    They rent really cheap places in really bad locations, and their level of care reflects this…read morepractice. I can't squabble about my cheap rent, and the neighborhood provides all the entertainment I need, but I have to be a tad annoyed when they up the rent by $115/mo on the duplex connected to mine just because they painted the walls and replaced the carpet. It will be interesting to see who is stupid enough to pay the jacked-up rate. Getting something in your unit fixed is like pulling hens' teeth. They will fight their hardest to prevent putting any money into your unit, even if it's in desperate need of repair. They also rent to the worst of the worst--as in, tweekers that are so obviously tweekers that even a blind man would notice--and then act surprised that they cause problems. Instead of just evicting the bad eggs, they evict the party complaining about the tweekers (it's not me). The one really good thing about IPMG is that they leave you alone as long as you pay your rent and don't make noise. I'm sure they're desperation to keep rentals filled helps out plenty.

The first attempt to use my dishwasher, and knowing from the looks of it that it wouldn't be able to handle much I rinsed the dishes well, only for it to overflow into the kitchen floor all over. It has taken more than 4 days for someone to call me to schedule a maintenance guy. The laundry room was supposed to be fixed when I called two months ago before signing the lease and I was promised they would be replacing the washer and dryers, however they are still all broken with sitting water in them turning yellow. On top of those water problems, the living room ceiling has grown what looks to be potential water issue under the bathroom as well; only to find out its the poor patch jobs they do that caused it so that they can keep the deposit as if the renters caused it. The policy for trash is apparently one for the entire complex that constantly over flows. Parking is a nightmare too, and even after paying for a spot someone else was parked there for weeks before they even attempted to address the problem. The apartment manager never returns calls. It takes at least 3 months to consider something to be done, and even then they do the most minor possible attempt. This Winter the Laundry room pipes burst and while checking the main water line they uncovered our unit's as well and failed to recover it. The next day ours burst: leaving us with no water, no other electricity and the whole place is wired to one 15 amp fuse and the whole place smells like mold. They refused to get a plumber right away or find us alternative living since it was unlivable conditions. Once they finally recognized the problem it left us with the noisy fans for day and night several days in a row during Finals. They then took a week to address the electricity issue and over a month to address the rest of the issue. Only after persistent calling and written requests with logged records, did they incorrectly replace only the foam that was wet from the pipes. When I personally visited the office they basically informed me we were not a priority or a concern of theirs and they will not be replacing the carpet. GROSS! NOTHING about the experience with IPMG is worth it!! NEVER SIGN WITH THEM!

Ever since this company took…read moreover managing my rental property from Coldwell Banker (don't get me started on them), they have done a far superior job. Their management fee very reasonable and beats others. Normally you get what you pay for. Well, I had Coldwell at 11% management fee and this company had far superior customer service at a much lower percentage. I had to wait 3-4 days (if ever) to get any kind of response from my previous RM company. I work with Renee from Willamette Meadows and she always gets back to me in 24 hours--more often than not, she actually responds within the hour! We have had them do backflow testing as required by Salem and they took care of everything. We had them do a repair and they were on it. They check on the property to ensure its being kept up (as opposed to my previous management company that didn't do that and the lawn had to be replaced front and back). Bottom line: If you are looking for an inexpensive rental management company that cares about both its tenants and owners and responds quickly, look no further. It's great that I will never need to change rental management companies again because of their great service!

Even after reaching out, return calls were non-existent and after months of waiting I was told that I no longer fit the criteria to be eligible for rent. They told me I could pay 6 months in advance to move in, or I wouldn't qualify anymore. This is all after I had already been approved. Ridiculous company that I would not recommend anyone go through. I can't imagine what it would have been like to actually live under them.

    This company uses predatory harassment tactics to push out rent controlled tenants in attempts to…read moreraise profits resulting in higher profile property owners new and continued business relationships. They will obtain "cause" for eviction evidence in a malicious and sneaky manners and present it completely out of context, exponentially increase the frequency of notices based upon the tenants compliance and use carefully selected non descriptive wording to insinuate discrimination. They will also react in extremely drastic and childish manners when the wording in the lease agreement dose not allow them to bully the tenants and retaliate to petty things like the agreement not specifying the amount of water a tenant can use by abruptly showing up to the property (WITHOUT NOTICE MIND YOU) shutting the water off to the entire complex (WITHOUT NOTICE) and removing all the water faucets from the exterior with a finished result that would not even meet there standards if it fell under the tenant's responsibility for up-keep. They will do absolutely nothing about homeless encampments or drug activity outside your residence where your children play, make no effort to do small upkeep things like moss and mildew removal from the driveways, will wait till things like balcony's and porches are so degraded they are at risk of being sited by the city and make every excuse under the sun to address aging and dilapidated construction that cause inflated utility costs to the tenant. It came down to a electrician having to tell them the utility panel in my unit was a extreme fire hazard and dangerous for my family to be in the unit to get them to pay to fix it .My dryer vent was so clogged only months after we moved in that they had to cut open the wall to fix it and have still yet to do the finish work on the drywall 3 years later. But yet they will force maintenance repairs that have nothing to do with sustaining the property like blinds and minor drywall repair and then force the tenant to pay for the repairs and provide absolutely no line item accounting for thus said repairs. The employees in charge of managing the units are given this responsibility and power with little if any experience in the field and will conduct themselves in very inappropriate, childish and unprofessional manners such as approaching you randomly and without cause, accuse you of things way out of their station and responsibility as property managers, flat out tell you that the way you live is trashy and not up to there or the owners standards and even when you have a logical and rational explanation that prevents them from filing false and or exaggerated eviction notices, they will take drastic and retaliatory actions like complaining to the city when all you were trying to do was provide your children a cooling station during a heat wave and still follow their rules regarding pools. It is obvious the only thing that matters to this company is the profit and they have no problem causing emotional trauma to families and even young children to further that profit and in a age where the rental market is this volatile and more and more families are becoming homeless, it is obvious they have absolutely no care or concern for the community the conduct businesses in and will push the line of what is legal any way they can to achieve their gold and still seem legit on paper. And to the person at Premium that is going to try and respond to this with your carefully selected legal verbiage that paints you as something you are not. I have video recordings documenting all the above accusations and can prove beyond a preponderance of the doubt everything written in this review and am more than happy to settle this in a court of law.

    We have found Premium to be very friendly as well as professional. They have a good maintenance…read moreteam and contract with reliable tradesmen. We found them to be very knowledgeable about all types of home maintenance and feel very confident entrusting our two rental homes to them. We have enjoyed dealing with everyone from the owner, to our rental manager and including the office staff. We can rest easy that our rental homes which provide our only retirement income will be well taken care of.
