Very responsive, friendly and helpful! I needed a gate remote. I walked in 20 minutes before they closed and purchased it and walked out with my remote within 5 minutes. Was told the remote might not be activated since it was so late in the day but for sure it would be activated by Monday. I got home 20 min later, tried the remote and it was activated. Much appreciated very prompt and friendly response from Paula Conrad for the second time in a 12 month period. I would, also, like to note that both issues were dealing with issues of long-standing unattractive views (toilets, renovation trash, etc., and upainted facade) facing neighbors, including during Thanksgiving holiday period, and, in an upscale townhome complex. I had experienced considerable difficulty paying online. With all the changes brought on by switching back to the HOA that we originally had. It fouled up our autopay, resulting in charges for bank rejections and the website was uncooperative. Maria in Accounting was very helpful in helping with online payment. My only remaining issue is with charges made for late payments fees. read more

Overall, as both a homeowner and board member, I find PDS to be very thorough and fair in their management of our community. They are quick to deal with issues and very responsive to requests. For the last several years, we had the pleasure of having Leanne Leonard as our property manager. Leanne has been great and the pillar of patience and tolerance when it comes to dealing with homeowners, vendors, tenants, etc. I have worked with several property managers over the last 8 years, and all have been knowledgeable and helpful in their guidance, with a few exceptions. Yes, there were a few that were not cut out for the job and are no longer with the company. However, I do not feel this should impact an overall opinion of PDS. When we did have issues with a property manager, Goldie always reached out personally and was quick to handle our complaints. Horrible property management company. They can't keep good people employed and instead employ very lazy employees who are reluctant to do their jobs. Each time we've gotten a decent PDS property manager, they are gone within a year. We then have one of their long-term managers take over who don't even do their weekly site visits (which is in their contract with our HOA). They also don't return calls or emails for months, if at all. Luckily, their contract expires soon. Here's to hoping we send it out for bid. read more

Worst HOA I've had the pleasure of having foe 19 years the the bs street parking fines of vehicles I don't own , yard letters during rain storms , as they let the parks get run down and vacant houses look like the projects .. as they continue to harass homeowners that take care of the house they live in .. can't say I'll miss living in AZ after the bs $75 fine I just paid for cars that weren't mine .. if I could of paid it in pennies I would have !! read more

They are not properly managing the Cottonflower community in Goodyear harming our house values. I just had a real estate agent that I'm going to list with come look at my property and he said the state of the neighborhood is going to harm how much I can get for my house. Well, where to start, a rating of 1 is actually too high. I have dealt with PDS for over 5 years in AZ and can honestly say I would NEVER recommend them to any HOA. To clarify, I was never cited for any HOA violations nor warned of any, my experience is related to the several communications and ongoing issues of PDS' s management of the HOA. Here is what you can expect...bait and switch. They will sign a contract with your HOA Board promising the world of service to secure the contract but over time they will select which items they will provide and if they don't like something in the contract they will simply ignore or suggest incorrectly to the Board they don't need to do it. They cater almost entirely to the Board (read replies to posts below) which means your inquiries as a homeowner go unanswered for months until you remind them. Then defensiveness and a dismissive attitude soon appears when you do remind them. Terrible customer service! Several community managers (they appear they can't keep their staff?) leads to inconsistency and inadequate service. They are not professional, and portray themselves as experts in AZ law, statues and HOA CC&R's , it couldn't be further from the truth. Once they are in, you will never get them out unless you have a very strong Board. In the meantime you will deal with an organization that cares less about the owners, their concerns, and the community.... Good luck if you choose this path, the negative reviews speak for themselves with common threads of being unprofessional, lack of customer service and non responsiveness. read more

If I could do zero reviews I would, first and last time I ever had to call and it was an unpleasant conversation. They are very lazy and rude, the receptionist is nice, but once you get transferred it's a nightmare. I kept Getting notifications of violations for property that I no longer lived in 3 months after I had already moved away.. I called to let them know that I was no longer there and they said," We will remove you off the property thank you have a nice day." And they didn't ask if I had any questions as I was asking one they hung up. I had to call again and was greeted with attitude from Leanne, as if I was bothering her. It's literally their job to deal with issues they act like it's an inconvenience when they should be empathetic instead. It's like pulling teeth with them they are so unpleasant. If you're a tenant I feel bad man, hopefully it's not as bad as it was for me. They basically harass you with their violation notices. It's over the top. It feels like they stalk you all the time to catch you slipping they drive by ALL THE TIME AT ALL hours. Beware!! The reviews are true! Glad to not be living here anymore. read more

I contacted Paula Conrad in reference to the resealing of the roads in our community with concerns that I had. She understood where I was coming from and listened to all my concerns without getting upset and condescending. I understand that she is doing the best she can with what is given to her. It just isn't a good set up, by no fault of hers. I still do not like the fact they what us to park our cars on the other side of the community, while our side is closed for resealing (24 hours). We can't leave our vehicles in the garage, because we won't be able to leave in case of an emergency. Therefore, both our vehicles will have to be parked on the street, just in case, we need to leave during this time frame. Our vehicles will be on the street for 24 hours and if any damage is done, it will go against our car insurance. There really should be a better way of doing this. With all this said, Paula was very understanding and a pleasure to vent to. She gets the 5 stars, not the plan for resealing. read more

I had issues with my unit number as opposed to my lot number....I went into the office and everyone was extremely helpful and pleasant..this is the first time I dealt with them since they just took over my HOA..this looks like a good sign! read more

Horrible service. Our community recently selected this company and they are totally inept. They do not return phone call or answer emails for days, even weeks. They do not advise the community member of board meetings, etc. They do not follow through with valid complaints that need addressed immediately, such as theft on your property. Bought a condo with my husband a couple years ago. (Previously lived in these condos with my mom years before and we never had any issues with the previous company) The fee rises every year and they fine you for everything. Current problem we are having - we have two small-medium dogs. Our backyard isn't that large and we make an effort to pick up dog waste every other day. The so called world class property management company "Planned Development Services" is back to their "low class" service. Again, we have had 2 large beautiful trees die because of the lack of water. Here is an email I wrote to their world class employee who sits behind a desk and filters complaints, takes our money but does nothing about the problems we have here. Amie - What I find most interesting is when there is something broken like a water system.... why don't we move to alternative methods like a "water hose" instead of just letting the beautiful, large gorgeous trees die? If someone would have knocked on my door or emailed me saying, "Richard, the tree across the street from your house is not receiving water because the irrigation system is broken right now and we have no money to fix it, would you be willing to water the tree with your hose once a week until we get it fixed?" Hummmm...MIracles would be in-store for Northglen. What I find most interesting about "PDS" methods is you claim to be a world class property management company, however, I wonder if you have ever experienced world class service? World class service covers "every little detail"....Humm.....you might want to reclaim your mission statement and I would be more than happy to re-write it for you based on my experience. I will be contacting someone higher than yourself and HIgher than Maria to discuss these issues. Because it seems to me you only email and do nothing proactive about the things "Like dying dead trees" which is absolutely annoying. If you are considering using Planned Development Services run, run, run.......before you know it your community will look like a bomb hit it. NO stars - again minus 500. read more

Finally received assessment/bill after it was sent to a place where i temporarily stayed before moving to Phoenix. No one could explain why they did not send it to the home i bought. The claim was that it was an address the title company had. The title company did indeed send the notary to that address to get papers signed. They also knew that I was about to embark on a cruise to South America. Guess I should have checked with the cruise line for mail also. Leanne in the office was pleasant and helpful but has no authority to remove the $30 late charge that continues. read more

If I could give this a negative star I would. They currently manage the property where I live. The manager is less than responsive. Advice given to our HOA board has been erroneous. They do not understand FHA or AFHA Laws. I have a service animal that they have said I can have in my house and on property but I am not allowed to use him on property in the way he was trained. They say I must maintain him on leash at all times. I asked for reasonable accommodation because there are tasks he performs off leash. I have now had to file a complaint with HUD and I am filing a lawsuit. Do not use this company. read more

Going into Mid November, I am happy to report these people have done their job more than adequately. If they say something will get done, it has been done in a reasonable time. It has been 2 weeks sine I wrote a review about this company and things just get worse. I sent an email to the property 2 weeks and he just ignores me. No customer service. The landscaping is atrocious Dead flowers. even though the pools are closed noone is cleaning them so they dont get mosquitoes or turn green so that the bill doesnt get higher than it is.. I personally believe this company is responsible for the pool problems as they were ignoring them and now the bill to fix 2 pools is $55,000-$80,000. This is ridiculous. PDS took over several condo developments where I own properties. Over the last few years I have watched the HOA fees increase while the maintenance of the common areas and availability of on site staff has severely degraded. The contractors they use for landscaping cut corners and leave debris, for general contracting the work is substandard (leaking fixtures, poor stucco/framing). I have a few nails sticking into one of my walls where PDS contractors "repaired" damage on the other side. Overall, if you own a property they manage I recommend you get premium rent to compensate dealing with the company, or you cut and run. Arguing with PDS will knock a few years off your life. read more

I have neighbors throwing trash in my back yard such as diapers soiled underwear and glass bottles i have other neighbors who feel that they can use the front yard as a toilet for their dog. My yard is riddle with dog poop and when i reach out to the hoa to request assistance what happens i get fined they went after me for years over a car that i had no ability to move but the same neighbor who uses my front yard as a litter box has not one but two garaged vehicles in the drive way.. Oh and by the way people feel like they can do whatever like its the wild wild west and go dove hunting with rifles out in the desert area right behind my property and a school non stop for hours on end and what does the hoa do they raise our dues over 20% in the last year. They pick and chose who they go after while they may tell you the handling things accordingly they have no way of proving it as some people get free passes and when other like my self reached out about the issue with the weeds the Community manager never even responded to my emails. They harass and bully people and its simply not right i lived in a non hoa for over twenty years and never had these issues but to live in an hoa and to deal with this is just unbelievable read more
