The 2 men they sent over Derrick and Lucas was so amazing. They knew exactly what was needed got right on it and I could not have been any happier. They explained what they were doing and finished the job. The professionalism was 100% off the charts. I have recommended Frank Alvarez & Sons to my association. Thank you, Derrick and Lucas.

Despite doing this pre-job site visit, the technicians arrived, disconnected my old Kohler sink, threw it on the curb, and ONLY THEN realized the new off-the-shelf name-brand sink didn't fit. They completely failed to measure during their initial inspection. To make matters worse, they charged me $300 just to reinstall my old sink due to their own mistake, and then aggressively tried to pressure me into signing a "completed work" form for a botched job, which I refused to sign. I paid my full invoice ($700 total--$400 for valves that were actually installed, and the $300 sink fee) under protest just to get them out of my house.Management refused to refund the $300 labor charge caused entirely by their own team's failure to verify dimensions. Beware of their pre-quotes; they do not actually measure, and you will be financially penalized for their errors. Update: Frank Alvarez has since issued a full refund for the money owed. I appreciate that he took care of this and resolved the issue. The matter is now closed

I hired Bill to install a pressure-reducing valve in my water closet. What should have been a…read morestraightforward 1-2 hour job turned into a frustrating, half-finished disaster that I'm still dealing with weeks later. First, the work itself is blatantly incomplete. The original setup had **two cutoff valves** before the meter for proper isolation and maintenance. Bill removed the second one without any discussion, explanation, or even a heads-up. No warning, no "Hey, this isn't necessary anymore," nothing--just gone. Now I'm left with a single valve in a configuration that makes future service or emergencies far more difficult and risky. When I asked why he eliminated it, the response was defensive mumbling instead of a clear answer. That alone shows a complete lack of respect for the homeowner's right to understand changes to their own plumbing system. Worse, the entire time he was here he complained nonstop. Whined about the access being "too tight," about the age of the house, about how "everything is always harder than it should be," about the weather outside, about traffic getting here--literally anything he could find to grumble about. It was exhausting. I wasn't asking for chit-chat; I was paying for quiet competence, not a running commentary on how much he hates his job that day. The constant negativity made what should have been a professional service call feel like I was inconveniencing him by existing. He left without cleaning up properly (dust and debris all over the floor), didn't test the system thoroughly in my presence, and--most importantly--never informed me of a major alteration he made to my shutoff setup. That's not just sloppy; it's reckless and unprofessional. I've had many tradespeople in my home over the years. This was easily one of the worst experiences. If you value clear communication, finished work, basic courtesy, and someone who doesn't treat your house like an imposition, **look elsewhere**. Bill may show up and do *something*, but you'll likely end up paying twice--once for his half-effort and again to have a competent plumber come fix what he broke or removed. Zero recommendation. Steer clear.

Review for Roto-Rooter Rating: I have mixed feelings about my recent experience with Roto-Rooter. On one hand, their technicians are excellent. This was my second time in less than a year having the same sink snaked, and just like the first time, the plumber was professional, timely, neat, and successfully unclogged the drain. If you are in an emergency and need someone reliable who will get the job done right, they are definitely the way to go. However, I find it increasingly difficult to justify using them as a "go-to" service due to the lack of incentive for loyal customers. Paying full price for the same recurring issue within a single year feels steep. While the plumber did offer a $100 discount this time, that is a standard coupon amount I likely could have found elsewhere. What is more frustrating is that I've gone above and beyond to prevent this: * I purchased their proprietary maintenance cleaner (at 3x the price of standard retail cleaners) and used it exactly as instructed. * As a two-family household, we are extremely cognizant of what goes down our drains. * We previously used them for a major sewer line repair--a nearly five-figure job--less than five years ago. I would expect that level of history and investment to place us in a "high-value client" bracket with better pricing protection. The reality is that if it isn't an emergency, there are much more affordable options available for a standard drain snaking. Summary: Great quality and highly reliable, but the pricing model doesn't seem to value repeat customers or long-term loyalty. -- Jason
