During that time, service fees increased without my explicit agreement due to automatic billing, and appointments were scheduled by the company rather than coordinated with homeowners. My regular technician, Lee, was consistently professional and thorough. * On December 31, 2025, a different technician arrived and stated he planned to complete only an exterior inspection. I requested an interior inspection, which had routinely been included in past services. While checking the basement bait stations, the technician slipped on the stairs without wearing boot covers and spilled a his entire bag of rat bait across the basement floor. * The technician asked to use my vacuum and suggested using bleach on wood floors, neither of which was appropriate. Rat bait was tracked throughout the basement and into the main level of my home. I assisted with cleanup using paper towels and a garbage bag, as we do not own a broom. The technician indicated it was likely unsafe for my dog to access the basement. * He contacted his supervisor and inaccurately stated that I refused to provide cleaning tools. His behavior during the visit was unprofessional and verbally inappropriate. I asked that the visit be ended and rescheduled, and a supervisor assured me the technician would not return. * Despite this, I was billed for the service, and a service report was submitted stating an inspection had been completed when it had not. Due to poor customer service, inaccurate reporting, and questionable billing practices, I am canceling my service with Modern Pest effective immediately.

We were not asked for agreement and shame on us for not catching this in our busy lives for a year. During that period, our online account showed a ghost service appointment: Modern's portal said a tech came to our home, in the cold winter weather, to evaluate for pests on our exterior. But we never saw anyone, never were notified, nor received any reports of findings. It simply did not occur. The average tech person who came to our home was a kind, thoughtful and professional person. Our negative experience and review is based on the corporate experience and its shady billing practices. This dishonest behavior cost them their best type of customer contract: an easy home to service through a basic, routine and agreed-upon fee.
