This company provides signing services for leases. In my situation, the person managing the property was a slumlord. And the documentation authorizing the person to act as a property manager was expired (temporary/limited power of attorney.) If you're a slumlord with questionable paperwork and would like to swindle people out of their rent for substandard housing, come to Premium Properties; they will be more than happy to take your money and add an air of legitimacy to your con game. read more

After moving out of a K and S apartment because they would not carry out earthquake retrofitting as required by law, Premium Properties was a stark improvement. They were extremely nice and understanding that we had broken our previous lease, and did not hold this against us. They have been very easy to work with and maintenance issues have been addressed well. Additionally, the apartment is well maintained and nice, and they seem to genuinely care about their clients. One of the leasing agents, Mackenzie, has in particular has been a great contact within the company. read more

I had the displeasure of meeting Lillian P. White Literally she is the most entitled person in the world. Doesn't respond to emails in any acceptable timeframe, and when she does, she acts like she is "on top" of you and will act as if you are the last thing she could spend her time on. Their deposit policy is shit. There is no guarantee when you will receive your deposit back LOL. Bottom Line: I believe Premium Properties (hereafter referred to as PP) does attempt to operate in a professional and efficient manner, but ultimately falls short. Though your contact with them will probably be tolerable, you may experience low levels of tact, respectful behavior, efficiency and sincerity. They will do what they are legally obligated to do, and what they are legally allowed to do, which is to say, this is a give-and-take relationship in which they will give if they have to, and take if they can. PP does give tenants the benefit of the doubt in some situations, but has also demonstrated the ability to manipulate ambiguous situations to their benefit. Don't expect them to go too far out of their way to help you. Note: Due to issues arising during the move-out process, I engaged in frequent contact with a specific member of the Berkeley Rent Board, and was told I have just cause to file an IRA petition with them. Though I began the process on behalf of my party, it has become clear to me that we will not be able to complete the necessary paperwork within a reasonable time frame. This being the case, I hope what follows can serve as a cautionary tale for others. Highlights: -Pressured to sign a new lease; month-to-month contracts pre-existing a foreclosure not honored -Failure to install a carbon monoxide alarm when requested by tenant -Will complete all maintenance they are legally obligated to do by the City of Berkeley and the State of California -Failure to plan maintenance in a manner that respects the privacy and valuable time of tenants -Refusal to reschedule select maintenance or inspection appointments at the request of tenants -Variable capacity to admit accountability -Duplicitous advertising on the Premium Properties website -Contradictory (or deliberately vague, if you want to be cynical) information regarding tenant obligations in the move-out procedure; which ultimately meant being coerced into agreeing to cleaning service fees (deducted from deposit). It should be noted, however, that outside of these fees, the amount of our security deposit returned was reasonable. -Failure to include necessary receipt (which was specifically requested in writing, by phone, and in person, and is legally required) in itemized list of deductions from deposit. -Refusal to acknowledge that occupants were asked to relinquish days of their tenancy; this allows PP to avoid returning prorated rent; in other words, we were asked to leave early and denied a refund for the days that we gave up, but had paid for. -Chose not to report observed errors in paperwork filed by my party (in person) until two months later, in an e-mail accusing us of "fraudulent" behavior -Overall, total communication breakdown (and I'm not talking about Led Zeppelin) -Provided us with the names and phone numbers of the people moving in to our old apartment...forgive my lapse in professionalism, but that's just CREEPY I have a detail oriented narrative to accompany this, but at this time, there isn't space for it. read more

Premium properties has always been fast to respond to any maintenance calls and has been friendly to deal with. We appreciated the time we spent renting our apartment over the last years. Premium Properties is not good. They lie to you. They do what they NEED to do. Not what they SHOULD do. They do NOT pay attention to detail. They do not go out of their way for their tenants. They ARE in existence to make money for themselves and the landlords that pay them. Do not be deceived. You must negotiate with them to get what you deserve. They will not do it unless you demand it. Then they will act like they are doing you a favor! Their website is talking about another company - because they do not provide those services to their tenants as they state. Very disappointing. I just read the last review and felt a need to comment. I had the opposite experience with them. They put on an act with me from day one. When I moved in, my unit had not been cleaned and it was a problem trying to get them to clean it. They only did things they needed to do by law and showed no care for the tenants other than getting rent on time. The office misplaced my check once and they tried to charge me a late fee. I had to deal with 3 different people in their office to resolve it. I did not meet any other tenant that had a pleasant experience with them. They have been fined by the city of Berkeley and are notorious to them. I would not recommend renting from them unless money is not an issue with you and you have low expectations. I had so much trouble with them that I filed a complaint with the city and I never do that. I chose to move out of my unit because I got tired of them, and I am glad I did. I think that they submit their own yelp reviews because that last one is unbelievable! I also think they flag all of the ones they do not like, just see the flagged section! Good Luck! read more

Do NOT rent from Premium Properties. I won't get into the long stories and experiences I've had there so here are the quick 3 points why: 1. Deceptive Management - untrustworthy managers who do not listen to their tenants, all they care about is the money they get and won't take the time to listen to your concerns/requests 2. Pressure Tactics to Sign - as you can read in some of the stories, Sam just cares about you signing the sheet. He'll put a time box around you to sign within a certain time frame and won't be flexible around helping you figure things out first before signing 3. Drugs on Property - their own onsite managers they hired to maintain the place threw parties at 3am, made their own beer in the tub, and smoked pot every morning. Please avoid this business. They were unconcerned about serious mold issues in our apartment and put our young infants health at risk. When we moved out we scrubbed the place clean. Spotless! In the end they still charged us a $150 cleaning fee. This company functions off of extorting college students who don't care or know about there rights as tenants. We received several notices from the Berkeley rent board informing us that Premium Properties was overcharging us with their annual rent increase (which is automatic and the maximum increase that they are legally allowed). Unfortunately you do not have much of a choice but to rent from Premium Properties since housing in the bay area is a very scarce resource. Do not expect too much from them; just think of them as your typically slumlord. It's exemplified over how childish the owners are for arguing with people on yelp over bad reviews. Once you give notice, your unit will be shown to the world with all your personal belonging weather you like it or not. (If I could go back I would not have given notice, just would have left after my lease was up) And when your lease is up, they will try and charge you for everything. I lived in the same unit for 3 years and was charged several hundred because when I signed my lease, the unit was "new" now, after three years, the unit was no longer new so they had to restore it on my dime. I've unfortunately lived in a premium properties managed house for several years - we've had terrible problems with getting repairs done, as well as unresponsiveness to problems with theft. Sam is incredibly snotty any time you try to make a suggestion, and it's clear he will do absolutely anything to make a buck. They are also very inflexible with lease options - you must sign a year contract no matter how long you've lived there (even in Berkeley). Very very sleazy, look elsewhere if you can. read more

Total slumlords! Don't rent from these people! Very unprofessional management- Ana Smith yells at tenants and is very hostile. You can see from reading Sam Sorokin's comments on bad reviews how sarcastic and petty his comments are. They do the absolute cheapest thing possible and don't follow through with promises for updates. The reviews with more stars must not have dealt with them long enough, or they were friends of the property management people or something. Another person wrote this in their review and also ended up filtered.. lol.. I am just trying to get the people that truly want to know about this company to see all the reviews as the ones that were not filtered paint a different story. Hopefully this one won't be one of the ones that gets filtered from you awesome yelpers!. I too wish i had read these before signing my lease but.. Such as life... Perhaps my experience will help someone else avoid a bad situation. I will just state facts here and not provide you with too much subjective criticism.. My apartment was burglarized and home invaded by neighborhood criminals who exploited a weakness in their "security"... I use this term loosely as their idea of security is a security gate with painters tape used to secure the lock and cameras that don't actually record anything... When the issue was presented in small claims after they took over half of my security deposit even after I cleaned, painted, and shampooed the carpet their defense about the burglary was "They could have gained access from anywhere on the property".. That's a great defense in the courtroom but do your existing tenants or prospective tenants know about this lack of security? In the end the judge stated the reason I won the case was that through it all Premium Properties never showed any compassion regarding the situation (suffice it to say I have not listed all of their atrocities here). In making your final decision about whether to do business with this company, evaluate where you stand and how you value your own life and personal safety, as well as, human compassion in a place you will eventually call "home". If nothing else, as a renter here, make sure you know your rights as a tenant and be prepared to fight for them. I hope this is helpful to you yelpers! If you are contemplating renting from this company, make sure that you are VERY familiar with the Berkeley rent laws, because Sam tried to trick and harass us into signing away our tenant rights. When we moved into our apartment complex, it was managed by Lapham, who were great. We had signed a lease with them that was 6 months fixed then month to month thereafter. About a year into living there, the building was sold, and the new owner unfortunately switched the management to Premium Properties. Soon after, we began receiving e-mails and letters from Sam saying that our lease had expired and that we needed to sign a new one-year lease. We replied saying that our first lease established us as month to month renters in perpetuity (and hence, no expiration date) and that we were not interested in changing that. We also informed him that we were aware that under Berkeley rent laws, transfer of ownership does not invalidate our previous lease and that we were not required to sign a new lease that was significantly different than our first one. We thought that would be the end of it, but we continued to receive threatening letters and emails saying that we "had" to sign a new lease by such and such date. We continued to inform him that we had no interest in doing so, and we eventually had to contact the Berkeley Rent Board about the situation. Later, we found out that Sam had tried to do the same thing to several other tenants in the building, all of which had lived there significantly longer than we had. Premium Properties only seems interested in cashing in on the rapid turnover pool of undergraduate renters. In fact, they only offer one year August/September start/end date leases to coincide with the influx of students (which I was specifically told by one of their sales people when we were trying to rent an apartment "off-season"). They invested a lot of time improving the look of the pool area at our apartment complex (which no one ever really used) just to attract their student clientele. Unless you are a party-hungry undergraduate, I suggest you look elsewhere as that is who your neighbors will be. read more

I'll admit I have some pretty mixed feelings about this company, most of which stems from the upper management. The space we have is great, beautiful, but overpriced and not well kept. I was shown an example room when I was checking out the apartment complex and it seemed great, even given the price tag. Compared to all the other apartments I had checked out it was like heaven. My roommate and I committed, filled out a stack of paper work that made me nervous, and we were pretty happy. Then, when it came time to sublet, things got sticky. First of all, it says in the paper work the residents aren't supposed to sublet, but I talked to the upper management and they said it was fine, since it was only for the summer. However, I wanted it in writing so they couldn't say "Gotcha!" later, and getting that was like pulling teeth. The best I got out of them was an informal email. Then came the actual subletting. Many of the sublettors I met with wanted to see the apartment before they committed, naturally, and so my roommate and I had to communicate with the current residents of our unit and get them to allow us to show it. During our first showing, one of the residents mentions to the possible sublettors "Oh, we have a TERRIBLE mold problem in our bathroom, and a dryrot problem in under the tiles and sink in the kitchen." I was mortified, I had never heard anything about these problems up till now. Of course, this scared away the sublettors and made life difficult. The residents were unwilling to have the mold cleaned out while they were living there, because they didn't want to be disturbed during the last 2 months of the semester. And in addition, they didn't move out until the last day before the contract ended, and I came back from Indiana 5 days later and the apartment still WASN'T cleaned up by Premium Properties. They claimed the tenants had cleaned the rugs themselves and that the mold would be taken care of later. Later? And the rugs were not clean, I had several asthma attacks, and finally my mother ordered an outside steam-cleaning service to clean the carpets; they were filthy and caked with cat and human hair. Premium Properties asked if we wanted the carpet replaced and I said "No, I want you to pay for the cleaning, I have to move in now, I can't vacate the premises, I'm from out of state with nowhere else to stay" It was a nightmare. They cleaned out the mold 2 weeks later, the resident manager did it himself. So why am I giving this place 3 stars? Despite the problems I had with moving in, repairs have been on time, and the new resident manager we have named Alex is like an angel from heaven. He has improved this apartment in so many ways over the last several months, like organizing the recycling so it was usable (unlike our last resident manager) and oiling the locks so our keys stopped breaking, etc. He's made this place worth living here, and though that's not entirely thanks to Premium Properties, they did hire him at least. read more

I have lived at my current apartment in Oakland since 2008 and Premium Properties took over management a couple years ago. That being said, I have only dealt with them through maintenance requests and what not. Overall, they have been very responsive and take care of any requests without having to to hound them like I did the previous owner. Sam Sorokin does not have a conscience. I had the very unfortunate experience of living in one of his Oakland rentals for less than a year. When one of my roommates started using AND dealing heroin and other drugs from our apartment, invited random people to live in our place (including one young lost teenager he secretly pulled from a foster care home to "take under his wing"), broke into my room to steal items of my possession, and became increasingly physical in his harassment towards me because I was telling him and his friends to keep it down at 4 in the morning, I went to Sorokin to inform him of everything that was going on and ask if I could break my lease so I can remove myself from the awful circumstance. I cried and pleaded for some understanding on his part, but he would not allow me to leave the apartment before my lease was up in August. His reason: HE HAD HIS OWN RENT TO PAY and couldn't afford my leaving. He told me I had to find a replacement if I didn't want to live there anymore. So I tried that route: my roommate's friend was already living at our place for free (he was also using my room to hook up with chicks IN MY BED when I was out of town--and I told Sorokin of this--and I was out of town quite a bit because I hated living there), so I got him to fill out the proper forms required of him by Premium Properties to take my place in in the lease. He didn't pass the credit check and Sorokin pretty much told me, Tough luck. Well, with what was going on in that apartment, I couldn't possibly ask anyone else to live in my stead! I finally left in April and stopped paying my rent, but not before sending a certified letter to him letting him know I will take legal action if I get screwed over. Come next August, I received a bill from Sorokin, stating I owed $3200, because apparently the ex-roommate went ballistic and damaged quite a bit of their property. And mind you, the $3200 did not include the $1200 security deposit (which is twice what my rent was, the maximum value of security deposit legally allowed by the state); I lost all of that. Fortunately, he never bothered me about the $3200 after that. He probably was afraid I'd contact my lawyer, which I'd already had. Did Sorokin have a legal obligation to let me go, considering my situation? Perhaps not, but he should at least have let the other guy go. Plus he wouldn't have had to deal with the damages (how karmic!). But no, he's too selfish and cheap to do that. What about a moral obligation? If his daughter were in the same situation as I, what would he have done? I highly advise others not to deal with Sorokin and his clan. It's very obvious to me they don't care about the well-being of their tenants. They just want to make as much money as they can. Don't do business with these guys! read more

I honestly wish I could give them zero stars. Such an unprofessional and untrustworthy property management. In the beginning, my friends and I fell for their act of caring about their customers, however, we soon realized how mistaken we were. First it started off with Cheryl's, the woman in charge of "helping" us through the approval process, slow replies, or no reply, or only responding to parts of our emails. Later, she scheduled us for a lease signing, and we got our funds together and ordered our cashier check for the ridiculously priced deposit. My friend called to follow up that morning, Jeff told us there was no signing scheduled for that day and that the apartment we had applied for was not available any. Wait what?! We had everything ready and he was saying we still weren't approved yet in our individual applications! I called Jeff back after that and I told him we wanted a refund on our holding deposit instead of looking at more of their apartments because they had horrible communication on our approval process and on the available of the apartment we had applied to. After we hung up, he proceeded to call my friend back and told her that I had a "different approach" to the situation (because I asked for our money back?), he essentially called one 19 year old girl, to complain about another. He then tried to convince her to keep applying for their apartments without the rest of us and told her that people who quit the application process "lack life experience." In the end, we had our refund processed during the week of spring break and we are STILL waiting for the check to arrive, almost a month later. read more

Sam Sorokin yelled at my mom! We moved into the third floor apartment off of Parker and Telegraph to save a few bucks, but shortly after moving in, our apartment and two other apartments were robbed on Christmas weekend. Check the Berkeley Police reports. Its the building adjacent to the mechanic shop and laundromat. The police said that the robbers may have gained entry as our sliding glass door did not lock at the time. We think it was the friend of the apartment manager who we confronted at the time of the incident. It didn't help that the apartment manager was also a drug dealer. We also saw them around with our backpack and bike. When we called the Berkeley Police said they couldn't arrest them because they were mass produced items. One other thing that probably didn't help was the parking lot numbers matched the apartment numbers so when we went away then the robbers knew you weren't home. When we tried to break our lease due to getting robbed as a result to not having a functioning lock on the sliding glass door Sam Sorokin proceeded to yell at my mom! To add insult to injury the drywall on the living room ceiling fell down as well. read more

Rented from Premium Properties in Berkeley near campus. Well managed with good on-site staff. A large utility problem occurred outside the apt. Management stayed on the issue until it was resolved (several days). Management further offered acceptable compensation for the loss/hassle. Not sure it could have been handled better considering the circumstances...No complaints and would further recommend them to other renters. read more

Premium Properties high-balled the price for the unit I wanted at first. When they could not rent it at that price, they lowered it and I reapplied. I got the place but Premium Properties did a poor job at preparing the unit for me. It was not very clean. I like the place and the area, which is why I got the place. But Premium Properties is surprisingly unorganized and inefficient. You need to fill out a work order online and then have to wait for someone to call you or else you need to call them. Then you will need to explain the problem over again to another person and then they have the service people call you.... They have misplaced my rent check and told me I did not pay rent that month. They put notes on my door that are meant for other tenants. They want tenants to maintain their own buildings instead of taking charge of things by being responsible. It is surprising that any building owner would pay these people to manage their buildings. I find the owners Sam and Craig to be kind of creepy, the office people to be unconcerned. They do not seem to be honest and they talk a good talk but really do not back it up with good service for their tenants. I am not sure that is not intentional. Make sure you are clear on your lease and that your unit is clean and totally functioning before you sign any contract with Premium Properties. read more

Don't ever live or do business with them, I did and it was my BIGGEST mistake ever!!! I leased a unit to do my retail business there, and there are so many hidden things he (sam) will not tell you on the contract, even a lawyer have to read it twice. 1, if you decide to have someone take over your lease, he has the right to keep $500 out of your $5000 deposit, 2, when you were assign for 2 parking spaces, only if you get them on the lucky day. bc most of the time, your space are taken by others, and when you notify him, he will only tell you, "tow them if you want to be a bad neighbor!" SURE, now I am the bad neighbor when I can not have my parking spaces and he wont enforce it. 3, The pips in the building always leaks, and when you make the complaint calls, he will tell you, "when I send people out to fix it, you will end up paying for it at the end of the year on triple nets" WOW, sure that is another ultimate blackmail. 4, the worest thing to deal with is his attitude, see other guy's complaint and you will know it. 5, they charge you everything, its like a if you speak to me, you owe me this fee type of company. anyway, I can go on and on about this guy and his firm, all I suggest to all you people out there is DO NOT do business with them, but if you do, please read everything and do not trust what he said, another guy other than me went out of business called" sunshine cleaner" paid him 1 years of rent without even open, and he was also a victim of this firm. as far as where I stand, I sold my business and he force the new guy to inking a new deal, add another year, another new deposit, and sure he will take out another $500 when he leaves.... I applied for an apartment with PD Properties this past weekend, and at first my experience was great: the gentleman at the open house seemed knowledgeable, the woman at the office was helpful with the (very lengthy) application process. However, my experience quickly soured when it turned out that I shouldn't have even applied for the apartment in the first place, as someone else had already placed a deposit. This mix-up happened because the open-house guy didn't bother to let his office colleague know that he had received an application -- even though he knew the office would be open for another three hours. To make matters worse, he couldn't even find my application at first on Monday, and now is insisting they can't refund my deposit money until next week (though I was assured it would be returned promptly if the apartment didn't work out). I am very disappointed and disheartened with the unprofessional treatment I've received the past few days and will avoid these properties in the future if possible (although, to be fair, they do have very nice apartments). read more

This company owns several east bay properties. I would not recommend working with this company. One major issue is the lack of follow up on resident complaints. When we were showed our apartment, the windows were in horrible shape (molded, painted over, no screens, cannot open all the way, peeling paint). We were promised all of the windows would be replaced. This never happened, despite repeated promises and window measurements. Eventually, two windows were replaced to bring the place up to fire code. They are fogged over so you cannot see through them, and the guys in the unmarked white van who installed them left a huge crack in our wall, which has never been fixed. We were told we would get a BBQ pit, that never happened either. Our building is regularly full of first time renters who are rude, dirty, and loud. When I try to talk with Sam, he treats me like I am a teenager in my first apartment in his trademark condescending way with little resolution. Another issue is that when we moved in, the apartment was filthy. The carpets were so bad they stained our socks black. It took several times to get any attention on this, the carpet cleaner was amazed and said he would need to do at least 2 cleanings to make it any better, but of course by then we were already moved in. The leases are confusing and they require 90 days notice if you are not going to renew. Prepare to get multiple emails and calls from the office when it's your time to re-new, even if you have already submitted your paperwork. On the flip side, the office is usually clean and staffed by nice people. read more

I have no problem with the building at 2091 California St. (Berkeley), which had been very well run and maintained by the former landlord, but if you deal with Premium Properties, which bought it recently, expect to need to use the services of the Berkeley Rent Stabilization Board (lots of info available online - very helpful) and/or a lawyer sooner or later. Premium will try to pretend ignorance of tenant law and act as if it doesn't apply to them. It does. The rent board had to send a letter to all tenants of our building telling them their rights, because Premium was trying to force tenants into signing contracts not in their best interest or force them out. Your security deposit will be hard to get back if you move (again, they ignore the laws) and though they make promises to do or not do various things, they don't keep them. The building and the apartments are nice, but you can't trust the property management company at all. Keep written records of absolutely everything, take dated pictures of the apartment when you move in, recording the tiniest flaws, and expect to go to court to get your money back or have the conditions of your lease complied with. If you can avoid dealing with these people, maybe by living somewhere else, do so. read more

If only it was possible to give 0 stars. I had to deal with Premium Properties for a year and it was the worst experience in 20 years of renting apartments. Sam is a short, fat, disorganized manager who brings new meaning to Napoleon Complex. He ignores and disregards emails, lies in his listings to get more money from tenants, and surrounds himself with a staff of incompetent people so he can feel more powerful. I rented a place that was under construction and Premium waited until days before I was to move in to tell me my move-in date was delayed 20 days. Total nightmare. You are better off working with any other management company in the area. Even friends who own properties and used to work with Premium have since cut affiliations with Sam because of his lack of communication and business skills.
