    Nice guy. Bad work. Bob seemed to be thorough but somehow missed several big ticket items that…read morewound up costing us thousands. When I called him to ask about some of the issues that he missed he said he had to refer to his notes and call me back. Despite several more attempts to reach him after that I never heard from him again. How does a home inspector miss an HVAC that isn't working properly and isn't up to code? How does he miss a compromised outer wall that led to moisture and black mold in the wall? Black mold??? Not only was it costly to have it repaired but since the mold was in a room that we made into the playroom, my 15 month old daughter was actually exposed to it. That's simply unacceptable. And if you do make those mistakes have the integrity to answer for them. Incredibly disappointing.

    *****I feel that Bob is the BEST inspector in town*****…read more Bob and his wife worked extremely hard to check out the 3,650 Sq. Ft. house. The appointment was at 9:00am. They were already working inside the house when we arrived. Two people checked every smallest corner of the house and found many problems that we otherwise never knew. They tested everything to see whether they are working well. Bob sent us, within one day, a 22-page long report with clear photos of everything that we need to fix. Fairly speaking, Mr. Holmes did much more job than another inspector that I hired in 2009 (for another property). The price was very reasonable too -- considering Bob and his wife worked hard for more than two hours. We have a clear idea about what we need to fix in the future. The Verdict: Don't waste more time on looking for any other inspectors. Call Mr. Holmes and you will surely be happy!

He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. This company did not create the conditions in my home. They documented them. I am grateful I contacted them.

Walked us through everything, clearly foundation, roof, attic, mechanicals, and finishes. Pointed out the two small issues (one non-working GFCI and minor organic growth on a 2x4 in the attic), and explained everything on the questions I have. Would definitely recommend Ian for new construction inspections. Great guy and solid inspection. Thanks Ian!

    Unbelievable incompetence. Jason Rivera, the owner, missed the following major items when…read moreinspecting our house: 1. A gaping hole in the roof of the pole barn caused by a bullet hole from a suicide 2. A bunch of broken roof tiles on the house despite having used a drone to photograph the roof (you could see the broken tiles from the ground) 3. He misread the label on the HVAC system and claimed it was only 5 years old when it was actually 20 years old 4. He found evidence of a rodents in the attic but missed the gaping hole in the wall where they were getting in 5. He claimed to be a general contractor in person and on his website ("Licensed in the state of California") but in fact he is not currently a general contractor The company did pay for the pole barn and house roof to be fixed. But the major cost of the HVAC, which has had carbon monoxide problems and other issues related to inadequate ducting, had to be replaced at a cost of $18k. I would never use these guys under any circumstance. Their contract claims to limit their liability to only three times their fee, which is basically nothing. I could have done a better job myself just using common sense. But I trusted these guys to have my back. And they completely flopped.
