A pipe burst in the condo I am renting. Nick Masino let the 3" of water sit for 3 days, leaving me (a single mother) without running water for 4 days. I called their emergency answering service over 30 times trying to get the CAM to call me back, but he blocked me when he told me I should clean the mess... and I told him to do his job. I have NEVER encountered such a horrific, unprofessional management company. AVOID AT ALL COSTS!!!! Jenny Katz is a nasty woman who is acting as a CAM without a license. Such poor business practices. Cambridge: I paid for my gate sticker but in the three years I have lived here, the gate has only been closed (day or night) a total of TWO times. Why do you charge the residents for a security gate that has been in operable for years? Are you purposefully neglecting to provide a safe development that you are liable for or are you just ripping us off? Neither gate is in working condition. Watch out they always overcharge your HOA dues. For 2 years every quarter my fees were overcharged by $1000. It took weeks for a correction. Then I was charged a $10 late fee for their mistake. I was even charged in the middle of the month when fees were not due. Calls and emails are ignored for a week. read more

I would disagree. Last year I needed to replace the old flooring with new. I called and called,over 5 times to get approval after having the installer submit the paper work. Still waiting. It did send me a note to my neighbor to remove the pallet outside my door. Later it called and threatened me to not do any work without it's approval. It was 90 percent completed at that time. The installer had done everything required including installing sound proofing. I still haven't heard anything. Yesterday we arrived from Michigan and the TVs were out.Xfinity came out and indicated the technician had to access the Electrical Room on the main floor. 8 messages later,beginning yesterday, i was emailed the code to get into the room. read more

Absolutely the most unprofessional company I've encountered. Claims on their website can't be met with "resident interaction" and "tracking follow ups". Stacy is absolutely impossible to deal with and knows everything about nothing, more than skilled professionals actually. Unfortunately unable to register that when a tree must be removed to allow access to water pipe that is 3ft below the ground, it includes the roots, not just cutting it at the base. If simple customer service was performed I wouldn't leave poor feedback, but this operation is an absolutely pathetic. This doesn't go for the whole Cambridge but just the people dealing with abaco bay. Every time I have entered this building I was given the run around with the tiniest unreliable bit of information that would lead me to believe the next time I'd come in with that information I'd be all good to go but no, just took about 5 more annoying trips over there to get what I needed. The property of abaco has deteriorated seriously since they have been in charge. Our stairwells are deteriorating, gutters are dismantled dented and not fixed and the the hedges are all dead. I wish someone would have checked this company out before hiring them. As Heidi said Stacy is not a very good "manager" she has an "it's not our fault" attitude and she apparently doesn't get multiple estimates when hiring companies when work needs to be done. In fact, I heard she uses a relative for some of the jobs which should be a conflict of interest. Terrible company. Stacy at this office is absolutely HORRIBLE. She doesn't seem to know the job, she doesn't return phone calls or emails, it's like pulling teeth to get her to do so, you will finally hear from her when you start yelling, which is the point you get to dealing with these people. How can you email me wrong, when you do a reply from my generated email? But at one point she had my email wrong, next time, just save from the address drop down menu to your address book instead of typing it in yourself then! You can call Paul Farese, and not get a phone call from him either. They were not hands on, they were supposed to walk around the properties to look for violations, they did nothing! Then on top of it, we went through 3 managers, they trained the first one for the job, but then she left, and Stacey never got trained to do our office, but she was the prop manager anyway. she had to learn the ropes, then they replaced her with someone else, but that was a short stay, as our assn got another property management team. I can say, they did give us a good landscaping crew though. The most lackadaisical management crew I've ever seen. read more

I own a condo unit in Naples and had significant damage from hurricane Irma. Since i live out of state have trying to get some information on how to proceed since I have never experienced this before. I had the misfortune of dealing with Stacy in the Cambridge office. After speaking with Stacy I thought maybe she was paying us since she displayed such disrespect. Had an encounter with Stacy at the condo complex after I asked a simple question regarding my condo. She became combative, disrespectful , condescending, and had no answers. She deferred to the Construction manager who was on site. He was informative, respectful and answered all of my questions in 10 minutes. She doesn't know her job and has no idea of how to talk to people. Will not deal with her again. read more

I purchased an investment property in Sabal Lake, Naples, Florida in 2014. Due to the fact I had purchased this property from a foreign national, I was unable to rent the property for 2 years( my primary residence is out of state ) The house was in pristine condition as compared to many homes in the development. In fact, when I purchased this property, the house next to me was in deplorable condition. Out of the blue, I receive a certified letter at my primary residence from Cambridge Property Management. The letter stated that I had been notified several times that I was in violation of HOA rules.( my roof was dirty) I was very confused, I immediately called the Cambridge Property Management and I was put into voicemail. I explained that I had received this certified letter but nothing before that. I then made arrangements to visit the property and made arrangements for Pressure Pro( the same company the Sabal Lake HOA used for all of their pressure washing) to clean my roof. Upon my arrival at the Naples property, I discovered a major roof leak. Needless to say, I had to cancel the roof cleaning. I once again called the property management company about my problem, more voicemail. I never get to speak to anyone. In the mean time I hired a person to repair my roof. I have all correspondence along with invoices for everything I am stating. Roof was repaired, I once again made arrangements with Pressure Pro to clean the roof. I explained to Pressure Pro that the HOA was harassing me and threatening me with legal action. Pressure Pro said just tell them I'm doing the work, it should be fine. This time, when I contacted Cambridge, I actually got transferred to a live person. I gave her all of my info, granted I had to repeat the details twice, I thought I was covered. As promised, I had the entire house, roof and sidewalks cleaned on 2/15/16. So, just when I thought it was over I get another legal bill dated 2/19/2016 for more money (total is now close to $500) After throwing my hands up in the air in frustration, I decided to look for the president of Cambridge Property Management, James Farese. I requested him to add me on Linked In so I could tell my story. I guess I shouldn't be surprised, the president wouldn't even accept my request from Linked In. My guess is Mr Farese, trained his employees to "do as I do". Given the fact I have pristine credit, I guess I will pay the money. Needless to say, dumping this property ASAP. One week prior to Irma, Cambridge Management sent one of their people into the attic of my condo building to check for potential leaks. He stepped on the fire suppression hose, a large hose under high pressure broke it, and walked out. All of the water went into my unit and the unit below. My unit had to be gutted to the studs. I was told by James Meade, the VP, that Cambridge would fix everything. I was then told that the work was just about complete, just a few items left. I had a friend go in and take pictures for me....needless to say, it was a disaster. The workmanship was beyond poor, casings put on incorrectly, paint not matched, paint slopped on, a real mess. I told had Jim that I had renters coming in Dec. 1 and that it had to be finished prior to that. Now it is mid October. I told him to fire Juan, the person who does his work and get someone who can do the job properly. After that, he would not reply to a text, email or phone call, ever. 2 weeks went by, so I texted, emailed and left a phone message saying that if he couldn't get the job done I would have to fly to FLorida and arrange for the work to be done myself and he would have to pay for the travel expenses and the work. Still no response. I arrived October 31rst after arranging with contractors to do the job to find that the work had been done, almost, but now I had incurred not only the additional expense of travel but also had to have the AC ducts cleaned. We had a meeting at which Jim agreed to pay me for the work to be done and the expenses, Jim signed a document stating that but has not paid yet and apparently has no intention of doing so as he continues to refuse contact. I would not hire his company under any circumstances, ever. Since then, I have run into several people in my community that share my opinion. Why he still has a company I cannot fathom. Cambridge is a very unethical, cunning, deceitful, Sleaze Bag HOA Company run by Lazy Pathetic, Ignorant, Illiterate, uneducated, uninformed, discourteous rude Personal !!!!!...........I sent this to K&B here at Creekside on 06.03.2016 who hired Cambridge..I have owned homes for over48 Years and have lived in very affluent areas and I never ever received any Violations from a HOA in all these years..We have even received Beautification Plaques from Our former City when only 6 are given out per year and the beautification committee scouts the home for one full year.. We always get complements where ever we had lived for our Lush Green Lawns and Beautiful Curb Appeal from Neighbors and Real Estate Agents that have listed our former homes that all have sold in a FEW DAYS !!!... I own a K&B Home here in Creekside in Punta Gorda and the Sleaze Bags at Cambridge have already sent me 3 violations in less than 2 years.....I want to bring this to every bodies attention about the unethical business practices of Cambridge Management that K & B Home Builders Hired.... They have sent me a Violations that is False and they refuse to correct. Cambridge sent an email again to my email address on May 31 and the Violation was for leaving our Trash Containers out...The Violation was for May 30 and May31 and that is a total Lie...The Trash Containers were never out on that date....Cambridge makes up lies to justify their Jobs... Our Trash Containers are ALWAYS put back in our garage and out of site, the day Waste Management Picks Up..My only recourse is to bring this to the attention of K&B management which I did and send to the BBB...Cambridge never returned phone calls..They will only correspond by emails.... Cambridge personal are Rude, Incompetent and Pathetic .it looks like Cambridge is up to some dirty tactics to add as many violations as they can to justify their Jobs. PS: This is not the first time they sent out a Violation that was false. Someone parked a car on the Side Street overnight and we have Corner house so Cambridge sent me the violation for a parked 4Dr Sedan overnight.. I dont own a 4 Dr Sedan.. I responded back to Cambridge that I NEVER leave my car out over night and it's parked in our garage...Besides Cambridge has our License Plate Numbers.... Another Time Cambridge sent out a violation because they said I never got Cambridge's Authorization to build a Fence on our Property that was already been built... Thank God I kept the year old Cambridge Authorization I received back a year earlier.
