This has been a great company to rent from! My boyfriend and I have lived in a house rented through…read moreAcorn for almost 3 years. We recently moved out, and they were extremely helpful from start to finish. For starters, we were moving from out of state, so we had a week scheduled to view and apply for a place to live. We looked at several properties managed by Acorn, and they were on time and courteous for every appointment. When we were ready to apply they were very helpful, and we found out very quickly that we had been approved! We did have to pay a huge deposit due to my boyfriend's non-existent credit, but it was refundable, so we decided to go for it. When we got back into town for move in day they were on time getting our keys, and pretty hands off, not very talkative in the office, but we prefer that. We were a little bummed because when we viewed the house we were told the ceiling fan would be installed by the time we moved in, but upon arrival- no ceiling fan. We found it later in the attic... not sure what that was about, but it wasn't a huge deal. We did have brand new carpet though, so that was nice. Our three years at our house were great with Acorn. The few times we had issues they were on top of fixing them. Our house may not have been up to some people's standards, but as two 25 yr olds, this was our first house to ourselves, so we were not picky. The ice maker didn't work, the fridge sometimes leaked, and there were some weird decoration choices in the house, but we loved it. Once our first year lease was over, they came for a walk through, and said since we took such good care of the house we could sign another lease, or go month to month without a price raise! We weren't sure how long we were going to stay, so we went month to month. We never had any issues with this, and the price stayed constant all three years. We had one more scheduled walk through during our time there, with two different agents, and they were both incredibly friendly and courteous about our space. Any time we emailed with questions, they were answered quickly, and the one time I was late on rent they were understanding and apologetic about the late fee- my fault. When we told them we were planning on moving, they were quick with detailed instructions, and answered any questions along the way. We got our deposit refund right on time as well. We didn't agree fully with some of the deductions from our deposit, so I reached out, and was answered quickly and politely by LaDonna. They reviewed my concerns promptly, and ended up refunding more back to us. I will say that I think they need to find a new company to hire out for their cleaning. Our apartment was spotless when we left- we hired cleaners ourselves, and inspected it after cleaning, and it was done above and beyond the move out cleaning list Acorn had given us. LaDonna kindly sent me the itemized list that the company they contract to clean gave them (so this is not on Acorn, rather their cleaners) and they were billed for 15 hours of cleaning- there is no way in hell that house needed that much cleaning, and I know for a fact that several items on their list were already clean. Like I said, not Acorn's fault, but I do feel like they should maybe review the company they use, as that seemed really shady to me. Overall, while the property itself wasn't perfect, it was well-loved and had a ton of character! Acorn was easy and friendly to work with, and quick to help us when needed. I would definitely recommend them.

There is a reason they only accept a money order or cash for the security deposit. Thieves. I will be taking legal action. Jim Straub - I will keep coming after what is due and what is right not only for me, but for all the other people you screwed over. This company messed with a tenant so bad she ended up going back to school to become a lawyer to protect people from crooks like you. Karma is real and it is coming.

My experience with Emerald Property Management has been one of the most stressful and frustrating…read moresituations I have ever faced. After a domestic violence incident, I obtained a court-issued restraining order requiring an individual to leave the residence. Despite the seriousness of the situation, the property was left severely damaged. Years later, I was suddenly told I owed more than $13,000. I was not provided any documentation, invoices, photos, or explanation showing how this amount was calculated before the account was sent to collections. When I contacted Emerald Property Management seeking answers, I was told the account had already been turned over to collections and was given no meaningful assistance. I eventually obtained an itemized statement from the collection agency and found charges for yard maintenance, blinds, carpet cleaning, and other items on a property that has remained boarded up and unrepaired for years, to the best of my knowledge. As a renter, what concerns me most is the lack of transparency and communication. No one should be expected to pay thousands of dollars without being given clear documentation and an opportunity to review or dispute the charges beforehand. My advice to anyone considering renting through Emerald Property Management: document everything. Take move-in and move-out photos, keep copies of every email, save maintenance requests, retain court documents, and demand written records of all charges. If a dispute arises, those records may be your only protection. Based on my experience, I would urge prospective tenants to proceed with caution and carefully review all documents, policies, and communications before signing a lease or accepting responsibility for any charges

They sent over the same bad-attitude maintenance guy for any and all issues (and he didn't know anything/care to figure it out). All he wanted to do was complain and give me a hard time for being scared of rats. (Mind you, these rats were 6 inches long not including the tail.) After 4 half-assed maintenance visits from Phil, the manager, Ray, looked around and found a hole where the rats were entering. They filled it in and decided that was good enough. By now, there are already rats inside my walls and getting into my house from the unfinished storage loft. Now the rats are alive and trapped inside. The poison bait they brought in would kill them in 2 weeks. They seriously expected me to live in that tiny little one room cottage as the rats continued to hang out under my stove and in the loft above my bed. I finally had to move out mid month because the rats had completely taken over. I kid you not, I would open a cabinet and there's a rat sitting on top of my canned ravioli. I'd look up from my bed in the morning to see a rat sitting on top of my suitcase in the lofted area (which wasn't fully finished and had huge gaps between the surface and the edge of the wall). Even when I showed Ray, he said "oh yeah, it looks like they never finished constructing that cause it's still completely open up there..." and never did anything about it. The front desk lady Denise was always very kind and prompt to aid in my issues, but Phil (sorry excuse of a maintenance worker) allowed my rat infestation to grow. Had they hired an official exterminator like I begged them to do, the rats would have been nipped in the bud before they began to multiply in my walls and loft during springtime. The stench of them dying in the walls was profound. I literally would wake up in the night to a rat trap setting off and screeching to it's death.... It was unlivable. Even after these encounters, they still refused to send an exterminator. They were completely unwilling to spend the money on outside help. My attorney brother in law encouraged me to take them to small claims court, but I was in the middle of my final semester of Architecture grad school and didn't have the time nor money. I really wanted to like them because it was very easy for me to get approved to live in that house, but the way they handled serious maintenance requests was abysmal. Another story: my friend was living in an apartment complex across the street from me and showed me her moldy walls. her bathroom wall was squishy to the touch. you could see mold growing in the holes and she found a sickening amount of different mold types in the bottom of her closet, under her bed, and on the backs of all furniture facing the walls. What was their solution? Slap a fresh coat of mold-resistant paint over it and call it a day. They didn't care. My friend and her dog had worsening rashes and everything smelled of mold and mildew. I was truly afraid it was only a matter of time before the walls cave in on the residents. That being said, there are good pm's out there, such as Kensington property management. They allowed me to move in several weeks before my lease started because they felt so bad that I was stuck in a rat-infested 300 square foot house. I'm forever thankful for Judi for saving me from such unlivable conditions. The standard for landlords in Eugene is so low, and you only realize how bad they can be once you experience one that goes above and beyond for you. R.A.N.S. hides behind a friendly face (Ray - he really is nice but he should reconsider who they hire as the primary maintenance person, maybe consider shelling out the $ for a professional rather than letting the problems fester and cause far more damage than necessary) and put's a band-aid over serious problems because they're too cheap to care about your safety. Not surprising at all, they didn't even return my security deposit. Ill betcha they turned right around and rented it out to another person as if the rats were never there.

Tenants have been late a few times but that is to be expected. They keep rents at market value. I never had better tenants in my units or a better company to represent my best interests. I have been with 8 other management company's and they charged me a % to manage and fees to collect rents and more fees to printing/mailing/emailing owners reports, more fees to do inspections and even more fees to post or mail notices. Keystone just charges me my 5% management fee and not 1 cent more. They have an amazing management referral program for owners and I call the owners cell phone night or day and they always answer. I try not to call out side of office hours but some times its nice to know they are here for me no matter what. Keystone has gone above and beyond for me and my investment properties. They helped not just manage my units but also heled me buy and sell property over the years. When I met with Steve one of the 3 owners I asked him why I should use a realtor over someone with a property management license he told me: "Realtor's who are employed to maintain or manage a client's property shall exercise due diligence and make reasonable efforts to protect it against reasonably foreseeable contingencies and losses and to always operate in good faith and Honesty! Someone with a property management license only has to do what is in their best interest and not what is best for the owner of the properties they oversee!" This stuck with me over the years and I realized that ALL realtors have to operate under the same code of ethics and that they are heled accountable for their actions. I will never leave Keystone and I will refer more owners I know to them. Thank you Steve, Phil, And William for the many years of protecting me and doing what is in my best interest's and finding me amazing tenants!
