We decided to go with Kent Mack and Crown after interviewing several companies. In less than a month, Kent had found a tenant who leased the house at our full asking price until the fall of 2019. Kent or his assistant Karen were always available for our questions or when issues with the house arose. They understand that quick response is always a concern for a tenant or a landlord and we think they did a very good job repairing the odd water leak or replacing appliances as needed. As the end of the lease came in sight, some difficult issues arose which had us perplexed. Fortunately, we could rely on Kent's expert advice. Without his input, which was invaluable and freely given, we could not have navigated the end of lease successfully. When it came time for us to move back in, the cleanup job was excellent. We had a years-long, continued positive experience with Crown and we definitely recommend them for property management.

She seemed dialed in on Salem's property scene and was initially responsive enough to entrust her with my business. She had high ratings on Yelp and other platforms, so it seemed like a sure thing. I learned quite a bit in my year of working with her: * She's got a lot of ties with the Salem Housing Authority and various organizations in the local area. She has a good amount of experience with various forms and the process it takes to expedite them. * At 10% commission, her fee seemed quite standard for the area. * This is a family run business, consisting of Karen and her daughters. I believe she does most of the face-to-face work and makes herself available to tenants and prospective clients. * She takes Fridays off and most of the weekends. * She is not the most responsive with email. Most of our replies have been between 4 days to a week. * When in doubt, call. She is the most responsive in the mornings and is the least responsive in the afternoons and evenings. * She does not have an online system / portal for folks to check up on their properties. Instead, a monthly report via Quickbooks is scanned and sent as a PDF. The scans are likely done manually, given the non-stop alignment issues. * We had communication issues and accounting issues. They were resolved, but not without a lot follow up. At the end of the day, I think Karen is a super nice person but seems to be at a pace where it may be tough for folks who need an immediate answer. It would be recommended to be on the ground in Salem and to relay any thoughts in person.

How insulting! this was our 20 year anniversary and the only reason we got this place was for the hot tub. we were so disappointed we will never rent from Portoro blue vacation rentals again. I have complained multiple times when bad neighbors have occurred and although they cant just go off my word they have always walked me through the process to make a complaint and get the situation sorted out. Initially they were very responsive to my concerns, but after sending pictures of the dying and horribly chopped trees and plants, they no longer responded. The landscaping was ignored for several weeks, then resumed with no improvement. There in ONE employee who is responsible for all of the landscaping in a 300+ retirement community. He has had no training in the proper care of trees, shrubs, roses, rhodedendrons, azaleas, perennials, etc. The arborvitae that borders my building are diseased and dying. It's very unsightly. I lived at 441 State St (Roth McGilchrist Building) for over a year and recently discovered that…read morethe property management company had been automatically charging me a $100 "late fee" every month even though my rent payments cleared on the 5th. Oregon law (ORS 90.260) says a landlord cannot charge late fees until rent is four full days past due, which means after the 5th. My lease also says the fee only becomes due on the 5th. That means every fee they took was early and unlawful. What makes this worse is that they never once notified me that any payment was considered late. They just continued collecting my rent and quietly added the late fee each month. When I brought this up to management, they told me it was my mistake. I have filed a complaint with the Oregon Department of Justice Consumer Protection Division for review. Tenants deserve transparency and fair treatment, not hidden fees that violate state law.

Their management fee very reasonable and beats others. Normally you get what you pay for. Well, I had Coldwell at 11% management fee and this company had far superior customer service at a much lower percentage. I had to wait 3-4 days (if ever) to get any kind of response from my previous RM company. I work with Renee from Willamette Meadows and she always gets back to me in 24 hours--more often than not, she actually responds within the hour! We have had them do backflow testing as required by Salem and they took care of everything. We had them do a repair and they were on it. They check on the property to ensure its being kept up (as opposed to my previous management company that didn't do that and the lawn had to be replaced front and back). Bottom line: If you are looking for an inexpensive rental management company that cares about both its tenants and owners and responds quickly, look no further. It's great that I will never need to change rental management companies again because of their great service!

While I disputed the charges, it was not very effective. They are planning on you not documenting and getting tired fighting them. DOCUMENT EVERYTHING. And NEVER trust these people. No matter how nice they may seem they are not in this business to help you; they are here to take as much money as they can from you.
