The Tribe Management is moving to an EFT Payment Method for Vendor payments! This means a faster and efficient payment, with zero lost cheques and we will get paid in a timely manner. The AP Team is very efficient in helping me to set up my account for the EFT Payment, which saves me from worrying the delay of cheque delivery by mail or saves me the effort to go picking up the cheque. Since they are taking good care of their vendors, I believe they will even paying more attention and cares to their customers as well. I would like to share this experience with all of you. read more

Tribe Management - My Business Card - Property Management Near Me - Vancouver, British Columbia

Very detailed information to property owners. However, sometimes the emails were too many to receive.

Absolutely terrible management company. Extremely poor communication, little to no action taken on issues within my townhouse complex. Simple things like obtaining quotes, scheduling work, sending approvals for work that must be done, and even returning emails seem to be too difficult for our community manger Emad Hosseinzadeh. We are still waiting Emad (4 months now) for quotes on landscaping services. Pamela Zak, who is quite active at responding to reviews on this site, has not responded to my emails regarding the extremely poor service and inaction taken by our community manager. Our management fees to tribe have risen year after year, however, the service has gotten worse and worse, and when you try to hold them accountable for services you are paying them for, they will drop you as a client as they did with my complex. It's clear that the employees working for tribe (the ones I have dealt with) do not want to do their jobs. Avoid Tribe Management like the plague read more

The tribe management company is a terrible and horrible company to deal with . They are extremely irresponsible , they have no ethical values in them . They just don't care and continuously ignore addressing their clients interests and inquiries . I had to sell 3 of my rental units located at 2561 Library lane , North Vancouver just because I was so tired of their mismanagement . They sucked sp much of energy out of me to make them to be responsible . I suggest to every one to refrain from dealing with this abusive and horrible company . Even though I have paid all my fees to them well before the units were sold , they are still holding my funds and refuse to inform the buyers lawyers to release the money and refund me . I am going to take this company to court and advocate the public about the nature of this crazy company read more

This company should be blacklisted. They have completely ran a brand new high rise building into the ground with poor management and negligence. Failed to report significant defects with the building while under warranty with the construction company and since they were too slow to act and behave like a proper property management company, they let the warranty expire and will now foot the bill for repairs and renos to residents/owners. What is the point of paying strata? They can't even keep or maintain amenities and don't incorporate quality assurance protocols. They are hiring maintenace workers with the approach of cutting costs and corners and they constantly dodge accountability. They are scandalously run. read more

No concern for tenant safety. I rent an office managed by Tribe Management and despite numerous tenant complaints and masked break-ins, they are unwilling to provide a safe and secure office environment. I can't provide more information, because it could attract criminals to the most unsecure office building I've worked at in 20 years. The regional director admitted their inaction is to save on costs, so this is clearly core to the company's lack of values and integrity. read more

The best property management company I worked for. Excellent communication with Property Managers. As a vendor I must say, working for them is plesure. Approvals for quoting are quick, and the access for the properties is easy coordinating. Melodie Wolf, Regional Manger is very professional and wonderful to work with. I would recommend Tribe Management to all future vendors/contractors and perspective tenants. read more

My initial comment got taken down cause it didn't have enough substance, so here's another one cause even though it was a short interaction it was very humiliating and stressful. My friend and I, came to one of these buildings that is an apartment complex that uses tribe in Vancouver. We had come to our friends home and when they were in the shower we arrived at the lobby and there were (three) workers behind the desk, two women and a man named Nima. We pressed the intercom so our friend could buzz us in, though they were in the shower so they didn't buzz us in. So we knocked on the door, the man opened the door and said he couldn't let us in. We continue to call our friend and they buzzed us in, and then I tried pressing the elevator and they apparently had to buzz us in for that as well and they didn't. As my friend was not obviously active on her phone, we were struggling to be able to get up to her unit. We had kindly asked the front desk people to please let us into the elevator, and Nema, and the two women that he was assumably flirting with, did not let us in continue to look at us and judge us actively, it was such an infuriating process. I understand about the safety of the building. I understand I'm not a resident there and that is fine but if Nima had ever worked in any of my companies I've ever worked for it, he would be fired immediately. There is a proper way to handle guest interactions and he was obviously a low rent type of human. I'm not very negative on my Yelp account but I think it's safe to say that try management hires people who personally chitchat all day because every time we entered an exited the lobby they were not working on anything we were there for a couple of days and it was honestly Such an eye-opener. I have worked for an HOA. I was an assistant manager of a pretty large, two building community on the beach in the East Coast and we use a management company for a while and recognized that using in-house people is a much better approach because third-party management companies usually tend to do such a poor job, I've never had such a hard encounter before with any apartment complex I've ever entered most are very friendly. I personally would love to file a complaint against the company just so he could be reprimanded because this man was so arrogant, rude condescending and downright awful to us. seems like such an inconvenience just to be able to not be able to get into the door, but downtown Vancouver is not very friendly to people standing on the street. You will get harassed, and it was frankly a little spooky. As the company wanted, the unit and owner name of who we went to visit, I will not be exploiting their name for the fact that I believe in privacy. I think tribe should take a very hard look at how and who they hire. Additionally, their elevator was very gnarly, and it squealed. I have worked with Tke and Delaware elevators in my work experience and this management company, probably don't check these elevators very often, and if they do, they should recognize this is really about the safety of this building. The units in the apartment complex are nice, but obviously we're renovated. The lobby is also pretty stingy I think if whoever owns tribe, not just the business owner of tribe went to all their properties ended props and inspections. They would find a lot of things not up to code. This is speculation, but family believe that no one should have to deal with such a difficult time with a lobby. Person name a really should think about his choices of how he became where he's at and wonder why he probably doesn't get more friendly faces. The value of the place inside, but all the amenities plus the parking garage and the outside of the parking garage garage is definitely not worth the value. It is very spooky once you exit that building, and you have to be very apparent and aware of your surroundings. . We'll see if this gets any attention, but regardless with my experience, and I hope it's better past this read more

Tribe is a slumlord company. My power has become extremely unreliable to the point where I don't feel like it's safe. After two months of trying to get them to do something, they finally sent an electrician who tightened some things in my breaker box and said if it doesn't do the trick, to get Tribe to bring him back to check some part outside the unit that he needs BC Hydro's access to and to investigate the outlets It didn't, so I requested emergency repairs yet again and the ticket has been sitting idle for over 2 weeks. When I ran into the building manager today and I asked when the electrician would be back, she said he already came and wasn't coming back and that the electrician said there was nothing wrong with the place, which was a bold-faced lie given what the electrician said to me. There have been so many false alarms here that no one takes them seriously and I fear that the incompetence and negligence of the people running this company will cause injury or death, as if there is an electrical fire, people will think the fire alarm is just another false one. Do not live in buildings run by Tribe Management EDIT to respond to the reply: If Tribe took the comfort and safety of tenants seriously, they wouldn't have taken 2 months to get the electrician to show up in the first place or 8 months to give me a fridge that was in such a state of disrepair that it actively caused a disturbance in the unit. They also wouldn't leave further requests for emergency repairs for weeks. The electricity problems are NOT a device issue, considering it's been my PC, TV, sound bar, modem, router, bluetooth speaker, volume mixer, and lights. This response is a lie and is just par for the course of this company read more

I own in the building just dumped by Tribe due to them not wanting to hold their manager Bryce Stradeski accountable for INaction! He managed to run the place down and ignored all emails or bluntly lied to us about stuff effecting our unit!! I am reading Tribe's response to Renu B's review and had to laugh. Bryce is the one who created all conflict by treating us owners like second class and when any body acted frustrated by him, he would lie about the reality. I can say he made unsafe environments by ignoring getting units fixed after bad leaks making people live in devasted units with equipment. Tribe ran away becuase they have no clue what they are doing and things were too real for them here. They are a joke!! But good riddance so we can get people who know what they are doing. read more

The worst of the worst Strata administrators, terrible customer service, they never review complaints, months later they just change the status from pending to resolved without resolving anything at all. They only care about the money from the monthly fees. read more

This company provides extremely poor service and shows no concern for their tenants. The elevators in their buildings are frequently out of order, and management is unresponsive. Tenants are often evicted without explanation. Reviews consistently highlight these issues, and their buildings are in poor condition despite frequent rent increases. I will never live in one of their properties again. Additionally, there are a lot of complaints filed against them. Look them up! This company is just trying to make a penny anyways they can. They will evict you then put your apartment up for sale. stay clear away from their buildings. read more

Tribe Management is the worst property manager I have ever had the misfortune to deal with. They have faked a major special assessment in order to grab cash from the owners (over $863,000) and, when I refused to pay for this fraud, petitioned me with a demand for payment and threatened me with forcibly selling my condo if I refuse to pay a jacked-up amount to which they have added interest and legal fees! Forcible sale at a reduced price! Yet one of their people even admitted to me their project is a hoax! Now I have to go to court with them for refusing to pay for fraud! Stay away from this dishonest manager or the results you'll get could be as bad as mine. read more

I am on day 67 of waiting for our Tribe building manager to address the daily worsening water damage to my unit. They periodically bring people by to look at it and they all agree there is water entering my walls and ceiling, that worsens with each rain storm. But they have done nothing to fix it. I cannot so much as get them to respond to my emails. They are destroying my home with their negligence and their attitude with their lack of correspondence borders on contempt. I would give zero stars if Yelp allowed it. read more

Quite possibly the WORST property managers I have ever dealt with...and that is saying a lot. Thieves broke into the building and stole my 6,000 dollar bicycle. I called Vancouver Police to report the crime and they said that my building management must report the crime. When I called Tribe to let them know, THEY DID NOTHING. They did not report the burglary, even though they had security cameras all over the place. They are so bad at their jobs that they can't even report a crime. They did nothing to help me. I am beyond shocked at how terrible this company is read more

I was renting at my previous apartment for 12 years, in which they were called Gateway Property Management. In 2021, they became Tribe Management. No problems my entire time. When I needed anything fixed or attended to, it was taken into genuine consideration and done in a timely manner. It would have been nice if they repainted the hallway walls and changed the hallway carpeting in that time. The elevator is old and when it would go out of service, it would take forever to get fixed. Perhaps 'cause difficult to locate a part. Thus, needs replacing. Melita, the Building Manager who has been in the role even before I moved in, is excellent! read more

These guys are the worst management company I've ever had the displeasure of renting from. They renovated the building to charge more rent, but most of the contractors they hired did a sloppy job and it's worse that ot was before. The painting was really bad...for example some doors were painted blue and some were painted almost black. They should have hired professionals to do the work. I mean not only did thet get paint where it shouldn't ve they didn't even know how to match the colors. And I'm not even going to mention the day they removed all the elevator call buttons forcing disabled people to walk up and down the stairs and the manager OKd this. And the manager? Nazis at death camps were probably nicer. Completely unprofessional management company. read more

I sold my condo on July 9th and it is now Nov. 16th and I cannot get them to let the purchaser's lawyer know that they can release my July maintenance fee which they took out of my account on July 1st because they said it is possible that the funds didnt go through or we would try to reverse the transaction. Would 4 months be enough time for them to confirm payment? Apparently not! My lawyer has called three times and I have called many more times. Must be supply issues!!!!!!!! Also i have been calling them repeatedly and their phone doesn't answer half the time, it just has this static like an answering machine picked up but there's no message. Tribe changes their property managers frequently so don't expect any continuity or that they will get to know you so you can reach out to them in matters like this. read more

This management company is horrendous. You cannot get a response back in any timely fashion unless you are giving them authorization to debit money. In addition they are not clearly disclosing what they are charging for copies of Form Bs which then result in an unexpectedly high bill. When you request a refund they just quote the strata act requirements without taking any accountability for their own lack of transparency. We have had at least 6 different strata managers since they were hired back in 2018. The turnover is concerning and there is no consistent person to talk to which means issues fall through the cracks and nothing gets resolved. Whatever you do, do not use Tribe. read more

One of the worst property management companies I've ever had to deal with. This shouldn't be surprising--hindsight is 20/20--because their website says they were originally a tech firm, Bazinga, so I guess that they thought they could start managing condo buildings ‍ Bazinga is supposed to be an online communication tool, which sounds neat, but the property manager managing our building won't reply to messages on it. Heck, they don't reply to emails either. I had my glass patio railing randomly shatter. It's strata property in my building so they're responsible for the repairs. They said they would ensure and coordinate a repair. IT TOOK THREE MONTHS for Tribe to put up "Caution Tape" around the patio. I called and emailed them constantly and never heard back from them. My tenant was incredibly concerned about this, as was I! Finally, a month later they figured out how to pick up a phone and call a glass repair company. Ironic for a tech company. But hey... What if my tenant had a small child visiting or a her pet that happened to go on the patio -- since this happened in the summer of 2018 -- and fell 9 stories to their death on the concrete? I wanted it fixed immediately. My tenant wanted it fixed immediately. Tribe promised that they would fix it immediately. It took 3 months for the caution tape to go up on the balcony, which wouldn't prevent anyone from falling to their death from 9 stories after they hit the concrete. Seems like Tribe is run by a bunch of millennials that sold us on something they know nothing about, or they sold a bunch of buildings on their ability to deliver and they can't even handle the volume, let alone serious situations that leave them incredibly liable should the death of a child or pet occur. Don't bother with this company. Find a property management company run by grown-ups. read more

Where to begin with Tribe! First off, I don't live in one of their buildings, but based on my experience trying to deal with one of their community managers, as a prospective buyer I would never purchase anything in a building run by them. I live across the street from 123 West 1st St in North Vancouver, and there is a unit there that leaves their dog out on their balcony all day to bark. I decided to contact Tribe and try to give them a chance to deal with it. The community manager I got given to was unresponsive, it often took more than one email for her to get back to me, and then as it went on for months, I finally got the SPCA and the North Van Bylaws involved. The community manager would not even return the Bylaw Officer calls until I reached out to her. At the end of 3 months of trying to get this dealt with, I was told that because no residents had complained, they had 'determined' that my issue must be with the neighboring building... even though I described the unit and have video of the dog. But because I'm not a resident they won't take the issue seriously, even though I'm in the community. So today as I write this on a beautiful Saturday when I should be able to enjoy my apartment, the dog has been left out to bark all day again. This is a strata management company that doesnt support the community, and doesn't seem at all concerned about a potential case of animal neglect. I've seen a lot of residents out trying to calm this dog down, so I can only assume that someone will eventually complain, but imagine as a resident knowing that your strata had been made aware of a noise issue and done nothing for months.... Conclusion from all this? Never rent or buy in a building run by this dismissive, terrible company. And certainly don't expect them to care about the community or animal welfare read more

Terrible company. I rent in Kamloops,BC and there is never anyone to call for help, repairs, and the caretaker tries but the building is not maintained. It's owned by SBS Investments who do not allow money to be spent to improve building, parking, or yard. Tribe has switched who manages our building at least five times, and keeps giving it to people in Kelowna 3 hours away when we have an office in Kamloops. Just awful. read more

On the 16th of June 2021 the strata asked why we have had 5 managers in 46 months. It appeared to us that our building was being used as a training strata. We did not feel that we were receiving fair stability in the number of managers we were assigned. Tribe management gave us the assurance that they would hold our 2022 fees at the same rate as 2021 to appease us. Then, of course, this was one month into our 5th manager. At the end of Oct 2021 we were informed that our strata did not meet Tribes' minimum management fee threshold. Our 5th manager only worked for our strata for 6 months, leaving us with no dedicated manager for the transition to another company. 5 managers in 52 months. Absolutely terrible management. read more

Tribe just took over management of a building I own a unit in.. first issue I brought up with them was the water temperature was very hot one week, the next week barely luke warm, i asked if they could look into it and they just said they had no other complaints and someone on the council lives there and says it's fine.. so we aren't off to a good start, hopefully they get better and i will reassess my review. read more

Tribe is an unprofessional property management company that is truly chaotic, toxic, and disorganized. They completely mismanaged our newly built high rise building. They call themselves leaders for building a community, but in reality, there is no harmony between the residents and Tribe. At our AGM last night, residents were so upset and angry for all the neglect, unprofessional guidance, and ignorance Tribe has shown towards our building. Their message during the entire night was, "Everything is up to the council or owners, not us!". When it came time to vote, it was no surprise that their proposal to extend their contract was defeated. Once defeated, they pretty much checked out and left the room immediately. Residents were left in the dark and had no clue what happened. There was no time management of the meeting at all. They were lost... Tribe has 0 expertise in dealing with high rise new developments. They have removed their review section on Facebook because their reviews are getting so bad. Thanks to Tribe for nothing and wasting our valuable time and money! read more

I am writing this review as a tenant. I have been trying to contact Tribe representative assigned to my building since July 2021, through e-mail and phone. None of my calls were answered or returned. I received only one e-mail with no follow-up. Reading through the reviews here, it seems I should expect no more. This is being written in the slight/non-existent hope of seeing some action from Tribe, maybe in reply to this review. read more

Absolutely terrible company. I have been living in my new condo for a few months now and the staff has change 4 times. The building is always dirty, I have seen the caretaker cleaning 1 time since I have been living here. The elevator is ALWAYS broken and the garage door is ALWAYS broken. There is a person across the way that has been using their balcony and a storage locker and pantry. I have complained numerous times as it's against the bylaw, looks terrible, and will attract animals as there is all sorts of food out there. Not to mention a big grey tarp hiding as much as they can. The property manager and caretaker no longer respond to my emails. They said they would contact the owner and when I sent a follow up email a week later they said they were tracking down the unit and would contact them. Clearly they lied the first time and did nothing. These people are lazy and useless and I am so annoyed that my strata fees go to paying them. read more
