Alafaya Palms is in a great location about five miles away from UCF, close to Waterford Lakes, many restaurants, shopping centers and amusement parks. We mostly found Alafaya appealing because our kids went to UCF and it was very close to UCF. When first researching places we looked at The Safest and Most Dangerous Places in Orlando (crime grade.org) and Alafaya Palms was in a green zone meaning not a high crime area. A safe place I could send my college students. We had no issues there at all. We felt very safe and our neighbors were quiet and pleasant. Marilyn and Ruth in the office were always very pleasant and responsive if needed. Yes the lot rent went up almost yearly but in doing my research that is happening in most all mobile home parks. Overall we have been very pleased with our experience and we would do it all over again.

I have been trying to sell my house since and now i can't get the "management" (if you want to call them that) to return my calls or emails. But that is what they do. Unless you are friends with them, or they really like you, you will be ignored. Its not fair how they are able to hand pick who they will help. the lot rent increases EVERY year with NO improvements to the community. The place is GARBAGE and so is the management team. AVOID AT ALL COSTS.

I'll start with the good:…read more My relationship with Remi Emerson started out terrific, they were extremely responsive and caring toward my needs and took great care of my home. Any fixes or issues that came up were addressed swiftly and quickly and with minimal effort on my part. However, this changed as time went on and they grew as a company. In the past year, as more time went on their office manager Samantha simply forgot to get back to calls, texts, or emails. The communication started suffering and things that were going on at my house were not told to me. Currently, Remi Emerson, Samantha and Brian are not answering my calls or emails. If emails are answered it's weeks later. My house is currently vacant and they cut the utilities without notifying me causing my upstairs A/C unit to condensate and leak, resulting in severe water damage to the ceiling in my home. Also, I had 3 tenants over the course of my time working with them (2 of which they let out of their lease early). When I went to check the home out recently there was damage to the paint with chunks of wood missing. The house was also dirty and I was charged for a cleaning fee. I also spoke with Brian prior to my leaving the house and said I would leave the security system in place as well as some items in the garage. All of those are now gone including the items from the garage and the security sensors on the door. Early on, Brian assured me that owners sometimes leave things and would note this prior to my leaving. It's actually in my tenant's leases that the security system was there etc. so I'm not sure how he claim this was abandoned property. If he had told me this prior to, I would have made sure to remove them. When I emailed and told Samantha about this, she said she would talk to Brian, who didn't respond to me until I pinged them 3 more times. Brian now responded to me and said he doesn't consider any of the photos, wood damage, paint damage to be damage and wouldn't charge any of the tenants. He also claims anything left at the house is "abandoned property", which is absolutely counter to what he and I discussed prior to anyone moving in. I'm attaching a photo of the missing door sensors as well as simple photos of dirty Swiffers that include cleaning 1 room at time (this gives you an idea of how dirty the home was left to me even though I was charged for a cleaning fee). I'm confused as to why they wouldn't charge small fees to the tenants for damage done, but it CLEARLY shows that they are not representing the interests of owners. This is just a start to the work I had to do upon receiving the home back from them. I'm truly truly confused as to why they are choosing to have this type of professional relationship and are refusing to communicate. I would strongly advise going with a different property management company. They do not care about owners. I have a million dollar plus asset that I trusted them with, but learned a valuable lesson. Find someone else to manage your properties.

    Jenny and George Lin of American Dream Homes inc. not only committed outright Criminal FRAUD as an…read moreattempt to avoid accountability for their grossly negligent management practices but they further illegally withheld our security deposit in exchange for removal of an accurate Google review I had posted to forewarn other potential tenants of these criminal actions. After months of promising our young family a renewal of lease in writing, they instead drafted a fraudulent "Non-Renewal of Lease notice" immediately after I informed them that their non-response to a major leak had led to an injury at the property. This property never went up for sale, rather less than one week after I was told it would be sold, the property was listed for rent on numerous online platforms. To be clear, this company left us with no refrigerator for months, no functioning A/C through the summer, nearly started a fire due to improperly installed appliances and took weeks to respond to general inquiries, this leak was not the first instance. Legal action is imminent against these FRAUDS as all of their schemes and indiscretions were thoroughly documented.

Thank goodness we found landon house. First...The staff: Kim is an excellent Property Manager, friendly, helpful and gets the job done. She handles any and all concerns very quickly, is professional, and Makes sure the building is spotless, well-maintained, and makes those that live here proud to call Landon House our home. She is amazing. Geoffrey: Asst.Manager; he is Friendly, efficient, gets right on things when brought to his attention. He is always available if needed. Every time I walk by the main office he is there to say hello and make sure everything is running as it should. He is a Wonderful guy. Gabby: leasing consultant; she is so much fun, hard working, friendly and knows her stuff. Gabby is at the front desk most of the time and will always greet you and keep you informed of anything that needs to be known and taken care of in the building. She's great!! MaintenanceTeam/Housekeeping Chris/Christian abd others, they are on the ball, keep the building in great working order, and they make sure the building is spotless. If anything needs to be done it is taken care of typically within 24 hours. Great team. Last but not least.. our resident couple welcoming team (Ginger and her husband) are very kind, welcoming and put on wonderful events and food gatherings. They are a sweet blessing to the building. Can't say enough about Landon House!! Great place to live, great location, AMAZING TEAM led by KIM and Great tenants too! Check them out.. very happy to be part of this family!!

Seriously, there is zero consideration for the residents and attention to detail is lacking as I have been here about 2 1/2 years. Moving at this point is not practical but considered. 1st - Roaches - Upon moving in there were lots of bugs still in my apartment. They were immediately cleaned up but I still get cockroaches if I do not leave my AC on. Given I travel a lot and never cook, I really do not appreciate the guests that I do not breed. 2nd - Moats - We would all like our homes to be our castles, but this is a bit much!! I have had a moat outside my apartment for almost the entire time. The water system sticks out and it is really unsightly. Not quite what I thought I was paying for ... because it is not cheap here! 3rd - Portals - So people get hacked all the time, thus I try to be very discerning with my bank information. However here you have no choice, you must pay through a 3rd party app for rent. It is concerning and a hassle. But wait, it gets better. Because there is little consideration or courtesy for the resident, they arbitrarily decided to change the app. But my time is apparently of zero concern, so the property decided to task me with downloading a new app and then go back and reenter my financial information. Zero respect for my time. Tedious, annoying, and very inconsiderate. Hey LH, how about paying me for my time and discounting the rent 1 month? Remember when a simple check would be allowable? Maybe that was too much work at corporate for someone? 4 - Garbage - Yes, this is a bit frivolous, but you are mandated to pay an additional fee for garbage service. And the fun part, if the garbage people are in a mood, they will leave you little notes on your door. I travel a lot, so I use small grocery bags ,2 or 3 instead of a large, heavy bags. This way I do not contribute to the roach problem. However, on 2 occasions, I was chastised by these people for leaving 3 small, light bags instead of 2? Funny thing, when there is only 2 the can looks empty and can get overlooked. Yep, we got garbage people with attitudes!!! And once I put the garbage can out before I left town ... you know, so I do not contribute to roaches, I received an e-mail threatening me with a $100 fine for the can being in the hallway ... the can I do not want for the service I do not want to pay for. I can carry my trash outside, but nope. I pay about $27 or more to get berated for not handling my trash correctly! 5 - Fobs - This is up there with the app, but they tried to make us use only an APP instead of the convenience of a fob because the residence concerns have little weight. People's phones die, cell reception is a problem and safety issues. So entering can be restricted. Imagine not getting into your own home because your phone died. It happened to people so they finally got tired of our complaints and were so generous as to let us keep our fobs! 6 - Exit doors - States have laws that nothing can restrict exiting a building for fire laws. But often, the motion sensors do not work and you slam into the door as you then need to hit a button to exit. Just an example of the attention to detail! 7 - Coffee - Really! The rest of the world drinks coffee in the morning, which was once nicely provided at 7am. Pleasant to have when leaving for work. I was told by mngmt that they were running low in the afternoons so instead of putting more coffee out, they moved it from 7am to 9am. Nothing epic but silly. 8 - Another APP issue. When I first arrived, given that I come from earth and believe people should speak to each other, I made the mistake of asking the front desk for maintenance help as my A/C often goes out ... maybe once a month. This is not tolerated as ALL requests must go through the APP. Heaven forbid people talk to each other and communicate issues in the moment. 9 - The gym - I like to use the gym. Nice treadmills when the TV's are working. But they often need to be reset. Guess who resets the treadmills? C'mon, guess!!! Yep ... and I do not get paid for that either. I taught a lady in the front office and some other residents, so I have some help. Also, there was a jump rope for a year, which was very nice to have. But it ripped so I brought it to the attention of the office and was told they could not replace. $6.99 on Amazon is too much. 10 - Plumbing - I get a clicking sound in the master bathroom due to plumbing issues they cannot fix. Most mornings it's like an unwanted cricket in my bedroom!! I gave up on that w/ the moat! I would continue but I need to go download an app and enter in my bank info because my time is free and taking 12 seconds to write a check is too much of a problem for Landon House.
