This is a hit and miss. It really depends on the strata manager managing your building. I have noticed if the building is built by Concord pacific very likely or almost 100% the strata management company would be Rancho. The strata manager usually respond to emails within a day or two. I never had issues reaching the strata manager when I have questions or inquiries. Like I said I had good experiences and bad experiences with them. read more

ZERO STARS!!!!!!!! Concord Brentwood Tower 1 has been an absolute disaster. Management seems more interested in issuing warnings, fines and penalties than supporting residents. The weekday staff (fine) weekend staff is particularly terrible and indignant. In six months, I received notices because my tires touched a yellow line and because I temporarily left an item behind my parking stall. Management then eliminated physical visitor passes and forced everyone to use an app. Requiring a smartphone and forcing residents to use technology without offering an accessible alternative is discriminatory toward seniors, people with disabilities and anyone who cannot reasonably use the app. My friend's vehicle was towed at 5 a.m. despite the registration displaying my suite information. Nobody called or buzzed me, and the incident cost approximately $300 in towing and Uber fees, even though numerous parking spaces were empty....like 50+ I later returned from out of town to discover that my bicycle had been removed during a poorly communicated "bike cleanup." It was secured to a bike loop on P1, not abandoned in a storage area. Removing someone's property without clear notice or a reasonable attempt to contact them is unacceptable and, in my view, amounts to theft. Residents are bombarded with notices, yet meaningful communication and assistance are severely lacking. If you are considering renting at Concord Brentwood Tower 1, I STRONGLY recommend looking elsewhere. read more

I had my shopping cart stolen from my underground parking stall first and they didn't even investigate. Then I had my large bed frame box was stolen from the mailbox station inside the building Yesterday!! They haven't even checked the security cameras to see who stole that!!! **No Accountability, Poor Communication, No Clear Timeline** There has been an ongoing noise issue at King Crossing for the past three months. During this time, we have repeatedly escalated the matter both directly and through the landlord. Unfortunately, there has been little to no meaningful action taken. A memo was only issued after nearly two months and they put it on notice board and no one knows how many people even read it, and since then there has been no clear resolution plan, accountability, or timeline provided despite multiple follow-ups. We have already submitted recordings and supporting evidence, yet the response continues to be reactive rather than proactive. We are repeatedly instructed to contact concierge whenever noise occurs, despite the fact that their work regularly begins around 8:00 AM, with noise often starting even earlier. As a result, we have experienced ongoing sleep disruption and significant impact on our quality of life for nearly three months. The lack of accountability and urgency in addressing this issue is deeply concerning, particularly given that a Senior Strata representative is overseeing the matter. read more

Sometimes I find that Strata Property Management Companies create their own rules. One I moved into in Coquitlam sent me a demand to pay my maintenance fee and I had barely just moved in. I showed the Council President that note and she contacted them and said "no, the man just moved in, give him 5 days to pay. Poor Communication and Unfair Handling by Rancho Management Services (Francis Yeung) I am writing this review based on my personal experience with Rancho Management, specifically dealing with Senior Strata Agent Francis Yeung, in handling a visitor parking infraction at Moda Strata (6638 Dow Avenue). Lack of Acknowledgement or Interim Contact: On April 24, 2025, I received a Notice of Infraction for a guest's vehicle overstaying in visitor parking. I replied promptly (on April 25, 2025), apologized, and asked for guidance. Despite multiple follow-up emails, Francis Yeung never acknowledged receipt or offered any interim communication (phone call or meeting) for over a month. During this period, there was no courtesy warning or reminder that could have allowed me to correct the issue early. Delayed Decision and Heavy-Handed Fine: After more than a month of silence, I received a "Notice of Decision" imposing the maximum $200 fine without any prior discussion or warning. For a first-time, unintentional overstay, this felt disproportionately punitive. There was no explanation of why the Council waited so long, nor any transparency around how the decision was reached. Unresponsive Representative: My agent emailed again Francis Yeung seeking clarification or the chance to discuss mitigation, but received no reply until after the fine was already imposed. This unresponsiveness undermined any trust in the process. No Opportunity to Rectify Before Fine: Had there been a simple phone call or concierge alert on the day of the overstay, I would have moved the vehicle immediately and avoided any penalty. Instead, the process was entirely reactive and impersonal. Impact & Recommendation: The lack of timely communication and immediate imposition of the full fine gave the impression that Rancho Management (and Francis Yeung) prioritize strict enforcement over fair, community-focused resolution. I do not recommend Rancho Management Services for strata management if you expect reasonable dialogue or human-centered handling of minor infractions. Constructive Suggestion: Strata management should implement a courtesy warning step (e.g., concierge alert or phone/email) before issuing fines for first-time or borderline infractions. Better responsiveness from agents like Francis Yeung would prevent frustration and costly appeals. This review reflects my direct interactions: prompt replies on my side, but no acknowledgement or discussion from Rancho Management, followed by a delayed decision and maximum fine. If I could give zero stars, I would. Rancho Management has consistently demonstrated a lack of transparency, fairness, and accountability in how they manage our strata. They appear to collude with certain strata council members, pushing through decisions and elections without proper oversight. Election results are not announced at the end of AGMs and concerns from owners are either ignored or met with vague, dismissive replies. Their handling of financial documents and project invoices has raised serious red flags, and any attempt to question them is met with hostility. I've also witnessed selective enforcement of bylaws and targeted harassment by management, which is completely unacceptable. read more

I'm complaining about Rancho's LACK OF COOPERATION & CHARGING TO THE ROOF, including steep fines like another person stated, like two hundred bux the first time around (a delivery person came earlier than the time the elevator was booked for and we didn't supervise the delivery person other than to say 'the elevator is booked for ...', and then we got a two hundred buck fine for getting the delivery outside of booked time). 1.) RANCHO STRATA contract very expensive contractors, like plumbers who come from out of town, like over half an hour of drive on the highway and charge an arm and a leg for an apprentice and the boss, and the plumbers are at the building almost every day. Last bill I had was a thousand bux to unplug a toilet during a flood and the plumber's report even invented stuff that wasn't true about what was wrong with the toilet, i.e. nothing was wrong with the parts of the toilet as they had been replaced within the last year and all that was wrong was the tenant putting too much paper into the bowl. The faked items on the invoice that the plumber suggested were put there IMHO for getting more business that would rip off a layman, except I'm a very astute studying person and I won't fall for dumb plumbers who think they can pull the wool over my eyes. So, changing the RANCHO STRATA company to say, WYNFORD would hopefully bring in a different plumber who has his shop in town, or slightly outside of downtown. In other words our strata corp needs to find a new strata company that contracts plumbers in town .. I'll personally review all their contractors in the process of finding a new strata manager. 2.) Their contracted restoration company worked for about a week over 5 months ago and then never told me that they were 99% finished. I've been ignored and left high and dry for the remaining 1% of the job that prevents me from making progress on the repair. The restoration company hired by RANCHO also way overstated a suggested, estimated repair invoice that was like triple what the insurance company would allow, and they wrote another estimate for a 9 sq.ft. floor piece in the washer/dryer area to put linoleum down for a thousand bux, wow. I've been ignored by the strata manager, to finish the 1% of the resto job undone, though it's the end of the summer vacations now, on Sep 4th, 2025 and let's see how long it's gonna be before the strata manager gets back to my email which I sent out about a week ago. 3.) The strata manager seems to have SIGNAL ACQUISITION COGNITIVE IMPAIRMENT in that when I write an email to the person she ignores what I say and returns my email with a cookie cutter answer that fits into what she thinks the process would have to be at. Don't you despise it when people don't address your issue which is very clearly stated in your email and they return something unrelated to your email. I've had 3 such experiences now with the same strata manager, and it wastes my time to have to have to loop back to my original email to them and try to explain why she's been not properly addressing my issue, I mean what do you do when someone ignores the issue other than you can say to them: please address my email, or please, if you look carefully, ... -- I live in another high-rise not managed by Rancho and my current strata works with a new strata company. Errors and omissions occur everywhere, unfortunately. The City of Van misspelled my first name and the new strata manager misspelled the co-owner's name of my condo, and they say that if I want to change the name I need to provide evidence .. Sheesh. All this work for fixing sloppy strata managers. -- RANCHO staff also made so many errors on our statement of account that I had to tidy up for them. -- IMO when strata managers get Early Onset Dementia from all the years in service then they need to bow out instead of letting the membership get mad. read more

I've sent many emails that have gone un-responded to in regards to Rancho not sending me any updates to a rental condo that I own. Our building went on lockdown on Sunday, December 4th as we had an active shooter on the second floor. There was a 2 hour standoff with the police before they apprehended the assailant. We listened to gunshots for nearly two hours that night. Rancho still has not issued residents with details of the incident nor any follow-up or security measures that can put our minds at ease. I'm sure some residents found out about the incident over the news. SOMEONE COULD HAVE DIED! Media has reached out and we will definitely be speaking with them about what an absolute failure of a company Rancho is. I will ensure that I will be in contact with other councils as well as developers to ensure that they understand how useless they are at managing the simplest to life threatening things. Would give negative stars if I could. This Strata management company is absolutely horrendous. There are constant, reoccuring problems that keep happening in our building that take them forever to resolve. They had to close the entire lobbyroom and gym area for FOUR MONTHS because of a water leak that they themselves caused when trying to install cameras. Apparently it was not the first time they punctured a water pipe in this building, so they've experienced this before but failed to take the necessary precautions to prevent the problem from reoccuring. The entire building had to get evacuated in the middle of the workday and then the units that got affected (mine), had to go through a series of approximately 8 appointments with the restoration company, each in the MIDDLE OF THE WORKWEEK, to make sure mould doesn't spread and structure is repaired. Throughout this ordeal, the company offered no apologies, compensation, or acknowledged any form of accountability for the residents affected. Then there's the 1st floor lobby area that constantly has an emergency false alarm ringing. This happens about once every 2 months and each time it takes them 2-3 weeks to resolve. That's 2-3 weeks of a high pitched alarm constantly blasting in your ears every time you enter/exit your own building, day and night, 24/7. This has been happening repeatedly for the past 2 years I've been here and they still haven't figured out a way to streamline the process to fix it. 2-3 WEEKS TO FIX AN ALARM is ridiculous. Then there's our bike parkade that just got broken into this year. Not once. But TWICE. All within the span of a month and a half. After the first break in, how does a management company allow another to occur again not even 2 months later? When I inquired about what they are doing to prevent breakins from happening again, I get some generic answer like they reinforced some parts and sent some video footage to the police. Doesn't seem like they actually care about making things better. I lost a $1000 bike that I have to replace myself because they aren't held accountable from a legal standpoint (Which I understand. Also, it is a tedious process to document and prove negligence) and my personal deductible starts at $1000. Once again, not a single apology or any sense of accountability from them whatsoever. These are just 3 of the countless problems I've been experienced with this company. I could go on for another 4-5 pages on the subject if given the chance. The strata agents/managers are a Bryan Lo, Charisse Lee, and Jase. They take forever to respond via email and also never pick up their phones/direct lines. EDIT: It's been over a month and the recent alarm is still blasting non stop. Strata is taking their sweet time with this one. Emails are being brushed off to some 3rd party company and there's no urgency from Rancho Group (Bryan Lo) to ensure it's being dealt with in a timely manner. I wish I can give negative stars. I had 2 units managed by them and they had terminated our contract because I asked why the property manager had not shown up to an appointment with the tenant. The manager (Nicholas Huang - all owners, stay away) immediately replied (rudely, might i add) that he had other appointments and did not have time to attend the appointment though we had moved the appointment twice for him to attend. He then told me to find another manager/managing company in the same email where he told me he was too busy to attend a scheduled move out walkthrough. Given the unit was managed by them and we had a live contract, I was hesitant to switch companies and escalated to his manager, Joseph Tsang. I let Joseph know what happened and that Nicholas was reluctant to manage my unit. I added him to the email chain so i expect that he saw his behavior and attitude. At the same time, an application came in for the unit and I had requested for another manager at Rancho to show the unit and they refused resulting in potential loss of rental income. When Joseph, his manager, replied and he simply said he is terminating the service contract with no other explanation. So basically, they unprofessionally terminated a contract with me because I asked why their property manager did not show up to an appt rescheduled twice with the final time being an inconvenient 8pm on a weekday for him. Owners also beware that Nicholas comes across as kind and helpful in the beginning but once employed, his demeanor changes. I have received multiple rude and now hostile emails from him. When I think back to my experience, yes their management fees are lower than others out there but you pay for it with a stomach of grief and uncertainty as to when they may suddenly terminate a service contract for no justifiable reason. Clearly, we have learned that he is this way because his manager, Joseph, enables and supports his bad behavior and unprofessionalism by terminating contracts with the customer without cause. It was a horrible and stressful experience. I cannot believe such a reputable company in Vancouver could treat their customers like this. I switched from my previous property manager because i believed a company that specializes in managing property would be professional, have better systems and staff in place but i see that i was wrong. STAY AWAY FROM THIS COMPANY! Paying more for trustworthy and reliable service is worth it. Do not trust your property with them. read more

I have extremely frustrated experience dealing with the Sr. Strata Manager Joseph. He is unprofessional and lack of accountability. His service is absolutely poor and he doesn't treat unit owners in a fair manner. There were lack of communication and responses to my questions and information requested. Joseph simply ignored my concerns and questions. I had to sent multiple follow up emails yet no response until I sent my formal complaint email; then he finally replied which was almost 2 months after my initial email. Then I had to chase him again for updates yet his reply made me feel very insulted. There is another case that the Strata filed false allegation against me. When I asked for explanation as well as the evidences that support the Strata's argument, Joseph did nothing but to ignore/defer. Not only this, but they are also trying to charge me the fine that is associated with another unit. I found it very sneaky that way how they included the invoice for a completely different unit to the fine letter sent to me. And when I questioned the invoice, again, he completely ignored my concern. I hope this unprofessional behavior does not represent the whole team of property managers in Rancho. I have now escalated my concerns to Rancho via email. Let's see where this will go. And to everyone, please keep fighting for your interests and fairness when you feel you are being falsely accused by the Strata. No one is happy with their service. - Blinders not fixed for 12-13 months. - Underground parking is not arranged for 12 months - Smoking issue rises and management don't take action, or no one seems like care - Noise complaints are not taken care of properly. They guide you to call police first. Then next day tell you get noise complaint from your owner without telling you how to submit, where to submit. I tried to visit one apartment they were renting. I sent an email, Jorge Ribeiro replied back asking some questions. I answered on the same day. After that he disappeared. I sent over 4 emails requesting some information about the showing or why he is not replying back, but he simply does not want to rent. I wouldn't put my property on his hands, as he certainly does not want to rent the apartment. He needs to do a training about customer experience. Worst experience ever! Rancho and Carmen Zheng: DANGER in the DARKNESS and GASLIGHTING. I live in a Burnaby building that has been managed by Rancho. The new tenants next door to me had loud noises and fights at night, were constantly slamming the door and talked loudly in the hallway past 10:00 pm. I sent multiple reports about bylaws violations to Rancho, but the tenants' behaviour never changed. One morning a Police Officer knocked on our door and told us to evacuate immediately. The SWAT team was in the hallway in addition to the Police Officers. Before we had a chance to get out, the male tenant next door was detained. During the detention process, the walls in the hallway got big black marks, including footprints. I sent a report about the damaged walls to Rancho, however no infraction letter was issued to the tenant. I know, because I am currently on Strata Council and have access to the records. When asked, Carmen Zheng's answer was: "Maybe it will show up later?" What happened later - after being released, the male tenant physically threatened the concierge and the building manager to the point they had to hide in the office and call the police. What happened later - we woke up in the middle of the night by blood-freezing noises and screams: the Police were breaking the next door and arresting the male tenant. The Police were searching the apartment next door and had a watch for the whole night. It was a sleepless night and I had to take a sick day from work to recover. (=My employer paid for the sick day caused by Rancho's negligence.) Finally, the landlord evicted the tenants, but the very last night they were carrying their stuff all night long till 6:00 am. It was another sleepless night from Friday to Saturday. My Saturday was miserable for obvious health reasons, as I am not that young to get by without sleep. Funny enough, as 1 or 2 weeks later, I woke up again at 1:30 am by the door slamming and loud talk in the hallway. I emailed Carmen and the concierge immediately, to ensure we do not have a similar situation repeated. Please note that Carmen Zheng manipulatively diverted the problem solution from the actual issue (same type of tenant moving in again) for the single incident issue (care report for the noise at night). Please note that it was implied that the incident may never have happened, as there was no FOB activity (but my floor is a crossover floor, so they could have taken stairs), so it could have been in mind only (=gaslighting). Please note that Alliance concierge never substantiated their answer with documentation (=what if they missed something unintentionally or even are deliberately misleading me?) This is just one example out of an array of SICKENING incidents why Rancho HAS ALREADY BEEN ISSUED A TERMINATION LETTER AND CEASE THEIR ACTIVITIES WITHN 2 MONTHS. read more

I don't enjoy writing negative reviews, but unfortunately I feel a personal responsibility to other renters (or owners) who may be considering renting or buying a property managed by Rancho. I moved into a brand new building as a renter and within 2 weeks a pipe burst within the wall of my suite. It was in the middle of the night and as Rancho did not take our phone call for help seriously, the resulting flood destroyed the apartment and 3/4 of my family's belongings. In fact, Rancho's '24 hour emergency line' took more than 2 hours to even agree to send someone despite me and my partner begging them over the phone. They claimed the delay was due to it being late at night which was insane as the phone number clearly stated that it was for emergencies after hours. They also claimed they didn't want to send anyone as everything was still under the owner's warranty (who lives in the United States and couldn't be reached as he was likely sleeping.) Meaning they had no plan in place should there be an emergency while the suites were still covered by the original warranty. No warranty-approved emergency plumber lined up, and since that was the case I doubt they had ANY procedures in place for other emergencies, should they occur. Their lack of response caused further damage to the entire building. Because the leak was not addressed in a timely fashion, it flooded a whole floor which included our (and other tenants) storage lockers. When the manager Richard Chan arrived on site after several hours, he walked by without saying a word as my partner and I were frantically piling our belongings on to our patio to try to save some of our stuff. I imagine he wanted to avoid engaging with us as he knew that taking any responsibility would make him accountable to how poorly he had handled the situation and the damage that occurred as a result. I've never witnessed such blatant professional negligence in my life. The strata soon tired of Rancho's unscrupulous business practices and has since fired them and hired a new property management company. read more

One of the worst management companies I have had to deal with. Had a common hot water pipe leak into my unit. The building manager immediately seem to think it is an in-suit problem I should deal with it myself. I had to get my plumber to investigate out of pocket and found it was a common hot water pipe leaking. Took this up with the strata manager and he said only authorized personnel can call in an HVAC repairman... and that is the building manager. But the building manager is saying the strata manager should be dealing with it. Last spring 2021, Rancho hired Broadway Refrigeration Air Conditioning Ltd to fix the heating system in Solo 2 condo 41st floor. It took them 4 days to do whatever had to be done. The result was they never accomplished any repairs, but left the carpet with countless oil stains many marks that cannot be repaired. They should of used a drop cloth that would of prevented this. As a result I complained to Rancho, Nov.9th, 2021, and an employee from Rancho named Shannon stated she would look into it. I sent off 15 photos of the damaged carpet to Shannon and never heard from her again. Shannon used to have a phone number but that was deleted. When my guest arrive for the evening they all comment when seeing it "What happened to the carpet". I pay very high strata fees and never get Rancho to do anything but take my fees many times without telling me there were new fees. The carpet is still the same and Shannon and Rancho do nothing. I've lived in the building for 2.5 years now and it is non-stop warnings and fines to the owners/tenants for the simplest little things. The only reason I haven't moved out yet is I am waiting on some news sent to come in a year regarding my future. On that moving note, its 200$ non-returnable move in fee and then they will charge you another $150 dollars if you move out on a Sunday. That is for only a 4 hour time slot which is damn near impossible, so you're rushing, then you nick a wall. 200$! Surprise!! FINE AGAIN!. Or if you take your time and be careful, you won't make the 4 hours and BAM 200$ fine for moving after your time slot. *****THEY CHARGE A MAXIMUM FINE FOR EVERYTHING THEY CAN***** Why is it a rush and almost impossible you ask? The elevators are garbage and break down daily, usually 1 elevator is down and then you're forced to wait for 30 minutes in a lobby packed full of people 200$ Fine - Cardboard box was left on top of card board recycling. (garbage's/bins are constantly overflowing due to their poor planning) 200$ Fine - PARKING PASS was used vs overnight pass (It used to be 50$ cash or a cheque for an overnight pass which is reasonable and then they jacked up the price to $200 dollars cash and no cheques aloud. ISN'T this what the parking pass they give you is for!?!?! USELESS. The concierge's watch the camera's like a hawk and wait for you do something wrong they can report and fine you for. It's like being 5 years old all over again! You think they have nice amenities? Don't bother you wont get to use them, as soon as covid happened they have made ZERO effort or open anything. They say its "to keep you safe" which is a crock. Its so they don't have to do anything or maintain anything, how hard it it to sanitize the golf room after complete... Absolute scam artists, my girlfriend lives in a building that is managed my Joseph Tsang. They have been fined for not recycling properly ($200) without warning. They are not Canadian natives and their English is not that good so I feel they are at a disadvantage when it comes to disputing the fines. They were also fined for having 2 pairs of trainers and an umbrella that were drying after getting wet on their balcony, $200x2 without any warning also. And now they have all of their fobs deactivated because they didn't register them properly and they want them to buy new ones for $80 each. How do they get away with this? How do they have the law on their side to take peoples money like this? Where does it all go? Has anyone any experiences like this in one in One Smithe st? read more

Completely unresponsive. Not sure if our property manager even actually exists. Our building is in constant crisis mode due to floods, falling patio glass, broken elevators... The list goes on but Rancho seems to think it's business as usual and still refuse to respond to the angry residents here. Their "emergency line" doesn't normally pick up, and when they do are rude and incompetent. I hope stratas read this and be forewarned to rid themselves of Rancho asap! read more

Take heed of these reviews. They are exactly what i had experienced. Non-responsiveness to inquiries, and when there is a response, they just put it back to you to figure out. Practically have to beg them to help with simple questions. I wonder what it feels like to have a one star rating on my company? If it were my organization, i'd punt everyone in a leadership role at whatever costs were required. The most difficult to ever deal with. One of the strata agent never answers or calls back. She barely answers the emails. Finally she responded to one email back in July 2022 and its Feb 25, 2023 and STILL my issue has NOT been resolved!!! I am so frustrated. Stay away from Rancho Management if possible because I reached out that strata agent's supervisor few days ago and cc'ed the substit strata agent, same thing, NO response yet, no call backs yet to my phone calls and no response to my email. read more

i have lived in 8333 Sweet Ave , Richmond for a year. I am amazed by how efficiently and clean the property is run. The credit goes to the management team. I find Avanti Building Manager, Agzam Akhunov excellent for his patience and knowledge in handling his job. Credits also go to some / many decent residents who treasure the living area and show respect to other residents. However, low class behaviour of a few residents really degrade the living standard of other residents: Taking TnT shopping baskets home and dumping them in the garbage room, driving fast in the parking area, not cleaning up the elevator when dropping food scrap or liquid when taking garbage down, messing up the garbage sorting : glass bottles in plastic recycle bins., making scratches on the beautiful elevator control panel by poking the buttons with sharp objects or key... These are simply out of selfishness. All other residents have to suffer because of these few. They should be ashamed of themselves ! In short, good management, good residents and a few stinky selfish residents. read more

Mary Chen is a terrible strata agent! She is unprofessional, disorganized and rude. She did not once listen or acknowledge our concerns. My partner and I were sent fines without a hearing, despite us specifically requesting a hearing from Mary via email. She is in violation of Section 135 of the Strata Property Act by sending us these fines without a hearing, therefore, she was not legally allowed to impose those fines against us. Every time I mention this to her, she would ignore it and would try to find a way to blame us instead. She has been sending us in loops for 3 months! Rancho Management is also a small and unprofessional company. We tried to make a complaint against Mary to HR, but HR just forwarded the email to her supervisor, Terry Li, who told us to talk to the strata council. They do not train their employees well and they hire very inexperienced people. Strata councils are being brainwashed by these people, yet they have no idea how much liability they are taking on based on the strata agent's actions. Although strata agents take direction from the strata council, they still have the fiduciary duty to advise strata council members on how to do things correctly. They also have a duty to treat all owners with respect. They have a clear track record on focusing solely on fines rather than following proper procedure. They have no sympathy and they will automatically rule you guilty if you were given an infraction, even though some infractions have no substance to them and are not applicable. For example, we received a $200 fine for moving a couple items, yet the bylaw they accused us of violating was strictly for moving in and moving out of the building, which we were not. Please beware of this management company and know your legal rights. Do not buy or invest in buildings that are managed by Rancho unless you want a headache. read more

Be aware of this unprofessional company.  They only want to get fine from owners and tenants. one year at Prime surrey century apartment , noise $200, music $200 , smoking smell $200, the tenants worried living there, some day some one knock the door to check if there are some one smoking . the manager never answer the phone call, always deal with answer machine. from time to time you got the letter of fine from the company, we paid, even you had paid already still got the letter to harass you after 4 months. they like money, they like fines, so easy money for the guys ,, but for us like in hell !!! yes , I'm thinking to sell the property . too hard to have it read more
