He had to perform the waterproofing in three steps over the course of two days due to prepping, priming, and drying. Worst experience ever with a contractor. Wish I could give zero stars. Promises from estimators, lies from production. No communication between estimators and job foreman. Recommendations to change the project to make it easier for them, then after project is started gotcha, not gonna do that as discussed, didn't you read the fine print in the contract? Even though the body of scope of work stated otherwise, they still refused to properly paint items as noted. "Oh, we can do that for more money and will provide costs." Then it took forever to provide that cost at another gotcha moment. UNREAL!!! Work very subpar, promises to correct, after 8+ attempts, still not satisfied and PrimeCo threatens to lien the property if not paid in full. This was a condo project, I was ready to let them lien and fight it in court, however other board members voted to pay, so my hands were tied. From other reviews, they like to leave big condo complex projects remain unsatisfied. Wish I had read reviews before we awarded to job to them. They try to tell you how the project will go when they are selling you, then none of it happens as discussed once on site. To top it off, clean up upon what they call a completed project an absolute disaster. I had to ask them over 8 times to clean up the mess they left on my roof so it would not clog my gutters. Painted over cobwebs, did not prep well at all, painted over old peeling paint. That is bad enough, but the communication and lies made the entire experience even more of a disaster. PrimeCo was great helping us through our SB326 requirements at our HOA and completing some much needed exterior work to bring our decks + balconies up to code. They also did some aesthetic and maintenance work like painting and updating exterior areas. They were incredibly helpful through the HOA vote in educating and meeting with homeowners to help bring everyone on board. During the actual project, their workers were courteous and we did regular onsite walks to ensure the project was moving forward according to plan. Very disappointed with this company. I contacted them over a week ago, gave them all the information and it's radio silence. Don't hire this company. They we're hired to paint our condo complex a few tears ago and we're sloppy and did a very poor job. I have other paint that was dropped onto my patio cover that was not painted by then, but they didn't fix the drips either. Now the paint on the garage door is peeling off because of poor prep work. I went to fun. Edwards and talked to them and they said that the rubber trim was never meant to be painted. Because it's rubber, every product will peel. He said it certainly wasn't meant to be painted with the same primer and paint as that used on the metal garage door. You can see the old paint between the garage door sections as well. PrimeCo reviews are absurdly low..less than one star..did the HOA Board read any of these?!? My review: Do not use this lowly rated, unprofessional painting company unless you are looking for substandard work. Two years ago our HOA Condo paid $340K to prepare and paint our three building complex. Less than a year later wide deteriorating stucco cracks appeared that were not repaired and many likely created by their high-powered washing. Some of those cracks were 1" wide and many very long; ie, poor/no preparation; they just painted over the cracks. As a result, the winter rains leaked into several of the units causing internal bedroom wall and window sill damages. This leakage was resolved by another contractor (ProTec) using silicone caulking in the cracks all the way up to the top of the three-story buildings. The scars left by those repairs remain. Now appearing is the lack of preparation, rust inhibitor, primer on all of the ironworks rails, footings and frames; again they just painted over the rust. Also one of the building's facia boards now needs replaced because their damages were ignored by PrimeCo's painters. Some of the doors to the buildings were only partially/poorly painted... and the list goes on. Foget PrimeCo, find someone who knows what they are doing and does it totally and professionally. Very irresponsable, left the work side abandoned, for almost 6 month with the excuse that the city inspector never signed off the permits wich was bogus cause is they never fix what they requested in the first place. Tried to get PrimeCo to honor the warranty. They were non-responsive. Putting a post to complain on their Facebook page helped because Rachael, their social media person, was very responsive. She got the ball rolling. PrimeCo did send someone out and did patch the stucco they repaired. They repainted the existing and newly patched areas so it would match I guess. But they failed to prep the areas properly and painted over dirt. After speaking with Dunn-Edwards they confirmed that none of their paints will adhere properly to dirt and they projected that it would peel off again -- which was one of the original issues. Grateful for PrimeCos attempts and Rachaels follow through -- just not that impressed with the quality of the work. *************************************************************** This is a reply to the 1st comment below by PrimeCo: What I was told last on the phone was that my neighbors needed to contact PrimeCo themselves to have the PrimeCo 10 year warranty honored. Instead now the PrimeCo messaging has changed to now state that the warranty has expired. How about publishing and providing the signed contract by our HOA to substantiate this. None of the issues are new nor caused by irrigation or recent rains. The quality of the prep work is what seems to be the root of the issues causing the need for warranty work. Either way my adjacent neighbors have had stucco repairs and are still awaiting the paint to be applied. As for the three trips to my home let me clarify. The first was to assess (aka inspect.) Then a second to fix stucco and third to paint. This is not about good deeds. Who hires these people? They are such shit. Takes forever to get the easiest task done. Want a simple 4x10 deck painted. Over 2 days.... Nobody speaks English (no worries) so I call customer service to find out what's going on. They are absolute shit. Left multiple messages never heard anything back. No communication on what's going on... I Leave for the day and come back to see 2 hours of work might have been done to my deck. We are now on 1 MONTH!!! 1 fucking month to do a simple deck. Like what the actual fuck. It's ridiculous. Can I give a zero? Is my apt complex manager related to the morons that own this company. Who ever contracts these guys. Nothing is sanded. They didn't even sand the plaster they used to cover the split wood they used. The sap is still leaking from the wood. They try to paint over it. It's dripping down the side. I am a Community Association Manager here in San Diego. PrimeCo was hired by the Board of a condo community that I manage to do a full repaint and color change throughout the community. Wende Westinghouse, Joe Engle and the team at PrimeCo have been all-stars from the first day that they were contacted to submit a proposal. Their entire staff has been responsive, helpful and accommodating to all requests made by the Board. Our HOA hired this company to remove and replace damaged wood and paint the entire complex. Talk about a terrible job! They removed wood trim they now refuse to replace, leaving exposed wires and just painted over said wires. They painted one of our screens; over-sprayed the tile on our balcony, over-sprayed half of our metal stair railing, sliced one of our screens with a blade while trimming tape around the window and each neighbor I talk to has had a similar list. The property management company said they would never recommend primeco for any of their other properties, so I'm sure it's not just our community who paid for their substandard service and work. I'll add the contact number they provide for customer service is not only not answered, but messaged are not responded to. I had the pleasure of meeting one of the men primeco had walking the property with a check list. He explained he's doing a walk through and when I asked him about replacing the wood that covered the wiring, he smiled and said primeco would do no such thing. He further stated it was in their contract and even though they removed the wood, they would not be replacing it. I've worked for a builder who build custom homes. I've literally met, hired and worked with hundreds of contractors and primeco is easily the worst group I've seen in this business. ***UPDATE*** Shortly after writing this review I was contacted by Kimberly Gonzalez (Customer Service). Kim took the list of items that needed to be corrected and scheduled a meeting between myself and one of her crew leaders. When he arrived, we took a walk around our place and listed off those same items. With a little discussion we agreed on his course of action to correct the issues. The same week he and his crew were able to correct the issues left behind by the first crew. Kim was extremely helpful in following up to ensure i was satisfied with the work completed. NOOO!!!! Can't be trusted. Violates their own contract, excessive damage, contract workers vs real staff, YOU chase them to get repairs, excuses, excuses, excuses for shoddy work. They will be the lowest bid for your HOA, and there is a reason. You get what you pay for: 1) They do not adhere to their own contract specific to materials used and efforts to protected your property. Why? Just one of many reasons: because 18" of brown paper is cheaper than the canvas tarps called out in the contract. 2) Painters are just some dudes they got off Craigslist who have no idea (in their own words) "how to handle a paint gun, or where the paint may go when we pull the trigger". They are NOT trained, professional painters. 3) No common sense. Painted our building on a windy day, in the afternoon. Then blamed the wind for the worst over spray our HOA board had ever seen. Seriously? 4) Supervisors are not actively onsite or managing their crew, despite what is stated in the contract. Sitting in their truck is not 'managing'. All kinds of promises at walk through, but NONE of it was done. 5) Their incompetent crew caused significant damage to our property and landscaping. Then complained when we would not allow them access to come back and clean it up until they had a plan. When asked how they planned to clean it, they were completely clueless that the products they planned to use would cause even more damage to the finish. Good grief! Read the label. Who knows the extent of the additional damage they would have been done if we had not banned them from the property? 6) Each time we had to chase them down to schedule reviews and repairs for the damage their incompetence caused. Did not return emails and phone calls timely. They never initiated the repairs to make it right. Took four months of micromanaging to get repairs completed, and even now its not right/restored to original condition. Its just "good enough" per their shoddy standards. Bottom line: they can't be trusted to do a decent job, adhere to their contract, or repair damage they cause due to their incompetence. Avoid them at all costs. read more

PrimeCo did an amazing job painting our rear Wrought Iron Fence. My wife has some beautiful flowers that are right against the back fence. Armando & Raul were very careful to move the petals of the flowers back, to paint the fence. They did an incredible job on the fence, and my wife's flowers stayed intact. This is the worst painting company ever. Not only did they drip paint all over my brand new bamboo patio and not clean it up (a simple drop cloth would have kept me from literally HOURS of scraping up paint drops), they got overspray from other parts of the patio on it as well. They completely missed painting a large portion of wall, they used putty and paint rather than replacing a rotted beam, and through not using a second person (as the foreman said they were supposed to - stupidity rather than accident) they dropped a large beam on my patio, breaking pots and plants they said they'd replace and have yet to do a month later.
