UPDATE- I called to express my disappointment and was given a 20% refund. I'm satisfied with that. I'm so disappointed. I tried to book at a campground in Portland that was full so they referred me here. You don't choose your spot - it's assigned when you arrive and apparently based on the size of your rig. My advice is that if you have to stay here, lie about your rig. We have a short 5th wheel with a slide on one side and steps on the other. So we are somewhat wide. We were assigned a spot on the upper area, which is pretty much a parking lot. And our spot isn't wide enough to fit our truck next to our trailer. It's also fairly short so I had to add my truck to the rest that are parked all over. We arrived after 5 so we couldn't ask to be moved, but it appears completely full so we can't move anyway. The 2 stars are for the politeness of the staff. read more

This place is absolutely disgusting. I feel bad for some of the workers. Samie in the office is amazing and most of the ground workers are really nice but besides that I have lived here for 8 months and I have absolutely had it at this point. The manager and the other office person are so rude for absolutely no reason. The water is disgusting, this video was taken when I was mid shower I had to jump out completely covered in soap I let the water run for 10 minutes and it still looked like literal sh*t water. I had to rinse off with my brita water filter . It's a joke. Save ur money. read more

Nice overnight stay. Quiet location, easy access in and out. Amenities include a swimming pool, spa, showers, & playground. Spaces are nice & wide with adjacent space for tow car. Level concrete in good repair. Pull-thru site with FHU, including CATV and WiFi (we didn't use it, so not sure how good). The sites have a fire ring and picnic table. There are several brewery tap rooms and a food court nearby for dining options. Clean & safe park. We belong to Thousand Trails and this park is included in the Encore collection. Staff was friendly at check-in. Close to the Columbia River and easy to get downtown. Everything was well-maintained. read more

They could improve things by enforcing the rules, not lie to people, make people keep their destructive cats inside where they belong, and maintain the grounds better. And make maintenance clean up the many piles of dog crap that lazy people leave behind. I saw a pile of human feces left in the middle of a vacant space and called the office about it since it is a biohazard. Nothing was done about it. It sat there for weeks. There are RVs with water leaks that go on for weeks, wasting water and nothing is done about it. The people that live here don't think they have to have their dog on a leash. One guy lets his dog go into other occupied spaces every day and potty and he doesn't bother to pick up the poop. There are so many loose cats it's ridiculous. One day I counted 16 different loose cats and 2 of them were pregnant. Once a cat started climbing up my screen door and another time one jumped from a tree onto my awning and tore the awning arm from the side of my RV. read more

This place is a DUMP ! The pictures on the website LIE ! We thought it would be nice and once you head down the first hill the Shit show begins ! It's basically a place where people are able to live permanently. We had the worst neighbors ever some young adults in their 30's who smoked weed all day and fought all day . Nice enough RV Park - huge! The gentleman who checked us in was friendly, helpful and eager to please. We did not use any of the public spaces, so cannot comment on them. I think these were just random incidents that probably most do not experience: 1) Our concrete pad was cracked, so I had to direct my husband to pull back farther than usual to get onto the even part of the pad again. 2) Also, I don't know if the day we arrived was trash collection day and some spilled out of the truck and blew over to site #11, but I had to put on gloves and pick up quite a bit of trash that was strewn all over our site. 3) Finally, for some reason, the picnic table belonging to the site next to us was in our site. The dude kept coming over, behind his rig, to cook on the table butted up against our table in our site. So much for privacy. read more

It is closer to highway, downtown Gresham, hiking in the gorge, swimming in the river at Lewis and Clark Park, eating at Shugarpine and many more local restaurants near by, like starting your morning at Stamping Grounds. We like Having dinner at Bumpers or Garden Palace. Park offers hot tub witch always broken but now closed due to Covid. We like being at the pool. You will like taking dogs for a walk at the park to the pond and the creek, pick blackberries and meet neighbors. Kids will love painted rocks but there is no place for kids to run or play. Lots of improvement under the new management However potholes on the main road, people don't pick up after their dogs, running around cats and moles are constant issue. read more

We lost most of our amenities in the park. They had a small house like structure near the pond. It was full of equipment for workouts. It had a roof leak that could have been fixed. But our manager had it torn down and it was replaced with a playground equipment. This cost more than having the roof fixed. We used the workout room for many years. A woman next to us died last September. Her body decayed for about a month. After her body was removed the motor home leaked for about three weeks. It was brand new so it wasn't a motor leaking. I called the office and told them it was biohazard material. They came out and put lime or some kind of white stuff on it. They never cleaned it up. I called again and asked them to clean off the remaining stain. They never pressure washed the area. New people moved in and the disgusting stain remains. I hope the company will get the park looking good again. We no longer have a decent lawn. The ground around us is just lumpy leaf littered ground. Can no longer grill food and sit at our picnic table to enjoy outside. The company claims there are no long term residents we are considered guests. Lived here for 20+ years. I believe their reason could be according to the ORS laws and rules residents do not have to pay taxes. As long as there are tiny manufactured homes in this campground this puts the RV park under manufactured homes guidelines. If you go by the photos on the website and you come for a visit you will be disappointed. Look at reviews because we are telling the truth. read more

We just spent 2 nights at Portland/Fairview RV Resort. It is an Encore Resort. The resort was very full. The grounds around the resort are kept nice. They even have free wifi. The only major negative I had was the dumpster area. All the bins for the garbage were overflowing, including the bin fir cardboard recycling. When I asked at the office about the state of the dumpsters, I was told garbage pick is only on Tuesdays. Since the resort is so full and there is extra garbage, they need to have the garbage pick up done twice a week during their busy season. read more

Our 3rd time here .A shit hole. don't come here. We were told a 3 Day Minimum because of Labor Day. our bad for not making reservations so We bit the bullet.and paid The almost $300! we were put down in a hole saying they were completely full.there was no choice. 50ft from a Train track and rumbling every 30 minute Train. infront of a Major Airport Runway and the Sandy Boulevard Highway. when we climbed out of the RV we were greeted with 6 piles of Dog shit from The Neighbor. when We complained of the smell , The management "didn't know what to do". however in their defense they did send a guy with a 5 gallon bucket and shovel to clean up all the dog shit. the giant Dog had dug 1 foot holes and the smell was awful from Dog shit Diesal fumes from the train and car exhaust from Sandy boulevard. no internet unless you walk uphill 700 feet. the 2 showers are hot but there is a light timer that shuts off the light and your left in pitch black. the water access is in a hole with a lid. taking the lid off I saw slugs and beetles and spiders. needless to say I let the water run in case they had and Family members seeking escape in the faucet. the weeds are 3feet tall and heavy rains make for slippery slopes to and in the RV. security is non existent . creepy bugaboos roaming around all hours of the Day and Night. slow moving cars patrol around but not from the Park. there are many full time residents. This will be our 3rd and final visit. we were hoping things would change for the better Bud sadly it has changed for the worst. don't even think of coming here. read more

The only reason we were awake at this time was that the manager shining her headlights in our motor home. She was waiting for the cops and when they showed up she finally left us alone. This is our 1st time staying here and it will be our last I can definitely understand why so many people have given this park so low reviews. I do understand a lot of people tolerate things so that they have some place to live over here and expensive rate that they pay for monthly what they need to understand the management of this place is that you are also making a lot of money on people that come daily. I am a 100% disabled combat woman veterans I have a dog that is licensed and has government paperwork showing that it is my service dog I wish just told at the front office after staying here for 3 days I would have to leave because my dog is not allowed. The lady that goes around and pick up pinecones every day has be friended my dog walks by him place with him he has no trouble or issue with anybody except the lady at the front desk at the last minute when we wanted to extend our stay and give this are re park more of our money. I can tell you now definitely find other places to stay the cable here is terrible the front desk is everything everyone has said on Yelp about being terrible and rude the only time you want to stay here is if you're broke and stay for the month and when you're put in the back it smells like sewer and people in the back remind me of Jerry Springer. I cannot believe that anyone would want to stay here for a month or even A-day after being treated so rudely at the front desk I cannot believe they actually pay people to treat other people so badly if these reviews keep coming from Yelp and other people this place is soon going to be out of business. I made a reservation for June 20th through June 21 online. Prior to that by several minutes I had called the park direct and asked for a reservation and was told they were booked. When I checked in on the 20th, I had asked to extend my stay until the 25th. I was told they were sold out. After setting up my trailer, I went online and rebooked until the 25th. Then I went back into the office to see if I could keep my same spot. I was told no. They are sold out and had to move. I explained that my wife was handicapped and it would be helpful to be closer to the bathroom and shower. No luck I ended up in a back up from my pull through spot and no satellite reception due to the trees covering up the trailer. Not to mention that my vehicle barely fits in the spot and I can not use my awning as it hits the vehicle. I am paying the same price for this spot as the pull though I had. My old spot has been vacant since we moved. It just seems to me that the desk employee(s) could be a bit more accommodating when it's possible, unless I am missing something here. P.S. The showers and bathroom are way outdated and the showers are a tight fit with loose fixtures and broken towel hooks. They keep the premises clean, but it's not worth $50-60 per night. read more

We stayed at this RV park several times over a year ago. Last month they hit one of our bank cards for a few dollars. I called them & asked what in the world happened. The girl who answered said they had a new management company who was reviewing all past accounts & charging people's cards that they felt hadn't paid enough. We paid every bill in full when we stayed there!!! Now they've hit us again for $127 on another bank card. This is ridiculous. Don't stay there!!! They're crooks!!!! read more

From my first booking request, the process failed. I was booked (and charged $75 deposit each) twice for the same site on the same day. Staff were helpful in resolving the issue, but probably only because I was also prepared to book a 2nd visit a week later. When we returned for our 2nd booking--expecting to be parked at space 30, we were told we were in space 269 (or some other spot in that vicinity). We were given a map with directions to space 30 whited out and a new path given. Staff wrote in our wifi code. When we got to our 200++ numbered såpot, we were surprised to see that the wifi wasn't popping up. I called the office and reported the "outage" and asked for her to immediately report it up the chain. She said she would. The next day, due to a medical issue, I wasn't able to follow up, but the 2nd day, I stopped in the office to report that nothing had been done on the "outage," and that I noticed the complimentary wifi option disappears once you start down the hill to the higher numbered sites. The staff person (different from the first night) finally admitted there was NO WIFI available in that part of the park. I explained I had booked at this park (even though the rates were quite a bit higher than other RV parks, expecting to have all the services advertised. She eventually took my name and number (strangely, the computer system wasn't working) and said she would do what she could about getting me a discount. I was obviously parked in the long term resident area where wifi was not expected to be offered--AND long term residence pay a lower price. I have yet to be called or have any sort of discount applied to my credit car. I am very, very disappointed in this park and intend to post reviews on all sites I can so other RV'ers won't be fooled by the false advertising. read more

Place is ok for like a week max . The owner of the Park is weird and tends to just start picking on paying customers who stay full time and instead of getting a first initial notice on something you will receive a nasty vm or written final notice about something but the complaint and everything to remedy etc will make no sense , yards are unkept expect to purchase your own mower and care for your yard or be ok with very tall grass and lots of weeds , laundry room are always filthy and usually two or three machines are not working ; lots of people who have nothing better to do during the day besides to be nosey or complain about others, this park calls itself a resort ! I guess cause they have a pool that's at entrance and right by Sandy Blvd ? Although has been closed since Covid same with the one and only small hot tub , community room, and workout cabin thing. All have been out of operation and unable to use since March of last year . Two staff are absolutely awesome ! Office gal named Becca and a maintenance guy who wears Chicago Bears hat . Other staff make you feel like they are so off put by doing their job or goodness if you have a question . No one ; not even owner will return a call or fb message to you so make sure you get to someone via phone or in person for concerns and questions . Pros: people are quiet and kind to their neighbors . Cons: no privacy and usual bs drama mainly created by the owner ; unsure why she's trying to harm her business with the bad behaviors but it is a nicer place considering the location. If the owner and her staff had better personalities and business ethics and customer service I'd give park 5 stars . But graded at a truthful 1 star because this will explain the respect and customer service you will receive by staying at this park read more

Ive known this park for a very long time as a previous rv park manager but never had the pleasure of visiting. My bad big time because this park is beyond fabulous. Whether youre visting or becoming long term 2005 is the oldest year of rig allowed. Just an FYI. The grounds are spectacular. The train isnt bad at all and really kind of neat. The pond is breathtaking. You can tell they are proud of their park. And finally, the staff is probably one of the best around. Stores and restaurants are within a mile but the park itself seems rural. 5 stars all the way! read more

The park is OK. Well laid out clean restrooms small pool. Nice landscaping area with a pod.Seems to be alot of long-term lease here I don't know maybe not. There is a road in the front. There are train tracks in the back. The funny thing is they say their pet friendly but they don't even have a dog run there's no place take your dog off leash. After starting out at the Columbia River RV Park in Portland, we decided to find a park that had more room and wasn't so busy. The park is quite lovely, with varying elevations and smaller sections of the park separated off by trees and landscaping. The grounds are well maintained, and almost every site has a flowering bush and/or tree with soft green grass and well-cared for picnic tables. There is an activity center, a pool and clubhouse at the front, but honestly we've never even checked it out. There is a workout cabin in the middle of the par surrounded by a lovely flowing stream and pond. This was our first experience having someone do a background check on us and it was the most paperwork we've ever signed to move into a RV park for a month, but we like it here. It's a good 15 minutes into Portland, but it's also well laid out, quiet, and people are nice and respectful. Oh, they do expect you to keep your rig as well as your vehicle clean at all times. We stayed here for one month in a motorhome. We will be back. Tip: you probably don't want a space near the train track, but it's not as bad as you might think. The park is in a no blow zone (no train horn), so all you hear is the train going by and only if you are outside. 6/14/12: Updating as this is our second time to stay here. It is now spring and we are back in Portland. The park is even more beautiful than before as everything is blooming. Our cats are quickly adjusting to being on leashes again (though they still don't like it much). We are parked in the back of the park this time (not far from the train) and we are very happy. You would be surprised how little you notice the train going by. I wanted to update as I went back and read some of the other reviews. Several people talk about the manager, Fred, as being a jerk. Well, maybe he is, but I don't think so. This is a large park, with a lot of people in it. As a former property manager myself, I know what it is like if you don't make people adhere to the rules. You let one person slip and everyone else notices and follows suit. Pretty soon you have a crappy place on your hands. Perhaps because of his 'jerkiness' this park is a wonderful display of how good management can make a park shine. Personally, I think all the staff does a great job and while they may be strict about rules, the condition of the park shows what they do is working. If you want a really nice park to stay at, this is the best we have found in the Portland area. It's a shame so many see strict management as a downside. Go visit some of the other parks in town and make your own judgement. We like it here. read more

Huge park, but the service is appalling, this is our 5th rv park in a week but the only one where the check in office closes for lunch, ie check-in time, so how the heck do we know the bathroom/laundry codes etc, the only time we saw anyone was when they were throwing you out the pool, also pointless offering wifi if it cannot be connected. Had a decent stay ag Portland Fairview. We were there from November 2019 to March 2020. Then had a unexpected family emergency and had to leave. Had paid for the month of March and were unable to receive and of the site rent paid back which was $850 when we were only there for 7 days into March. They dont not give an refunds at all. Would have given this place 5 stars but the trains drove me nuts. Very loud, the wheels squealed really loud. High pitch grinding all night and day. The park is beautiful, very clean and people are very nice. The spots are very big, which is great because our RV is 45 feet long. I don't mind the sound of trains but these were very high pitch grinding and squeaky. We would stay here again but next time much farther away from the tracks. read more

Let me start with I've never left a bad review on Yelp before. Very disappointed in the lazy, lying assistant manager at this RV park. Upon checking in I was placed in the worst spot in the park. In the corner, next to a couple of old trailers and right next to the main busy road. I looked at the map when she told me which spot it was, and I asked nicely if there were any other spots available that weren't right next to the road. She quickly said, "No", without even looking at the computer. After setting up, which is about a 20 min process I took my dog for walk. I noticed at least 25 spots that were empty. I went back to the office and asked the assistant manager AGAIN if there were any other spots, since I had noticed so many empty. This time there were two other employees in the office, which put her on the spot. Within 30 seconds, yes of course there was another spot. I went through the process of packing up and moving. I took note of all of the empty spots. Most of them were empty for my entire 3 day stay. I called after I left to explain my disappointment. She tried to lie and say that they were full. Not true. She then said she didn't understand the problem because she moved me. I explained that if she would have fulfilled my request the first time I wouldn't have wasted my day moving my RV around. She was short with me, not apologetic at all, until I told her I was going to leave a bad review on Yelp. Then her tune changed. All I was looking for was an apology, yet in return I got excuses and a bitter attitude. read more

COVID is no excuse this is by far unexceptional as a tenant you can use there public restrooms or they will blame you as a drug dealer. I travel around to many Rv parks in different states for work and this one is by far the worst. The manager will be super nice to you and will then turn and be nothing but rude and if you have kids forget it this place is not kids friendly unless your related to the management. It used to be a senior trailer park but now it's supposed to be kids friendly but don't be fooled stay someWhere else.
