There is no excuse for this. The salesman said, "It's not my fault." There was nothing extraordinary about my old home. 840sq ft 2bd 1ba. Either he lied or doesn't know what he's doing. I went ahead with the purchase. Huge mistake. The man also told me I would be in the new home in 3 weeks from delivery. It took 3 months to connect the new home to utilities and to pass inspections. I could write a book on all the problems I have endured. Shoddy workmanship, lack of honesty broken promises to make retribution. Why this company is still in business I do not know. They care nothing about producing a well constructed home. Mine left the factory with holes all around every window, missing siding. Did not have the door I ordered and PAID AN UPCHARGE FOR. "Sorry, we ran out of that door." I was told I had to accept this door. They would not even return my 160.00 upcharge. They care nothing about manufacturing a quality home. They care nothing about a happy customer. They give the manufactured home industry a bad name. Who suffers? Largely the elderly and lower income folks. I will fight them to the bitter end. File a complaint to HUD. File a complaint to 3 Florida State Agencies.

Avoid William Petenbrink's companies at all costs. I paid…read moreover $100,000 to build a modular home, and more than 12 months later I still have no home -- and no refund. His company made big promises, but once they had my money, nothing was delivered. Worse, they attempted to build a modular design that wasn't even allowed under my city's building codes. They even added and charged me for a second kitchen without realizing it violated local rules. As the owner, William Petenbrink is responsible for what his sales associates promise and for his company's failure to perform. Florida law requires that if a contractor collects more than 10% upfront, permits must be filed within 30 days and any issues corrected within 90 days. His company failed to meet that requirement -- waiting over 6 months to file, never fixing the permit issues, and never returning my funds. I have since filed a complaint with the Florida Department of Business and Professional Regulation (DBPR) and am now pursuing recovery through the Marion County courts. Over a year later, I am left with no home, no refund, and significant financial losses. Do your research before hiring this company -- check the DBPR, BBB, and court filings tied to William Petenbrink and his modular home businesses. Learn from my experience and steer clear.

Avoid Florida Pre Fab Modular. I paid this company over…read more$100,000 more than 12 months ago. To this day, I have no home, and they have refused to return my money. Matt Bennett (who calls himself "Modular Matt") made big promises, but once funds were collected, nothing was delivered. They even attempted to build a modular home design that wasn't allowed under my city's building codes. At one point, they added and charged me for a second kitchen -- without checking that it violated local rules. Florida law is clear: if a contractor collects more than 10% up front, permits must be filed within 30 days and issues corrected within 90 days. Florida Pre Fab Modular ignored these requirements -- they waited more than 6 months to file permits, never corrected the issues, and never refunded my money. Because of the amount involved, this situation qualifies as a potential second-degree felony under Florida Statute 489.126. I have filed complaints with the DBPR and am pursuing further legal action. Over a year later, I have no home, no refund, and significant financial losses. I strongly urge anyone considering this company to research thoroughly -- check DBPR complaints, BBB records, and lawsuits tied to this owner and his businesses. We found a house that we liked and told Matt that we needed to sell our home. he suggested we put a deposit down to hold the price. He told us if there was any changes we could get our deposit back as long as he hadn't placed the order. several months went by and no offers so I went in and told Matt we wanted our deposit back until we sold our house. He said no! I reminded him that he told us we could get it back and the house had not been ordered. He said he doesn't work for nothing so he would only give me $15,000 back. I told him no , after a few minutes of arguing he said he would give me $18,000 back. I told him ok but realiz when I sell my house I will not be dealing with their company. He said he didn't care and that it would take two weeks to issue the check. I contacted Franklin Homes in Alabama, they are the manufacturer, they agreed with me that it was a very poor business practice but they couldn't make him give me the full refund. I kind of think Franklin we be a little more careful about who their dealers are and their business practices. We will see if I get any of the deposit back without going to court!
