Unfortunately I was a resident with Plan A Real Estate from 2022-2024! I'm not sure if people are aware, but after doing many hours of research on Anoop Majithia (he also introduces himself under many aliases such as but not limited to: KEVIN / MIKE / ANDREW / etc. it is his wife the cancer doctor / medical researcher in BC "Sharlene Gill" who is the one who owns / buys up these old, filthy, problematic buildings and then tries to up the rent of that of a modern condo sometimes even more than a modern condo!! I've seen their places listed as high as $4500 a month. I lived in 2 of their buildings and both were HEAVILY infested with German cockroaches the size of what you'd see in New York City running in their $2400+ a month units. My Cats have caught a number of mice due to the building being so old. The mice would often be heard / seen coming from their heating registers as well as running around in the common areas and hallways of the building during winter nights. I've read about other tenants living in "better" and newer buildings owned by them which were infested with RATS and silverfish. If you try to request your home be sprayed and treated then PLAN A will send their exterminator without any prior notice. I don't see how making a tenant leave for 6+ hours with their 2 cats is acceptable with 0 notice. Not to mention he thinks spraying ONE suite in a building that is crawling with roaches is the solution. I guess he doesn't realize the roaches travel / live in walls etc so if he really cared about his buildings and tenants then the whole building would be sprayed on a set date!! Never happened and I know it never will under ownership like this. The windows at 1540 Haro street are completely rotten out and covered with black mould. Their blinds are also covered with mould as well as their washroom, kitchen sink etc which they think throwing some paint over and calling it a day is the solution. They rent and hire basically anyone who can't defend themselves legally. The building I was living in had active dealers and users who would scream / party / sleep all day / slam doors / steal packages / break into your mail boxes and destroy your buzzer system yet plan a kept allowing them to stay there. They also admitted they don't know who is living in their buildings as they don't do background checks! Back in December of 2023 they were sending 1540 Haro ST a notice to "beware" and calls the cops if you see these 2 in the photo... meanwhile the 2 people in the photo were living downstairs for at least 3 months? Again, they rent to some pretty shady and scary people. As long as you can provide a deposit and first months rent you're in the door - literally (sometimes he'll be scammy trying to take you for 2 months rent upfront plus deposit which is illegal to be asking - so beware) I can go on about how terrible this company is and the people behind it. They are now trying to claim I owe over 7k and Dec 11th I will be speaking to an attributor ready to state the facts. First they're trying to claim I was late on rent - when I pull up the receipts the TWO times in 2023 I was late by a couple days I always had the $25.00 payment with proof - June they were claiming I was late when the rent was paid on the 27th? So clearly their office and payroll is ran by someone who doesn't know numbers or is really that ignorant to their job. Either way it's not helping Mr Majithia and his claims. Also, their cleaner who they finally fired / let go of Kyrstein Jean Home was the definition of mentally unwell. Many tenants warned me about her and her bad behaviour. The poor excuse of a janitor assaulted me at my door after I told her to do her job and quit coming around trying to taunt tenants!! She had a real bad attitude and judging from her Facebook and YELP it seems she can't keep a job or play nice with anyone .. at least Sharlene and Anoop realized cheap labour wasn't worth the hassle .. especially when you can hire it all over Vancouver. Avoid this company unless you like living with rodents, mould, criminals, roaches and every problem under the sun. If you try to break your lease or in my case month to month without a notice - expect Anoop and his mastermind wife Sharlene to file with the RTB trying to get double if not triple the amount + made up damages and wear and tear to their already old and broken down units / buildings. I'd avoid it all together. I can see this company getting their karma good and it will be great when Anoop and his wife are either ran out of the city completely or end up bankrupt and starting at square one because you can only get away with greedy antics until one day you can't! read more

My experience, along with that of many others, has been plagued with violations of tenant rights, fraudulent practices, and outright disregard for the law. It's time we, as tenants, take action. 1168 Pendrell is treated as a hostel. There are multiple tenants coming in and out of the building at all hours. Parties every weekend. Random people buzzing you at 3am to be let in. I work 75-100 hour weeks and actually lost work because I couldn't get any sleep in my unit as it was 15' from the front entrance and 10' from the stairs which people use 24/7. Forget peace and quiet. Garbage is constantly overflowing. Hallways and laundry smell like shit. Additionally I found diapers full of shit in the garage. They rent the garage and allow people to sleep in cars - a new form of tenancy I've never seen. I have now moved and live beside another of their buildings with garbage throughout the backyard and alley. I've made multiple complaints to the city and the city has been prompt to clean their mess however planning on taking my story (with a year worth of pictures) to any local news station willing to listen. Anoop is a crook, weasel and a coward; he won't even look you in the eyes and trembles with any conflict. Their office has an enclosed waiting room likely because of irate tenants which is totally warranted, however they think hiding behind glass and email is more professional than being decent human beings. The positive reviews for Plan A have been left by the relatives and close friends of the unscrupulous East-Indian owner/manager whom I've had the misfortune to meet. They can be safely disregarded as fake. This is possibly the worst real estate company in Canada with unreasonably inflated rental prices making downtown living unaffordable. The Plan A trademark is to buy up the West End and section off buildings into tiny homes and rent at usurious prices. I personally witnessed the company scamming residents by not returning damage deposits. I also saw trades not being paid for their hard labour. They frequently run Air BNB scams in long term rental units. They buy buildings and intimate everyone inside to sign their own eviction notices and force new tenants to pay more rent. CBC news had reported that they forced 152 tenants to sign illegal leases. They are also famous for preying on, tormenting and evicting the elderly and disabled who are the most vulnerable and least able to defend themselves. Some of the new tenants are drug dealers, porn stars and prostitutes with money to spare. Some have violently aggressive dogs to instil fear into anyone looking over their shoulder. No one looking for a safe and well maintained home should ever consider renting from Plan A. read more

Horrible company. They have a scam going where they stuff 4-6 people into illegally modified apartments and that results in a mess.
