get a lawyer to help compose a letter to protect my rights from a 2 pack a day cig smoker they once moved into the unit below me. I Literally had my walls turning yellow from the downstairs smoker. The laundry facilities are almost always filthy. Downstairs units in particular suffer from black mold and I know a former tenant who suffered severe health effects from living at Southtowne apartments managed by Umbrella properties. They favor cigarette smoking tenants and your non smoking rights will be frequently violated (with a smile of course per the umbrella way). I rely on section 8 housing and unfortunately umbrella is the landlord you have to deal with. So much turn over with the on-site property managers it's absolutely ridiculous. There is no continuity in management and they will raise your rent every single year without ever improving upon anything. Avoid these slimeballs at all costs!!! I moved into one of there apartments less than a year ago. After a few weeks there I saw, first one, then several mice running around in the kitchen area. I went to the Apt. Manager and she suggested that I must have left the door open and the mice got in that way. Soon there were dozens of the little things. I went and got some glue traps and caught a bunch of them myself. Only when one of the maintenance workers saw me carrying the trapped mouse out (still squeeling) to the garbage did they finally come and fix a big hole in the wall that was behind the stove. That was where the mice got in. A few months later I noticed that I could hear my toilet making 'gurgling sounds' and my apartment smelled like a sewer. Again I went to the apartment manager and she suggested that I just hadn't taken the garbage out or left some food laying around. I checked for all that but the smell got even worse. Finally I got her to come over and the lady next door caught her first and mentioned she had the same problem. Apparently their septic system had backed up. They fixed it for a while but it happened again a few months later. Some of my neighbors were forced to stay in motels until they got around to fixing it, which took about two weeks. What a scam. Lying, thieving, thugs. We had put $1600 down on an apt we needed in a week. They told us it would be ready before then. When we arrived, a week later, they had not even started to the unit ready. Not even appliances. Then they asked that we sign an agreementg that we move in whenever they did get it ready.
