Often there is foul odors in elevators and hallways that stink like garbage mostly due to the valet trash service that drips garbage waste on the elevator floor. The kitchen fans vent right back into the kitchen, making your home smell like dinner as well as the hallways are a menagerie of poor cooking skills smell. Neighbors smoke cannabis, making hallway smell like a weed dispensary. Often times they'll be homeless people lurking to get into the building, sometimes they're are taking up residence in common areas like the fourth floor library or television room. Management seems to be an aloof and unconcerned with problems and minimize concerns as their response. If you want to park your electrical vehicle at the residence, good luck. Gasoline vehicles block the electric chargers, 99% of the time and managers do nothing about it. The dog park is a great place to witness. Poor dog ownership. The entryways smell like dog urine. There have been times with his dog feces and vomit in the elevator car and around the elevator and entryways. Homelessness pervades the surrounding area with vandalism and generalized crime. For being acquaint downtown, Lincoln place is a terrible consideration for a place to live as you'll be encountering all those obstacles and more. Try a small smaller complex. Hidden fees are everywhere in the lease. Keep this in mind. You shouldn't dread coming home. This complex is very un hospitable and unkept.

While the apartment itself and location are fine, they force you to be apart of some third party renters insurance and claim that if you show proof of your personal renters insurance you will not be charged. One day I while looking through my ledger, I caught that I was getting charged for the insurance peakview automatically enrolls you in when you sign the lease. While not a lot, it certainly adds up. When we signed the lease I showed proof of my own personal insurance and was told we were ok. Apparently not. After about two months (most likely more) of back and forth with peakview, being told by them my policy has lapsed, that my personal insurance called saying it was lapsed and eventually that they couldn't do anything because the third party insurance is their own entity putting the charges on my rent ledger. After speaking with my personal insurance, this was a lie. After basically receiving no help and being told there's nothing they could do but have my insurance send a formal letter stating my policy (which I did) I was told this issue was resolved and would no longer be getting charged. Wrong again. I am continuing to get charged and have reached back out to the leasing office who is once again magically stumped and I am now right back where I started. They made no real initiative to solve this issue and purely expect me to solve this on my own. This apartment is very shady, will not tell you the truth and when confronted does not do much to help. Their best advice being sorry there is nothing we can do. Among other things, like changing the way they distribute the water bill mid lease or charging you for a stupid trash service that no one uses, this place takes whatever it can get.

I called the police and I called the owner who stated over the phone that there are no security cameras to view! Then the owner came to the door pounding saying that there was no burglar at the door when he arrived. DUH, they ran! The owner then screamed for me to lock the door and walked away disgusted. They did not catch the burglar who left before the police arrived but there are people who hang out in small groups outside the motel doors who will watch you while you are coming in/out of your motel room door so it is someone most likely who has targeted the motel before. I made it out alive and unharmed (Thank God) but PLEASE DON'T PUT YOUR LIFE IN DANGER! If you can't afford more you may be better off sleeping in your car in an allowed well-lit business area for the night. Take my experience as a warning. I would rate it -1000 if I could.

While living at Bristol Pointe Apartments there were little minor incidents such as the washer…read morecontinually breaking down that was no big deal. They were quick to service and offering up the model apartment for laundry if needed. I enjoyed working with Jen at the front office who was awesome; however had less enjoyable experiences with Marcia ( the office manager ) Unfortunately, due to unforeseen job loss and other medical emergency, as well as being a single mom with no other financial help than my two jobs, I was forced to move out 3 months prior to my lease ending. With such significant wage loss, I was not able to continue paying the $1600 month rent. I had no option but to do an early move out. That is when the sketchiness and dishonest practices of Bristol Pointe began. Upon move out, I was forced to use THEIR carpet cleaning guy who lives an hour a way. He charged a bit higher than others I had spoken to but we were forced to use Bristol Points contracted guy. He came out, did a walk through of the apartment and tore up the carpet to ensure there were no pet stains since we had a dog. He said he would not do the cleaning if he could not get stains out because it would look bad on him as a business. His review of the padding and carpet showed no stains and he proceeded to clean the floors. I paid extra for the super deep pet cleaning to ensure any hair or pet dander was taken out for the next tenants. That same day Jen did my move out inspection making multiple comments on the extreme cleanliness of the apartment and no damages. The move out inspection was signed off with a high passing. She ensured that the apartment I was moving from was the only available ground level apartment and it should rent very quickly due to high demand on them. Needless to say they did not even show the apartment and did not market it as being available and let it sit for those three months charging me for each month. They clearly had no intention on trying to rent it out and had every intention to keep me liable for rent they New I could not afford (as to the reason I had to move in the first place) On top of that I get a bill in the mail two months after moving out charging me for the $1600 monthly rent for three months plus late fees plus they charged me for replacing ALL the carpets in the apartment. When I asked Bristol Pointe why I was being charged for this extreme expense when it was written and verified I had a cleared move out inspection with the floors passing as well as the fact I had paid extra for their guy to do the deep pet cleaning, their only response was there was "pet urine damage". When asked for pictures or proof of this damage they claim, again since this was not the case when I moved out and even had their cleaning guy check the padding under the carpets for any damage which found none; the corporate office refused to respond to the request of showing proof. This place will definitely find a way to scandal you out of anything and everything when you move out. Don't expect to get a deposit back and be prepared to be charged for unvalidated claims. I suggest taking lots of pictures upon move out and have a signed letter from the front office that there were no damages at move out (especially in regards to the carpet) The management and corporate at Bristol Pointe Apartments is very dishonest and will scam anything they can to get money.
