We went through 7 months of harassment bc these showings, we were trying to be cooperative which is our nature. And after all of that experience of course we decided to move at the end of the lease, so then they made up fake charges just to take up half of our security deposit. We used them to help set up a rental in Pelican Bay. I should have read the yelp reviews. Look at all the 1 star I have never been treated so poorly by a company. There were so many layers of people and none of them communicated w/ each other. We were told by one person that we were all set only to find out when we arrived that the association had no record of us. We spent 1/3 of our vacation chasing people and getting no response. I have all the emails to back this up On top of that when we moved in there were dead cockroaches, the blinds didn't work and the freezer was broken. The handle came off of the shower and they had workers come into our condo without any warning and when we weren't there. Here is one of their emails "Excited to let you know that all of your arrival information has been confirmed, and you can check in on your lease start date any time after 3 p.m. pursuant to our lease agreement." DO NOT RENT FROM PREMIER PROPERTY MANAGEMENT -- You've Been Warned If I could give zero stars, I would. My experience with Premier Property Management (PPM) was an exhausting and infuriating mess from start to finish -- riddled with negligence, miscommunication, and outright dishonesty. From the start, I walked into a filthy, unlivable unit. No one had cleaned or inspected it. It was clear tenants' well-being was not a priority. Getting in touch with anyone -- especially the property manager, Raluca -- was nearly impossible, even during emergencies. I went 7 days without hot water and 2 full weeks without a dryer. Every time I asked for updates, I was told repairs were "waiting on the owner." Here's what they didn't expect: I contacted the owner directly, and he had no idea repairs were needed -- he approved them immediately. That means PPM was either withholding information or just plain lying. Upon move-out, they falsely claimed I caused over $3,000 in damages -- an absolute lie. Thankfully, I had photo documentation and fought to recover over $1,000. I settled only because I didn't want to drag things out in court -- not because they were right. This isn't an isolated incident either. Another tenant had to take them to small claims court for similar treatment. This is clearly a recurring pattern. Premier Property Management is disorganized, unresponsive, and deceptive. They neglect tenants, misrepresent facts, and only move when confronted with solid evidence or legal consequences. If you still decide to rent from them -- especially at 1195 Wildwood Lakes Blvd, Unit 107 -- document everything. Don't rely on phone calls. Email and text so you have proof. You'll need it -- because this will likely happen to you, too. And before someone from PPM comes here replying with, "There are two sides to every story," let me save them the time -- I'll give you both sides: Yes, I was late on rent sometimes ( but they were not unbearable to work with if you communicated). Yes, they did return forms in a timely manner. And yes, The Enclave HOA (not PPM) chose not to renew my lease -- and honestly, that was a blessing. The HOA is a nightmare on its own: modern-day authoritarians who micromanage everything. So there's your "both sides." My PPM experience was awful from start to finish! Quite frankly, I find these reviews hard to believe! Check Yelp reviews and BBB complaints. I write occasional reviews, exceptional and horrible. I waited an entire year to write this one, because I knew it would not end well. I honestly don't know why any owner would hire them (but reviews are good). I rented an annual property in Naples. Since no one could actually show me the property and I had to use a lockbox to let myself in to view the condo. Why wouldn't someone meet me there? I looked at 4 condos and meet with all agents except them! That should have been my exit sign! But, I ended up renting it because I did love the unit, proximity to beach and area. They utilize an electronic system for payments that did not appear to be monitored because it kept requesting rent payment before move in. When I arrived, I had to find the main water valve OUTSIDE of the unit. to turn water on. This should have been completed by someone prior to moving in. My lease ended June 30th and sixty days prior I notified them of non-renewal. June 27th arrived, and I had not received ANY move out instruction. I had to call them. (They are VERY difficult to reach via phone.) Finally, I was able speak to a supervisor. After multiple conversations, I was told that since it was the weekend I should drop the keys off at the office. By the way, they have the nerve to charge $65.00 for move out coordination. LOL!! After 35 days, I received a security deposit in which they claimed $900. There was no prior communication. I rejected the claim because they have "stolen" money for a utility hold (hold means give it back) and for some damage beyond wear and tear (there was NO damage)! Fake people, fake promises. They flatter when they want something, including extorting good reviews after failing to resolve my issue. I tackled a 99.99% hopeless case myself, without a lawyer, so it's not wise to take me as a fool. Sometimes they talked down when questioning my income (in two weeks after applying!) and made pressure (to make me apply asap) and made me feel even worse when I was low for another person's fault. On 11/15/24, the owner promised help renting a 2/2 available on 12/01/24. I applied on 11/19/24 but was told to wait another month. On 12/02/24, I paid $3,000 (half of first, last, and deposit) and was ready to pay another $3,000. The next day, they deactivated my account without explanation. On 12/06/24, I won my case, clearing my name. I requested my $3,000 back on 12/07/24 since the lease wasn't signed anyway and my account was inactive. They repeatedly gave excuses and false promises about the lease, but nothing happened. After four requests for my money, I was ignored for two business days until my friend, a very powerful and highly respected person in real estate business, stepped in. Without them, I doubt I'd have gotten my money back or a timely response. My friend helped me find a 2/2 condo in the same city, moving in just 36 hours after applying. If you didn't want to work with me, you should have just said so. This company does not even deserve a rating as it is extremely poorly managed. If you are a tenant and have a maintenance issue, they do not care. They make you wait and wait days or weeks, closing your request although the issue had not been taken care of. If you even find someone who answers your call, they find excuses such as the vendor's busy schedule, the hurricane although the issue happened 4 days before, etc. Their vendors schedule an appointment then postpone 6 times and still don't show up. They stop working at 4 or 5 pm and do not work on weekends. If you have an emergency such as an important ceiling leak, do not count on them to react promptly. You had better to stay up all night and replace the buckets when they are full. Same if the A/C stopped functioning when it is over 90 degrees, nothing is done. We pay almost $4,000 to rent a 1,700 sq ft home, and it is the way they treat us. We are seriously looking to find another rental because this kind of behavior is inadmissible. read more

This property management company is an absolute nightmare--disorganized, negligent, and only interested in squeezing as much money out of tenants as possible. Here's why you should stay far away from any property they manage: Delayed Move-In: Our move-in date was pushed back a week without warning or compensation. Broken Promises & Poor Maintenance: They promised to fix and clean our bedroom windows, which don't even open, and never followed through. Water Bill Scam: A water leak from the building's pipes (not our fault) resulted in us being overcharged for water. Hidden Fees & Overcharges: They charged us $100 for A/C filters that cost $10 each, and it took three tries for them to send the correct size. Lost Rent Payments & Late Fees: We paid rent on time every single month, yet for the past three months, they lost our checks and charged us late fees. Outdated Payment Methods: They only accept handwritten checks--no online payment, direct deposit, or e-checks. Key & Mailbox Nightmare: It took them three months to get us a working apartment key and mailbox key--and when we finally got the mailbox key, it didn't even work. They then told us we had to pay for a locksmith--turns out, other tenants have the same issue! Unfair Dumpster Fees: They now want to charge tenants extra fees because other people in the neighborhood overfill the dumpsters--something completely out of our control. Garbage Everywhere & No Responsibility: There is garbage piling up outside the buildings from other tenants, and management refuses to address the issue or clean it up. When we complained, we were told to clean it up ourselves! Serious Safety Concerns: On Christmas Eve, we had to call the police because a drunk man was banging on our front door. This property has no security measures in place, and management did absolutely nothing to address our concerns. This company is an unorganized, money-hungry mess that refuses to take responsibility for their mismanagement and doesn't care about tenant safety. Worst experience of my life: I never write reviews and rarely look at them; however, after this experience, it will change. I signed a lease/contract with Premier Property Mgmt (PPM) and submitted payment on 5/24/24 for a rental Feb/March 2025. On 11/12/24, I received an email from PPM stating the owner severed ties with PPM and my lease was canceled. I had already made flight, rental car, appts etc and am now being told my lease is canceled, PPM has no comparable units to offer me and PPM would like to know what I want to do. Like I have a choice. I researched all other comparable properties in area and locked down those that were available. I sent a prioritized list of units to PPM (Cheri Demonico). After a few stressful, frustrating days, I landed on a unit that was $500/month more than unit I contracted in May 2024. I asked PPM to make this seamless and manage the transition with new unit. Their solution was to refund me the original amount I had already paid. I did all the legwork to find the unit and now I had to get the contracts, applications filled out. I begged with PPM to do the right thing and make this seamless; thus, absorbing the increase in monthly rate as they had my original payment for 6 months. Interest alone would have covered it. PPM kept sending cryptic emails saying they needed address where to send refund as they did not want to have the logical conversation around customer service. I also asked several times to speak with owner of PPM (Mike Depaola) as both Cheri and I were getting frustrated. I got Mike's number, called and left a message for return call. Since then, I have received several emails from Cheri (copying Mike) saying they are mailing a refund check to me. I replied to each email asking if Mike was going to return my call. Talk about HORRIBLE customer service, this is what happened 5/24/24 - signed agreement with PPM and paid required funds 11/12/24 - Get email from PPM telling me I have no unit. Left holding the bag 11/13/24 - I spend day getting all comparable units and confirming they are available. I sent those units to Cheri at PPM and ask for a seamless transition 11/14-11/16/24 - Email back and forth with Cheri as she is not providing any assistance, compensation etc. In fact, after calling the new realtor, I find out that Cheri is attempting to collect a commission as a referral and she did not do any work that I am aware of. I asked several times for PPM owner contact information and only after calling Cheri was I able to get it. Called owner, Mike Depaola, left message and still have heard nothing. PPM, knowing I was out of town, mailed the refund check to my home with "signature required". I had to go to post office to get the check, attempted to put in bank and then got an email from PPM stating they canceled the check and were sending another. Instead of waiting another 2 weeks for mail, I asked Cheri if we could electronically transfer the funds. Although, PPM would not transfer the funds first go round, they did agree on this second attempt. I had to call PPM accountant to get EFT set up and monitored it the past 2 days to confirm transfer. It finally came today, 11/27/24. In the end, I was able to work with Cheri as she kept the lines of communication open. Mike Depaola, on the other hand, did not have the courage nor decency to accept any of my calls nor call me as I asked several times via email correspondence. BEWARE CONSUMERS, Mike Depaola, owner of PPM did NOTHING, ABSOLUTELY NOTHING, to assist. He took no accountability and cowardly hid behind Cheri's emails. To all renters out there. BE CAREFUL 1) Read all fine print in contract 2) Research your property management companies 3) Find a reputable agent that you TRUST 4) Dot your I's and Cross your T's 5) Don't EVER use the services of Premier Property Management. They are not out for you at all. PPM is out for themselves only. I wish I would have read the reviews as it confirms that premise. I can't express enough how horrible their agents are. We've lived in an annual rental now for almost a whole year, their is work that needed to be done that still hasn't gotten finished, we found mold under a sink, that we reported and asked to be fixed, still hasn't been fixed. We attempted to find a new place to live only to be told by one agent we would owe a termination fee, which is nowhere in our contract. TO THEN BE TOLD, that is not a policy they do. Then we were told the owner was moving back Florida so we would need to find a new place live, only to then hear from our original agent that that was a lie and the owner is raising our rent. Two weeks after no response, I did not end up signing the lease and requested my money back. They told me I don't get that money back and it was in the fine print!? While renting, the microwave quit heating on April 6th (before Easter!). I contacted Hanna Gibbs who responded immediately. Excellent customer service from her! (Thank you Hanna). She put the request in for Naples Pro to service. First available appt was April 18th. They ordered parts and we were told the microwave should be fixed by next week. Unfortunately we head back north next week (week of April 24th). So we were without a microwave for nearly a full month. Inconvenient but we made it work. Thanks to Hanna for her help and to Terri Hornshell for her follow up with us. Administrative help was great -- unfortunately that didn't control how to resolve our issue. read more

Unfortunately, it was a one-bedroom when I preferred a two-bedroom apartment, but it worked out just fine. Arrival and departure instructions were clear and easy. I had to hound them to get all the info to move in once I sent the deposits. Lease was set for the 1st, we arrived that day without any move in instructions or keys. Took two hours of calls/texts to finally get code to enter. Once inside, no A/C. Again, no response that day had to rent hotel for the night. I should have known how this was how this yearly rental would go. Needless to say, we ended working with the Owner on issues since Premier would take days to respond to maintenance issues. Owner was excellent. When we gave notice we would not renew the lease, they asked to show the house. We complied; however they had a prospective male client show up unaccompanied by Premiere agent to see the house! This happened twice, wanting us to show the house for them. We contacted the owner to have this stopped. We left the house clean and damage free. They then tried to not return monies from our security deposit ($200 for paint which was not done and $100 for carpet cleaning though house has no carpet!). To top it off, they kept $200 for water bill but failed to pay it until I contacted them twice since it was delinquent. The Owner actually reimbursed us the $300 Premier refused to, stating he wanted to do what was right, unlike Premier. Do business with them at your own risk. read more

Moved in November 2021 never got a walk through beforehand, yet they took $65.00 out of my security deposit for an exit inspection that was done without me being there. On top of that My bank Truist put a hold on my refund saying they did not think they could collect the money from Premier? I emailed my agents and to my Suprise Crickets from them so i wait to see if there check will even clear the bank. What a joke of a company. I made a list of items wrong with the unit from a rotting front door which let bugs in the unit screens that were disintegrating and water stains on the ceiling cracked tiles moldy carpet peeling paint on the shutters and a ceiling fan on the lanai that was falling apart. The list goes on and on. all put into the Meld and ignored. I had to get the collier county inspector to come in and light a fire under their butts to get them moving. the door was finally patched in August 8 months later? most of these were state violations that were against the law. i would avoid this company at all costs never use them horrible experience for the entire year. Renting from PPM was the worst rental experience we have ever encountered. They (Craig, especially) were very aggressive with us when we complained that the primary bedroom had no dresser, telling us it was a matter of "taste in decor." More important, they kept a large part of our deposit, well beyond the required calendar limit, and gave us no reason for the deduction. Only after many requests did they cite "counter damage," providing an undated photo of damage completely unrelated to our tenancy. No one ever responded to our requests for photo date or location, typical of PPM's stonewalling habits. We would never, ever rent from them again. read more

On the evening of Monday July 24th My AC quit. Small 3 bedroom home with forced air. Home is roughly 30 years old. I did not note actual weather figures but it was a very hot day and evening. Uncomfortable night's sleep. Waited until 8:15 am to call Premier. Office not open but one prompt allows for emergency response calls. Operator informs me an AC company will be in touch soon. in roughly an hour I hear from AC company letting me know given the heat wave, the earliest they can assess my AC will be between 5-7pm. I'm disappointed but resigned to dealing with heat of the day. Around 3:00 pm AC man shows up. I'm glad he's early as it is now 95 DEGREES IN MY HOME WITH A HEAT INDEX OF 110 DEGREES OUTSIDE. At this point, I still have not heard a word from premier. I assume they are taking care of it. AC man repairs unit. After 30 minutes or so AC man returns to say premier won't pay for it. My options are to pay him $620 or he will have to remove the parts HE HAD ALREADY INSTALLED and move on. It's now 5 pm and still hot as hell. I pay him. He leaves and my AC is finally working. I get the very first communication from premier at 5:02pm even though this was reported early that morning. A text arrives stating they "unilaterally " decided with the owner not to reimburse me because the property owner has an existing contract with ANOTHER AC company. They also state they were discussing getting us a hotel room for the night and implied I jumped the gun. Why was this never communicated to me during the course of the day? Premier called the original AC company, not me. So I protest to the person that handles my address. She directs all future communications should be addressed to a Mr. Mike Depaola, "her Boss". I call him at 5:30 pm. Goes to voicemail. I leave message. I get text from original contact at premier that Mr. Depaola will address in the morning. Okay. I call next morning to Mr. Depaola. I wait all day for some sort of response. Nothing. No email, text or call. It's now Thursday and I call and leave polite message again. Wait all day. Nothing. Now it's Friday at 1:00 pm and I have yet to hear a word. So I'm being completely ghosted by Premier and out $620. But I do have AC now. This is the worst property-management company I have ever had the misfortune to deal with: there has now been, along with regular (four thus far) sewage backups into our rental house, a leakage of sewer gas into our house from a toilet FOR THE LAST MONTH. They have know of this for a month, and WILL NOT FIX THIS. My young daughter and I have suffered nausea, vomiting, headaches, and more-but they simply do not care. They are lazy, careless, and unethical-plus they almost always cancel my maintenance requests, or send someone who comes and doesn't fix anything. I have never in 53 years had an experience as bad as the one with this company. This was blatantly untrue. When confronted they acted like they didn't know what I was talking about. * I gave them a list of things to fix (like remove the mold all over the lanai) which should have been done prior to move in right? so they sent a vendor where nobody speaks English and do mediocre work at best. Worst Experience Ever! Rented a house in Naples from VRBO with Premier Property Management listed as the contact. Didn't receive code to get in until standing at the door. House was disgusting. One toilet was completely full of excrement (poop). The water to the toilet was shut off. Turned it on to flush and water sprayed everywhere. Multiple cochroaches throughout house, including primary toilet. Dock unusable. Back sliding doors didn't open. Unknown granular material all over kitchen counter. No bed sheets. No help at all from Premier Property Management. No reasonable person would stay in this filth. We had to get a hotel room therefore paying for lodging twice. When we did get someone to talk to us, they'd say they would take care of it, but nothing ever happened. Just wanted a refund since the place was uninhabitable. THEY DID NOTHING to alleviate the situation. We tried for a month and a half to resolve, but to no avail. Stay away from this unethical company. read more

I returned yesterday from the worst vacation experience I have ever had. I rented a condo in Marco Island from December 22 to January 1 with Andrea Clark. I paid the full rental fee and security deposit upfront. I picked up the fob to get into the building, and arrived at the condo December 22 in the evening. On December 23 the building HOA representative accosted me in the lobby and accused me of being in the building without permission, after she detected "unauthorized fob activity." I was very shocked and told her that I am renting and showed her all of my rental documents. I also showed them the documentation that we have two service dogs and that they were approved by Andrea. Although, I legally do not have to share this information, these dogs are for PTSD and panic disorder. The HOA told me that they had no notification from Premier or Andrea of anyone staying in the condo, that "pets" are not allowed, and that they do not allow rentals for less than 30 days. We were threatened with eviction by both Andrea and the HOA on a daily basis. In order to stay, we were forced to sign an HOA document stating that we were staying for the full 30 days, which was untrue. I was very uncomfortable lying on a legal document. Andrea then proceeded to harass us daily through emails and texts, sending us different documents to sign for the HOA, and threatening that if we do not sign we will need to leave. I finally decided to reach out to a Florida real estate lawyer, who said none of these documents illicit eviction, and our stay was completely mishandled. To her credit, Andrea provided me with her license number, and if the agency does not make this right for me I will proceed in this manner. EDIT: In response to James' response. Please do not rent with this agency. They continue to lie even on this platform. We had a SIGNED contract with Premier stating we will only be there December 22-Jan 1. We also disclosed BOTH dogs on the Premier application, to which we were immediately approved. They knowingly rented to us in violation of the HOA regulations that you can only rent for a minimum of 30 days. Only after the HOA caught them, did they present us with any paperwork, and harassed us daily on vacation to sign it with threats of eviction. If I could give a ZERO I would. Do NOT trust this place!! They will lie and rob you! Charge you for things that they shouldn't. They are nice and helpful in the beginning but when it's time to give your security back you will NOT get it, no matter what. I have video and pics of our apt left in pristine condition, move in ready. Kris and Orlando agreed the apartment was good and she was sending a check. She tried to get out of sending anything and keeping it all! Then18 days later we get this lie of a list of itemized deductions. From $1450 she sent &23.79 do NOT give them your money!! I have video I wish I could Upload. She's even trying to charge for normal wear and tear and a closet door that was removed by the men she sent w a washer and dryer. They never came to put it back on and now she added it to her list of lies to steal money from disabled ppl!! Ps Angela m review is either Kris herself or a family Member in jersey don't believe it! If it were not for the professional talent of Ms. Clark this company would be all for not. The main reason why this company is so bad is centered around one thing, lack of proper communication. The communication between the client, renter and contractors is horrible. That is a bad reflection on PPM. It's unfortunate however, you bare the responsibility to maintain the service. The current conditions and climate of the country plays apart. With that said you should have a protocal in place to adapt. PPM has failed to do that. The biggest reason for failure is customer service. If you the owner are reading this, take this assessment and make your company better. First thing you should do is have a conversation with CRAIG. CRAIG is a cancer to your company. He is clearly over is head and can't deal with a stressful environment. CRAIGS attitude over the phone is a direct reflection and a negative reflection on you as a business owner. CRAIG is soft, he is an emotional reck. CRAIG should acknowledge and understand how to speak with people. CRAIG is a sad customer service representative that needs to stand in a corner with his thumb in his mouth. We rented from PPM for a long time, everything was fine until they switched agents on us. Time comes to renew our lease for a 4th time and the new agent neglects to follow up and the homeowners are tired of the way they are managing the property and decide to sell. We do not find out until we contact them to find out where our lease was. We have to move asap. As we have pets and it was mid season, not an easy task, Lo and behold they have a house in same neighborhood for just $400 more a month. We move and now the new h/o shows out all the time with no notice but he replaces all the kitchen appliances with new used ones. We think awesome. Fast forward one year and our a/c goes out while we are in Ireland. Our pet/house sitter calls the 24 hour # and they will have someone out. Nope no one shows. Two days later she calls us and we call Kirby and he said it will now be 5 days. The temp is showing 95 degrees. So we pay someone to fix it $325. Their people actually showed up 13 days later. The h/o Henry Knaust will not reimburse us. They say in FL they do not have to furnish ac. They both came to our house to walk through and accused us of removing a perm filter???? Then pointed out a burned light bulb in the garage, wth? Then the h/o told us to leave. OK! So we did. We are now in a wonderful house with scrupulous h/o and a/c is in the lease. When we got the remainder of our security dep back, we received $26 of $1795 and zero from the pet dep. They charged $40 per lightbulb, $700 to paint, we were there 17 months? They charged to replace screen on lanai that we reported their lawn company cut with weed eater, $50 to inspect and $300 cleaning in which we scrubbed down to move in condition. I bet they charged the h/o some of these same fees. They are dirty, do not rent from either PPM or Henry Knaust. I will pay for anything I damage but this is ridiculous! They also expect people to live without a/c. read more

Worse company out there.... They respond very slowly to requests to fix problem in the rental unit

The time I lived at the property all was fine. I f there was an issue, the maintenance people would show up promptly to complete the needed repairs. It would usually take them 2 or 3 attempts do fix things like a leaking toilet or a leaking sink or hooking up a washer and dryer. But they would always try try again until they got it right. Except for the AC. We never could get the home to cool below 78 degrees. Our electric bill would rub 200-250 dollars a month for a little over 1300 square feet. When we asked for a repair, they tech arrived saw the unit was vintage 1996 and was just worn out. That was the fix. The real issue was at move out. They kept $2100 of the $2200 security deposit. That was after I did a walk through with one of their reps. At the end of the walk through the rep stated "everything is perfect". Just some of the excessive charges were paint touch up $425, pest control $325, hinge repair $200 and the best one was MISC. $300. Not only did they keep the deposit, they sent the $2100 to someone not even on the lease. When I got the BBB involved, Premier Property Management said it was not their problem and that I should resolve the problem with the person they sent the money to. If you are desperate enough to use this company. Please remember to keep your expectations as low as possible. And also expect the minimum in return. read more
