We had a tight deadline to complete all of that over the summer while our kids were out of school and we mostly made that happen! There were a lot of ups and downs with both transactions, but Caroline was professional, proactive and on top of it the entire time. She was always available for showings (or having a peer sub in), quick to respond to any and all questions / feedback and all but flew across the country to get multiple updates per day from our buyers' loan officer when there were issues with funding and closing on time. We went from Plan A, to B, to C and maybe Plan D (I honestly lost count of the issues and pivots we had to do) and she kept everything moving forward when it was trying like hell to go sideways again, and again, and again.... I highly recommend Caroline and I am very happy I made that call to the Justin Landis Group. I have already been recommending her to neighbors! Give her a call if you're in need of a real estate agent and ask her about our story for some laughs / drama (bring popcorn!). P.S. The rest of the team was awesome, too: Mari (Visual Coordinator), Matt (Transaction Coordinator) and Jess (Director of Operations). Our community has about 97 units, and Ardent has performed as promised. We have been with them since 2012. One thing I really like about them, is that they deliver reports on average between the 5th and 10th of each month. We have a fairly tight budget, so they suggest a number of vendors to help us to save on cost. Ardent Residential has really been a game changer for us. I would definitely rate them a 10 out of 10.

From what I understand, not only was it an absolute disaster trying to retrieve our neighborhoods information/money/etc, but this morning on October 29th, 2024, all owners received demand letters from "Fulton County" demanding we owe them special assessments/fees/interest and $50 for the demand letter. This "demand letter" also threatens a lien on my property, even though they no longer do business with us. On top of this, our property manager sent documents/private information to non board members in a zip file, allowing neighbors who have not been on the board to see all complaints/legal issues/etc that our neighborhood has worked through since the initial agreement with Ardent was put in place. As ex president of the neighborhood HOA, the level of professionalism they portrayed was absolutely despicable and I would highly recommend staying away from this disaster of a company. I will be reporting them to the BBB as well, due to fraudulence.

I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint. ​

I have been a resident in this home for **13 years**, and I am extremely disappointed and frustrated by the way I have been treated by the local property management team. After more than a decade of residency, I believe I deserve to be treated with courtesy, professionalism, and respect. Instead, I have repeatedly encountered rude, dismissive, and unhelpful behavior when attempting to address legitimate concerns about my home and account. Despite making multiple attempts to communicate with the local office regarding serious issues involving an ongoing mold problem, account charges, and rent payment, I have not received the assistance or resolution I would reasonably expect. My calls and emails have gone unanswered, my concerns have been dismissed, and I have been left to repeatedly pursue management for help while additional fees continue to appear on my account. This treatment is unacceptable, particularly given my 13 years as a resident. **Ongoing Mold Issue and Repeated Repairs** One of my most serious concerns is the recurring mold issue in my home. Rather than thoroughly investigating and resolving the underlying cause, the affected areas have reportedly been addressed through repairs classified as customer wear and tear. There have been at least three repairs involving this area, yet the problem continues to return. The repeated recurrence raises serious concerns that the underlying moisture or mold problem has not been properly identified or corrected. Simply repairing or replacing affected areas without determining why the problem keeps returning is not an adequate long-term solution. I am requesting a thorough inspection and investigation to identify the source of the problem and ensure that appropriate corrective measures are taken. I am also requesting that Corporate Management review the history of maintenance requests and the decisions to classify these repairs as customer wear and tear. I want a clear explanation of how those determinations were made and what steps will be taken to prevent the issue from continuing. **Rent Payment, Account Charges, and Late Fee** I am also extremely concerned about the handling of my rent payment. My payment was returned, and I was subsequently charged a late fee. Given the circumstances, I am requesting a complete review of the returned payment, the reason it was not accepted or processed, and the late fee assessed to my account. It is unreasonable to expect residents to accept additional charges without clear communication or an opportunity to understand and resolve the underlying issue. I have attempted to obtain assistance from the local office, but I have experienced difficulty getting responses to my calls and emails. Meanwhile, the charges remain a concern. I am requesting a detailed review of my account, a written explanation of the returned payment, and reconsideration and removal of any late fee that was improperly assessed based on the circumstances. **Unprofessional Conduct and Lack of Management Support** Equally troubling is the manner in which I have been treated when seeking assistance. I have been met with rude, dismissive, and unprofessional responses rather than a willingness to listen, communicate, and work toward a resolution. I have repeatedly attempted to address these matters through the appropriate channels, yet I continue to feel that my concerns are being ignored. After 13 years in this home, I should not have to fight to receive basic communication and reasonable assistance from the people responsible for managing the property. I should not have to repeatedly call and email without receiving responses, nor should I feel dismissed when raising legitimate concerns about the condition of my home and the accuracy of my account. I am requesting that Corporate Management review the conduct and communication of the local property management staff and determine what corrective action is appropriate to ensure residents are treated respectfully and concerns are handled professionally. **Requested Corporate Action** I am formally requesting the following: 1. A thorough inspection and investigation of the recurring mold issue, including identification of any underlying moisture source. 2. A review of the three previous repairs and the basis for classifying them as customer wear and tear. 3.
