She seemed dialed in on Salem's property scene and was initially responsive enough to entrust her with my business. She had high ratings on Yelp and other platforms, so it seemed like a sure thing. I learned quite a bit in my year of working with her: * She's got a lot of ties with the Salem Housing Authority and various organizations in the local area. She has a good amount of experience with various forms and the process it takes to expedite them. * At 10% commission, her fee seemed quite standard for the area. * This is a family run business, consisting of Karen and her daughters. I believe she does most of the face-to-face work and makes herself available to tenants and prospective clients. * She takes Fridays off and most of the weekends. * She is not the most responsive with email. Most of our replies have been between 4 days to a week. * When in doubt, call. She is the most responsive in the mornings and is the least responsive in the afternoons and evenings. * She does not have an online system / portal for folks to check up on their properties. Instead, a monthly report via Quickbooks is scanned and sent as a PDF. The scans are likely done manually, given the non-stop alignment issues. * We had communication issues and accounting issues. They were resolved, but not without a lot follow up. At the end of the day, I think Karen is a super nice person but seems to be at a pace where it may be tough for folks who need an immediate answer. It would be recommended to be on the ground in Salem and to relay any thoughts in person.

    We rented from this company for 5 years. In some ways, they are a professional company. If you…read moresubmit a maintenance request, they are usually prompt. In other ways it was an incredibly frustrating 5 years. 1) Threats of rent/trash going up. This was a constant during our time living here. We would get letters threatening us with rent increases if we didn't stop dumping so much trash. Seeing as our complex had a communal trash area, we had no control over this. It didn't matter in the end anyway as we saw massive rent increases and at the end they were charging for trash pick up. 2) Mold problems. We had severe mold problems in our bedroom, various closets, and the bathrooms. Per our lease agreement, we reported these issues to our landlord. They said it was our problem. We could barely stay on top of it in spite of having humidity absorber things in the closets and in our bedroom. We dumped cups of liquid of every month. Clearly something was wrong with the buildout. 3) Maintenance. While they would come out if we requested maintenance, I eventually dreaded putting in a request because I was blamed for anything we needed fixed. One repairman said to me (and I quote), "You shouldn't think of a dishwasher as something to wash dishes." He told me that if he came back and found any bits of food in my dishwasher he would know that it breaking was my fault. Every single thing I needed fixed he found a way to blame me for or harass me about. Again, to be fair, the maintenance guys were professional, had on uniforms and name tags and I didn't otherwise feel threatened. 4) Moving out. Plan on losing most of your deposit. That "refundable cleaning fee"? It's not refundable. When we moved in, our unit had a layer of dust/grease on it but I wasn't worried. I cleaned it myself. When we moved out, my husband and I worked hard to clean it to the level of when we had moved in. Still got dinged for the cleaning fee. So that's not really refundable. We also got dinged on a few random things. A lightbulb (kid you not) and a screen they replaced several years prior during our stay (that was damaged prior to us moving in). This company will nickel and dime you for sure. We were good tenants--no police calls, no noise complaints, rent always paid on time. Also, we did get a tiny refund but the check bounced. NWPPM didn't want to refund us the bank charge back for bounced checks. I had to go into the office and prove it.

These people are liars and they are proven asbestos violators and they are cowards. Record everything expect them to lie expect them to try to frame you. And I dare this company to try to sue me again because I will mop the floor with them in depositions.

Communication is poor, and we've felt uneasy about the people they send out to inspect instead of qualified maintenance staff. I had already paid a $1,650 deposit, and they completely ghosted me afterward. When I went to their office to request copies of the paperwork I signed, the woman at the front desk yelled at me, questioned why I was there, and refused to provide anything. She seemed angry, as if they didn't want me catching them in the act of fraud. (I even uploaded a photo of her sitting in the back at her computer so you are aware of who is acting unprofessional in that office). The new owners emailed them multiple times asking for my deposit to be transferred so I could move in -- they ignored every message. They also refused to communicate with the housing authority. It's clear this company is fraudulent and possibly going bankrupt, trying to steal deposits from approved applicants. Do not send them any money. These are scammers, and legal action is inevitable.

    This company uses predatory harassment tactics to push out rent controlled tenants in attempts to…read moreraise profits resulting in higher profile property owners new and continued business relationships. They will obtain "cause" for eviction evidence in a malicious and sneaky manners and present it completely out of context, exponentially increase the frequency of notices based upon the tenants compliance and use carefully selected non descriptive wording to insinuate discrimination. They will also react in extremely drastic and childish manners when the wording in the lease agreement dose not allow them to bully the tenants and retaliate to petty things like the agreement not specifying the amount of water a tenant can use by abruptly showing up to the property (WITHOUT NOTICE MIND YOU) shutting the water off to the entire complex (WITHOUT NOTICE) and removing all the water faucets from the exterior with a finished result that would not even meet there standards if it fell under the tenant's responsibility for up-keep. They will do absolutely nothing about homeless encampments or drug activity outside your residence where your children play, make no effort to do small upkeep things like moss and mildew removal from the driveways, will wait till things like balcony's and porches are so degraded they are at risk of being sited by the city and make every excuse under the sun to address aging and dilapidated construction that cause inflated utility costs to the tenant. It came down to a electrician having to tell them the utility panel in my unit was a extreme fire hazard and dangerous for my family to be in the unit to get them to pay to fix it .My dryer vent was so clogged only months after we moved in that they had to cut open the wall to fix it and have still yet to do the finish work on the drywall 3 years later. But yet they will force maintenance repairs that have nothing to do with sustaining the property like blinds and minor drywall repair and then force the tenant to pay for the repairs and provide absolutely no line item accounting for thus said repairs. The employees in charge of managing the units are given this responsibility and power with little if any experience in the field and will conduct themselves in very inappropriate, childish and unprofessional manners such as approaching you randomly and without cause, accuse you of things way out of their station and responsibility as property managers, flat out tell you that the way you live is trashy and not up to there or the owners standards and even when you have a logical and rational explanation that prevents them from filing false and or exaggerated eviction notices, they will take drastic and retaliatory actions like complaining to the city when all you were trying to do was provide your children a cooling station during a heat wave and still follow their rules regarding pools. It is obvious the only thing that matters to this company is the profit and they have no problem causing emotional trauma to families and even young children to further that profit and in a age where the rental market is this volatile and more and more families are becoming homeless, it is obvious they have absolutely no care or concern for the community the conduct businesses in and will push the line of what is legal any way they can to achieve their gold and still seem legit on paper. And to the person at Premium that is going to try and respond to this with your carefully selected legal verbiage that paints you as something you are not. I have video recordings documenting all the above accusations and can prove beyond a preponderance of the doubt everything written in this review and am more than happy to settle this in a court of law.

    We have found Premium to be very friendly as well as professional. They have a good maintenance…read moreteam and contract with reliable tradesmen. We found them to be very knowledgeable about all types of home maintenance and feel very confident entrusting our two rental homes to them. We have enjoyed dealing with everyone from the owner, to our rental manager and including the office staff. We can rest easy that our rental homes which provide our only retirement income will be well taken care of.
