First Residential is pathetic!…read more As a condo owner in the Inman Park neighborhood of Atlanta, GA, I wrote to express serious concern about the ongoing elevator outage at Inman Park Village (IPV) Condos which remained in effect for weeks until I filed a complaint. In my opinion, First Residential does not care about their customers and provides inadequate and mean-spirit support services for building residents. Recently, the building's only elevator was out of service for several weeks, creating a potentially dangerous and unacceptable situation for elderly residents, pets, individuals with disabilities, and anyone unable to safely use the stairs. Additionally, the conduct and performance of Resident Manager Dev Simon is awful. Numerous residents reported unprofessional, dismissive, and hostile interactions. Her handling of the elevator matter and other situations was inadequate, and no emergency or fire‑safety protocols for the building have been implemented by her as of June 18, 2026. There is no resident list or plan in place to assist first responders in an evacuation; in my opinion, this is both unsafe and unacceptable. In addition, I saw the elevator situation as a potential violation of the Americans with Disabilities Act as amended (ADA/ADAAA). The elevator has been fixed as of 6-21-2026, but the past and ongoing customer service provided by First Residential is still beyond horrible. I would recommend that any condo community stay far away from using First Residential.

    1 Star If I could give zero stars, I would…read more FirstService Residential has been one of the most frustrating and unprofessional HOA management experiences I've ever dealt with. They began managing my building at the Buckhead Grand about 2 1/2 - 3 years after I purchased. Their late fees and demand fees are excessive, punitive, and often poorly explained, making it feel less like property management and more like a revenue‑generation operation. Billing is inconsistent and unreliable. Charges appear without clear justification, and homeowners are left to chase explanations line by line just to avoid overpaying. No one should have to audit their HOA account like a forensic accountant. Customer service is another major issue. Depending on who you speak to, you'll get different answers to the same question. Follow‑ups are slow (if they happen at all), and resolving even simple issues requires repeated calls and emails. There is no continuity, accountability, or sense of ownership. What's especially troubling is how quickly they escalate to demand letters and collections, even for small balances or disputed charges. This aggressive approach creates unnecessary stress and hostility toward homeowners--who are not tenants, but stakeholders funding the association. In short: exorbitant fees, poor communication, inconsistent service, and an overly aggressive collections mindset (send you to a third party debt collector for one late payment). I would strongly caution any HOA board considering FirstService Residential and any homeowner expecting professionalism and transparency..

When you're a first time buyer, there are LOTS of questions. Thanks Karen! -Her special touches. Post sale, Karen maintains a relationship with her clients. She adds her special touches in monthly letters about of events in my town and notifications of city deadlines and savings I should be aware of. Again, thank you Karen! -She put me in contact with a lender and home inspector that were amazing! Friendly people, offering, reasonable prices and again, people I can trust. I appreciated how I could ask these vendors lots of questions too and they never made me feel like a nuisance when asking so many. Overall, when I sell my home one day and buy my next home, I'll be reaching out to Karen Tabler. I not only gained a relator, but also a friend.

Her help was crucial for us to buy our first house…read more Besides being foreigners, we were living in Atlanta for only 3 years in the same neighborhood, so we didn't have much experience with anything, really. She was always available, every time we reached out to her with some questions she was quick to respond. She was very patient to explain all the process, and very flexible to work with our schedule. We are very happy with our house now and we her support in the choice gave us confidence to go through.
