Don't waste your money on applications here, once they get your money they won't do anything . Not proactive with communication whatsoever and very difficult to reach. If you apply, don't expect timely updates, you'll likely need to call multiple times throughout the week just to get any movement. I applied and had to follow up numerous times before they even reviewed my application. Each time I was told they would reach out with updates, but that rarely happened unless I initiated contact again. A document was missing from one of my co-tenant's applications, but we only discovered this days later when I called to check on the status. I'm not sure why we weren't informed earlier so we could provide it and have our application processed on time. There also seems to be a lack of communication within the office. I was told multiple times that my messages would be passed along, but when I eventually spoke with the property manager, it seemed like the first time she was hearing about any of it. If you're a student or on a tight timeline, I would strongly recommend looking elsewhere, as the process can be slow and unreliable read more

Worst agency service ever. I've never had an issue with my apartment until the switched to here. To get anything repaired I've waited 9 months when I was in the other agency they took care of it in 2 days. No reply's until you get lawyers involved. And now that I'm finally moving I call for one question and get hung up 3 times. Would not recommendt. I recommend the owner of the property go back to their old agency. read more

Poor management, July our property manager, was very frustrating to work with, poor communication, unable to answer questions. Our tents left owing the last month rent and left thousands of dollars of repairs. They had a large dog, that was not on the rental agreement that did mager damage.When I asked July how this happened and I was under the understanding that our property would have routine inspections. She responded that she had reached out to the tenants 3 or so months prior to them leaving and they never responded. No follow up by her! We are so upset basically we just paid them to collect our rent, no real oversight on the property. read more

This place is the definition of slum lords!! We moved into a property with our family including our newborn premature twins. Julie was well aware of this and knew exactly what we needed. The whole approval process was one thing and was a red flag, we got approved for another house and wanted to go with that one but we had already given PMI a significant amount of money that they said they weren't sure when would be refunded so we chose to go with them out of desperation. Upon moving in it was issue after issue, small things like the washer was moldy and musty. The dishwasher was also musty and gross. Oven didn't even work. German cockroach infestation. The house wasn't even cleaned upon moving in lol also the AC started leaking and broke right when we moved in, in the middle of summer. We went a whole weekend without any AC and a leaky ceiling. Worst of all was all four of my children developed respiratory issues and my high risk babies were coughing to the point where it sounded like they were choking. We took them all to the doctor so many times and always had negative results for any illnesses. Turns out it's because the home has mold, we were told we should fill out a 30 day move out request and suspend the lease. We never got approval on that but they wanted to try to act like the lease wasn't active and unlawfully kick us out while doing nothing to remedy the situation. During this time we found that our smoke alarms were from 2006 which is highly illegal and we also had no working carbon monoxide units in the home which we had known the alarms didn't work since we had moved in and nobody ever came to do anything about such a dangerous scary issue. To top it all off they are trying to charge us for maintenance that was never done, took our deposit, expected us to clean the home even though it was cleaner than we moved in lol AND want us to pay for the last two months rent. Absolutely heartless careless people who don't even abide by their own lease agreement. read more

The absolute worst. Slum lording at its most aggressive. The barest minimum. If at all. Mold growing through the enamel of every sink. Stool leaking under kitchen sink. Tiles and grout missing, leaking. Overspray on every floor and cupboard. Deteriorating cement floors, ​from the tack stripes. Sharp pieces of cement sifting up through the cheap carpet, cutting my feet. Carpet laid over cat droppings and cigarette butts, Deteriorating pad, many years old. Cockroaches, water bugs. ​Tree allowed to destroy the roof, fall on cars. pieces everywhere. Moldy hot water heater leaking gas. No offer of shelter. All tthese problems are well documented. If I could give NO STARS I would. These people most definitely Chris Fernandez are unprofessional, do not communicate, rude, inconsiderate in every way shape and form. I applied back on October 8th and was told it'd take up to five days for a response. Every week since then I've called speaking with Rocio the receptionist with the same BS (she's busy she'll call you back) meaning in reference to Chris Fernandez. I even emailed Chris but no response. Yesterday I called this time not so patient and how convenient SIX WEEKS LATER I'm told I'm denied because of my credit which is 693 with Transunion, 656 with Equifax and 596 with Experian... I have an EXCELLENT rental history and provided my ledger which only confirms how reliable I am. They only denied me because they were so unprofessional to get back to me because I couldn't move in until the end of my current lease. Chris knew this from the start of our first conversation. Rocio knew it as well on my 3rd call because she even told me that 'you're the one who can't move in until December'!! We recently rented a property and it was through PMI. The house was great and the home owner was very friendly as he lived nearby. PMI was horrible at answering phone calls or getting back to you when you called. They only call when it's convenient for them. We would not recommend any property's by PMI as they have a lack of communication. Nobody contacted us prior to moving out, on our final day we had no idea where to leave the keys until we called them and told us we needed to go to their main office in Merced, an hour from where we rented the home. read more

I would not rent from or recommend this property management company for the following reasons: -Security deposit refund: They are currently 40 days late on my security deposit refund. I emailed them twice, no responses. I received no calls or voicemails from them. I had to reach out to the property owner myself. The property owner states that they had difficulty getting answers themselves. I will give the whole process a few more days then legal actions will be considered. -Communication: Very poor communication especially from Angie during the whole move-out process. She was very difficult to get a hold of to talk to by phone or in person. She showed up to perform a move-out inspection but did not give a courtesy call/text prior to arrival. The home was already cleaned and emptied so no one was home at that moment. She left and did not call me. She had her front desk receptionist called me instead. When I arrived, she did not perform a move-out inspection. She also did not have my original move-in inspection form and requested that I send them a copy if I had kept one. She took the keys, garage openers, and left. Very poor communication from her and this company on all levels. -Rental verifications as requested from other property management companies: PMI requires you to put in your 30-day's notice for them to even consider responding to a rental verification when requested from another property management company. I went even as far as paying a month's rent ahead of time and giving my 30-day's notice just for them to complete my rental verification. Of course, Angie was in charge of this process, and it was very difficult to reach her by phone or in person. She was either in a meeting, out of the office, or sick. She never once called me back. I had to continuously inquire about my rental verification and eventually one was sent--weeks later. -Rental increases: A rent increase of 10% on the same month every year. read more

Literally was told "I don't have time for this" while I complained about an unaddressed work order I submitted 10 days prior. Then Dianne hung up on me. Called back and they didn't answer. Called again and Dianne answered claiming to be the manager yet refused to even attempt to help... Then she put me on hold and never came back... Then the REAL manager called me back and advised a repairman would be contacting me today. Super nice, super understanding, and completely agreed that literally Dianne's job was to help me... Her precious time was being paid for by people like me! Chris promised we'd hear from the repairman today; We shall see. I've lived here 2 years... Always paid my rent on time. I originally went there to rent a property and gave them my account number for a deposit. Once I assumed the property I began paying my landlord. Two months later they used my account information to pull 2000 dollars out. When I called they said they would refund it but have yet to do so. I had to file a fraud claim against them to get any part of my funds back. Not to mention, when I went in there the customer service of all the staff was rude and unprofessional to say the least. I have never had such a negative experience with a company who has access to people's banking information. I would stay away whether you're a new property owner looking for a rental company or a tenant. They cannot be trusted and their incompetence is through the roof. read more

Horrible if I could give no stars I would. Don't waste your money or your time with this company they just want your money and are SCAM ARTIST. They are involved with a few court issues. I had to call health department on them due to mice in my rental they did not want to fix upon many other issues. Him & his brother are con artist. STAY AWAY!!!!
