They tell you they will do a walk thru after you have lived there 30 days so you can let them know the list of repairs you notice but have you sign a paper saying your happy before you can move in. After 30 days no one calls you back or answers a call . Once they get their money they ghost you. Please for the love of God don't pay extra for the longer warranty!! It sounds good but they don't honor the year long one that comes with the purchase . I really tried to get them to fix the tub for about 6 months but my husband who works in the hands on blue collar world told me to give up because he really isn't confident in any of their current work and couldn't imagine it being any better. The idea of a family finally getting their home only to end up with one of these makes me sad . Im aware that manufactured homes are cheaper quality but simply putting care into leveling windows and smoothing out caulk shouldn't be out of reach for the lowwer middle class.

His company made big promises, but once they had my money, nothing was delivered. Worse, they attempted to build a modular design that wasn't even allowed under my city's building codes. They even added and charged me for a second kitchen without realizing it violated local rules. As the owner, William Petenbrink is responsible for what his sales associates promise and for his company's failure to perform. Florida law requires that if a contractor collects more than 10% upfront, permits must be filed within 30 days and any issues corrected within 90 days. His company failed to meet that requirement -- waiting over 6 months to file, never fixing the permit issues, and never returning my funds. I have since filed a complaint with the Florida Department of Business and Professional Regulation (DBPR) and am now pursuing recovery through the Marion County courts. Over a year later, I am left with no home, no refund, and significant financial losses. Do your research before hiring this company -- check the DBPR, BBB, and court filings tied to William Petenbrink and his modular home businesses. Learn from my experience and steer clear.

Their price was almost half of the other bids we received. The work only took one day and both of the guys were incredibly friendly and fun as they worked. This company uses galvanized metal parts - essential for the salt air in Florida. In our case, they left the existing anchors in place and added the new pieces next to them, according to code. The house actually felt more secure underfoot after they were done. Perhaps that's because they added an extra support column where they noted we needed it. They also solved a drain problem we didn't know about (a plumber had left a pipe leaking). And they performed a "skirting switch-aroo" for me, moving some skirting that had paint on it behind bushes and putting the prettiest pieces in front. I mean, how great is that?? We met with Steve and his wife Dawn at a restaurant to sign the contract and gave them half of the money up front, then paid the rest (plus a tip!) upon completion. I recommend Steve and his company highly. We couldn't be happier with their work!
