It was beautiful the first year, with only a few scattered popouts. Unfortunately, our experience over the past three years has been disappointing. Within the 3 year warranty period, our patio began developing widespread popouts. We reported the issue during the warranty window, repairs were completed, and an additional $800 was paid to IDC during that process. Despite the repair, which we appreciated, the condition continued and worsened over the past year. Most recently, June 4th, while simply rinsing the patio with a garden hose, additional pieces of concrete broke loose from the surface, further increasing our concern about the patio's condition and long-term durability. After the warranty period ended, we requested another meeting to discuss the continued deterioration. During that visit, much of the discussion focused on the normality of this condition, with comparisons to our 20+ year-old driveway and repeated suggestions that salt or another product may have contributed to the damage. We explained that we do not use salt on the patio and that the only treatment applied to the surface was power washing and sealing completed by IDC. During this same meeting, we were also told the warranty may have been affected because we had only paid to have the patio professionally power washed and sealed by IDC one time during the three-year period, despite yearly sealing being an additional service at our expense. This was surprising to us, especially since the deterioration had already begun and was reported during the warranty period. When we asked whether customers should reasonably expect a properly installed patio less than four years old to deteriorate in this way, we did not receive an answer. We were offered an additional repair option at our expense, but were also told there was no prior experience showing whether the proposed solution would stop the issue long term. Because we wanted to better understand what we were seeing, we sought opinions from other concrete professionals. Based on those conversations, we have been told the condition appears likely to be ongoing and that repairs may require repeated maintenance and expense over time rather than a permanent solution. We were advised that patching and refinishing may improve appearance temporarily but would most likely not permanently stop future popouts. Complete tear out and repouring was recommended since repairs would be costly and temporary. We understand concrete can naturally have imperfections, and we never expected perfection. However, our contract references minor popouts, while what we are experiencing is widespread deterioration that began during the warranty period and continued after repair. Based on the condition of our patio, which is not yet four years old, along with the professional opinions we received, we do not believe this reflects normal concrete imperfections or the quality of work IDC promotes and are concerned something may have gone wrong with the original installation or materials. We are sharing this experience so future customers can ask detailed questions before signing. What level of deterioration is considered "normal" in the first few years? What does "minor popouts" mean? What happens if a repair completed during the warranty period does not resolve the issue? And what long-term solutions are offered if problems continue? We genuinely hoped and paid for a better quality product and wish this situation had been handled differently. We are left with a patio that is not quite four years old and continues to deteriorate.
