SMI are slumlords! There is nothing good to report about SMI. The only priority is $$$ and more…read more$$$. When SMI took over my apartment management, the place went downhill fast. SMI does very little to take care of the property and have no concern for their tenants. If you enjoy stepping on dog poop - this is your place! If you enjoy large rent increases - this is your place! If you prefer being ignored by management - SMI is your company! If you enjoy verbal abuse - call SMI with a request, they will abuse you! If you like overflowing dumpsters - SMI rentals are available If you like rats and mice - your new unit is waiting for you If you want to live in a well maintained low-stress rental - DO NOT RENT FROM ANY PROPERTY MANAGED BY SMI!!!!!!!!!

I was so happy to see that SB 611 to cap rent at 10% but then I read that it would go into effect…read moreon 7/6 and all notices that went out prior to 7/6 will not be covered under SB 611. I was told of my rent increase on 6/28- 1 week and 1 day before 7/6. I am an excellent tenant: have rented with them since they very unfortunately took over as property management when the owner retired, have never been late on rent, haven't had any complaints by my neighbors, am quiet, respectful, have been vigilant and care about the property. I also let them know that I am a public servant and that my income will only be raised by like 3% this year if that. Raising my rent by the maximum allowed by law (as they have done Every year) is perfectly legal but it is wrong on so many other levels and people should be wary of their predatory ways. They are just another company who puts profits before people.

I contacted them to view a property which are the stars I gave because that went ok. I applied and…read moredidnt receive a response. I contacted the office to make sure it was received and the receptionist was very rude and told me everything was on the website (understood) I just anticipated a response of some kind. I did receive one shortly after. When I came to the office to bring my docs and application fee I realized they only take cashiers checks not personal checks but I gave everything else and said I would run and get a cashiers check. I did, when I came back the receptionist pulled out a calculator and said we dont accept applicants who make less than 3x the rent. Aside from the fact that this doesnt account for my bills and whether I can afford it or not-obviously as an adult with 20 years of impeccable rental history Im qualified to determine what I can afford but I also found it unprofessional to do that in front of me, the client, and everyone else in the office waiting to be helped. This couldve been listed in the application, or when I submitted my application before my trips to the office or even on my 2nd trip. I also now see on the website a co-signer can assist, this option wasnt offered to me and I have one! In addition to rental references accounting for the last 13 years of my rental history. They also expect you to list and potentially pay a pet fee for goldfish.
