The office personnel are very abrupt to the extent that they are very rude. Not too helpful at all. Their customer service sucks big time!

Moved in 2022. Cracked walls, zero air flow, sweating walls, windows, ceilings, mold. Other units have been upgraded. All female PM company who are useless as tits on a chicken. Rude, lie to you, ignore you, blame you, cancel maintenance requests when they don't want to do them. I don't believe you could classify Charlene as a human female. She loves to make promises and then ignore you or tell you to move out if not happy. Held my ESA pet deposit 2 years illegally. Disabled on a housing voucher. They take advantage of section 8 renters. read more

I lived at 441 State St (Roth McGilchrist Building) for over a year and recently discovered that the property management company had been automatically charging me a $100 "late fee" every month even though my rent payments cleared on the 5th. Oregon law (ORS 90.260) says a landlord cannot charge late fees until rent is four full days past due, which means after the 5th. My lease also says the fee only becomes due on the 5th. That means every fee they took was early and unlawful. What makes this worse is that they never once notified me that any payment was considered late. They just continued collecting my rent and quietly added the late fee each month. When I brought this up to management, they told me it was my mistake. I have filed a complaint with the Oregon Department of Justice Consumer Protection Division for review. Tenants deserve transparency and fair treatment, not hidden fees that violate state law. read more

I moved out over a year ago. I'm still waiting on CPR to notify me of a fire that occurred on their property causing fire damage to my car and also to the parking structure. In addition to CPR not communicating this serious situation to tenants, they also just repainted the BURNT wood on the parking awning. I also had faulty smoke detectors. I had made multiple maintenance request and was told it's my responsibility to change the batteries. Even after changing the batteries four times in 3 months, they finally sent someone to install a new smoke detector. They just left a hole in the ceiling and installed a new one in a different location. I also had bullet (potentially just air soft) damage to the front door and the knob was almost falling off. Again, I did a maintenance request and they just had someone tighten the doorknob. I therefore installed an internal lock that CPR did not have access to. Cherry on top- they would not provide photos of the outside of the property when I was applying to rent here. I moved over 2k miles across the country and had limited time, so I went with CPR against my better judgement. I can confirm they did not want to provide photos of their property because it looks like actual trash. Gross, dirty, yucky trash. Never ever rent from CPR. Also- Paula and Judy need to touch grass. read more

Worst slum lord ever. Can't even communicate with the the people there they are literally so rude. This company 100 percent does not care about laws or tenants. And I pay with wages , earned income I have no government help. No hud. No welfare... They just treat everyone this way. Easy to get in but once you are in you are screwed pal! Worst slum lord ever!! They fix nothing and treat you like garbage. read more

This is the absolute worst property management company. Back ground I travel a lot for business and am at my apt about 2/4 of the month sometimes. The neighbors in my complex amazing great people but since a new manager took over this place has been a nightmare so much so i moved out. I also got back my full deposit so... that's that. Here are the issues the manager has that 60's era power hungry vibe. The apt complex started to charge to use your bank account to pay rent through their website. read more

I highly advise anyone not to rent from them. I rented at the Snow and Kerley residences for almost 2 years. The location is great but the walls and floors are way too thin. You can hear your neighbors doing everything... everything. They are very nice to prospective tenants in order to seal the sale, but once a tenant, they never check in or seem to care. They "remodeled" the place by repainting and removing my blinds and trims without ever putting them in, despite multiple requests. One time I requested, they claimed they did not have my key (why would my property management not have my key?) so I drove there to give it to them and still no follow-up. The management does not care, as long as they get your money, including the security deposit. They are unprofessional and uncaring. read more

This company does not deserve any stars. Do not rent from this company, they are very rude and unprofessional and do not follow Oregon's renting laws. I am currently dealing with court proceedings with them just to get basic tenant rights, because I can never get them to do anything around the apartment that needs repairs. Their communication is horrible, there's been too many times I have woken up in the morning to shower before work to find the water being shut off without ever getting a notice and when you call to ask what's going on, it's impossible to get a response so you just have to wait until they decide to turn it back on. They have done multiple walk throughs just this month alone because they are convinced we are breaking our lease terms although they really have no reason to believe this. They constantly harass us for little things but can never find the time to fix my broken shower (that's been broken since the day I moved in over a year ago) or the broken step outside that I have actually injured myself on, and a few other ridiculous things. They raised our rent without any notice after painting the apartments this awful puke green color and deeming the property was now "worth more". It's really unfortunate because the location is great, right by bush park and the place isn't awful if the repairs were done. It's just those awful people who run it at the main office. Also, a $100 late fee of rent? Absolutely uncalled for considering it can't go over 5% of your monthly rent. They were really nice when I first moved in and signed the papers but that is where they get you. All they care about is your money, which is obvious if you have seen their real fancy main office in Salem. They are not willing to work with you AT ALL during these rough times due to COVID. I was laid off last year due to COVID and they would constantly threaten me with an eviction notice. Mind you I am a young female and this is my first apartment so unfortunately I let a lot of this slide not knowing any better. Anyways thanks for reading my rant. I just want other people to be aware of certain things if they too are experiencing something similar. read more

If I could give this company negative stars I would my family and I were displaced from a home we own. They had a rental close to were my kids go to school and my mother works. We filled out an application and our insurance agency called them. My mother and I received a text from a new York number with a very rude and condensing CSR on the other end even though there is a local office in Oregon. The CSR agency ghosted my mom and I and stopped returning our texts and the company never bothered to call our insurance agent back. Update The agent emailed me back after the above saying we did not give her 24 months of application history which no only does it say on the applications we lived at our address for the last 24 months plus my mother told her that as well. When I went to email her back to say that the email could not be delivered so she blocked us and that still does not address the fact she ignored our insurance agents Call and never called him back when they would have been paying then rent since we we are a family of seven displaced by a house fire four of them kids one only 4 months old. They have no compassion they don't want to do thier job because they had the information they needed and ignored it. They are purposely being hard to get a hold of and ignoring text calls and blocking emails. read more
