    I was a 1st time homebuyer and chose JF for my inspection. It was an older home so I was concerned…read moreon future expenses in which I depended on this inspection. I called several different contractors (electrician, landscapers, carpenter) out for bids based off of the home's needs after inspection. I was able to factor in the costs when I made an offer. However, two things were missed that have costed over $20k (insurance included) within the 2.5 years I've lived here. The first was a rusted bolt on a toilet that leaked and caused a ceiling cave within 3 months of move in. The second was foundational cracks. In my report he states the foundation is stable and recommended a drainage system but not required. The house is about 80 years old. I was told that for the age of the home, this was normal. After I moved in and spoke with neighbors, their basements were fine. I didn't even need a bid from an expert because of how little of a deal it was per him. I have recently spoken and sent original photos to the top reviewed Home inspectors in Lynchburg and they all said that their opinion was to get a professional out and definitely signs of wall failure before I bought the house. When speaking with the owner, he sent workers out to meet me for my concerns. I met them on my lunch break only to find their ladder on my house to essentially blame the wall failure on my gutters and my front slope. I tried explaining to the owner that the issue is that the walls were failing at his inspection and he failed to let me know, NOT that they've gotten worse. The owner told me that I was smart but "overthinking it". After having multiple foundation experts come out, they both stated that my walls were at Stage 2/4 failure AT move in and were now at 3. I had stair step cracks and signs of previous owner repair as well (pointed out to me by foundation guys NOT JF). JF informed me of their "wall failure formula" which is roughly 1/8" of the brick for bowing. Both foundation companies found that obsurd and one said it was "crazy" because that meant that my walls would still be stable. *Which JF told me that by their formula, they STILL would deem it stable if I bought the house today.** I had over 2" bow in my walls which my guess is that the bow was a little over 1.5" when I moved in (marks were made and measured). The owner isn't willing to help cover costs for his mistakes or take ownership of them either. So, leaving this review because there are far less financial risk for professionals out there to inspect your home. Thankfully, home insurance helped with the leak, but not with my basement walls which are more than $16k but can only afford to do the main wall right now. Absolute stress.
