Honestly. These guys are the worst. I feel like you will see dozens of PLUS property signs lining the roads in Richmond and they have a lot of cute apartments that look lovely from the outside. ONLY FROM THE OUTSIDE. An abridged list of everything we struggled with includes: a 25 year old dishwasher that leaked all over the kitchen floor with every use, an ancient stove that needed repairs, toilet that leaked non stop creating horrible flooding and a ridiculous water bill that should not have been passed on to me. The windows were painted shut. The WORST WORST WORST part about this management company, however, were the owners themselves. RUDE - they made rude comments about my job and my apartment, NEVER gave us notice of when they would be in the apartment after repeated polite requests to please do so, and it was OBVIOUS that they only wanted their tenants to shut up and send the money. Hey, man. I'm not a whiner. I don't send orders back at restaurants if they are cold or even down right wrong because hey, every one has an off day. With these guys it was just an OFF EVERYTHING. Finding a quality rental in the fan with responsive owners and management isn't easy. I've had bad experiences before but when I found Plus Properties I knew I had stumbled upon a winner. For seven years I rented an apartment at 301 South Boulevard and enjoyed calling their property home knowing it was well cared for and maintained with the highest regard for tenant safety. My building at 301 South Boulevard is nearing 100 years of age and holds that special charm of a Boulevard gem. Despite the age of the structure the unit had all the modernized components you would expect from a newer apartment: central air, dishwasher, secured entry, etc. Older row house type buildings do come with frustrating maintenance issues but no matter what the problem the management team at Plus Properties responded in a timely manner with proper repair. Over the course of seven years we had two issues that stand out: an air conditioning failure and a heating malfunction. With our air conditioner the entire condenser unit that sits outside had completely died and required a replacement. Within two days a contractor had the old unit pulled out, a new unit installed and we were back to enjoying crisp, cool comfort on hot summer days. If I had owned a home there is no way I could have sourced this expensive component, lined up replacement and installed in that short amount of time. On another occasion our heat failed early on a snowy holiday morning. I did not expect to reach anybody at the Plus Properties office because of the holiday/inclement weather but someone happily answered the phone, lined up a contractor and had a repair complete by noon! If you want the quintessential Fan living experience with minimal frustrations then this company is right for you. I don't normally post to yelp but I randomly saw Plus Properties and their negative reviews. I've had a completely different experience with the company. Yes there are some minor problems with the apartments, but that's what goes with living in older buildings with character and having neighbors where you can't control their cleanliness. David is very friendly and I've found him to be dedicated to the buildings and developing the neighborhood. In one of the many conversations I've had with him (he basically lives in the coffee shops of the Fan and I've run into him multiple times), I've learned that he has undertaken several projects to rehab dilapidated historic buildings in the neighborhood and the finished products are truly beautiful additions. I agree with some of the other reviewers that it sometimes takes a little longer than I'd want to get work done, but that goes along with not living in a full service building and using outside contractors who have multiple clients... Sometimes things take time and David has been responsive and apologetic when they do. Based on my experience, I strongly recommend Plus Properties. read more

Plus Properties provides wonderful starter apartments for people trying to break into the Richmond rental scene. My daughter moved to Richmond recently to attend VCU, and was lucky enough to find Plus Properties as her first landlord. The rent is super reasonable, and the property is in a great and more importantly safe neighborhood. The rent is affordable but the location is amazing. Nobody in the building had anything to say about bedbugs, everything was clean and ready for my daughter to move into. I think there is a smoldering agenda with the review about bed bugs. Its a great way to scare people away from what is an affordable and quite acceptable apartment. Dishwashers, in unit washer dryers, and a lively and vibrant neighborhood await you. Trust me, I would not let my daughter live just anywhere. My experience with Plus Properties has only been positive. David and Liza are an actual joke and have absolutely no idea how to treat potential tenants or run a business...period. Extremely difficult to get in touch with and when you do they are extremely rude. I had an issue with a potential lease and had emails backing up my justification for complaint and he told me he didn't want to see them and didn't believe me but believed Liza. Was also told "here's a little advice next time you want to rent why don't you try to come up with the deposit". Which I found hilarious because she never once mentioned I should bring a deposit in before signing the lease and now they gave it to someone new right from under me(I have never once paid my deposit before even seeing the lease so that's strange to me but could be normal). I rented from Plus two years ago and am on the verge of signing another lease with them. Their apartments are nothing fancy but my previous apartment was very well-maintained. We had one minor issue with the shower, and a maintenance man was there the next day to take care of it. Both of my Plus apartments are in the Carytown area and they are WAAAAAY better than some other agencies in the area (Metro, Pollard and Bagby). Do not rent an apartment from Plus Properties at 109 S. Boulevard. It is the only building that I know of that David doesn't own. The owner will screw you over. The building has been infested with bed bugs, and they used chemical pesticides to exterminate, which is completely ineffective. I feel sorry for future tenants in the apartment I was in, because chances are you will get bed bugs, and they probably will not inform you. Bed bug eggs can live over a year, and can survive chemical pesticides. They will also stick you with the bill of ineffectively exterminating them, and they do not use the only method that works -- Cryonite. Bed bugs are a huge problem all over Richmond and northern Virginia right now, and I promise you do not want to deal with them. They are a huge inconvenience and are expensive to deal with not even counting the treatment. I spent $2000 on new furniture, and they took almost a month to begin exterminating, so my new sofas became infested in the meantime. An exterminator who knew what they were doing (not Loyal Termite and Pest Control) would have used Cryonite on my sofas and mattress as well. However, Loyal simply sprayed the baseboards and behind wallpaper trim (which the landlord was asked to remove by Loyal and he did not), which did little to eliminate the bugs. And, on top of that, my cat threw up several times a day until moving into a new place. What a disaster! You have been warned! read more

Unresponsive to the point of negligent. I moved into a building at Stafford and Parkwood about 8 months ago, and my experience has been one nightmare after another. The entire building has a persistant roach problem, and Plus has refused to make the repairs recommended by the exterminator to curb the problem. I have to have the exterminator out every month, and I'm worried about what all the chemicals are doing to me and my dog. The exterminator has not been able to reduce the amount of roaches I see on a daily basis. It's gross, but I woke up to a roach crawling across my face a few weeks ago. The roof leaks every time it rains. It leaks because they ran the pipes for the HVAC system directly through the ceiling without installing hoods. The rain drops onto the unfinished ply wood right in front of the HVAC in-take. Coincidentally, as I write this review, the AC is broken and has been broken for 5 days. I called David directly on Sunday. He told me he would send someone on Monday. It's now 10pm on Wednesday and it's 90 degrees in my apt. All of the problems I'm having with this apartment stem from shoddy installations, half-assed repairs, and unresponsive management. I will be setting up an escrow account with City Hall and paying rent into that until my apartment is live-able. Has Richmond become such a college town that there are no good management companies? read more

I would NEVER recommend plus properties to anyone I know, and if zero stars were an option that's what I'd go with. This is without question the worst rental experience I have ever had. In the time I lived in one of their apartments, there were bed bugs and a break-in in two of the downstairs apartments, recurrent plumbing issues in my apartment where either my toilet wouldn't flush or my bathtub wouldn't drain, and a serious mouse infestation in my kitchen which lasted nearly 9 months. I have never dealt with anyone less responsive than the staff at plus properties. It would almost always take half a dozen phone calls or emails to get any response from Liz in the office or David the owner, and I never once got an apology from them about their lack of responsiveness or any real effort to show that they cared about the problems I was having with the apartment. For example, when I asked plus properties to fix a large hole in the wall under my kitchen sink because I'd seen several mouse droppings there, they told me that the repairman had fixed the hole and when I looked, the hole had been stuffed with a bunch of plastic grocery bags and a space of about 4 inches was still uncovered. They seriously tried to tell me that this was a "repair," and it didn't get fixed for real until I emailed them a picture of the "repair" and noted how ridiculous it was. Every time I found a dead mouse in my apartment (which was often), I would have to call plus properties repeatedly to get them to send someone over to remove the dead mouse and set up new mouse traps. They repeatedly told me that someone would be by or had come by at a certain time, and when I got home that day I would see that this was not true and I would have to call again the next day. It got to the point where I once saw a live mouse nibbling on a piece of cheese near the body of a dead mouse. In my opinion, plus properties did not take my mouse infestation problem remotely seriously until I sent a letter advising them of my right to pay my rent into an escrow account with the local court, and even then, after the exterminator's initial appointment, it took more than two weeks of phone calls and emails to get plus properties to arrange the follow up appointment with the exterminator. I felt like my intelligence was being insulted every time I spoke with Liz, because there would often be a different story each time for why something hadn't been done or why I hadn't gotten a response. And lastly, Plus Properties dragged its feet in returning my security deposit to me after I moved out. Before I'd even left the apartment, I was told that they planned to return the whole amount to me. Both the lease and Virginia law required it to be received within 45 days. This date came and went, and I had to leave several phone calls and emails in the days after to find out if/when they had mailed my deposit. I was told two different things by two different employees, and when I confronted each with what the other person had said, they refused to tell me when exactly they mailed my security deposit. It finally showed up in the mail more than a week later, and per usual, there was never any apology or explanation from Plus Properties as to how and why they had let this happen. To me, it felt like the owner and some of the office staff, specifically Liz, could not possibly have cared less about the problems I had there. If they did care, that certainly wasn't apparent to me. Answering tenant emails and phone calls promptly would quite literally have been the very least that they could have done, and the fact that plus properties almost always failed to do this was just an insult on top of injury (and injury and injury and injury). My experience truly felt like a nightmare, and I would never live here again or in any building managed by plus properties. read more

I lived on Auburn Street for 3 years and never had a problem! David was always quick to respond if we had a maintenance issue (and there weren't many). The apartment was beautiful, hardwood floors, washer/dryer in unit and we were super close to lots of fun shops in the heart of the fan. Only reason we left is that we moved out of state.
