Sheila doesn't have a response for ANYTHING completely useless she thinks it's bring her kid to work day everyday and doesn't do her job very judgemental about the conditions of our apartment but then doesn't wanna fix anything we have they complain about EVERYTHING she will charge for things out of the blue and then when you question it of course she doesnt know how it happen what a shock! If I could give this place 0 stars I would just to highlight the crappiness that is them. I moved here in May, and there has been nothing but problems. Management is TERRIBLE with following up with any requests, but is the rent is late they utilize all means of communication including your place of employment. Never got a copy of my lease, nor did I ever receive a spare. I'm still asking for that and after being told by maintenance that he would make one I still haven't received it. The knob on my stove is worn, making it almost impossible to know how high or low the stove is. I've asked for that on NUMEROUS occasions and still haven't received it. Just recently I have noticed that things are missing from my apartment and I don't even have a spare. Currently trying to see what hoops I would have to jump through to get out of this lease. My neighbors have massive amounts of pets and another neighbor has a vicious dog that he can't even bring out unless no one is around. Slum landlords, MARIA never opens the office on time even though she lives on site. Very unprofessional and I will be reporting them to every avenue I can. Your home should be your place of peace and this place really sucks. Where do I start? I suppose I start from the beginning. To start with, the apartments are good sized with initially reasonable rent. They are located on a very busy street. I was in D Building, so my apartment was at the corner of Washington/Cooley/Barton. All apartments on the Washington side are on the Ambulance approach to LLUMC and the VA Hospital. Just be aware of the siren noise. Now for the my biggest issue. I spent the first week trying to figure out the water temperature in the shower only to discover there is a major plumbing issue. I was subjected to daily scalding ice showers. I spent the next 15 months locked in a constant battle with management trying to get it worked out. Personally, I believe the ability to take a comfortable shower is a basic human necessity. I asked them to hire a plumber to do the repairs. Eventually they brought one in, gave him my key, and tried to do the repairs with the maintenance staff. It wasn't until I accidentally lost my mailbox key over a month later that I discovered they never got my keys back from the plumber. Hello? Talk about a security issue. My AC never worked the entire time I was there, it just ran up my electric bill without ever cooling my apartment. There were tons of other issues, like a running toilet that became a busted pipe when they tried to repair it. I'll refrain from personal critiques of the staff, but there were serious issues there as well. Then the utilities. They control the water and gas bills which went from $25-40 per month to $75-80 per month with zero consistency in billing. Tenants have zero control over the water and gas bill. I was a single woman living alone who had taken to showering at by boyfriend's house because the shower didn't work and I was paying astronomical costs for the water I wasn't using. And high gas bills in the summer? What the hell? The utility billing company did not bill consistently. Then, when they finally do bill, it's followed up a couple of days later with a late notice. Honestly, I loved the apartment, but couldn't continue to live somewhere where I couldn't shower and felt I was being cheated every month. read more

As time goes by these apartments get worst. I've had a snail problem I would find them all over my kitchen floor on my fridge and around my food. I called and they said they would send pest control and they did but pest control said there wasn't much they can do but advised us to buy some bait ourselves. Pest control also noticed so many openings that the snails are able to come in to our and open outlets/wiring that can be dangerous and that our doors don't close all the way. Pest control said they would let apartment management know what they need to fix to help out our problem. I never got a call from management to let me know when they'll be able to come and fix all the problems we needed fix. They never reached out about any of it. And also for the past year and a half we've had problems with our parking neighbors. They slam their doors open and hit our car. My car had so many dents and scratches from them opening their doors. I've recently got a brand new car and it has so many scratches already so I called management and they said that they can't do nothing about it because the number they have listed for that unit/parking is no longer in service. What gets me even more mad is that management said that they can't go up to their door and ask for their correct information and ask them to be more careful with opening their doors!! Because it's against they're policy. Like what if there was an emergency and you don't have their phone number how would you reach them?! since my initial tip this place has gone down the drain, I lived here 2 years and 2014 has been the worst. the most ghetto people you can imagine are moving in and they will blast their music without worrying if it bothers you or not. Oh and if you live there already and wanna move out just remember that the carpet is insured so you shouldn't have to pay anything, but they will try to charge you for it. DO NOT I REPEAT DO NOT STAY HERE! This place is not worth it. We are recent renters (2 years, 2016-2018) and their tactics are low and despicable for the following reasons which every potential renter should know: 1. We had a leak in our roof which they only "patched" that continued to leak for the duration of our time there. They finally fessed up they'd have to fix the entire roof and that they just couldn't do that at this time. Additionally, it took a day or two to get them to actually come look at it since the people in the office are only there about half the time (long lunches, let me tell you!) 2. We had our A/C go out twice within two months in late July. It took a week to fix it the first time and another week to fix it the second. Both times it took considerable time just to convince the front office we were actually telling the truth (trying to weasel out of it, of course, telling us to try this or that and then call back when of course they were gone) 3. They stole our security deposit! Upon moving out, we thoroughly cleaned the carpets, walls, and every inch of that apartment to make sure our deposit would be returned to us with only minor holdings. Cue instead the $80 for "carpet cleaning" and $120 for "touch-up paint". Not to mention, they were "withholding for convenience" a utilities bill we had already payed and refused to fork it over! To start, carpet cleaning and painting are required by the state of CA to be the responsibility of the owner, so that was blatantly illegal. On top of that, after weeks of calling both the energy company and them, we finally gave up and never got our energy bill money back. They kept putting us on hold, then disconnecting us, saying they didn't know who we were, etc.etc. It was a shambles. Long story short, do not stay here. It's not worth the time and effort you'll go through just to get simple things done so you can live your life while saving $40 each month on rent. Please heed this warning!!! read more

The apartments are beautiful, clean BUT they way things are taking care of is terrible. Pool gets shut down for long period of time,till you start complaining, things that needs a repair in the apartment takes a while. But the worst is the management. Maria, the manager is hardly ever at work, she never returns calls either. The office is closed most of the time even though it's office hours. I lived there for a year to work for the local hospitals. The complex is conveniently located near Chase Bank, Grocery shopping, Post office, and other shopping areas, and easy access to the freeway. My building was always quiet, the grounds kept clean, and swimming pool was clear/blue. The management (Trish and her aid Michelle) were always exceptionally nice, and I always paid rent in person so I could visit. The rent was affordable, I felt safe, the neighbors were all very nice, and you can see the efforts the management was putting in to keep the place clean and updated (fresh paint, maintenance there when you need them, etc). The laundry facilities were also nice, only have to pay for the washer, dryer was free use. I would definitely live there again if i move back to the area, i moved out for work about 400 miles north. read more

If i could give terrace oak zero stars i would let's begin since Thursday feb 14 th we have had no hot water.These idiots knew what the issues was but failed to give any of us any notice.My husband had to go to the property managers house sunday the 17th just for them to tell him that a contractor for the water came feb 16 th but couldn't fix the water heater because he couldn't get the parts Im sorry home depot and lows are open weekends so im not understanding how they could not get the parts so instead of letting her tenants know they closed the office early on sat and they are off til today which is Monday the 18 th.What gets me her side kick that works in the front part of the office knew everything but didn't say shit also.So today is going on 4 days and these dumb broads arent even makimg any type of effort so please i strongly recommend no one move here they are over priced and nothing gets fixed ever. read more
