BUT- He left the job unfinished, water running hot and then lukewarm. Sadly we already paid him before getting a receipt and before we realized he didn't leave us the serial number so it could be registered for warranty. After our unbelievably patient three months of pleas by text and phone messages finally called a plumber certified in the product line. We got the serial and model number and successfully registered the equipment. We learned that the exhaust system was not installed correctly. After we have that fixed we plan on taking Marc Parker Grizzly Plumbing to small claims court. The man may be a smooth talker but actions do not match the promises.

I do not post reviews on Yelp, but our experience with Anytime Rooter and Broc James has been…read moreserious enough that I feel other homeowners should know what happened. We signed a $50,000 contract with Broc for repair of a very deep, blocked lateral sewer pipe, and were required by Broc to pay a $25,000 deposit -- 50% of the entire contract price! We subsequently learned that California law limits the deposit on a residential home-improvement contract to 10% or $1,000, whichever is less. Of course, we should have gotten other bids, but when your sewer pipe is blocked, you feel a lot of pressure to fix it ASAP. And Broc was recommended by our regular plumber (who now will never work with him again). And he presents himself as nice and helpful (at first). We had no idea he was not just charging a huge amount but breaking California law. We were very lucky, before the major work was performed by Broc/Anytime, LA City Sanitation determined the issue was it's responsibility and the city repaired the connection. We have repeatedly requested the return of our $25,000 deposit and they have refused to return our money. We have offered to pay Anytime Rooter/Broc a reasonable amount for the limited work actually performed. He never started digging or even scheduling a dig - he did a few hours of job sighting and (maybe) sometime pulling permits. Nothing that is even close to $25,000 worth of work. The matter is now being handled through attorneys. We also intend to file a formal complaint with the California Contractors State License Board and make a claim against Anytime Rooter's bond. My advice to other homeowners: BEWARE. Based on our experience, I would not trust Anytime Rooter or Broc James.

*** 2025 review #34 ***…read more We got ripped off. Smooth talker, cracks jokes but beware. Don't trust Craig. He overcharges big time. We hired him to fix a water leak but he managed to sell us on a supposedly "best toilet" and charged us an extra $100 just on the hardware -- that's his 25% profit when he claims he gets the "best contractor price". And his expensive hourly rate.m, that's twice or more than the HONEST plumber we found later. Craig did a CHEAP job on the leak fixing. Our HONEST plumber we hired after told us it's a SHITTY job, cheap materials and not even color coded for hot and cold water. We had to have ALL of Craig's $1,000+ leak fix job REDONE. Let's not even get into his outrageous quote $10k+ just to remove an old bathtub.... Glad we realized his shady business tactics and fired him after he scammed us on the first job to fix leak and replace an old toilet. We welcomed him and his helper into our home when we had a major water leak crisis. We even brought them lunch on the day they worked for 3 hours at the house. And this is how we get treated by Craig, we realized when we got his quote to replace an old bathtub. You've been warned. Do your homework. Get other quotes. Talk to other plumbers. And thank me later. Craig will lie to your face and 100% rip you off. Sad to say, he gives good honest plumbers a bad name. We should have suspected something was off... given how "QUICK" Craig was to reply, quick to schedule, and even so quick to "respond" to a candid review based on a real experience after we got ripped off. His true colors now are showing. Craig must have lots of time on his hands, waiting for the next household to scam. Don't trust his "5-star reviews"... we did and higher regret it. You've been warned. STAY AWAY!!! Stay tuned. Still working with Yelp "contractor guarantee", submitted all proof of Craig's SHADY business to try and get some of our hard-earned money back.

He texted when he was leaving the job before me and called to announce his arrival. He arrived in good humor, with respect, and quickly unblocked the line. I would use him again, and likely will. --- DETAILS BELOW --- -- Original work he did for me -- I had an emergency situation at 8:00 PM on a Friday night--I needed the earthquake shutoff valve reset at my property. Fast & Reliable Communication: He answered my initial late-night call immediately and was upfront about the $250 after-hours fee--no hidden surprises. He texted me right after our call as promised, joined a group text with my tenants, and kept everyone updated with his ETA. Punctual: He was on-site by 9:00 PM (just an hour after I first called, in Los Angeles traffic!) and phoned me the moment the job was complete. Proactive & Honest Inspections: While on-site, he went above and beyond: - On my request, he took the time to demonstrate to the tenants how to reset the earthquake shutoff valve so that the tenant could fix the problem themselves next time - He noticed a low ADU sewer cleanout (a temporary issue due to ongoing yard demolition). - He identified an old, unprotected gas line in the front yard that is at risk of corrosion and leaking. Since the concrete is already torn up, he suggested it might be worth tackling now. I independently verified his assessment later, and his claims completely checked out. Patient & Clear Answers: He answered all my questions thoroughly, located the main gas line entering the house for me, and gave clear estimates on pricing, timelines, and notice required for future work (including adding a shutoff handle). Above & Beyond Effort: I asked if he could install a Moen Flo device on the ADU water supply. Despite the yard being covered in construction rubble (we had just done demolition of all the hardscape for the entire property, which is how the earthquake shutoff valve get engaged), he navigated to the back of the property in the dark, took a photo of the location, and offered to install it for free if I provided the device. He even shared a helpful tip based on his experience to make sure the Wi-Fi signal reaches the device properly. It is incredibly rare to find a professional who is this responsive, fair, and thorough, especially on a Friday night. I will absolutely be using his services again for future work on the property! -- Follow-up work -- He replaced the gas line, installed the shutoff ball valve, and installed the Moen. He coordinated with the inspector to get permits for the gas line. His work seemed good, from what I could tell. He sent me a picture of the signed off inspection sheet. It is things like that that make him stand out.

BEST PLUMBERS ON THE WESTSIDE!!…read more We had the kitchen drain stoppage from hell. Insurance plumber snaked through the sink but couldn't fix it and recommended the installation of a new cleanout (which insurance wouldn't cover). Handyman tried for 2 hours snaking directly through the pipes under sink but the clog persisted. We were at the end of our wits. Called Just-Right and John patiently talked me through my next options in a 20-minute phone call. So when insurance refused to pay for a new cleanout and told us we should get a second opinion (on our own dime), we brought John in. Best decision ever... John and his team came out the same day. They did a thorough investigation, running cameras down our pipes. And not only did they discover an existing cleanout behind the drywall in the garage (the first plumber never even bothered to look), but they spent three hours and an array of machines to clean out the drain pipe. They spent another hour cleaning up and installing a hatch over the cleanout inside the wall. And they stood by their original quote, didn't add a penny even though a team of three men spent 5 hours fixing the stoppage. They left at 8pm, covered in grease but proud of their work. And that's why Just-Right Plumbers are the best! They genuinely care about their work and their customers. We recently noticed we had a leak and had several plumbers come out to assess it. Each one told us something different. One plumber even claimed it was between our sewer line and main line and quoted us several thousand dollars to fix it.
