    First, I will begin with our qualifications in writing this critique. This was not our first real…read moreestate transaction. My husband and I have bought and sold a total of 8 properties over the last 11 years, with 3 of them being purchased jointly. So we know the difference between poor, mediocre and good realtors and title companies. Of all of our transactions, this was by far, the worst. Our realtor was Peggy Pittas of ReMax Allstars Realty in Ocala, FL. In October 2013, Peggy came to our home to assess our property and we signed the contract that evening for her to list our property. We originally purchased the home for $300k in 2010. We put over $65k in improvements and upgrades into the home, not including the hundreds of hours of our labor. We agreed to a list price of $350k, far less than we had invested, and a very attractive price for our custom built, Arthur Rutenberg home. Due to still living in the home and having personal belongings there, we informed the realtor at the time of contract that we would be the ones to show the home and that a lock box is not acceptable. Peggy had no issues with this and never again had to return to the home until we had a contract on it. She then showed up for the home inspection. Prior to that, her expenses included only the listing on the MLS, advertising in two publications and the time involved in fielding calls for showings. Prior to the home being sold, we had approximately five other offers. Not a single offer exceeded $315k. Each and every one was a low ball offer, far below our asking price and not even reasonable. We would counter at a more reasonable price, but never got an acceptance. They would stick to their low ball counters and were far below what we decided was the minimum we would take. On every one of those offers, as the price dropped far below acceptable, I would tell Peggy that we would agree to a certain amount, but only if she was willing to discount her commission by 1% to help off-set at least a tiny bit of our loss. She agreed each and every time with virtually no hesitation. I did not feel this was unreasonable in any way, considering that her time and expenses invested were certainly not justifiable for a $9000+ commission. Approximately one week after the last offer that she had agreed to a 1% commission reduction, we finally received an offer that was serious and a bit higher than the others. It was still lower than acceptable ($325k), but I told Peggy that if she would still agree to the 1% reduction, we would accept the offer without a counter to finally get the place sold. Yet now, because Peggy knew this was a serious buyer and that we were getting tired of the waiting game, she refused to discount her commission, stating that "We don't usually do that." Seriously??? After approximately five other times of agreeing to it, with the last time being only a week ago, you now all of a sudden "don't usually do that?" (Which, by the way, she owns her own company, so she can do whatever she chooses). She had us over a barrel and she knew it. She took advantage of the situation and our desire to wrap up a deal. The best she would agree to was to pay for the $500 allowance on the sales contract for any needed repairs discovered during the home inspection. Which she did end up paying. If she had 40 hours worth of actual work and $1000 in expenses involved, I would be surprised. How does that justify a $9000+ paycheck for her and then another $9000 to another realtor? Just two months ago, we sold one of our other properties, without the assistance of a realtor. Other than standard closing costs, we paid a fee of $500 to our lawyer, who did all of the same paperwork that a realtor would do from sales contract all the way to closing documents. A far cry from the $6000+ realtors would have expected to receive as their commission! Up until we had the official contract on the home, Peggy was pretty responsive with her calls and emails, keeping us updated with requests for showings and potential buyer feedback. Once we had a contract however, her rate of response declined. I found that I had to call her more often for updates than she was calling me. I was always asking her, what is next, what are the deadlines, when is this, when is that. In the past, the most professional realtors I have associated with, provide a written report of each step and the deadlines, followed up with a constant flow of calls and emails as each task is due and then completed. My advice to all: Eliminate realtors completely whenever possible. Their fees are not justified for what they do. The only reason I used a realtor to begin with was that they have a monopoly on the market in that small town, which made it near impossible to sell it on our own in a timely manner. Use a lawyer and eliminate the unjustified and outrageous realtor fees that take away from your hard earned money.
