These apartments are located conveniently near and easily accessible from the freeway. They recently underwent a renovation and now allow dogs, which is cool. This change wasn't an afterthought, they planned for the change by installing dog waste stations. The best part is you will not find any evidence of "man's best friend". Anytime I've had any maintenance issues Christina (Manager) and Marisol (trusty sidekick) have arranged for the maintenance team to fix it almost immediately. I enjoy how quiet the complex is day or night and generally leave my windows open while I enjoy listening to ratchet from my boom box. I do have some complaints and speculate the issue lies with the owner. For example, this past summer a poorly planned pool renovation shutdown 1 of 2 pools. This resulted in the one pool being overcrowded and honestly unsanitary. During the peak of summer we saw frequent days of pool closures due to cloudy water. The added traffic also disrupted the peace. My apartment's AC system sucks. I lost count of how many times the AC repair man came to fix it. Honestly, if he came one more time, I would have been asked to be the god father to his youngest. And we are forced to utilize Conserve's services for water and trash. First, may I suggest a name change for that company? It should seriously consider Ex-Conserve, because frankly we are being taken advantage of. Consider this. I use less than $10 in water monthly, but pay $12-14 just to heat that water, and $14-16 in sewage. Plus, I pay $16 for trash. How can one man's trash cost me $16 when my whole life I've been told it's another's treasure? EXPECT the water bill to be $40-50 monthly which is ABUSIVE. I'm frustrated because the only trash I generate thanks to the "Bachelor Diet" an important rival to the Paleo and South Beach Diet are bags full of Old English cans, which are greedily sought after and recycled. Overall it's a good place to live, if you don't mind the shrinking leg room on Southwest Airlines. read more

There have been no recent improvements, but they are starting to charge $100 for every car parked on the property, even though there is atleast 70 open spots at all times??? There is no security here and it is just getting worse and worse. I will be filing complaints with the county office and calling corporate, along with numerous other residents. The property manager seems to be active enough on yelp to respond to my review but not to any emails. Save yourselves the headache of living at this place. My sister and her boyfriend moved here when they were expecting my niece. In the beginning, we thought it was a perfect place for them; the rent was affordable and the management had renovated the inside of the units, so it looked pretty decent. I am always big on the management is what makes your lease pleasant or not, and let's just say this management team was not very pleasant to work with. Getting there: This complex is kinda hidden in the side streets of Redlands. Its located off Tennessee street. Going westbound you'll exit left on Tennessee, then you'll drive down until you reach the first stop sign and you'll make another left. Don't drive you fast or you'll just miss it on your left-hand side. NOTE: There are other ways to get there, this was just the way I always took. Experience: On a recent Monday, my sister's boyfriend noticed what he thought to be a leak above their shower. They called me over to make sure, and I assured them it was a leak. My sister's boyfriend notified the front office and they came out to inspect it. They let him know they would try to fix the problem ASAP, but then Tuesday came around and it was still leaking, so he notified the front office again. This time they sent out a plumbers in which the plumber told him they don't see any problems with the leaky ceiling, but proceeded to make a giant hole in the ceiling. This is when we noticed the mold. Wednesday comes around, and the ceiling is still leaking, so my sister's boyfriend called the front office again (mind you this is the 3rd time he's had to call the office). They told him they would come inspect it for a second time (when there is a very noticeable hole in the ceiling as you can see from the pics). After their second inspection they noticed the leaky ceiling and the mold, but proceeded to tell my sister's boyfriend that the apartment was still livable. My sister and her family (which included her 4 month old daughter) had to move out of the apartment because management chose to do nothing about it. Thursday comes around...I went with my sister's boyfriend to see if anything was fixed so their family could possibly move back into their home. When we arrived we was there was an even bigger hole, even more mold, and dry rot termite evidence. At this point the front office never offered to accommodate their family to a different unit. Instead, they expected him and his family to live there in those conditions. So the weekend comes around...my sister's boyfriend notices that management covered up the dry rot and mold without repairing it. This is when he inquired about breaking their lease. That following Monday, my sister's boyfriend is told by the front office "to be released from their lease they'd have to pay over $4000 because they repaired everything in their unit." I am all for abiding by the rules & regulations, but when you have a tenant that has a 4 month old baby living in an apartment with mold...THAT COULD KILL HER...and you not only refuse to look into other options to help the family, but you tell them that the unit is still livable? There is a major problem with your management team, which is why I gave this business one star. My sister and her family has been forced to hire a lawyer to break their lease without being charged the absurd fees. Pinewood management continues to use excuse that the building was from the 1970s so it's bound to have termite damage and that they couldn't release her family without paying the fees that are associated. On four separate occasions I had to contact the Redlands Police department concerning excessive noise. Other neighbors also had to. Upon move in THE BATHROOM was disgusting the toilet had piss on and in it!! my car was towed, my car was broken into as well, my husband clothes were STOLEN out of the laundry facility, the laundry facilities have mold and hair stuck in the groves and they smell, loud neighbors! The manager Desiere was nice And she "SAID" she forwarded all my complaints to the CoNam Company and she said they couldn't do anything to accommodate me or even reimburse me of the clothes that were stolen! WAIT there's more I found syringe needles in the unit as well as outside the unit at the playground which I complained about that as well! Not safe environment if you have kids!! If you order packages make sure you wait outside BECAUSE THEY WILL GET STOLEN! There's addicts hanging out like they live there! Cameras Don't work Don't waste your money! This place is not worth it!!Random weird people hanging out in the pool area!! Police have been here several times!! Glad I'm out!! I am currently writing this after taking a shower in bathroom that smells like some sort of plant was being smoked in the bathroom next door... not happy, but I'll try to stay as objective as possible, even though I feel nauseated. Pros: Pinewood apartment sits very close to the heart of downtown Redlands. It's close to the freeway and in a central location. They've spent considerable time and effort putting up cameras, updating the gym, revamping the pool and adding a BBQ area. It's nicely done outside. But, it took them most of last summer to get it done. The lawns are nicely kept, nice plants and trees... the pool is also cleaned regularly. And they have a gym, even though the machines always seem to be breaking quite a bit and getting them fixed take some time. There is security that locks up after 10 and I hear they patrol the area at night. Cons: Their ventilation system are old or just done incorrectly. 9pm on most night I can't access my bathroom because my neighbor likes to smoke in their bathroom (I don't know what, weed? I've never smoked it so I don't really know) and it gets into my bathroom through the vent. If you're into that, then maybe this is a great place for you. As a non-smoker, be advised that this is not a non-smoking complex, as I was told initially. I think they make you sign all sorts of papers to make you acknowledge that now. Pinewood staff, specifically Christina, are very rude and disrespectful. I've been hung up once, blamed for hanging up, and screamed at all in the same 5 minute period. This particular conversation was due to miss communication where water was shut off, but I was not informed - no one was. This was not the first time Pinewood forgets to inform residents who may be affected by something such as hot water being turned off, or tree trimming keeping you captive in your own home. But, don't worry, she's always smiling to potential residents and incoming renters. Don't expect to receive timely communication or notices - at least not consistently. Make sure you have your lease and are vigilant about the 30-day notice you must provide before you leave. They won't let you off the hook on that one, even if they forget to send you a renewal notice, as they should if your rent goes up. ConAm, forget about it. They refer you back to Pinewood management, which is pretty much useless when it comes to resolving issues. 818-514-9827 is the number I got (even though I didn't ask for it) for Kathy, their regional manager of some sort, but she is pretty much unable or unwilling to step in. She's also called me several times, yet never leaves a message nor has her number appeared on my phone as a missed call - different issue long ago about being left with no AC in 90+ degree weather for 3+ days. ConAm had to approve a part to be purchased and apparently not even Pinewood staff can get to them in a timely manner. Been CC'ing ConAm in all of my emails with Pinewood, ConAm hasn't replied to me yet - even when a direct question re: pricing policies was asked. I've also left messages for ConAm in the past (when the screaming incident happened) and no one calls you back. Work done on in the apartments themselves is done very cheaply. My bathroom floors were redone due to a leak somewhere underneath in he neighbors bathroom (that's when they discovered my neighbor smokes in her apartment, even though I was telling them for a while before), the vendors they hired were cheap and it showed in the final product. Water goes up consistently. When you're in a unit, apparently the algorithm is something like, your building water usage gets bundled up together and then divided based on square footage and the number of people living per unit. Pretty much, if you're conserving water, but others don't, you still get to pay for their excess use of water. Sounds like an insurance risk pool to me. I've been living here for close to 5 years and dying to leave for the last 3 or so. As full time student and working full time, I've renewed at 6 months intervals hoping to be able to move once the lease is due. I currently don't have a copy of my lease and received a renewal notice late on 3/6 and then asked to renew or submit a 30-day notice by 3/24 - that's doesn't add up to 30 days to me. Been 'communicating' with Pinewood about it, but it is always their way or the highway. I just know one thing for sure, I need to be able to use my one and only bathroom anytime I want to. The staff at Pinewood are very friendly and helpful. The upgrades has changed the value of the complex. However, the grounds around the trash dumpsters could use more attention because of outsiders not from the community invading the area. Be Cautious with mail deliveries not taken from your door because of either outsiders visiting the community or nosey thieves. Convenient location from the work place and the mountains for hiking. Thursday night farmers market walking distance to downtown Redlands is the best. read more

We got to meet our neighbors & eat & drink & played games. The movie "Beauty & The Beast" the cartoon was a great end to a fun evening. The cotton candy was so much fun to watch them make & eat! I have never rented from another apartment complex that cared so much about there tenants. Cristina & Marisela have always been so attentive to any concerns we have. We enjoy living here. This apartment complex has really been a joy to live at. First thing you'll notice is the beautifully maintained landscaping. There are trees, flowers, and grass everywhere. Every week landscapers come and clean it up. There are very nice amenities (ie. 2 pools, jacuzzi, tennis courts, gym, sauna, 2 laundry facilities) The staff is friendly and attentive. It really feels like a community. I've lived at many apartment complexes in this area and this is by far the best one I've lived at. I have no plans to move. I'd recommend it to any one looking for a safe, family friendly environment. read more

Amenities were shut down almost the entire time we lived here- management did not reduce rent at all. Had to submit work tickets and call several times to have anything taken care of by management, went over two weeks in over 100 degree weather with no air conditioning. The area is nice and it looks pretty outside, but it is loud as the landscaping is continuously being maintained. As soon as we decided to move out management went silent, did not reach out to confirm they received our paperwork, did not attempt to schedule a time to walk through our apartment with us or instruct us on how to leave our keys as they were closed the day we left. When we asked about it they informed us it was our responsibility to do all of those things. Aside from the noise and not being able to use the pool or gym for the majority of the time we lived here, it wasn't terrible. The water is too hot like other reviews say- ironically you have to pay for water heating. We left the apartment cleaner than we moved into it and were still charged a cleaning fee. Any experience with Christina was frustrating- management is passive aggressive and treats renters like everything is their fault. Very unhelpful. Underwhelming customer service. read more

The staff is friendly and easy to get along with, but I don't feel they address concerns in the manner they should. My biggest issue: ROACHES! They are everywhere. I can't leave a sandwich on the counter for more than 2 minutes without one coming after it. We have done everything, powder, spray, plug in frequency emitters, and keeping clutter down and dishes clear. They are in the cabinets, crawling in the lining of the fridge and dishwasher, and coming out of the vents. I know that Redlands is a cockroach infested area, but we were told upon moving in that Terminix comes monthly to spray. I see the truck but not once in the 7 months I have lived here have I seen a live person working for Terminix. Also, around 2 months ago someone hopped over my fence, squishing the flowers, and stealing a pack of cigarettes and a lighter from our table. They broke a garden bench in the meantime. I called management and they said they would have the maintenance man come look. Look at what exactly, I am not sure. Maybe to testify that the plants were indeed smashed I suppose. Additionally, My roommate's car has been broken into several times parked right next to units, in a big, well-occupied lot! (Where we constantly have to battle for parking, otherwise we park in Timbuktu) We were told upon moving in that there is a security guard who makes rounds in the parking lot every night. I have only seen him a handful of times and I have never seen him out of the car. For an apartment complex with over 300 units, they could afford to upgrade their security. A side note- they began construction on the smaller pool right before summer began? The other pool area was so full all summer, you couldn't dip in without ten kids surrounding you. Better timing on construction would be appreciated. On a POSITIVE note- they are great with communicating when water will be off, events are occurring, maintenance needs to be done, etc. The outdoor storage/carport is great, and the landscape always looks nice. read more

Been living here for almost 6 months, and happily shared this same feedback with the survey they sent out a few months ago. Not always by choice, I have moved more than the average person and have lived in MANY apartment complexes across a few different states. I'm at a place in my life where I was really hoping Pinewood (Redlands, too) would feel like home, but management has a lot of work to do if they want these apartments to feel like a community worth creating a life in. The first MAJOR issue I notice on a daily basis is a lack of communication from management. Example 1: When they decided to close both laundry rooms for 3 days straight to do cleaning/upgrades, they didn't notify anyone in advance. I strolled up to BOTH laundry rooms carrying 2 weeks' worth of heavy, stale laundry, only to find out both were closed...at the same time. The fact that it wasn't considered by management to close one laundry room at a time is mind boggling to me. And of course when they opened again, every resident and their children were in those rooms hogging up every washer and dryer for the next 3 days. Example 2: We moved in at the end of July, the dead of summer, and their main pool/grill area was closed for the entire summer for remodeling, which would take the entirety of our lease to finish. That's great, Pinewood, glad you're doing upgrades, but what sense does it make to start the remodeling in the middle of summer when people want to use the pool, instead of starting it in the fall or winter when NOBODY is using it? Now, it's winter, and you have a beautiful pool/grill area including a hot tub (would love to use it while the weather is cold) and the remodeling LOOKS to be completed...yet the gates are locked and nobody can go in. Why not? No updates for us? Which brings me to example 3. Example 3: In 6 months, not once has there been a letter posted to anyone's door notifying us of upcoming community events. Why not? Because they never have any community events. Because their residents are business transactions, not people they want to actually create relationships with. That awesome newly remodeled pool and grill area is BEGGING to be christened with a community party, but I'd be happy with anything! Free coffee and donuts in the front office one day? Community garage sale? Pizza party on Fridays? Nothin. Literally every apartment complex I've ever lived in has sent out at least a monthly letter with updates, changes, and little events here and there. Why is it so hard for this place to do the same? Give me a reason to want to stay here! On another note, I'd love to get to know my neighbors, but this isn't the kind of place that welcomes that, and people walk past you with their heads down. Management has even walked past me on a few occasions while on the property and didn't smile, didn't say hi, didn't even acknowledge the fact that I LIVE HERE. And up until very recently (I think they hired a couple of new office staff, thankfully) every time I would call to ask a question, or even go into the office personally, they'd greet me as if I were interrupting them from their work. I've literally walked to the office ON THE MINUTE they were closing, and Christina was in there with the door locked, mouthing to me to come back tomorrow. I mouthed back to her that I just had a quick question, and when she opened the door to barely squeeze her head out, she wouldn't even let me finish my sentence before she was interrupting to trying to answer my question. This is why I've stopped trying to communicate with them, why I've stopped asking questions, and started quietly riding out my lease until I can leave and spend my $1400 a month elsewhere. There's so many other little things here and there that don't get acknowledged by management, but I think you get the gist of it. The only people working here who are genuinely friendly and greet you when they see you are the 2 onsite maintenance guys. I love them, and they seem to be on top of things, once the office communicates the work orders to them. However, I've had some situations with the contracted management that weren't good, like having them whistle at me when I walk by, or stare me down as if they're imagining me without any clothes. It's uncomfortable and nobody should have to deal with that, especially at their own home. The apartments themselves have been repainted on the outside but are still pretty outdated, and inside, they've done a decent job upgrading appliances and floors. There's a good amount of space in the 2 bedroom floor plan, including massive closets, but I'm still trying to figure out why we're paying as much as we are. I thought about keeping this review saved and waiting until AFTER we moved out to post it...but I hope posting at the current state will help shed some light for anyone considering moving in...or maybe even shed some light for management. Let's just hope I don't get crap for it when it's time to move out. read more

Pinewood really disappointed me and my wife. We had a one year lease and when it was about to expire, we asked them what the renewal procedure is. They remained silent without any information to us only to surprise us with a rent hike 2 weeks to the expiry. When we told them we will move out, that is when they turned us their enemies. They would not reason with us anymore, manager at the complex turn d rude and told us to deal with the corporate offices. If you want to live here, consider the amount of trouble you can handle dealing with them. I would not recommend it at whatever cost. I am very very disappointed with them; especially when they start putting threats on you to force you to stay. When I called the corporate office to intervene, they never got back to me and I was left in the dark not to know what I can do. This place is annoying to me. read more

Pinewood Apartment Homes has literally been a joy to come home to! Cannot say enough about the amazing staff here at Pinewood, most especially the property manager, Ms. Christina Moore! She has consistently gone way above and beyond her call of duty in meeting our needs. She is truly a gem, such a kind, caring and the most professional manager I've ever experienced in the many years if different apartment living. There have been times where we've experienced a typical maintenance issue and she's gone to the ends of the earth in making us comfortable etc., by generating swift and timely repairs, even if occurring in the after-hours of a day. The grounds and amenities have always been kept immaculate and in good working order, for all of the families here at Pinewood. The park like setting and familial atmosphere are extremely comfortable and welcoming to any prospective tenants with families. Simply cannot say enough about our home life here at Pinewood, you would truly never feel as though you were in a typical apartment like setting. Reason being is the quality of tenants that the manager allows to live here with all of us, is really just that "quality" people that some of us have been able to call friends! Another nice thing I'd like to point out is the special events that Christina puts on here, such as a Family Movie Night or a Carnival/Disney Movie night (complete with hots dogs, snow cones and popcorn for the movie!), has really been a joy to take our children to! These type of events have always been well organized and fun for the kids and families, also very comfortable in allowing your children to attend (not always the case in typical public children's events), which we've thoroughly enjoyed over the last two years of residency here. Again, props and many kudos to our favorite property manager Christina for allowing us to call Pinewood Apartments our place to come home to and where we call home!! Thank you! read more

Great place to live in, have been here for 3 years and have not had complaints. Things have not been peachy all the time but if there is something that needs to be fixed at my apt I have called the management and they have been here that day to get it fixed. If they are unable to fix it, they have called someone else but either way things get fixed the day you call them. Also, service at the front desk is great, both managers are very friendly and work with the tenants to maintain good living conditions here. I greatly appreciate the new pools that have been remodeled. Great location. Walking distance from downtown Redlands which is one of the reasons I have not moved. The worst apartment complex I have lived in. Pinewood apartments were a nightmare to live in and we could not wait until our lease was over. Details: From the outside these apartments are actually nice and the groundskeepers do a good job of making this complex clean but thats a whole other story once your inside these apartments. This complex has a huge water roach problem! We are a family of 3 who are extremely clean, but that did not stop the roaches from entering. These weren't roaches that come from being dirty, all of them where coming from the sink, it was so disgusting. Even our upstairs neighbor had the same problem and they actually ended there lease early to get out of this complex. We notified the manager when we first saw signs of roaches and they made it seem like we weren't being clean enough, unbelievable! They did call an exterminator, but it still did not get rid of the problem. This was more of a land or sewage problem that your ordinary exterminator can not fix. Our family knows for a fact that the problem is concentrated in this complex because we had a friend who lived in a complex literally behind PineWood and they never had an insect or roach problem! Save your time and money and be very carful before moving into these apartments. There are much nicer apartments around this area that don't have a water roach problem like this filthy complex. read more

For the time I've been living here the complex has been kept tidy and clean. The units are modernized and repairs are done well and in a timely manner. The complex is currently being updated and the common areas are well maintained. I've lived in a number of places around So-Cal, and this place is nice. The staff are friendly, and are some of the best I have encountered in the last several places I've lived. One warning, the location is near a number of schools so expect children. They are usually pretty well behaved, and really you can't avoid kids anywhere you live. Overall the neighbors are nice and the area feels safe and welcoming. I would recommend the Pinewood's to anyone looking for a safe and quiet place to live in Redlands. Their prices and terms are good, they are actively improving their public areas, the effort and investment the staff is making in this property shows. read more

I have lived here for almost 3 years now and it definitely consistently feels like home! The grounds are beautifully kept up and all of the available facilities are always clean and in working order. Management ( both Diana and Desire ) are amazing! They are warm, welcoming, very genuine and very helpful as well. The worst apartment complex. The staff is nice and that's about it. The apartments look okay upon first inspection, but everything is done cheaply. We had maintenance at our apartment all the time. The worst part was the bugs! We had crickets that would chirp at all hours of the night and there was nothing the staff said they could do about. The laundry facilities are outdated and dirty.
