I had never served on an association's board, and my election coincided with our move to Newell. Not dissimilar to other associations, we are faced with infrastructure issues, flood risk, and sometime challenging personalities. Adoni Kokkinos, the CEO, was personally involved in the transition of our books & records, and took time to personally show me how to use their invoice portal. He attended several of our board meetings as well as meeting with me one-on-one to talk about the key points of being a successful board member. Now that we are up and running with Newell, our day-to-day operations are being handled by Mark Dennis. Mark is an experienced professional and within a relatively short time frame has helped us with the following: - Finding a contractor for masonry and other work needed for flood mitigation - Helping us with estimates for potentially cost pool equipment repair - Intervening with sensitive board member issues and unit owner issues - Helping us with termite issues - Recording and transribing of our board meetings Overall, we have found Newell to be responsive whether through phone, email or text. They recently contracted with a vendor to provide us (and other associations they manage) with a new web portal, which will replace our long-outdated website. They have a deep bench of personnel, but are still able to effectively provide the level of service we require. I know I speak for my fellow board members in highly recommending Newell as your next property manager.

    Homeowner (HO) confronted Mark about the Red Cross fire alarm issue and told him a lot of children…read moreof their older parents that we were not notified and anything could have happened to them,,, etc etc... He did admit it was his fault. Then went on to say Jeb Bush made it much safer for the elderly here in SWFLA. HO said he went on and on campaigning about Jeb Bush as his answer. She asked why he doesn't return phone calls, his answer because he wants email only. My thoughts - that doesn't relieve him of the obligation of returning phone calls when phone calls are a valid form of communication and phone calls are already in to him for a problem - you don't just ignore it! He lists his company's phone number in our newsletter as a way of contacting him. Along with his email. 2nd problem with that is, what if you have a person like a 90 yo that has never been on a computer and has no idea how to use one. This doesn't help those that don't have computers. HO said he is an idiot. Doesn't return phone calls, which pisses me off tremendously!!! I was told on 9/17/15 that I would get a return phone call back that day and did not. (regarding tree pruning issue) Called the office the next day to find out why and the left hand doesn't know what the right hand is doing in there. ~~~~Nobody knows anything about it.~~~~~~ Here is a copy of a letter I sent to Prop Mgr @ Guardian though the information might be irrevelant to the general public, you can see all the turmoil and work I went through because of Guardian. 9/22/15 Regarding the fire alarms, I thought you should know. I was up doing research last night because in my learning I need to tell Red Cross so I can get my money back or search through all the alarms to find mine. I had to find receipts and other related matter with my purchased alarms. These alarms are base alarms that they put in. ($21.00) Though they are a Kidde product which is good, as my old ones are Kidde product. This model number was made for Canada what they put in (which that is another plus as their laws on things surpass us) They are only ionization alarms which means they only detect 1 kind of fire. You want photoelectric and ionization alarms, to detect 2 different types of fires, photoelectric detects smoldering fires. My alarms had these. They replaced my alarms that cost me $40.00 each from 2012 purchase 10 yr guarantee, one was the dual sensor and the other actually was a voice alarm that told you FIRE FIRE if there was a fire, as my research shows children will react to a voice saying fire more than just a loud beep going off. Both of mine detected Carbon Monoxide, which red cross alarms don't. The Red Cross alarms are fine for people who had less than what they offered or who had nothing, I am not complaining about Red Cross, I think they did a good thing. The point here is now I have to fix this mess which I have no time for because it makes no sense to downgrade myself if I had premium quality product in here from the start to now having substandard product. If you would have notified the HO's like you should have, you had 1 month to do so per Steve with Guardian's emergency line (I called that as well on Saturday 9/19/15) (if you call their emergency line you can get somewhere, but his answer is I might not be able to reach Mark because he is fishing) (How is that for the work of a property manager in an emergency?) I could have been here to augment what happened in here. I would be happy to take the 3rd alarm, but would refuse the 2 they changed out. My mother told Red Cross "no" in coming in here and that they need to speak to daughter, and they insisted repeatedly, came in and changed them out, which when I came home and learned about what happened I called the police because their actions replicated the actions of what I have been reading about in the newspapers of late with burglaries. This became such a big deal that could have been prevented because of no notification to the HO's as is the standard with Associations. I might add that 3 other HO's called the police as well on the Red Cross because of Prop Mgr's inaction in notification to residents. 9/22/15 1030am - Red Cross just called me and told me they gave you the brochures to inform residents 1 week ago - but yet you never gave it to us homeowners, why? Look at the mess resulted from this! Going back to the 9/17 issue, the woman who answers the phone told me that I might have a long wait in return phone call to my time sensitive issue (unrelated to fire alarm issue) and the best thing to do is wait till he is in your office and talk with him there. ~~~Really? What if I work in the daytimes during his office visits.

I called Doug Dubey the CAM, and he refered me to the bookeeper. She tried to make it my fault (said I clicked on "make a payment", which I did not.) I asked for my money back, but she refused, gave excuses why she could not credit my credit card, or make a deposit into my checking account. She said the money will be a credit for the January payment. How do I know I won't be double charged again.They have over $2000 of my money, that I am earning no interest on. The place was furnished with the bare minimum, tiny soap, one roll of toilet paper in each bat for a week, no kleenex, no towel holders and the worst of all, the beds did not have mattress pads and had cheap polyester sheets.. The kind of sheet that stick to you when you sleep because they are so thin! We were promised delivery of toilet paper, that never arrived and had to run out late at night to buy it. Unbelievable. The smoke detectors went off one night (all 4 at once and no one came, we got calls, but no arrivals. My husband had to climb a ladder and disassembled and they never got fixed. Good thing we did not have a fire. This was not a cheap rental - $2k for 5 nights. Do not rent from South Bay Realty!!

I felt like she didn't listen to me or have my best interest. She took professional pictures of our home. She listed our home for the price we wanted. She barely brought anyone over and most people that wanted to see the house weren't even approved for what we were asking. We had one offer in 6 months and that's only because she pushed one guy to give one. Which was way below our asking price. She got us to go down $20,000 and tried to get us to go lower because it was on the market so long that we could no longer use the comp that we were using and had to use a lower one. One thing that really got under my skin was that I told her repeatedly that I work night shift and would need a 24 hr notice to show the house. She kept asking if people could come see the house as early as 10 minutes!!! I got so angry i finally yelled at her and just told her no many of times. She finally got it. I ended our contract and she didn't seem to care. After I signed my paperwork she tried to convince me to keep it on the market for a price that I told her we didn't want to sell at. I also only wanted people to be pre-approved for a certain amount and we just couldn't agree. I will never work with that company again.

The HOA…read moreboard has allowed a special interest group that represents about 1/3 of our community to fund raise. 2/3 of the community voted no to this same issue a little over a year ago. But the board allowed this special interest group to fund raise in order to get what they wanted. Instead of staying neutral and not taking sides, this management company became one of the largest donors for this fundraiser. It is definitely a conflict of interest and this company should be fired, or at least the manager of Winding Cypress should be fired, as it is clear they do not represent the majority of the neighborhood but only about 1/3.

I have attempted to file a formal complaint with Seacrest Southwest due to what I believe is targeted and inappropriate behavior. On one occasion, Ms. Davila-Mondragon deliberately walked to the rear of my unit and knocked on personal property in a manner that provoked my dog to bark. She then used this as grounds to file a complaint against me. This incident appears to have marked the beginning of continued and selective enforcement actions against me. Most recently, I received a violation notice regarding my black Ring doorbell. While a new rule was just passed by the association regarding doorbell colors, I was cited immediately, despite the fact that at least 10 other units in the community have similar devices. Even the association president acknowledged that this enforcement was premature. I am requesting that these matters be reviewed seriously, as the pattern of behavior raises concerns of harassment and selective enforcement. I have previously tried in the past but Seacrest refused to answer my calls.

That web site, developed by Matt's team is called Naples Golf Guy (www.Naples GolfGuy.com). While our friend does not know Matt, he stated it is a great site to start our search. Our mission was to buy a second home in SWFL that was in a golf community. From that point, we started to zero in on various communities that we know from our several years of winter renting in SWFL. We used the Naples Golf Guy web site extensively during our remote research. Our search expanded to communities we did not even know existed. The Naples Golf Guy (ie: Matt) web site is a great tool as it is sorted by city (Naples, Bonita Springs, Estero and Ft Myers), and is sorted by bundled and unbundled golf communities. Full explanation for each type of golf community is explained and then the specifics of each individual golf community is detailed. Costs of communities are also listed (initiation fees, HOA fees, taxes, etc). When we got closer to our next winter in SWFL, we contacted Matt by telephone (we are from OHIO - - OH.....IO) about a month before we travelled South to the house we rented for that year. Matt asked specific questions on what type of home (House, Condominium, Veranda home, Carriage home or Coach home) we envisioned. He gave definitive differences in the five home styles. We then discussed what amenities in a community we were looking for. We then discussed what our weekly golfing vision were to match that with various community courses. Next, we discussed SWFL location areas. And finally, what price point range was appropriate. All of the above paragraph details were part of the all encompassing education offered by Matt.  I utilized a phrase during this time:  buying real estate property as an EDUCATED BUYER brings comfort to the buyer (ie: for us) side of the transaction. After these discussions, Matt went to work on our behalf. He gave a link to 12 to 15 "For Sale" homes for our review. We whittled the list down to 7 for site visits. During the site visits, Matt would give us a a hard copy of the MLS listing and a brief verbal synopsis. Upon entering the home, Matt would go to the Lanai and let us tour the home unaccompanied. A recap discussion/question period would follow the tour.  All LOW PRESSURE discussions - like having a discussion with a friend. After we selected a home site for a purchase offer, Matt's SKILLS SHINED even more. We had a competitive bid situation that Matt guided us through effortlessly. His feedback, market knowledge, knowledge of our vision all came through during this time. Our bid on the Coach Home was accepted. After the home inspection, Matt negotiated a repair credit to be applied to the closing transaction. And then....... Matt has a full list of SWFL repair contractors and tradesman for our use on our new home, if we ever need something completed.   WOW..... Our home purchase closing closed on time! Quickly, Matt narrowed it down to 7-8 communities explaining the pros and cons of each community. We then narrowed it down to 2 communities with a total of 8 houses fitting the bill.
